Our room (Triple Room Ensuite Bathroom) was spacious, beds were comfortable. Couch, TV and dining table made us feel like we were home. Large windows are absolutely fascinating. Although the bathroom was old, it was clean spotless. Show gel, lotions, shampoo and towels were provided. Our room was equiped with mini fridge, kettle, snacks, bottled water and variety of drinks (tea, coffee and hot chocolate). it’s possible to park right in front of the property on the street free of charge. Breakfast was absolutely amazing, there were lots of choices such as Scottish Breakfast, omelettes, Salmon and poached eggs. In our next visit to Dundee, we will definitely stay again!

Very friendly staff our room (number 10) was very clean with tea and coffee crisps and water which were replaced next day when used, much better than a lot of the bigger and more expensive hotels offer. Breakfast was included in the price and again was first class with a good selection. Only criticism the entrance could be tidied up water feature if not working and reception desk not very inviting, other wise for a old house very nice, and a credit to the staff and owners

This is a lovely hotel. I was made welcome and parking was fine (which can be important). I was given a double room even though I had booked a single, which was a nice touch. Walkable to the centre and lots to see. I visited the Discovery centre and Verdant works. Ran out of time for the V & A museum. I was pleasantly surprised with Dundee and would go back.

Stayed here a couple of times and staying again in july... Pleasant owners.. Rooms comfortable tho a bit dated but expected for an older building... more than meet your requirments... Great sleep and plenty hot water and last but not least a great breakfast... Adding that, it's a 10/15 min walk into the centre and you can park your car in the street right in front of the hotel

Great location to stay for business. Lots of road side parking available in front and around hotel. Short stroll into town for bars and restaurants. Great location. Room spotless and comfortable. Quiet too! Deffo stay again.

Excellent room, spacious and light, with lovely bedding. Huge breakfasts cooked to order. A few minutes walk from choice of buses into Dundee centre and good places to eat nearby. Only gripe was cleanliness - the shower tiles needed a serious scrub and behind the bedhead hasn't seen attention in a long time. Otherwise 5 stars all round

Good - lots of complimentary food & drink items in room and toiletries in bathroom. Breakfast was excellent! Staff very polite and courteous. Not so good - floor underneath bed was filthy, clearly not been hoovered for ages. Everywhere else spotless. Some aspects of room needed refreshing, as in paintwork, some curtain hooks missing, grouting around bath, and enamel chips in bath.

A great little hotel, just 10 minutes from a great selection of shops and restaurants and about 30 minutes from the V&A and discovery… thus park the car and enjoy. The room was spacious and comfortable and was cleaned daily. Breakfast was included and if you choose the Scottish option you were full for the day! A great little find on the edge of the city centre. And the Italian, Mexican, and hamburger places were all pretty good!

There were 3 of us and we were given a room with 2 single beds and a double. It also has a sofa, table and 4 chairs. We had a lovely view from our windows and the room had tea and coffee making facilities and also provided bottles of water and pringles. We only stayed 1 night but enjoyed our stay and would recommend.

Had a lovely one night stay. Room was very spacious and came equipped with all that I needed. Bed was very comfy and never experienced any disturbance from fellow guests. Barely heard any noise so it was a surprise to see so many folk the next morning at breakfast. Owners were so lovely and welcoming and nothing was ever too much hassle. Only minor downsides to this place is it is slightly outdated decor wise and there was single glazed windows in my room which made the room slightly cold but that is expected in an aged property. Otherwise no complaints and will gladly stay again.

Very spacious comfortable room with very comfortable bed with breakfast cooked to order with good choice and excellent service. Hot water takes a while to run through but is fine once it reaches you and noise from adjoining rooms and bathrooms can be heard so noisy neighbours would be an issue.

This is A beautiful property, very close to the Perth Road and lots of things to do in Dundee. The room was beautifully appointed, the bed very comfortable, and for me because I had a couple of business meetings, I was delighted that the Wi-Fi was strong and reliable. my only ation about this in is that I never met anyone who worked there. I arrived in the afternoon and stowed my bag Before I checked in (It seemed the end keepers had never been asked to do this before, which was strange to me, but they did accommodate me). I arrived back later in the day to check into my room, which was lovely, but never saw any of the proprietors. Breakfast was delightful, but again never spoke with anyone other than the very kind young woman who filled my coffee. This is a very typical type of stay in the US, but in Scotland and England, I am generally, much more impressed with the kindness and friendliness of the end keepers. If only to check on you and make sure you have what you need. In any case, it does not detract from The loveliness of this inn Or it’s excellent quiet location

Charming- a great find. We wished we had time for a longer stay. Terrific and thoughtful appointments in the room. We checked in late evening and phoned ahead to advise of being delayed. Staff very gracious and accommodating. Breakfast was fabulous. Good quality cereals, good range of hot food cooked to order. The mushroom omelette I ordered was the best omelette I've ever had. Sooo good with a light covering of grilled cheese on the top.

Very helpful people, I got in earlier than the official check-in after a challenging journey and was glad to lay down. A small carton of Pringles were provided with the tea and coffee, a sign of very civilised people, I'm sure.

Stayed here a couple of times and staying again in july... Pleasant owners.. Rooms comfortable tho a bit dated but expected for an older building... more than meet your requirments... Great sleep and plenty hot water and last but not least a great breakfast... Adding that, it's a 10/15 min walk into the centre and you can park your car in the street right in front of the hotel

A great little hotel, just 10 minutes from a great selection of shops and restaurants and about 30 minutes from the V&A and discovery… thus park the car and enjoy. The room was spacious and comfortable and was cleaned daily. Breakfast was included and if you choose the Scottish option you were full for the day! A great little find on the edge of the city centre. And the Italian, Mexican, and hamburger places were all pretty good!

I really enjoyed my stay. Juveria, the owner, was lovely and couldn't be more accommodating. The location was perfect, quiet and peaceful. The window opened fully, which was a real bonus! Lots of buses into town but a lovely 10 minute walk, passing lots of independent shops en route. Very comfortable and clean.

Spacious room with twin beds. Natural light with large bay window. Amenities, coffee, bottled water. Generous made to order breakfast included. Safe street parking right in front. About 10 minutes drive to downtown. DEFINITELY recommend.

Very large room and very nice staff at the breakfast. Thats the good news. Bad: it smells from the kitchen at the entry, little tired, in area with nothing around.

This is a lovely hotel. I was made welcome and parking was fine (which can be important). I was given a double room even though I had booked a single, which was a nice touch. Walkable to the centre and lots to see. I visited the Discovery centre and Verdant works. Ran out of time for the V & A museum. I was pleasantly surprised with Dundee and would go back.

Great location to stay for business. Lots of road side parking available in front and around hotel. Short stroll into town for bars and restaurants. Great location. Room spotless and comfortable. Quiet too! Deffo stay again.

Perfect stay. Close to the top of Perth Road, very clean and comfortable bed. Breakfast was amazing, lots of choice and cooked to order. I would definitely recommend staying here.

Very easy to get to on the outskirts of the city. The room was a good size with an extremely comfortable bed and lots of little extras - snacks and water - as well as tea and coffee facilities. The breakfast was amazing - all freshly cooked and absoluteky delicious.

Charming- a great find. We wished we had time for a longer stay. Terrific and thoughtful appointments in the room. We checked in late evening and phoned ahead to advise of being delayed. Staff very gracious and accommodating. Breakfast was fabulous. Good quality cereals, good range of hot food cooked to order. The mushroom omelette I ordered was the best omelette I've ever had. Sooo good with a light covering of grilled cheese on the top.

Good - lots of complimentary food & drink items in room and toiletries in bathroom. Breakfast was excellent! Staff very polite and courteous. Not so good - floor underneath bed was filthy, clearly not been hoovered for ages. Everywhere else spotless. Some aspects of room needed refreshing, as in paintwork, some curtain hooks missing, grouting around bath, and enamel chips in bath.

When searching for a good value one night stay in Dundee with parking I had a choice of a glamping tent or this hotel ! so wondered what quality this would mean. We had a lovely surprise. It was in a quiet area, with easy on street parking but close enough to local shops and restaurants. The hotel is in an old style building so had great character but had been lovingly furbished, with thick curtains to keep out the daylight conditions at this time of year. The bed was firm but comfortable, with quality linen and pillows, and they provided free snacks and drinks which were of good quality, and the quiet small fridge was perfect for our 'on the move' provisions. The cooked breakfast was one of the best I have had, with quality ingredients and great service. The coffee was 'proper' coffee too. Will definitely try to stay there again if in Dundee. It was great value at the price.

I only stayed there for a night but my stay was comfortable. The room temperature was fine and they provided an additional heater for those that get cold easily, like myself. It wasn’t loud which I appreciated because I was preparing for an interview the next day. Room was clean and cozy. A bit on the expensive side but decent place. Great and comfortable stay, thank you!

Overnight stop whilst visiting relative in hospital. Large room and en-suite. Breakfast very good although should just be called full breakfast, not Scottish breakfast as no Haggis or Black pudding. Catered for my wife's dairy and gluten intolerances.
