My stay at the hotel was great. The surrounding neighborhood is a normal neighborhood. It is safe and reasonably quiet. I didn't feel afraid for my safety once. The street parking nearby was available throughout my stay. The water pressure of the shower was heavenly. The room itself reminded me of the cute, small apartments in Japan. Definitely great for when you are planning on using the room for relaxing, showering, and sleeping after a long day outside. The bed was solid and comfortable. The room has a kitchenette area: complete with a fridge, microwave, and stove, which were very useful.

Good stay for the cost. The room itself was better than expected but the area is not good. I did feel safe because the building is secure however, the area is rundown. There was also construction going on and parking was very limited. Very clean but smelled like weed. Staff was very good about responding to my issues.

I had a great time staying at Gooseed Suites, no issues to complain about. The inside of the building looks like it went through a fairly recent remodel and is overall pretty nice, especially for the price. I would say that the highlight of the stay was definitely security, there are two doors that need different security codes before you reach your room door which needs a third security code. My room had a window A/C unit which kept the room nice and cold while also drowning out the majority of any outside noises. Though the listing states that there is no one on site, there was someone there cleaning up and getting rooms ready whenever I arrived. The owners were incredibly responsive via text, and answered my questions (wifi password for a different floor) very quickly. They also took the time to send me a list of places they recommend around the city. A couple of hours before my check in time I received a text with codes to each door along with the wifi password for my floor. There was a mini-fridge, microwave, and cooktop in the room as well as a small selection of cookware and cutlery. I wouldn't say that it is really walking distance to any dining options, but they were a short Uber/Lyft away. Overall, I would stay here again.

Good seed had exactly what we needed for our 3-day trip to Philadelphia. Our room was clean and tidy and it had some kitchen equipment which allowed us to cook and make a cup of coffee. The check-in process was seamless. The entrance code system was easy to use and it felt very safe being in the building. Thank you!

The room my mother got was surprisingly good. Aircon was amazing. They got a coin operated washing and drying room. I just wish they have a bill-to-coin changer. Parking is a bit tight but security around the entrance up to the room is very good.

Needed a place to crash near the Dell music venue and this place worked out well. Check in is a bit of a leap of faith but everything went smoothly. Room was neat and clean. Seemed like the HVAC was out so there was a wall unit in the window, noisy but effective on a really hot day in Philly. Car was fine overnight in the lot around the corner. Maybe not a place for everyone but if you're comfortable in bigger cities you'll be fine. Not much close by so bring what you need.

Very clean and well put together location. All it needs is to fix the heating in the room do to AC in the window which creates a draft and the heat they give doesn't exceeds the cold draft. Over all I would stay again.

I enjoyed my stay here. Everything was clean and towels were provided. The outside environment is intimidating if you are not used to it, but I was able to walk around pretty comfortably once used to it. It can be a bit noisy in the daytime, but it was quiet majority of the time. I do recommend staying here if you are a solo traveler just be safe and aware!

Had to wait around trying to enter because instructions (passcodes) to enter the building wasn’t set in advance and the person rudely answering phone “check your email” (wasnt there. Had to call back). (The outside door lock is LOUD and basically advertising “not from here” to anyone on that street. (And this is a rougherrrrr a looking street). The pillow case was FILTHY and look ran over (bed dirty too but lesser). AC in the window (in october) but not installed correctly so cold air AND BUGS can enter underneath. There were 2. A roach on the entryway wall. A roach in the bathroom above toilet under window. Bathroom has no soap and the same generic liquid as shampoo and as conditioner. (No dish soap either). Bathroom window lock broken and slides open. Bed has a metal frame that creaks (not sure if “headboard” is loose enough or what but noisy). Not as noisy as outside all night long though. Not sure if people hangout on their stoop across the street or what but outside talking and hollering hntil about 02:00. Also plenty of sirens to be heard and a passing train (amtrak?) blowing its horn. Bed is on the stiffer side if that’s your thing. Not sure if this is a starter investor or something but this place is cheap and makes you feel every bit of it. If you’re priced out for a night in the area then take this but be advised and self prepared. This is not “a deal” this is a “what it’s come to” so book your Philly stay accordingly.

The room was warm and comfortable while it was freezing outside. There’s a small grocery store only a block away and several restaurants and food trucks near the Temple University campus (although its cheaper to cook in your room). My only complaint is that the people upstairs were very loud, often late into the night. They would play music loudly and come stomping down the stairs or bicker with each other in the hallway. I’m not too bothered personally, but it’s something to consider for light sleepers. I’m also not sure if these people were guests or permanent residents. The wifi dips in and out every couple minutes. Also, I felt that my room needed a bit more detailed spot cleaning but I didn’t really mind. I saw some complaints that the neighborhood is sketchy, but if you ask me, those complaints are most certainly from a position of privilege and prejudice. Philadelphia is a big, old city. Not every neighborhood is totally remodeled or given proper care by the city- that’s just how it is. There may be a lot of trash/ litter in the surrounding area, but this property is clean and there is nothing sketchy going on. I never felt like I was in danger. Period.

Many of the features advertised in their description and images were not available. My room had no working AC, no toilet paper, only a thick blanket to sleep with, and no desk to work at. The "soundproof walls" kept out none of the noises from inside or outside of the building, and I did not have blackout curtains. Staff are impossible to get ahold of. I was told somebody would come by to fix the AC and bring toilet paper at the least, and nobody ever showed up. Other tenants who were having issues checking in were able to directly video call my private room through a bright touchscreen panel that woke me up repeatedly. Initial deposit is twice as high as other hotels, and can only be sent via Zelle and CashApp. Property is listed at $50, but then booking it comes with another $150 in "taxes and fees" which made it barely cheaper than other normal hotels. Definitely will not be staying again.

I was beyond shocked with the neighborhood setting. It was filthy, garbage everywhere. Despite the heavy police presence, we felt anything but safe. Upon entering the building, the cat urine odor was vile! Our room, though it appeared to be clean and cozy, came with additional guests - carpet beetles and cockroaches. We spoke with “house keeping” the following morning, at that time we were not in need of additional services. We never saw her again.. no clean towels nor toilet paper (had to get our own) for duration five days. All of the doors are locked and coded for “safety” purposes, yet the crew working on the abandoned building next door, ran their extension cord inside the front door leaving it open and unlocked for hours! The second entry door.. the keypad battery died, locking us OUT of the building for a short period, as we could not enter a code to get to our room. Had there not been thousands of other people in town for a concert event, we would have definitely attempted to find accommodations elsewhere. Save yourself the hassle and don’t be fooled by their great angle marketing! I would never stay here or any of their places again.

I really wanted to have that big city experience and rent a small unit and this place really gives you that almost New York City vibe. I thought it was very well decorated, and the bed was very comfortable. It could’ve used a bigger TV and maybe some basic amenities like coffee with the coffee pot or more than one or two towels. However, those are just very small things. I thought the building is very secure with multiple codes to get into each door and is very clean and actually a very quiet neighborhood. I would definitely stay there again however I would request that they have coffee to go along with the coffee pot. Also to be fair, the host did text me and I did ask for towels and they gave me a code to a storage closet to get extra towels. I just was not able to get into the storage closet. I couldn’t get the code to work but they were very friendly and they were trying to be helpful, but I just couldn’t get into the storage closet to get extra towels so they did communicate very well and all of those things were very good.

Affordable! The tv did not work, and after reading someone else’s review it didn’t work for someone else and wasn’t fixed. Bathroom Sink is too small for an adult to wash their hands in. The mattress is a twin size mattress on top of a makeshift bunk bed, if you’re above 5’8” your feet will hang off the mattress.

The photos of this "unique boutique suite" are not accurate. The "suite" we rented was about as small as a closet. The lower twin "bed" was a folding chair that turns into a "bed" and it was broken. There were no fitted/top sheets, pillow cases, duvet covers, etc. There were two thin and small pillows for the lofted twin bed. We called management. The manager answered, his child was crying, he immediately let me know the bed was not broken (I have video but am unable to load to this review). He said he had to let me go because he was talking with another guest. He said he would call back but never did. It was 9:30pm and my daughter and I were exhausted. We had to leave. The Goodseed Suites is no longer communicating with me. Do NOT stay here!

Driving up we saw a rat the size of a kitten crossing the street. This is something that owner has no control over, I’m just telling you the kind of environment this is in. The room was the size of a closet or prison cell. My five-year-old daughter would feel cramped in this space. The room was advertised as two beds which is was not! There was a twin size bunk bed with a metal ladder about 9–12 inches wide. I am 6ft 1in and hit my head on the ceiling climbing up in it. The image of the so-called “bed” underneath is not a bed. It’s not even a futon. It’s about a 4 1/2 ft long chaise lounge chair; my legs were hanging off. Whoever renovated this did it for a money grab. I was so uncomfortable I made a reservation at another location that night and didn’t come back. It was the worst experience I’ve ever had.

This was an interesting microtel experience. But you get what you pay for, and the price is very attractive. A/C in my room was not working, but owner installed a fan that helped a lot. Neighborhood is down-market and not attractive, but seemed safe. The room & bathroom were hyper-clean, which is always appreciated. The tiny room also includes a kitchen & refrigerator. The room was warm and comfortable while it was freezing outside. There’s a small grocery store only a block away and several restaurants and food trucks near the Temple University campus (although its cheaper to cook in your room). My only complaint is that the people upstairs were very loud, often late into the night. They would play music loudly and come stomping down the stairs or bicker with each other in the hallway. I’m not too bothered personally, but it’s something to consider for light sleepers. I’m also not sure if these people were guests or permanent residents. The wifi dips in and out every couple minutes. Also, I felt that my room needed a bit more detailed spot cleaning but I didn’t really mind. I saw some complaints that the neighborhood is sketchy, but if you ask me, those complaints are most certainly from a position of privilege and prejudice. Philadelphia is a big, old city. Not every neighborhood is totally remodeled or given proper care by the city- that’s just how it is. There may be a lot of trash/ litter in the surrounding area, but this property is clean and there is nothing sketchy going on. I never felt like I was in danger. Period.

Old building has been completely renovated inside. Building smelled nice and had multiple security measures in place. The city studio (one with lifted twin bed) was quite small for 2 people but would be more than adequate for someone traveling solo. There isn’t much in the way of shops or dining that are walkable to the neighborhood so plan to Uber.

I booked a single room with a double bed. I got a kid sized mattress perched up on a bunk bed. No bed bellow. No air conditioning. TV didn’t work. Don’t stay here. Owner did not supply us with the code to get in, provided a non working phone number so we couldn’t contact him. He took our money and left us stranded. Not a safe area. Spend a couple more dollars and stay somewhere else.

Had to wait around trying to enter because instructions (passcodes) to enter the building wasn’t set in advance and the person rudely answering phone “check your email” (wasnt there. Had to call back). (The outside door lock is LOUD and basically advertising “not from here” to anyone on that street. (And this is a rougherrrrr a looking street). The pillow case was FILTHY and look ran over (bed dirty too but lesser). AC in the window (in october) but not installed correctly so cold air AND BUGS can enter underneath. There were 2. A roach on the entryway wall. A roach in the bathroom above toilet under window. Bathroom has no soap and the same generic liquid as shampoo and as conditioner. (No dish soap either). Bathroom window lock broken and slides open. Bed has a metal frame that creaks (not sure if “headboard” is loose enough or what but noisy). Not as noisy as outside all night long though. Not sure if people hangout on their stoop across the street or what but outside talking and hollering hntil about 02:00. Also plenty of sirens to be heard and a passing train (amtrak?) blowing its horn. Bed is on the stiffer side if that’s your thing. Not sure if this is a starter investor or something but this place is cheap and makes you feel every bit of it. If you’re priced out for a night in the area then take this but be advised and self prepared. This is not “a deal” this is a “what it’s come to” so book your Philly stay accordingly.

It was a rough experience trying to check in, let along just enter the building. I was scheduled to come in on Thursday the 3rd, but because my train was drastically delayed I didn't get in until Friday the 4th. So when I finally arrived I couldn't get beyond the first two doors to enter the building because the person running the place never sent me the codes. Finally I enter, only to have no room info to go to. I eventually get in touch with the owner and he shows me to my room. However it is not the room I booked (The picture with the view on this page is more accurate of what I thought I would be getting). What I received was something akin to a Scandinavian prison cell. Say nothing of the fact that I was in a rush to go to that nights Dodgers-Phillies game which was to start at 6:45 p.m while I had just gotten in there at 4:00 p.m and my head was still spinning from the days long Amtrak rides I was on, while also still being stressed and rushed to check into my room that I didn't even book. The next day I eventually got an upgraded room. I still wasn't the one pictured on this page, but it was better than what I was initially given. All in all it was a very hectic stay. Mostly it is the fault of climate change for delaying my train rides for as long as it did, but the check in process at this place didn't help the case either.

The ONE time I didn’t read reviews before booking and I got burned! After you book thru Expedia you need to CashApp some guy a deposit for incidentals. CashApp WARNS you that people have complained it’s a scam. The area around the property was very “economically depressed.” Absolutely no way I would want to walk from car to unit after dark. In fact I was worried for my car! Of course property and Expedia refused to refund even tho I expressed concerns for my safety. I hope you are reading this and the other reviews before booking this property. I personally hold Expedia responsible for allowing this property to even be listed! That is why I am leaving Expedia.

I gave this guy a deposit of 200 dollars to his zelle which was shady but not enough to fuss over. He refuses to send it back and blocked my number. I cannot leave a good review until this is fixed. My stay at the hotel was great. The surrounding neighborhood is a normal neighborhood. It is safe and reasonably quiet. I didn't feel afraid for my safety once. The street parking nearby was available throughout my stay. The water pressure of the shower was heavenly. The room itself reminded me of the cute, small apartments in Japan. Definitely great for when you are planning on using the room for relaxing, showering, and sleeping after a long day outside. The bed was solid and comfortable. The room has a kitchenette area: complete with a fridge, microwave, and stove, which were very useful.

Good stay for the cost. The room itself was better than expected but the area is not good. I did feel safe because the building is secure however, the area is rundown. There was also construction going on and parking was very limited. Very clean but smelled like weed. Staff was very good about responding to my issues.

The nearby bodegas can provide some food and supplies if needed, but a proper grocery store, bar, or restaurant is several blocks walk toward the university. The neighborhood around is a mix of rough looking row houses and newer looking duplexes, with student housing also nearby, but some places are definitely safer than others so walking around at night is not recommended. The subway and regional rail are both easy to access if you're willing to walk to the stations. The cheese steak and hoagie restaurant nearby is excellent. Overall it is quiet at night and the room was good for the budget and location.

I was beyond shocked with the neighborhood setting. It was filthy, garbage everywhere. Despite the heavy police presence, we felt anything but safe. Upon entering the building, the cat urine odor was vile! Our room, though it appeared to be clean and cozy, came with additional guests - carpet beetles and cockroaches. We spoke with “house keeping” the following morning, at that time we were not in need of additional services. We never saw her again.. no clean towels nor toilet paper (had to get our own) for duration five days. All of the doors are locked and coded for “safety” purposes, yet the crew working on the abandoned building next door, ran their extension cord inside the front door leaving it open and unlocked for hours! The second entry door.. the keypad battery died, locking us OUT of the building for a short period, as we could not enter a code to get to our room. Had there not been thousands of other people in town for a concert event, we would have definitely attempted to find accommodations elsewhere. Save yourself the hassle and don’t be fooled by their great angle marketing! I would never stay here or any of their places again.

This place is nice & clean on the inside as it’s a brand new unit. Management is very responsive. Needed help getting codes for the doors, they were on it while the Uber was still waiting. A/C unit hadn’t been installed properly, but they’ll figure it out. Shower was another issue, after a long day I just couldn’t figure out that the hot water was going to come out from where the cold was expected. They just need to fill the soap dispensers (esp in the kitchen) & this place will be great! Felt safe walking around in the daytime.

I had a great time staying at Gooseed Suites, no issues to complain about. The inside of the building looks like it went through a fairly recent remodel and is overall pretty nice, especially for the price. I would say that the highlight of the stay was definitely security, there are two doors that need different security codes before you reach your room door which needs a third security code. My room had a window A/C unit which kept the room nice and cold while also drowning out the majority of any outside noises. Though the listing states that there is no one on site, there was someone there cleaning up and getting rooms ready whenever I arrived. The owners were incredibly responsive via text, and answered my questions (wifi password for a different floor) very quickly. They also took the time to send me a list of places they recommend around the city. A couple of hours before my check in time I received a text with codes to each door along with the wifi password for my floor. There was a mini-fridge, microwave, and cooktop in the room as well as a small selection of cookware and cutlery. Needed a place to crash near the Dell music venue and this place worked out well. Check in is a bit of a leap of faith but everything went smoothly. Room was neat and clean. Seemed like the HVAC was out so there was a wall unit in the window, noisy but effective on a really hot day in Philly. Car was fine overnight in the lot around the corner. Maybe not a place for everyone but if you're comfortable in bigger cities you'll be fine. Not much close by so bring what you need.

Old building has been completely renovated inside. Building smelled nice and had multiple security measures in place. The city studio (one with lifted twin bed) was quite small for 2 people but would be more than adequate for someone traveling solo. There isn’t much in the way of shops or dining that are walkable to the neighborhood so plan to Uber.

The room is clean but the air conditioning is super bad. All the air conditioning leak water when start raining. Furthermore, if you have additional $200, go to this place. This place will ask you for $200 incidental fees and they promise that they will return it. Unfortunately, you have to forget it. Additionally, the area is not-safe at all and other places and hotels are much better than this place.

A Home Away From Home in Philly! Having recently moved to the West Coast, I was looking for a place in Philadelphia that would make me feel like I was coming home, not just staying in a hotel. I'm so grateful I found Goodseed Suites! From the moment I booked, Joe went above and beyond. He was thoughtful, informative, welcoming, and genuinely kind throughout the entire process. His hospitality made a lasting impression and set the tone for an amazing stay. The location was perfect, allowing me to be back in the city where my heart will always be. Walking through the doors, I immediately felt comfortable and at ease. The building is beautifully maintained with a modern Art Deco style that gives it so much character and charm. Dès notre arrivée, la climatisation n’a jamais fonctionné. Nous avons communiqué avec le propriétaire,mais il a complètement ignoré nos messages pendant nos trois nuitées. Il n’y avait pas de draps sur le canapé, très désuet et inconfortable, alors qu’il était indiqué qu’il s’agissait d’une place (canapé) pour une personne. Lorsque nous étions assis sur le canapé et nous voulions étendre nos jambes pour "dormir", le coussin touchait au sol, sans aucun support pour les jambes. Bref, le canapé n'était pas droit. Mon conjoint s’est couché sans drap ni oreiller. Aucune façon de communiquer. Bref, nous avons eu très chaud et avons été incapables de dormir. Nous avons été obligés d'ouvrir la fenêtre qui donnait accès au trottoir, où les gens passaient presqu'au niveau de notre logement. Il y avait beaucoup de bruits à l'extérieur et le quartier semblait "louche". Le voisin au dessus faisait énormément de bruit durant la nuit. J’avais pourtant demandé une chambre à un étage supérieur. J’étais prête à annuler et à aller dormir dans un endroit plus confortable. Nous avions choisi cet endroit pour la climatisation et pour les supposés deux places pour dormir. De plus, nous avons payé un supplément/ une charge pour un adulte supplémentaire. Le quartier était dangereux. Il n’y avait ni table ni chaise. Pour manger, nous devions nous asseoir sur nos bagages. Nous étions loin du Centre-Ville, complétement au Nord. Nous sommes très déçus de cet endroit et je ne le recommande à personne.
