Location 10 mins walk from Haymarket. Honesty bar brilliant idea and seating area really relaxing. Full cooked breafast lovely. Really good value .Will definitely be back.

Centrally located and easy access to bus transport to the core. Rooms were clean, linens were good quality. Staff were friendly and helpful. Convenient underground parking, except for birds that left droppings on cars (close your sunroof!)

Everything about this hotel is honestly just so so good! As soon as we arrived, one of the members of staff was really sweet and gave us some really good recommendations of where the best places are to visit in Edinburgh. All the staff were all very lovely!! The lounge, patio and pantry were all such great additions to our stay but the bedroom was 10/10. I’ve never slept so well in all my life - the beds were soooo comfortable and the shower was also great, with lovely smelling shampoo and soaps provided! Not a bad word to say about the hotel, made our stay in Edinburgh masses more enjoyable

The hotel itself was a nice old looking place from the outside, the room did as a base, it had a shower, a bed and drink making facilities to us the room is not the main thing about the time away as time is spent out exploring what Edinburgh has to offer, the bed was so soft that to us it was uncomfortable but that’s just preference I think in the hotel trade you will never meet everyone’s expectations with the bed. The car park is behind the building underground, and it does cost an extra £18 a night which was not stated upon booking, which was really the only thing that let it down. We didn’t eat at the hotel as we would get up and take a stroll to either the centre or old town and grab some food. All the staff we came across were super friendly, on the first full day we met the cleaner as we came back to the room to change, we chose not to have our room serviced at that point but was asked if we needed anything, on the second day we were out and we got fresh towels so can’t fault it, all the reception staff we seen each day were pleasant, was always greeted with a smile and a hello!

The booking part was easy, however there wasn’t any wording that parking wasn’t free. The parking experience was terrible as there were no instructions on how to get out of the garage to get back to the hotel. All the doors in the garage are locked. I had to wander all over to find a door that should have been locked but was conveniently ajar to escape. My room door was wide open when I arrived and the floors were filthy. There was dirt all over the bathroom floor and the carpet didn’t look vacuumed. Breakfast was disorganized, staff arriving late, not all food was available, there wasn’t a menu on the table so it was assumed they were not serving hot food, just continental. The hot food that I did order was pathetic. A bacon sandwich had 1 thinly sliced piece on 2 huge pieces of toast. The location wasn’t bad, just a quick walk to the town. The staff were friendly. I don’t think the things I have mentioned would be too difficult to rectify and could make the place more enjoyable for guests. Especially the parking instructions! Please please add how to get out of the garage to your paper.

How this is rated as a VIP property I am not sure. The place was very run down, the room small and not well designed, ie couldn’t get the suitcase to open part of the room without lifting it over the bed. Parking was a nightmare to get in and out of. Breakfast was good but sleeping impossible without earplugs since the floors creek and you can hear everything through the walls. The price was very cheap but so were nicer places in the area. Oh and the elevator didn’t work. I illiminated other choices due to no elevator.staff were wonderful, helped carry bags up and downstairs and location great for sightseeing

Overall the property provides all the basic amenities, elevator, late check-in, spacious bedrooms. Se liked the cooked to order breakfast which was included. Nice staff, very kind. Great to have a parking lot on site and we were able to walk to all downtown attractions. We did notice the furniture and carpets a bit worn out. Older property and no A/C, but overall comfortable.

Very small room without a fridge, and the towels were tiny and not clean. The carpet smelled bad. The elevator seemed unsafe, and there was no air conditioning.

I spent two nights at the Grove Hotel and it was a very comfortable stay. It's a 20min walk to the heart of all the Edinburgh highlights and there is lots of pubs, restaurants and shops nearby. The hotel is comfortable and stylish. I stayed in a comfort double which was very small but perfect for a solo traveller. I was impressed by The Pantry - they offered smoothies, sparkling waters and quality teas and coffees. The fruit and snacks are available 24 hrs and in the morning there was cereal, yogurts, and pastries.

This is a good hotel for a reasonable price - less than 20 minutes walk form the edges of the old town and attractions. Breakfast included becomes really valuable when prices in town are extortionate - nothing is LUX standard - but it's clean, everything works, including a strong hot shower) and the staff are nice. Nice public lounge and patio

Place was filthy and room was tiny. I had it booked for 2 nights it was so claustrophobic hallways and rooms we had to leave. Staff refused to refund the additional night. Doesn’t look at all like the pictures on Expedia. It’s much smaller and run down.

The pictures on the web site are not up to date. The bathroom was dirty, floor, tiles al needed cleaning. The room had a horrible smell. The cupboard in the bathroom was falling apart. We didn’t use the bathroom. The bed was horrible and the quilt was dirty, the headboard was falling off the wall. Nothing was nice about it. The breakfast as a mess, no cutlery, glasses and what we did have was dirty. The table was sticky I think more staff is needed at this hotel and some modernisation is required. We will not be coming back.

What a dump. The carpets are filthy, sheets had holes Nothing was as advertised. For $178 eu per night it’s a 1 star with an amazingly small room. Furniture was in disrepair, yellow plastic chair was the desk chair. To top it all off the floor was not level in the room. Tv was smaller than a desktop computer. Wow

We stayed in the room on the first floor. The room smelled musty and the bathroom smelled worse. The shower did not drain and filled the bathroom to the toilet but not to the sink and the bedroom. Likely where the smell was coming from because the shower did not drain properly. Took 15 minutes after a shower to get the water to drain. Shower shoes are a must. Told the front desk and they said they would take care of it. Also, most of the building is in a state of disrepair. Floors peeling up, odd smells, and old feeling throughout. This was our fourth stay third place we stayed at in Scotland and by far this was the worst. Needs work.

This was the worst hotel we’ve been to in a long time. The hotel looked unclean, smelled musty and in need of serious renovation. The carpets were torn and mouldy, the woodwork and walls were in sore need of repainting. The mattress had gone and you could feel the wood of the frame. Overall, our night stay was very poor value. Never again!

I checked into this hotel and after seeing some reviews decided to give it a thorough inspection. Under the bed was full of dust, garbage (food wrappers) and a pair of sunglasses which means they do not clean the rooms thoroughly. The duvet poking out through the duvet cover was yellow and stained. The actual pillow was stained, and then I noticed a blood stain on the second pillow! After complaining to the hotel attendant Ravi he promised me a refund but the hotel has negged on this and refused. They're instead trying to put the blame on me for refusing to see another room (after blood on a pillow why would I?) and saying Ravi is unauthorized to promise anything (how is that my fault). Horrible hotel. Horrible customer service. Do not stay here.

This hotel is old but I knew that and have stayed in others like this. The room was a double but really only a 1 person, 1 suitcase room. However I look for clean, crisp sheets, clean bathroom and hot water. It did not disappoint in those areas. The double bed room was tiny!!

I was impressed with the quality and professionalism of the staff. They were friendly, polite and worked very hard to make us feel welcome. I can speak highly of them. So this review is not about the people who work there. Our room, despite being clean was in poor condition. The radiator hung off the wall, the light fixtures in the bathroom were loose and the kettle kept producing flecks of something unknown with our water. The Wi-fi was unreliable at best and the bed mattress should have been replaced long ago. I would say however, that the price is right, the coffee is good and the breakfast service is fine.

It’s an older building but nothing is wrong honestly. Just the shower had an odd folding door that made it a bit awkward to enter or exit.

This rambling hotel is a curious blend of cosy old-fashioned charm, modern facilities and a couple of raggle-taggle rough edges. On the plus side: Very good location (if you're a good walker) about 15 minutes from Grassmarket and Castle Mount and the older parts of Edinburgh. I found several intriguing used bookshops, as well as a small Tesco supermarket for water, plus many good restaurants and pubs. Oh: and a Cat Cafe, for those missing their felines! Although the breakfast room was small, with the buffet for cold foods very tight onto several tables, it was clean and modern, with good service and tasty cooked breakfast. There was a gracious dining room I suppose larger groups might be able to reserve; luggage was stored there during the day. The very spacious lounge looked into a gravelled garden courtyard -- had the weather been better, we might have sat outside with a drink from the honour bar in the lounge. The furniture had the slightly battered, comfy air of a stately home sitting room. The lift to upper floors was papered with 'stately home library' wall paper. However, my small standard room was quite compact and stuffy during a heatwave; the unscreened windows had old-fashioned latches. The first room I was offered was actually off an emergency exit stairwell that led down to the dining room and hotel exit (my friend swapped rooms with me). The lobby feels forlorn & unfinished, and access from the car park is up a steep drive: unload bags before you park!

Bad!! First, our room did not get wifi signal at all. Second, we could not have breakfast at the convenient time we preferred. There were not enough seats. We needed to reserve time slot for breakfast; but the time slot we preferred was not available. Third, we were bitten all over our arms and legs by either bed bug or mosquito.

The hotel was fine on face value, had an 8/10 score, central and not too pricey - so we booked it. We had a big room on the ground floor - the ceiling to which might as well have been paper. An ant walking in the room above would sound like an elephant. We put up with this for 3 nights for the odd trip to the toilet from those above. On night 4 the tribe of travellers in the room above decided to pack at 1:30am until 2:30am. Then, got up at 7am. I made two complaints, was told the general manager would call me, that’s now been three days without a peep. On the last day the staff were struggling. The front of house was forced to cook, didn’t wash her hands. Then in the open door to the kitchen the pot wash was drying plates with a bathroom towel whilst one of the staff “cleaned” the tables down with a dirty rag of a tea towel. Very poor management, poor commitment and lack of responsibility in following up on reported issues. Really tainted what was otherwise a great break.

The hotel offers just the basic conveniences. Room was small, overpriced and a bit musty. It needed some paint!! Far too much street noise. This entire hotel needs to be refurbished. Staff is super friendly, service-oriented, excellent quality. Breakfast tasty with efficient service (fine job). Your people are doing a fine job given what they have to work with. Raise their wages and give this old hotel a face lift.

This hotel was decent. A little out dated, but clean and in a good area. I love that they have 24 hour check in and are walkable distance to the castle and the Royal Mile! They don't offer any car park, however, it seems that few hotels in Scotland do.

Returned back to the room on 2 evenings to find the door unlocked and on one evening actually open, despite having locked the door when leaving each morning. Having made the staff aware of the issue when it first happened there was no follow up.

Staff at reception were very nice and said 24 hour reception staff. We left our key when we went out but no one on reception when we got back. Rang bell for attention several times. In the end had to go to the cupboard where I saw they kept the keys and had to take my key out. Bed a bit uncomfortable. On the plus side breakfast was very good with good service.

Meh. There’s a reason they’re non-refundable. When you get there you won’t want to stay so they give you no choice. Cancelled flights delayed us a day and they ignored messages in response informing and asking for accommodations (while responding to others).

This is very different to chain hotels which are usually emasculate, but have little soul. Brooks is run by a dedicated, energetic team of young professional people. The bedroom, lounge and restaurant are well maintained and comfortable. There was a wide range of food available. On the first day I ordered Eggs Benedict, it arrived, very well prepared within 4 minutes. The second day smoked salmon and scrambled egg appeared with same efficiency. This is not Hampton by Hilton or Premier but very good value in Edinburgh where accommodation prices are very high. Highly recommended!

The hotel is in a cool location near a canal with houseboats. The rooms were clean and comfortable and the staff was helpful.

Staff were exceptional. 10 min to train station 20 walk to Royal Mile. Great breakfast oprions included.

Nice location close to all amenities 15 minute walk to town centre and castle room was nice apart from bathroom small breakfast was fine staff very friendly all in all very enjoyable stay

Very nice hotel in a quiet area close to the best parts of town....we slept well. The only negative was that the kids were a bit to heavy for the fold out sofa bed. Next time I will book with 2 real beds. We fly to Edinburgh from Sweden now and then to visit relatives in northern England and love Edinburgh and can recommend a stay on this hotel.

Bad news first: shower didn’t work first day, staff said it was undergoing annual maintenance, surely you do this off peak? After that it was fine. Breakfast room can get filled up very quickly so some people had to wait in hallway for others to finish. Young receptionist said city Centre was 10/15 minutes walk, more like 35/40 but excellent bus service almost outside door and flat rate of £2 for any trip is good value. Staff very friendly, room basic but good value as was car parking charge so all in all a pleasant experience

Dirty bedding. Very uncomfortable beds. Not enough pillows even though we paid for a family room. Had to wait over and hour for breakfast for 2 out of the 3 days we stayed. Would not stay here again.

Most Hotels in Edinburgh in my opinion are overpriced & this one is at the top of the league for it. £235 for a tiny outdated room beggars belief. On arrival there was no towels in our room after highlighting this we were told they would be put in "straightaway" after coming back from our night out soaked to the skin there were still no towels in room, down to reception again and we were handed damp towels ! Gave them back and told to wait "4 mins" for dry ones ? Again the towels were still damp ! Bed was so uncomfortable the base should be skipped. Breakfast, ordered a full cooked breakfast, cooked being the operative word here, every item was practically raw, disgusting even putting this on a plate! Hotel seemed to be run by amatures on all levels. Overpriced, run down & very poor standards throughout. Will never set foot in it again. Avoid at all costs.

Room was dated and requires all round decoration. Shower has no support for shower head? Mattress was not comfortable at all and I could feel the wooden frame of the bed in my back. Awful nights sleep. Breakfast was a full cooked Scottish breakfast. Egg looked like it had been fried twice! Sausage was anaemic. In short the breakfast was not as pictured on the website. I didn’t eat it, I only had a round of toast and some badly tasting coffee. Poor experience, I will not be returning, massively overpriced. Staff were pleasant, the only positive!!!

Stayed for one night at the hotel having stayed with a voucher last year . The room we had ( 111) was not as nice as the one we used last time . Room was quite tired with a small bathroom. Breakfast also seemed a bit poorer than last time as well . The sausages were cheap standard and the bacon was solid and inedible. Probably wouldn’t stay again
