Very convenient location. complimentary breakfast very good. Parking was difficult.

I give this place a 10 not because it's the Ritz but because it hits all my objectives and is very good value compared to nearby alternatives. This place is an inn, so not a fancy resort, but it has a quaint lobby with a nice, old-fashioned feel (old oil portraits), and the rooms, while a bit tight, have comfortable beds, a fridge, a clean bathroom with a tub/shower, and attractive period-style furnishing. My room was quite and with mini-split air conditioning was very comfortable. The front desk was friendly and helpful. The breakfast spread was amazing for a modestly priced place. Parking for 24 hours, literally across the street, is $20. No elevator though, but the staff carried our luggage up for us without our even asking

I was very surprised at the parking conditions. The lot was across the street, very busy & extremely hard to find a parking spot. That alone made the trip stressful. The parking was 25 per day and the second day said the spot was good until 0 am and check out is 11 am. Makes no sense. I’ve never stayed at a hotel that did not have their own parking. Also, the building needs many updates . The initial smell in the hallways is old . Breakfast included but for the room prices, a lot more should b included. No amenities at this Inn . Very disappointed for the price .

This is my second time staying here. Funny that we were given the identical room we stayed in last time . The room was immaculate, the bed was extremely comfortable and even though we faced the street which was constantly crowded, it was very quiet. We could not here any outside noise. The breakfast included was good. Snacks were available at 3. Unfortunately you had to pay for parking overnight but for the price of the room and location it was worth it to us.

Wonderful Inn in the center of town but parking can be challenging and no elevator but the comvenience of the location especially with kids cannot be beat. They had a good breakfast spread and tea time in the afternoon. I would recommend staying here.

Wonderful staff and service! Rooms are very clean and nice but on the smaller side which is to be expected in the heart of downtown in an older building. This is an older building in very good shape but no elevator or any modern hotel amenities like a gym. Walkable location to most anything you would need in the downtown area. Free off season parking in public lot accross the street, in season parking would be tight and $30 a night in the lot. Excellent continental breakfast. America’s Cup Inn will be our new go to during our off season visits, we don’t go to Newport in season anymore, way too crowded. If traveling to town for a graduation on base, you would need to drive, the base is accross town.

We had a wonderful stay at America's Cup Inn. Super quaint colonial B&B. Very charming and wonderful breakfast and afternoon Tea spread. Highly recommend. Just one caveat, there is no elevator. Would stay again though. Perfect location too.

This is a very clean, old fashioned hotel. The staff is friendly and incredibly helpful. It is in the middle of all the stores so once you park the car everything is within walking distance. Two things on the downside. They do.not have parking so it is an extra $20. Per day to park in a public lot across the street. The hotel does not have an elevator, so anyone with climbing stairs issues would not really be able to stay there, even the first floor is 2 flights of stairs.up.

Excellent location and breakfast. Our room needed an update but it was clean. This Inn is not for anyone who has mobility issues.

After looking through the ratings and reviews online, we were looking forward to our stay. However, the unit that we booked had ants in the bathroom and sitting room area when we arrived and the bathroom was dirty. We asked if there was another unit available. The front desk showed us a basement unit, but that also had ants. When I pulled back the bed comforter, there was hair on the pillow. The front desk person was with us and we both took pictures of the hair and ants. I asked if there was housecleaning that could be contacted to clean the unit and change the sheets. I was told that that I had to take the unit as is or would be charged the full price unless someone else rented the unit that night. I called Expedia. They called the front desk and were told the hotel would not issue a refund despite the ants and lack of cleaning services. After about 2 hours of phone calls (including with an Expedia supervisor who also tried to speak with the hotel) we decided to leave to enjoy the remaining time we had in Newport. We had to pay outright for another hotel. Definitely would not recommend this hotel.

Room was very clean and comfortable. Bed was excellent. The room I was in was large. The breakfast is amazing! Staff is very friendly and helpful. The place seems unassuming and is very affordable compared to other locations nearby, but definitely do not hesitate to book!

The location is two minute walk to the warf area with all the shops and dining there. There plenty of shops, restaurants, bars and confectionery stores just outside of the inn. The inn was very clean and rooms comfortable. The staff was very friendly and helpful.

This place needs an ungrade,carpets etc.clean but old,musty smell which doesn't work for anybody,breakfast not good,meat in with the eggs,not vegetarian friendly,would be happy to pay a fee for a fresh bagel,loose the old carpets,clean but old

Walls are definitely thin but stay was comfortable and clean and the location couldn’t be better.

We enjoyed our stay very much! I would recommend this hotel. It was close to everything and had easy parking. My only complaint was the room was a little small. It was very clean and had a good breakfast.

Room was small but beautifully decorated with very nice pieces of furniture. Bed was very comfortable. Bathroom was nice. Overall an excellent value with great staff. Breakfast was in included with lots of options, everything was fresh and tasty.

Our room (#502, in the annex building) was exceptionally small, just big enough for the queen sized bed and a couple of chairs. The two of us were squeezing around the furniture and trying (unsuccessfully) to not hit our heads on the low ceiling. Because this is a small inn, and not a big hotel, the front desk is not staffed 24 hours. Good luck trying to contact someone in the middle of the night. Our neighbor locked herself out of her room at midnight and we called no less than 3 different numbers to get help. Nobody was willing to come in. We were just about to call the police (for lack of any other ideas), when someone did show up and let her in. The ordeal took well over an hour to get resolved. I also understood from the listing that parking was available. It is not! You are on your own to find public parking. We got lucky, coming off season, and got the last spot in the lot across the street. I don't know what you would do during the busy months. On the bright side, the location can't be beat. Walking distance to countless restaurants, bars, and shopping.

Stayed in two separate rooms across the hall from one another. Distinguishable difference in view and layout from room to room (I.e. one room had a gorgeous water view and Thames st view and one room looked at a roof of the building next door with broken windows). That being said - noise was a small inconvenience for the room that did face the street. When booking in the future - we would be sure to request a specific room. Also - no elevator and we were on the fourth floor. Not normally an issue but we had a member of a party with a semi-recent hip replacement which always put a small damper on making the trek back up to our rooms. I would request a lower floor next time. You cannot, however, beat this location. You step into the heart of the action. 1 minute walk to amazing restaurant. This is the prime reason to stay at this spot. The staff was friendly, breakfast selections were solid and varied, and the rooms were clean. Overall - would stay again with a room request! 👍

Generally the property was quite good for the price. The room though was quite susceptible to adjoining property noise and we had one night of disturbance.

Great location but a bit dated.

The location is prime. The breakfast and afternoon tea spread were impressive. The rooms were large. It’s an older building (I couldn’t access the wifi in my room), but it’s a nice inn otherwise.

Good location. Front desk staff was apathetic at best. Breakfast buffet was not the quality I would expect from a bed and breakfast. Not warm and friendly like I anticipated. Next time we visit Newport we will look for a more authentic bed and breakfast.

Everything was great except Saturday check in. The woman was rude and didn’t even want to acknowledge us. After we paid later on we needed to ask her a question she didn’t even move from her desk. . Except for the one woman being rude all other employees were very friendly and helpful

I have stayed at several hotels on the island, but I always choose Americas Cup Inn because of it’s convenient location to Thames St., walkability to all the popular restaurants and bars, and accessibility to the ocean for boat cruises. The property has a private roof terrace and provides complimentary breakfast with everything you can imagine after a long night. Lastly the staff is very friendly and always willing to help.

The lady that sets up breakfast & tea time does an amazing job! The presentation is beautiful especially if you’re a fan of old English or Victorian style elegance. Housekeeping was great too. We were there for 3 days and she left enough toiletries for our stay vs other places we’ve stayed, post Covid, where we had to call daily for more supplies, since there isn’t daily housekeeping anymore. The front desk people were difficult to understand/communicate with.

Top notch hotel right in the center of downtown Newport. Parked my car (nearby public parking lot $20/day) and didn’t move it for our entire stay. Everything was within walking distance or the free public bus. Hotel reminded me of the boutique hotels in Europe. Very charming. Highly recommend

The stay was great, easy to finalize on arrival to location. The location was in a perfect spot for our trip.

The location was ideal for walking to all Newport attractions, particularly shopping and dining and the waterfront. We would definitely highly recommend and will return.

Room at ants. Free breakfast looked delicious but the milk and cream were sour. Reported it on first day, second day it was the same thing. Advised the staff but they did nothing. They spoke Russian to each other and chuckled. Location was great. Very Bridgerton vibe, hard wood floors that were crooked. Beautiful property. Nobody available at check in. Instructions left we’re very confusing. Said go downstairs to room, there was only possibility of upstairs. I would not return.

Wonderful accommodation. Everything was better than expected. Afternoon tea and great full breakfast with numerous options were welcome surprise.

The b&b is adorable and is in a great location. They put out an excellent spread for both tea time and breakfast each day.
