The staff were top notch. Absolutely the friendliest you could ask for. However, the description and the website are misleading. The menus are not accurate and the facilities are worn. My headboard was vinyl with multiple scratches and tears. The bathroom shower was only cold ( yes…. I know how to operate. Yes. We tried… for 25 minutes. The tub hot water was fine….. but the plug had no chain and no way to remove.) For those who are concerned about such things…. You literally have to lock yourself into your room with a skeleton key, and there is not a reasonable egress. The only option is to leave your door unlocked. Not ideal. Location was nice….. but you are on the motorway and the train is beside that. It IS a very good value. We stayed in the suite and despite having no AC or fans, we could open the windows if we kept the lights off (midges.) it’s not the hotels fault that people from a party were standing outside our window talking loudly until 11:15 pm

Hotel was clean and staff friendly and helpful, nice little breakfast. But hotel is dated and could do with new carpets and update. We were next to a stairway with a fire door and as there was a wedding on the doors were left the BANG shut for hours.

The multi tasking receptionist was excellent and very helpful, even carrying our heavy bags up to our good sized room ! I was disappointed with the food which arrived too quickly and seemed to be already prepared. The breakfast "menu" was a bit miserable and confusing and for some reason was limited to a type of egg and 4 accompanying items - an unfull English so to speak ! It's well situated with good views of Edinburgh across the Firth and ample parking but be careful parking under the tree s !

Stayed in room 10. Bed very comfy but the bathrooms had loads of hair in the bath. Definitely not mine as I have very little ! If you do stay in room 10 please be very careful of the taps if you run a bath. The hot and cold are reversed and the hot is VERY hot- and on the wrong side. Reported to reception. Also the room backed into the kitchen / cellar building and something was noisy- sounded like maybe the air on fan for the cellar Food was ok but just standard fodder

Our stay in a balcony sea view double was lovely. A pleasant room, a little dated maybe and would benefit from a 'proper' clean not just a tickle round with a duster. The bed was very comfy and the bedding spotless and fresh. A good shower and nice toiletries too. Breakfast was delicious served in a beautiful room overlooking the gardens and out to sea. Overall a lovely stayover for my husband and I and we shall certainly return in the future :)

Its was easy to get to and the staff was very friendly. The room could have used some maintenance. Ceiling paint peeling and the shower had mold one the caulking. Beds are comfortable. Overall the hotel is comfortable, clean and safe.

Smelly room.very cold. Heating not working, “manager not present”, had to use a portable heater! Minuscule sink, bathroom door handle comes off in your hand if you use it… Breakfast was decent, dining area as well, staff friendly

I loved the balcony view. I will admit: it took me several attempts to get the balcony door open to actually enjoy the balcony itself, but I was determined to sit with my cup of tea out there and watch the water.

Postcode was useless to find the hotel which was ~600m away. Why not describe location as well? Inside was very tired with threadbare carpet. Room was Spartan like. Although we had prepaid, we left after a few minutes. No refund - breakfast was "complimentary".

Had a very pleasant 2 night stay. The hotel is in a lovely location with superb views over Petticur Bay. The staff were friendly and the breakfast was delicious and I especially enjoyed having a room with a sea view and balcony.

The hotel has clearly seen better days and is in need of a complete refurbishment. The room was dated, with a stained carpet and a squeaky bed. The linoleum bathroom floor was peeling away in some areas. The bed linen was clean, but there were some unidentified hairs in the shower. Breakfast was okay. A completely different note goes to the staff – they were extremely kind and helpful. Special mention to the Indian restaurant: we didn’t eat there as we weren’t expecting it, but the dishes we saw looked very appetizing.

My friend had to leave due to a family emergency and the hotel was so good of taking care of me. The staff was absolutely accommodating. They allowed me to change rooms and I had a wonderful view of the Fife. I would highly recommend staying here!

The staff where very friendly and attentive, food was excellent, the bed was comfortable. The shower was good . My only complaint would be the tea and coffee was cold and toast was served 10 minutes before the cooked breakfast was served. The breakfast itself was hot and good quality. We would definitely go back .

Tired hotel that’s seen better days. Indian menu as well as more traditional menu, but food wasn’t great. Strange location near the beach, but with a railway between the hotel and the beach, so no easy access. OK for a night if you’re passing through.

Such a lovely hotel! This was our second time staying at the Kingswood and they were just as friendly and attentive as the first time we stayed. Room was comfortable with everything we needed and it's an easy walking distance from the town.

On the whole, our stay was good.The staff were very helpful and we both enjoyed the two meals we had. The hotel is in transtion at the moment coming under new ownership. Its down side is it location being at the extreme edge of Burntisland and the fact that the main fife costal railway was on the other side of the road, so it was quiet unless a train was going by. The hotel has regular bus services going by. Locals are happy to come in for their evening meals which is usually a good sign.

It was nice, staff was friendly. Traffic on the rd was very loud bc it was very close to the rd. But the view was beautiful and a short 2km walk to the beach!

It was nice, staff was friendly. Traffic on the rd was very loud bc it was very close to the rd. But the view was beautiful and a short 2km walk to the beach!

The multi tasking receptionist was excellent and very helpful, even carrying our heavy bags up to our good sized room ! I was disappointed with the food which arrived too quickly and seemed to be already prepared. The breakfast "menu" was a bit miserable and confusing and for some reason was limited to a type of egg and 4 accompanying items - an unfull English so to speak ! It's well situated with good views of Edinburgh across the Firth and ample parking but be careful parking under the tree s !

Had a very pleasant 2 night stay. The hotel is in a lovely location with superb views over Petticur Bay. The staff were friendly and the breakfast was delicious and I especially enjoyed having a room with a sea view and balcony.

Nice friendly welcome. Room overlooking the sea. Comfortable clean room. Had dinner at the hotel. Very nice curry with the staff again trying to make you enjoy the experience. Would visit again when up there again. Allowed me to work on after the official check out time.

Tired hotel that’s seen better days. Indian menu as well as more traditional menu, but food wasn’t great. Strange location near the beach, but with a railway between the hotel and the beach, so no easy access. OK for a night if you’re passing through.

The overall stay was good and the great location of the hotel was slightly spoiled be the weather but the most negative thing was the breakfast the menu said pick 4 items only i picked bacon sausage egg and black pudding would have liked beans aswell but begrudged paying extra but the most annoying thing was only half a slice of black pudding couldn't believe they could be that stingy spoilt what was otherwise a good stay

The staff where very friendly and attentive, food was excellent, the bed was comfortable. The shower was good . My only complaint would be the tea and coffee was cold and toast was served 10 minutes before the cooked breakfast was served. The breakfast itself was hot and good quality. We would definitely go back .

Okay, the hotel is a little dated, nearly every step is accompanied by a chorus from the floorboards or stairs but you can expect that of a hotel this age. The views over the Forth are obscured from some rooms by the large trees but you can still see lots of the beach and river from the rooms. The staff, led by Dal are truly friendly and helpful and service is always accompanied with a smile and a jovial greeting. There is a good choice of food on the breakfast menu, enough to satisfy most customers and set them up for whatever their day may have in store. Since our last visit (this was our third) there has been the addition of Indian curries to the menu, they were very tasty and I encourage you to try them. The English food on the menu was nice enough, but the presentation and the quality of the food is somewhat lacking. The hotel is not far from Kinghorn railway station for those who prefer to take the train into Edinburgh and the trains a frequent.
