KingswayPark Hotel at Park Avenue

Parking is on a first come first serve basis but the staff are very accommodating. I arrived early but was given a room that was ready. Unfortunately i did have to wait 20 mins for someone to come to reception. Room was grate clean just what was needed for a 1/2 night stay. The bathroom is very small with a shower that can just about fit a skinny person in, but the shower was powerful and plenty of hot water. There was a team of people in doing maintenance so there was some noise but not alot. Unfortunately my door did feel like a revolving door. Take pictures of work, check work that was completed, give me bodywash and shampoo, put a new fridge in the room and fix the bathroom door as it didnt lock. Another thing is even if you lock your room the cleaner can still open it(leave the do not disturb sign out). Parking costs £15 but they ask for £35 for a deposit (you get £20 back) which i wasnt told during booking. Apart from the small issues i had i would definitely come back if im ever in the area again.

The room in the 4th floor (no elevator) was very very small. The shower was the smallest i have seen. No aircon. If you are looking for a proper hotel, this is not one. The area is full of similar "hotels" built into old apartment houses one next to each other.

Don’t recommend if you check in with big luggage, they don’t have lift.

Good stay, great staff and breakfast which was inclusive was filling and nice. Parking for 15 per night was reasonable

Portable AC units available but dont work all that well to cool it down. No elevator so you have to carry all your luggage up flights of stairs. Bathrooms are small and need some renovating. No shelves to put toiletries. Staff was very polite ans friendly. They did their best to make us comfortable - gave us an extra AC unit, fresh towels when requested, provided help with directions and transportation questions. Basic english breakfast was included. Close to a Big Bus hop-on, hop-off sightseeing bus. Hyde park is close enough to walk to as well. Also close to Paddington train station.

Great stay. I got a room on the top floor with no elevator but totally fine with that. Nice breakfast. Nice with a fridge. Thx a bunch.

Small room, tiny bathroom, thin walls, no in room temperature control/no A/C, no elevator/narrow stairs. Breakfast was okay, but the women who worked the breakfast was abrupt and slow, front desk staff were great and it was nice to have a refrigerator in the room. The location was great.

Hotel was ok. Room was very small but clean. En-suite was an all-in-one toilet/shower, which isn’t ideal but for a one night stay on business, it was manageable. In room there was a small table (no chair), sink, fridge, cupboard and single bed. Service was friendly enough. Could hear adjacent room but luckily they went to bed early. Could hear people up and down stairs but to expected in this type of “hotel”. No lift. Close to Paddington station and local eateries.

Very friendly at the reception. The room was clean and tidy. I didn't need more than that.

Property was quite old and my room was a bit dirty. For the price I paid I expected a bit more.

The place had everything i needed. I felt safe and the room was cleaned every day so it was very clean. Only thing to bear in mind is the room is much smaller than it looks on the picture but again is enough if you are out and about during the day.

We really enjoyed our two night stay. The hotel is very close to Paddington Station and walking distance to Hyde Park and Buckingham Palace. Our room had everything we needed and was very comfortable. The included breakie exceeded our expectations. A lovely hot English breakfast was offered on top of cereals, toast, juice/tea. They even had non dairy milk for us. The staff were very friendly and helpful.

The entire room smelt of mold when the bathroom door was opened. The bathroom shower had mold around the edges. The room itself was smaller than the pictures made it to look which was very cramped and overly hot. The front desk had to come down with a tool to turn off the radiator as the lever was broken. Had it not been only the one night we would have demanded another room. In the morning we were woken by someone pressure washing the outside of the building right outside our window. It is very dated and if you have luggage it will be carried up and down flights of stairs.

Pro: Location close to subway, many nice restaurants & taxis. Front desk staff friendly and helpful, Hillary in dining room super. CONS: Cheaper to arrange your own transportation from airport! Housekeeping sucks!! Stayed 10 nights and they never changed sheets, most days they did not make up bed, or clean tub/sink, no vacuum. When I complained they pulled the duvet up to cover pillows and bed! DIRTY shower curtain with long hairs stuck on bottom. Had to keep asking for soap to shower with, soap was so tiny it lasted 2-3 days. Same breakfast every day. Ran out of cheese every other day. Not enough seating area for breakfast, had to wait many mornings for a seat. Value not worth the price paid. Would not stay there again.

The rooms are dated and need updating. The carpet was wet, and you can hear a lot from neighbouring rooms as the walls are thin

The booking details did not mention that the room is an underground one. It’s very tiny plus the shower & bathroom did not fit me since the space is extremely small. Sometimes the photos in the offer are misleading.

Easy to find in a convenient location. As I was changing hotels and early they allowed me to store my bag and even took care to put my laptop bag in their office for extra security at their suggestion. Can't fault the staff, everyone I interected with was really pleasant and attentive Although the single room was pretty small they make great used of space so it did not seem claustraphobic. There was a comfy bed and nice clean bathroom with a decent shower, everything very clean. I was aware there was no lift & was on the top floor which was a bit of a climb but no surprise really. Everything I needed to use as base & close to Paddington station for underground access. Some pubs and eatieries nearby if I didn't want to venture far. Breakfast was very tasty, a lovely full English plus toast, cereal, tea and juice. Yum yum, set me up for the days. If I am being critical, and it's not something in the control of the hotel, was that some of the other guests were noisy while I was there. Whinging loudly about no lift (obviously didn't read the description) and a group booking multiple rooms were in and out of their rooms being noisy until quite late on my last night. I'd happily return though and recommend

Very small toilet, grown man does not fit to sit. You hear all sounds from other rooms. Breakfast was quite poor. Customer service was friendly and helpful and also bed was fine.

Great location and friendly staff. Good value for money. The only problem was our room was so hot and stuffy despite it only being about 20 degrees outside during the day and cooler at night. It was in the basement and had a window but it was still really hot inside. A fan had been provided which helped but it really needs air conditioning. If it was that hot on a mild day then I think it would be unbearable on a very warm day.

I had a great stay! Was made to feel very welcome, offered a choice of room and a complimentary drink upon check in! The staff are very personable and helpful. The room was great, reasonable size considering the excellent location and neighbourhood in central London. Had a great night sleep, and a very tasty cooked full English breakfast in the morning. Wifi was brilliant, and the location really doesnt get any better!! Look forward to staying again.

The front desk staff and the breakfast waitress Mira were so friendly and helpful. The location was perfect for sightseeing. Would definitely stay here again.

Front desk staff were friendly, complimentary drink on arrival was nice. Property was very dated, the bathroom was tiny like an airplane bathroom (plastic walls), our window didn’t close properly so we had some street noise, also the rooms aren’t soundproof and we could hear the people in the other room. The cleaning staff stole or threw away some unopened, packaged snacks that we had in the room on the first day and the man at reception did not seem to be bothered at all. It is good to have the option of a full english included, however it was very basic, the only other option was toast or cereal, no fruit or pastries or anything. We are a young couple who like to travel on a budget but we were celebrating 1 year of being together so thought we’d pay a little extra for a ‘nicer’ accommodation and were both deeply disappointed.

Check in was a breeze with helpful staff that helped take our bags downstairs and gave us a welcome drink. Great Location, close to Hyde/Regents park and Paddington station. Small bathroom, shower & towels.

I selected this hotel as it is very conveniently located close to Paddington Station. It was a good experience. The welcome was very friendly and it was a very good stay. Highly recommend.

It was clean, comfortable and full of authentic charm! The staff, particularly Kevin at the front Desk and Hanah in the breakfast room. Kevin really is so welcoming , knowledgeable, friendly to all of us. But kindly went out of his was to help me exchange old paper bills. And Hanah, you would never see her without a smile, she treated us like family. We truly felt welcome and at home here.

Kevin the receptionist was excellent as always.

The staff was quite helpful with directions. My room was cleaned everyday and replenished my room's self-service coffee/tea. It's nice to enjoy a cup or two of coffee before going down for the hearty breakfast. I'd definitely come back & recommend Kingsway Park Hotel!

This place was perfect! Five minutes walk to Paddington station, close to great restaurants and shopping, close to underground, just near Hyde Park, so inexpensive and free full breakfast?! What more could you hope for. Room was tiny but clean and had everything needed. Lots of hot water, white, and friendly check in. Highly recommended!

Fantastic little gem of a hotel. We arrived early as drove up, and the gentleman on reception was so helpful and friendly. Able to park our car (an extra charge which we knew about in advance). Hotel is literally 5 min walk from marble arch/oxford street and also paddington station. Perfect location.came back later and chexked in, again friendly welcome, asked about our day and happy to help give directions and recommendations for evening. Room was modern, clean and welxoming, and pleased to find one double and 2 full single beds (for my daughters) as often a sofa bed or pull out. Needed extra pillows which we spoke to reception and they brought them instantly. Beds so comfy, all had a good nights sleep, area outside quiet as we had window open and didnt hear anything. Such a quiet safe area. Breakfast was toast and cereal, and a full english, with coffee and juice, served by a lively friendly lady who was attentive and helpful. Checking out, again friendly man on reception asked how our eve was, and just friendly and welcoming. Only negative is the bathroom was very compact and not easy to move around, but this didnt impact us, husband still had a shower it was just snug. But this isnt something that put us off. Everything else was fantastic and we will def be returning and staying again, overall fantastic location, fantastic staff and place to stay. Will definitely be returning.

Everything was great, from the first interaction at check in we knew we’d made a good choice for our short stay in London. Location was excellent, walking distance to Marble Arch, near bus and tube. Breakfast was excellent, service unreal all round

There was a problem with the breakfast service. The plates and glasses smelled bad. The biggest problem with the hotel was the breakfast.

Location was good for getting subway and taxi. Everything else was not good. Very, very tiny room at the top of four long flights of stairs...no elevator! Breakfast is just okay but same thing every day except for when they ran out of cheese which was every other day.

Great stay , staff so friendly. Full cooked English breakfast which was very handy as most hotels serve only continental breakfast these days.

Very typical Paddington hotel. Old but clean and has everything you need for a few nights stay. Even an iron and board on our landing. Breakfast was great and the lovely lady greeted us every morning with a smile .
