The hotel was fairly clean and in good condition. The room was nice and big and the river view was nice! The area back behind the night stands was excessively dusty but the room was very clean everywhere else. I arrived at 1pm and asked if my room happened to be ready early and it wasn’t. The front desk stated they’d text me when it became available but I never received a text. At 4:20pm I went back to the front desk to inquire and they stated it was ready. They seemed preoccupied setting up for social hour. There were some fairly hefty amenities charges that I didn’t expect.

II arrived by midnight very tire, the room was dark and not very clean..The hotel Needs a complete update and deep cleaning. Also my room was prepaid and they charge me $31 dollars for “amenities” weird because I did not enjoyed any as I needed to wake up at 5:00 am for my flight! That was really in bad taste to charge me for something I did not enjoyed at all! Very disappointed with Kimpton, they use to be good boutique hotels!

Loved this property. I had to travel with two dogs and they made it so easy on me. Felt safe walking my dogs around the property. Atmosphere was warm and inviting. Restaurant was great. Would definitely stay here again!

Nice hotel, but pretty expensive for the price. We had a girls trip and booked a room with 2 beds and the beds were so small. Would have been nice if they were at least queens. Also, if you are going to have coffee in the room, having a place to plug it in would be nice. There were no plugs on the table in our room and we ended up making coffee on the floor next to our nightstand. Parking was expensive ($50) and then they also have an amenity fee.

We've stayed here in the past and everything seemed very up to snuff. This time, it felt rundown. As an example, an air filter in our room was completely coated in dust. The couch in our suite was so broken down it would almost swallow you if you sat on it. In general, it felt like it was time to replace some furniture and do a really deep clean on the rooms.

Overall it can be a better experience with a cleaner shower head; cant tell if the black stuff on it was mold or worn, workable head-lamp; one of it wasnt able to turn on and the knob came off, restroom door wasnt able to lock，old food luigi lemon ice cup was left at the refrigerator and it was all watery looking. I did like their thick bed, a little higher and firmer then others. There was also lots of delicious snacks and drinks on the table display with a price at your convenience. The location probably was one of their best advantages with riverside views. You can walk around to many other shops easily. The front desk and valet was friendly. I would wanted a different room if I do come back the next trip.

Beautiful hotel with an excellent location. Rooms are a good size and the river view is wonderful. Shower was looking a little rough, our sink leaked, curtain had a hole in it, spider webs on the windows. Still beautiful though. Service at the restaurant in the hotel was slow all three times we were there, even though they weren’t crowded.

A very comfortable and clean hotel in a great and scenic location. We went for a riverview room and were treated to an amazing view of not only the river, but some of the many bridges in the area. The staff was great and the woman Gretchen who registered and was working the front desk was very helpful and friendly throughout our stay.

Everything was amazing! Service was phenomenal. Only complaint I have is there was black mold growing on the tile in the guest restroom.

The Kimpton RiverPlace was very pleasant, with generous offerings in the lobby from Italian ices to mushroom tarts. My colleague and I were drawn into the half-completed puzzle on a large table and happily passed an hour while we waited for our room to be ready. The room with two beds was pretty cramped, and the shower was confusing to operate, but everything was clean and the staff were very friendly and helpful.

Beautiful property - if a bit outdated - in the Riverplace district with a handful of decent bars and restaurants nearby, within walking distance. Our room (420!) was nicely sized with a comfortable bed and nice bathroom.

This Kimpton could use a spiff-up. The carpeting, upholstery and furnishings in the rooms and restaurant are tired. The restaurant menu is limited. And while being on the river is quiet and peaceful, the location is not easily walkable to downtown Portland.

I liked the riverfront and the view of the river. I enjoyed the restaurant looking out to the riverwalk. I didn’t like hearing the loud drawbridge announcement when the drawbridge closed after midnight or the cacophony of crows perched on trees by our window. The suite was well appointed and very clean.

So....random but my wife and I went to Portland to stay for a night and when we got there we were escorted to our room or should I say Condo! It was huge, I was weirded out so I went to the front desk and seemlessly they had overbooked and we ended up in a cottage. No extra fees it was fantastic! Thank you so so much. When I was confused about what was happening they explained it and boom great stay!

So....random but my wife and I went to Portland to stay for a night and when we got there we were escorted to our room or should I say Condo! We booked a premium room with a king size bed, but what we received was a premium room with a queen size bed. When we call the front desk they blamed it on Expedia, and told us to call them. If it was more than and one night stay I would have made a bigger deal about it.

The beautiful Riverplace resort is tucked away on the river in a fabulous quiet, safe location. You can walk on the river way into the city within two minutes. I stayed at the resort during Fleet week and the Rose parade and everything was perfect. Lilly at the front desk was so helpful with travel tips and recommendations. The doormen were super helpful too. I appreciated the coffee in the morning and iced tea in the lobby throughout the day.

I don't know if this is issue with the hotel or booking through expedia, I booked and paid for a king bed and ended up having a queen. When mentioned to hotel, they said we can't do anything and no refund because it is booked through expedia and that means whatever room is available to me I should get. Important detail to know. I stay in a hotel or b&b almost every month for years and this never happened to me.

I would have given the hotel 4-5 stars. I booked a king suite and it was nice, quiet & roomy. Everything was nice until I checked out. The guy at the front desk was extremely rude to me. I was just going over the bill and had every right to question a few things. A hotel is a hospitality job and he failed in that department. I won't be returning to this hotel. I want to fully enjoy my stay from start to finish.

I would have given the hotel 4-5 stars. I booked a king suite and it was nice, quiet & roomy. Everything was nice until I checked out. The guy at the front desk was extremely rude to me. I was just going over the bill and had every right to question a few things. A hotel is a hospitality job and he failed in that department. I won't be returning to this hotel. I want to fully enjoy my stay from start to finish.

Room was not ready at 4:30pm. Came back and checked in (exhausted with kids and dog) at 6:30. Needed to replace bedding around 9pm but didn’t receive anything by 9:30 and decided to just drive home instead of staying longer. Staff was very nice and I am sure they are doing their best, but feels like they are short handed. Not having the room ready on time made the trip somewhat stressful when w kids and dog. Would not return unless it was an adults only trip.

The staff at the Kimpton Hotwl was amazing, helping us with parking, restaurants and everything else with charm and grace. They attended to our every need. The location of the hotwl allowed us to walk an incredible loop down the river on one side and then back on another.

This Kimpton could use a spiff-up. The carpeting, upholstery and furnishings in the rooms and restaurant are tired. The restaurant menu is limited. And while being on the river is quiet and peaceful, the location is not easily walkable to downtown Portland.

We had a river view room and the room was quiet and clean. The staff was attentive and polite. We were able to walk to dinner within minutes. It was safe and a nice area to walk.

Lovely location next to the river and park. This is a favorite of ours in Portland, close and walkable to downtown, but situated in a way that you feel like you have some privacy too.

Lack of service - check in is 4:00 pm but I came early; they were going to text me but I had to follow up after 4:00. restaurant service was slow. Check in provided no information on the property. Location is great on riverfront. I hate to give a bad review, but for a Kimpton this was disappointing.

It was a wonderful hotel! The staff were friendly and helpful. The food was amazing we had the Sunday Brunch with bucket of mimosa. The rooms were clean and very comfortable. I would definitely stay again.

Beautiful hotel with an excellent location. Rooms are a good size and the river view is wonderful. Shower was looking a little rough, our sink leaked, curtain had a hole in it, spider webs on the windows. Still beautiful though. Service at the restaurant in the hotel was slow all three times we were there, even though they weren’t crowded.

Great hotel in a great location along the river. The staff is always welcoming and friendly. Management needs to pay attention to upkeep and fix minor cosmetic issues before becoming bigger problems. Our room was dirty, with burnt matchsticks and other items on the floor. The restaurant is terrible. I’ve had better meals in a cafeteria. We’ve given them several chances but won’t again.

This location is fabulous! The staff is amazing! We stayed in one of the cabins, which was beautiful. There were a couple things that weren’t great. The shower was the lowest pressure ever. I could not was my hair in that low of pressure…had to take a bath instead. Along with the bathroom, there is some general updating that needs to be done, but all in all….a great experience!

Not sure how this hotel is considered a luxury hotel other than the price. From the exterior to the furniture choices, it looks like a cool historical apartment building that was remodeled into a hotel in the 90's and not in a funky vintage modern way. I will say the staff was very friendly, the location was conveniently located for us, and the lobby was clean but once you stepped onto the very slow to arrive elevators or onto your floor, the whole place has the musty smell of an old building-maybe nostalgic for some but not pleasant for a hotel. Our room was advertised as having a fireplace but we didn't realize it was a wood burning one! The room smelled overwhelmingly like wood smoke when we arrived-for a minute I thought we had been assigned a smoking room! The built ins, including the bathroom, were all in need of repair (scratches, chips, water damage, etc.). Coffee in the lobby was only out till 10 on the weekend which seemed early for a weekend in Portland-most places at least have water and coffee when you come in. And then there's the $60 valet fee which is ridiculous given there's a pay to park just a few buildings over. They also charged a "resort amenities fee" which is weird since there are no amenities. Overall I would definitely not recommend this place nor stay here again.
