Fantastic Hotel. I would stay again very friendly clean, excellent bar area. Plenty of parking

Hotel bar was only cash only when we got there on Friday night, hardly any between us. 2 of the draught lager were off leaving just expensive bottles. Heating wasn't working bedrooms were very cold. Radiators were turned off. Showers in mornings sat and sun were just warm no where near hot. The sat night after having a family day scattering grandmas ashes family came back at 6pm to have a drink together only to find bar closed and all public rooms locked. We phoned the number on the wall to be told no one would be coming back to open up they had gone home for the day. Unbelievable for £130 a night hotel. We ended up having to go to garage buy a few drinks and drink them in one of the bedrooms with the water glasses. Hotel was clean on the face of it but don't move anything. Bed had springs poking up. I don't normally leave comments as am easily pleased how ever this time family weekend was good but hotel was terrible. I have not known service like it in a hotel of this price. Felt more like a cold B&B where breakfast isn't included.

There was plenty of free parking, the person on reception was friendly and directed us to our room, check in was quick and simple. There was tea,coffee and biscuits in the room and it was clean and tidy and perfect for our one night stay.

Hotel is adequate , They have one girl on reception and doing the bar , so when i was checking in , its was busy in the bar and had to wait. Same when i came too bar few people checking in and long wait. Needs 2 people , and i think the owner was stood behind the bar drinking , no acknowledgment

On arrival told "no WiFi as it being fixed later on" Bar also shut as WiFi is not working! It was never fixed... There was a working network called hotel tho! Lukewarm shower in morning which leaked on the floor! No body about it mention on departure. Porridge & croissants free in room for breakfast which the kids enjoyed. Used to do a full breakfast once apon a time.

Great hotel, clean, good parking off road a d fab bar and resturant

More of a B&B than a hotel. The hotel was closed when we arrived to check in at 1pm-early we know but it was completely emply and no one there. The restaurant did not open at all and the bar closed at 7pm. The building did not look as per the picture on your site. When the staff arrived to open the hotel they were friendly and the room was clean and pleasant enough.

The staff were very friendly and helpful. The hotel was clean and quiet. Overall, we had a pleasant stay.

Highly recommended, very modern, cleanliness exceeds expectation 100% everywhere, comfortable beds, modern immaculate bathroom and hot shower. Staff very friendly, informative and accommodating, great communication. Good location if driving? Great value for money.

Needs a deep clean! Carpets grubby, issues with plumbing, dirty bathroom (grime and stained sealants). Staff obviously don't care. Wouldn't stay here again.

The room was dirty,the base of the bed was broken,the bed was unmade,the bed linen and towels not clean and was used by a previous guest, the bathroom and shower cubicle have both not been cleaned and the toilet roll did not have the folded triagle confirming the room has been cleaned - it is such a shame as it's such a beautiful hotel with such a lot of potential and all it needs is some upliftment and tlc,I had a look at the garden and it's ever so beautiful , all it neefs is a little bit of care anf attention

Friendly staff and clean rooms

Our stay was lovely the room was a good size with us having a baby too was plenty of room for us all. Clean and tidy premises with plenty of parking. Staff were kind. Only issue we had was fire alarms went off at 4am no fault of owner other guest smoking in their rooms so all had go outside was a but of a faff with baby trying to contact the staff to come turn off the fire alarms as no answer to out of hours phone calls. Other than that lovely stay and would stay again in future.

OK in General , cleaniness of the room was disapointing , empty durex wrapper under the kettle, dust on te headboard and bedside lamps

the restaurant isn’t open from friday to sunday which isn’t really fun when your travelling from overseas, and the days they are open the hours are just bad over all. in our room we didn’t really get any internet we had to be next to the door to be able to use our phones.

crack in ceiling, needs painting inside room, shower sprayed out, bath panel needs renewing otherwise ok

There was no staff at reception after 6pm, but a 24/7 telephone number. Staff were friendly and helpful. Then room was nice and cozy and clean, with complimentary breakfast and tea coffee. The only issue was there was no hot water for shower or bath as the hotel had plumbing and this caused inconvenience for me. I was offered another room to shower; however there was no time as I had been delayed and had to leave. No partial refund was given!

Stayed in room 26 in the paddock block . Bed not that comfy and in need to some refresh

Walls were thin and didn't block much sound. Fire alarm went off at 4am (not the property's fault) and the fire brigade arrived quickly. Room needed some additional cleaning but wasn't too bad. Staff were nice.

The room was incredibly small and very tired. The staff was friendly and helpful. The bed was comfortable. The rooms could just stand an upgrade. Be prepared for a tiny tiny space. Breakfast was good. Had an omelette. It was tasty.

The room was a good size and very warm.

Avoid!!! We arrived at 10pm, the member of staff on duty was leaving. Apparently she'd sent me a text with a code for the box with the key but I hadn't received the text so had we arrived 5 minutes later we wouldn't have met anyone there to meet us. It's a hotel not an Airbnb property so not a good start. In the booking I had requested a room on the top level in a quiet area but they had allocated us a ground floor room in the side building. There were so many issues wrong with the room. 1. The central heating was not working so they had put a oil heater at the foot of the bed. It was a health hazard as I tripped on the cable, luckily I fell on the bed. 2. The window only had frosting on the bottom part and no net curtains so anyone walking past could see into the room. 3. The curtain did not cover the entire window so when you drew it, there was still a lot of light coming into the room. 4. The hotel is on a main A road, and the windows are single glazed so you can hear all the traffic going past. 5. The bedsheets had a stain on it. 6. The staff are unfriendly, unhelpful and don't really care. We had a noisy couple in the room above us, they were singing at the top of their voices, fighting, dragging furniture up and down. This went on until around 4am. We at around one we called the number left on the door for the duty manager, the woman who answered said she'd send someone to talk to them and would call me back. No one came, and she didn't call back.

There were some issues but the hotel manager dealt with everything to our satisfaction.

Clean, quiet and restful

Very reasonably priced in quiet location between Dewsbury and Osset. Set back off the main road so no noise issues with good links to M1 N and S. Lovely evening meal at decent prices as well.

After booking a received an email supposedly from the hotel which detailed opening hours of the restaurant. This email turned out to be auto generated and incorrect . There is no restaurant and the entry is wrong . Reception staff offered to prepare a microwaved meal for me which was great customer service but not the point . I couldn’t get the WiFi to work and the reception staff connected me to the staff WiFi which unfortunately wouldn’t support the uplift of files due to speed .

Helpful receptionist at check in. Food wasn’t great. Hot water was not hot enough to bath in. Other wise ok!

Second time staying here, excellent room, resturant food and breakfast 5 star

Only disappointment was no food available for guest due to a wake . That’s last two visits .

Hotel was lovely and comfortable but there was no restaurant facilities for dinner or cooked breakfast (continental was available). service was good from check-in to check-out. we have booked again for August.. that says it all really. very nice
