Low pressured shower. No Elevator. Carpet in hallways & stairs dirty & stained. Need to upgrade or replace their mattress. The hot tub jets were not working. On a good note the staff was very pleasant & very helpfull & even carried some our heavy luggage to the top of the stairs.

Clean and quiet. Nice breakfast selection. Easy parking. The only drawback was no elevator to the second floor. Also, the hot tub was not working well. 1 jet was on.

We were on the second floor and there are no elevators. This was a problem. There were two body lotions in the show and one conditioner. No shampoo or body wash! Carpet on stairs stranded and frayed. major stains on carpet.

I’ve been staying here for about 8 years during my travels. This motel is in decline, and that decline has accelerated in the last couple years. I do t know if its new ownership or what. Breakfast is getting cheaper and less varied. The hot tub hasn’t worked in 3 visits during the past 8 months, the pool area wasn’t clean… Rooms were fine. They were clean.

Start with the only good thing Renee at the front desk saved the day for me. She straightened out my messed reservation. The room was mostly clean, the cleaning didn’t go up to the ceiling. I had to remove spiders and webs. The hot tub and pool boiler was stuck in safe mode for the 4th day. It was cold. Breakfast was ok at best.

Room was nice and clean. Reception staff was nice and friendly. Breakfast was good! Pool area was nice. We had a great time and will be back for sure!

Very prompt at the desk and got us right to our room. Choices for breakfast were GREAT and open at 6am, which was awesome bc we had to leave at 6:45am. Carpets didn’t look like they’d been vacuumed daily. The hot tub had brown bubbles in it. There was mold starting on the shower ceiling. The smoke detector beeped outside our room all night long. Mattress felt old and very springy. It met all of our needs, but there were some flaws. I don’t think it was worth $300/night, but there wasn’t much available in the area so we took the available room!

We believe an employee was living in one guest room on 2nd floor along with her screaming child. Breakfast was okay. Bathroom had hair on floor that wasn't mine nor my husbands because of length and color. Obvious updates needed, especially the carpet in hallways and stairs. It was a quiet location not far from town which was nice for sleeping. Great hot water in shower with nice water pressure but floor of shower was in need of a good scrubbing!

Staff was polite, helpful and professional but the facility needs some work. Parking lot was so poorly lit i could hardly find the place and park at night. Room was pretty dirty and carpet in the halls had many stains. Mattress was one of the worst I've slept on at a hotel.

Ok if staying for a night or two. If you’re looking for inexpensive it’s a good option. Price offsets the dirty carpet in hallway, lack of working ice machine, stiff mattresses and mediocre breakfast. Room had a musty smell. I had the window open the whole time which helped with the smell but then got highway noise. Is close to downtown Charlevoix.

Room was not cleaned well (toenail clippings on floor, dusty light fixtures and bed frames, makeup smudge on bedspread), dresser drawer would not stay shut so was constantly sticking out 8-12 inches, ground floor room window was not locked when I entered, hinges were dusty/cobwebs behind doors

Our stay was average. The bed was comfortable and clean, but the bathroom was dirty and had mold in the shower. The room needed maintenance and repairs, and the pool area was outdated and in poor condition. The amenities were decent, and the staff were friendly and helpful, but overall the property needs better upkeep.

Everything was great and the bed was super comfortable! My only complaint would be the bathroom/sink area. It was clean but the lighting is TERRIBLE! Don’t even attempt to do your make up in those rooms. They need some major updating.

Most important part of a hotel for me is the quality of the mattress. Both mattresses in our room felt like they had been tested by obese hippopotami before being sold to the hotel.

They have a lot of improvements to make. The mattress was horrible. It literally sagged in the middle. ( I’m 130 lbs and shouldn’t make it sag). What looked like black mold was on the bathroom ceiling.

The staff was Amazing! They aimed to please and kept things very clean. Loved the fireplace in our room as it was a blustery cold day out when we arrived 12/3/25. Breakfast was quaint. The grand entry was a pleasant welcome as we entered. Would feel even better if the fire was roaring next time we visit. We’re simple people and love the simple things in life! We stayed one night after a wedding. This was the cheapest hotel in the area and was quite pricey for the accommodations. The room was clean. Check-in was efficient. The bed was atrocious. It was well used and made lots of noises. There were deep trenches in the bed that did not allow movement and made me feel like I was going to fall off the bed all night. New mattresses would have made the experience much nicer for the price.

Just OK breakfast. The rooms were dark. Very poor lighting. Dark carpets too. The front desk person had a very hard time checking us in. We finally just left for a while to give her some time. She was the only one there but the place wasn’t all that busy. I won’t stay there again. It wasn’t horrible or anything but just not for me. It wasn’t dirty but I don’t like it when everything is so dark and dated.

Plumbing issues. clogged toilets for over 12 hours. Front desk clerk was rude when we were told it was the whole building. Maintenance worked on it but finally called in a team to get it fixed. Was offered 1/3 of the cost of my stay for that day as a refund. Had to leave for the day due to not being able to use the toilets and having children you cant say well you cant use the bathroom. The rest of the staff was very nice. ould have refunded the days stay not 1/3 of the cost.

Great experience! The manager Rene was very helpful. Unfortunately their ice machine was broken but it did not affect us. My boy suggestion is that they really need a better sign on the road. It is not lit and is almost impossible to see at night. The placement of the sign is such that by the time you see it you have passed the entrance.

The service was excellent. We enjoyed the pool. No elevator to 2 nd floor so if handicapped must be on first floor Not a hotel for longer stays. Not near all the Charlevoix action. But we were here to be a part of the Antique Road Show so overnight was just perfect!

Really nice room, beds were comfy, clean, and things looked relatively new. Sink stiffness drain well and there were no protein choices for breakfast. Coffee was good and had a choice of roasts. Just 5 minutes to Charlevoix and the ferry.

At the bed was very comfortable pillows were great. Everything was clean. Breakfast was probably one of the best we’ve had at a hotel recently. It’s just 2 1/2 miles out of town so you do need a car or a bicycle but very quiet and once you go into town, just park your car and spend the day

Great location on outskirts of Charlevoix and 15 miles from Petoskey. Breakfast always fresh and plentiful. Room was very nice and reasonably priced. Only drawback was no elevator.

Good luck finding it at night! No lit sign and only the glow of the pool area! Fortunately we’ve stayed here before! Otherwise very clean and priced right!

Terrible breakfast. They said they don’t serve hot breakfast during the week, and they even have a sign for that in the breakfast area. Carpet on main entrance very dirty and smelly.

Place is dated and not nearly enough room for breakfast. Couldn’t even move around to get food with just 6 other people there. Staff was very pleasent.

This AmericInn was much like other AmericInns where we have stayed. A safe area, not far from shopping. Our room was clean. The sink was a little slow which we reported when we checked out - they said it would be looked at right away. Breakfast had pretty limited options. There were waffles but no eggs or other hot food. The breakfast area was clean. The price was excellent

Had to ask for room service. Then we only got clean towels. They did not make the bed. Room phone did not work so I couldn't call the front desk to ask why our room wasn't cleaned. "Breakfast Included" was Pop-tarts and RiceKrispie treats. Nothing hot. Disappointing!

It was a nice place but not as advertised. We were looking forward to the hot breakfast and the hot tub but got neither. The hot tub was out of order and the breakfast is only available on the weekends. Had we known we would have booked elsewhere.

Front desk was very welcoming. Full buffet breakfast offered a variety of options. Coffee is served all day. Room was typical. The furniture is worn, but perfectly functional. The carpet was not well vacuumed around the beds. There is no housekeeping during a stay. This hotel offers everything that a traveller needs and is reasonably priced.

All was great except breakfast. Hot items were not hot. Wasn’t great. But everything else was absolutely fantastic!!!!!! Would def go back.

Ssomehow we got an accessible room. OLD - you would think it would be user friendly but the a/c/heater had no thermostat and I had to get up 3x in the night to adjust it. The shower was so old and would not accomidate anyone in a wheel chair because it was so small. Why was the bed so low also. The best thing was the breakfast It was really good. This room needs updated.

The hotel was clean and the staff was friendly. The pool area and the hot tub were older and really needed updating. The hot tub in the pool area was not working at the time we were there. We also had a room with a jetted bathtub in it that the Jets weren't working in. We arrived on a Saturday night and I told them they weren't working on Monday. Management moved us to a different room. Overall our stay was nice. It would have been nice to have a little bit of breakfast change in the 5 days we stayed there.
