This was the best property i have stayed at in VA. Top notch service AND via text!!! Delicious espresso in room!!! Excellent pool; excellent marina. The worst problem with the room(deluxe king) were the spiders in the room but they didn’t bother us. Although king room description states sleeps3, had only one king bed ( no rollaway.) Wifi never worked- but they refunded us for that. Front desk gave me the wrong description for the buffet breakfast- she said “continental breakfast”- its much more than that, so being given wrong information was annoying. These issues were cleared up with management- therefore… Cant wait to go back for a longer stay!

The rooms are clean and nice, but you can hear everything from rooms next door. The lazy river is too full of kids to enjoy, but the pool at the fitness center was nice. The fitness center was excellent and a real perk. The bike rentals were super easy and convenient. We would definitely return.

This resort looks good on the website but it’s a lot of overpriced accommodations and a lot of walking to get to anywhere. There is no access to the pools without walking up hills and no where to park. I’ve stayed at several resorts in Williamsburg that are so much better for the price. I won’t go again

Multiple options for meals. View of golf course from patio was exceptional. Access to everything was walkable or a short cart ride, provided by the resort. Shuttles to Busch Gardens and Water Country to keep your personal vehicle on the property.

The property is pretty with its views of the James River and staff were excellent, but dining options are limited, and the property and rooms needed a facelift. Everything was worn and dated outside of the main lobby. It’s probably great for golf or tennis but the pools are due for repair. The fitness center is beautiful and massive. Restaurants are often not open on Mondays and Tuesdays. One has to pay a resort fee which is fine but then if you want to use the jet skis, the paddle boards, or kayaks, those were extra and pricey for the amount of time you got. Did not get to use the spa, but services seemed limited to massages, facials and nails, no body scrubs.

Beautiful grounds, gym and pools amazing. The Mill has perfect sandwiches for both breakfast and lunch. Coffee was overpriced though. Disappointed that there were no food options at the Gym pool as mentioned in website and the marina restaurant wasn’t open till later in the week. Overall great place!

While the amenities of the Kingsmill Resort are striving toward maximalism, the individual rooms suggest minimalism at best, with outdated decor, 2 towels per person for Friday through Sunday stay, empty shower shampoo dispenser, 6 coffee pods and 2 coffee cups with coffee maker that leaked all over the furniture, no microwave to reheat coffee or anything, ice bucket but ice delivery only upon request, no housekeeping services all weekend, 2 large bugs we smashed in the bathroom, over-crowded outdoor pool with no available seating, and a broken chain lock on the door. The amenities do offer a lovely golf course, a fitness center/spa, indoor pool, decent casual dining, and extremely nice staff! But to top it off, a $25 person per day “service” charge when we generously tipped staff for any and all services we received. Overall, we were disappointed in our “resort” experience at a cost of $350 per night, plus overpriced mostly average food. And bring your own water!

Lots of really nice facilities and activities all readily available to guests. Accomodations were spacious and nice (but bring your own coffee pot - weird krueger-type knock-off that doesn't fit a cup under drip space). Restaurants are decent. Grounds are absolutely beautiful. We had a wonderful, relaxing time!

This property was beautiful with gate access, great restaurants, a marina, wonderful views, an amazing gym, multiple pools. The staff at check in and check out so very nice and helpful. The room was perfect in building 18 clean & spacious for my family. Short distance to the theme park. We can not wait to return.

Room outdated with musty odor, stains on the white comforter, there were toys, deodorant, plastic bottles that we found under our beds, hair from previous guest, the lights in bathroom not all were working. Loud noisy machine that was in the closet. Very disappointing.

The beds and pillows were very comfortable. The room was clean, but we were there for 4 nights and housekeeping never came. We had to empty the trash into the dumpster outside. We called to get fresh towels and coffee and they did deliver within 30 minutes, but they didn't take the used towels. The faucet in the bathroom was broken and leaking from the bottom, and there was mold on the wall under the sink. Someone "fixed" the faucet when we brought it to their attention, but left caulk all over the sink and didn't clean up the mess. I'm not sure if they are having staffing issues, but general expectations for a high end resort were not met. We still enjoyed our visit, but were disappointed by the lack of general housekeeping and maintenance.

The property is quite dated. The pictures don’t really show how it looks today. There were broken and cracked things in the bathroom. Mirror was cracked and missing a piece in the corner. Around the tub there was a piece missing and a few other things. It also wasn’t the cleanest. Quite a few stains on the carpet and dusty under the bed.

Upon check in our condo was dusty, the fridge had food stains, the bathroom had random hairs left behind from the last guest. We were tired from a long drive and I ended up handling it myself with the cleaning supplies I brought from home, however for the rate we paid the housekeeping should have been much better.

Birthday weekend with my family, upon arrival I noticed right away the carpet had been cut in several spots. Sliding door did not lock. Used bottle of lotion in the bathroom. Curtains stained. Very disappointing after the amount of money the room cost and resort fees on top of everything.

Staff and river pool was excellent! Room was not clean the mirror had a prior message from a guest and there was a used wash cloth in my tub. Found an old package of NyQuil on the floor under the bed. Sheets had old stains. The walkway needed to be swept and there was stuff in the gutters on top of door. The amenities are excellent but the rooms are in desperate need of upkeep and upgrading. The bed felt like sleeping on a brick.

Checked into room 1071 in building 18 and the condition of the room was absolutely horrible and dirty. The room was not cleaned and smelled like smoke.

There was no telephone service or microwave ovens on the property. However, I did like the big-screen television, and the shower pressure was great. The lotions provided were also sufficient, as were towels and clothes.

A beautiful property, well maintained. We stayed for 2 nights, midweek, to celebrate our anniversary. Our room was just fine, very clean & spacious. Bathtub/shower had 3 tiny rust spots on the surface, but certainly didn’t bother us. We enjoyed using the indoor heated pool & whirlpool, plus the huge exercise room with dozens of equipment choices. We ate at The Mill for 2 breakfasts & one lunch. Kind of expensive, but convenient. Coffee was delicious. We ate dinner at a restaurant in town in Williamsburg to celebrate our anniversary. A fun activity was kayaking on the James River for an hour, covered by the daily resort fee. The front desk staff was warm & welcoming. We’d recommend staying here!

Overall my wife and I had a good stay. We stayed in building 20, apt. 1183. We could hear noise on the otherside of the door so thin walls. Room is a bit small. Plenty of towels in bathroom . Outdoor furniture would have been great to sit on to look at golf course or at night just to chill but light is very dim at night and chairs were metal, so they were kind of rusty and dirty. Would be great if complex would keep some cushions on inside of room to use for outdoor chairs.

Property needs serious renovations especially with the prices that they charge. Beautiful grounds but rooms are dated and not very clean

Shocked that the hotel rooms were all individual buildings with 6 units. Ours actually did face the water and perfect view as its winter and all foliage is off the trees. Get the Delux King and triple check which unit and research which direction it faces.

View of the property was terrible and was nothing like advertised. People staying above my room made noise all night while trying to sleep. Furniture and fixtures in the room are outdated and damaged. Carpet looks nasty and needs to be replaced. Poor lighting at night time and difficult to see certain areas on the map, such as places to get ice. Overall, not worth the money spent.

We stayed in room 1091, building 19. For $400 per night, it was underwhelming. The place needs a major facelift and our room smelled like smoke or must, or something old. Carpet was dirty, cabinet in the kitchen was falling apart, and baby birds have taken up in the chimney which kept us up all night. This place is also not walkable which took me by surprise. If you think you can just stroll over to the pool, you are wrong. You have to call for a golf cart to take you places. The carts were relatively fast but just plan on tipping the entire day. Overall, the price is a bit outrageous for the condition of the rooms.

I was expecting more from the room accommodations, because of the price. The restaurant was very nice with excellent service. Pricey as to be expected. However, the room was really dated and mediocre. Almost had a dingy feel. It had two landline phones, one even in the bathroom (lol), and neither worked. I drove around to 3 different locations to find ice, bc 2 out of the 3 machines were broken. The only reason I’d stay here again is if I got a really good deal. The rooms really need some updating.

We were a bit disappointed with our stay. The hotel is very expensive. The phones weren’t working. No room service. No automatic room cleaning. Cleaning staff knocked on our door four times on day of check out. No one thing was super problematic, but the experience did not match the price.

The only "cons": no ice machines were working on site and all the pool guests were complaining that nobody's key worked for the door (ours didn't work either). The staff (and other guests), however, were so nice . There wasn't a single staff member that we encountered that was anything short of pleasant.

We checked in at 1pm. We were given a substandard room that still had handyman’s corking still in bathroom tub and floors. Room very small and not clean. Had to pay $800 dollars more to get an upgraded room and had to wait almost 6hours for this new room and was told all other rooms had to be done first. This was way past check in time. Very inconvenient and man at desk very uncaring!

Property is beautiful. The River Pool is Great..slushies are delicious (mix Mango and Passion Fruit), my husband enjoyed his drinks, and the Lazy River was relaxing!! The room was a little dated but decent. We enjoyed our stay. The staff was super attentive!!

While the end of our trip resulted in a more enjoyable experience the beginning was certainly less than expected. The photos listed for the property and for the rooms listed, they were not nearly as nice, clean, or appealing. The first room we were placed in had a mildew scent, was cramped, had a horrible view, the tub was not clean, it was nothing like the photos listed. The second room we were upgraded to was much nicer, was definitely more like the photograph we saw on the site. However, we couldn't get into our room because the door wouldn't unlock with our keys only the master copy. This resulted in us waiting 1.5 hours before getting settled in and thankfully they were gracious enough to upgrade us a second time. Our final room was much nicer, roomy, and very relaxing. We did have some issues with the upstairs visitors stomping all night long, waking us up at 3 AM continuously causing our pup to bark. The pool/hot tub situation was quite disappointing due to the fact that other guests, (not so much the accommodations). There were people with alcohol, diving in 3ft of water, children jumping in the hot tub, someone peeing in the hot tub on purpose, etc. The property is beautiful, unfortunately, we didn't explore it as much, but we did enjoy our overall stay on Saturday and Sunday. I am very grateful for the way the staff took the time to accommodate us and ensure we had an enjoyable stay.

Customer service was terrible. We had requested a quite room. They picked us a room with tennis courts right behind our balcony. When asked for a different room they assured us that tennis courts would be closed during our stay. The next morning we were waken up at 8 am by tennis players. When I complained to front desk about people in front desk lied the day before the manager named Justin said the next time you book a room with us make sure to book a delux room. He didn't even apologize that their staff lied. Never going back.

The front desk staff were very friendly and helpful, especially Jennifer. She was so accommodating and kind! We stayed in building 4. The room was amazing! Very comfortable and clean. Thank you all for a wonderful weekend getaway!

We had a lovely meal at the Eagle Golf course dining room. Food was very good and outdoor atmosphere was beautiful. The morning Mill breakfast spot was a truly horrible experience. The staff was rude, obnoxious, indifferent. Waited way too long for a cold burnt breakfast sandwich that was inedible. Just to get drinks was an ordeal. Whenever we inquired about our food (three times) we were told they were only two people. We watched groups of people come and go with their food and our was nowhere to be seen. Our group was small.. three coffees and three simple breakfast sandwiches. When sandwiches arrived, one was burnt and cold, another cold and third was forgotten. What a way to ruin the start of a vacation day.

Kingsmill Resort was much better than I expected. It was right next to Busch Gardens and has a lot of dining options just outside the gates. Beautiful resort with picturesque views everywhere you look. I will be back in the fall with the family to play golf. The course looked amazing! It looked to be in great shape and l loved the hilly/mountainous appeal. A lot different than here in Florida! We had a 1 br condo which overlooked a pond. We saw many deer and Turkeys. Condo was great! The only downside was the bugs. Some spiders and many moths like to slip in when you open the doors. Especially, the balcony door. This place is great for families. The kids loved the 3 pools, especially the one with the slide and lazy river overlooking the river. BA spa and gym too. We will definitely be back later this year!

This resort looks good on the website but it’s a lot of overpriced accommodations and a lot of walking to get to anywhere. There is no access to the pools without walking up hills and no where to park. I’ve stayed at several resorts in Williamsburg that are so much better for the price. I won’t go again

While the pictures portrayed it as amazing, the reality upon arrival was quite different—the place exuded a retirement community vibe. The staff was very friendly, and the cleanliness was commendable. However, the rooms are in need of renovation. Additionally, getting around requires driving, and the pool and restaurants are not conveniently located near the rooms.

Spa services were amazing! Food at James Landing Grill was AWFUL! Lobster roll was made of artificial lobster that was inedible and the Chilean Sea Bass special was drowned in oil and not good! I’m sorry I paid for it! Was the worst meal I’ve ever had! Was extremely disappointed as this was our first meal upon arriving and did not eat at the resort afterwards.

The resort was a great experience. Very clean rooms, and the grounds are kept well. The breakfast food was very subpar especially with price. We were not impressed by that. But the location is great for the Busch Garden Christmastown experience for our family. I would definitely recommend staying and would be back.

We had a condo and enjoyed it very much. We could tell that the condos were built some time ago, however. They are showing their age and some of the kitchen amenities were rather old fashioned. We enjoyed The Mill. It was convenient and well stocked with many yummy provisions. The restaurant near the proshop was very good and we had 2 good meals there. The restaurant at the marina was not so good. They closed early on the night we arrived because of lack of business so we had to go to the one next to the proshop thank goodness!. The meal that we did have at the one at the marina 2 nights later was not good, Oysters on the half shell were warm and slimmy. The fried calamari was good, but the crab cake was poorly done. The shrimp tacos were OK. The bar staff at both restaurants were outstanding. We played the River Course on Friday afternoon, 10/4. Excellent layout, but maintenance left a lot to be desired. The staff in the Proshop were not helpful. KingsMill is a beautiful property. Getting back to basics should be a high priority.

The property is pretty with its views of the James River and staff were excellent, but dining options are limited, and the property and rooms needed a facelift. Restaurants are often not open on Mondays and Tuesdays. One has to pay a resort fee which is fine but then if you want to use the jet skis, the paddle boards, or kayaks, those were extra and pricey for the amount of time you got. Did not get to use the spa, but services seemed limited to massages, facials and nails, no body scrubs.

Disappointed that there were no food options at the Gym pool as mentioned in website and the marina restaurant wasn’t open till later in the week. Overall great place!

My husband and I spent a few nights here for our 10 year anniversary. The resort was great. We enjoyed being able to walk to everything we needed, the dining options, and the pool behind the spa. The river pool was a bit too crowded with children for us so we stayed away from that. The Mill was a great place for breakfast and lunch, and we enjoyed dinner at The James River Grille twice. Great food, great service and live music one night. The room could have been a bit cleaner in my opinion. We had a single king room. There were a few stains on the comforter, stuff left under the bed, a very loud air vent, and was missing simple touches like complimentary water for the coffee maker. Overall, we would recommend the resort. All the amenities made it worth it!

Lots of really nice facilities and activities all readily available to guests. Accomodations were spacious and nice (but bring your own coffee pot - weird krueger-type knock-off that doesn't fit a cup under drip space). Restaurants are decent. Grounds are absolutely beautiful. We had a wonderful, relaxing time!

We had a lovely meal at the Eagle Golf course dining room. Food was very good and outdoor atmosphere was beautiful. The morning Mill breakfast spot was a truly horrible experience. The staff was rude, obnoxious, indifferent. Waited way too long for a cold burnt breakfast sandwich that was inedible. Just to get drinks was an ordeal. Whenever we inquired about our food (three times) we were told they were only two people. We watched groups of people come and go with their food and our was nowhere to be seen. Our group was small.. three coffees and three simple breakfast sandwiches. When sandwiches arrived, one was burnt and cold, another cold and third was forgotten. What a way to ruin the start of a vacation day.

This place is super gorgeous and fun, but it does need some upgrades. The condo we stayed in was very small (double beds) and we could hear both the dog and the conversation in the next room over. It didn't really feel private, and the dog was super annoying because it barked or whined extensively during the day and at night. I called/texted the concierge, but they wanted me to figure out which room it was instead of looking on their own map. I complied, but it wasn't easy for me to figure out which condo it was because the layout was odd. The concierge was polite, but he didn't seem to care that this was affecting our stay. (If a Pro Golfer were staying there and complained about noise, I'm pretty sure they wouldn't ask them to check the property and figure it out.) Things like ice and beverages weren't easily accessible due to the condo layout. The lobby was beautiful, but the shop inside was closed by 9pm. The rooms need new carpet and upgrading and the mattresses felt cheap. The pools and gym were all amazing.

The room was tired and outdated with many things that needed to be upgraded. The staff are not in sync with each other. One person would tell us one thing and someone else would tell us something different. The onside golf carts are not available to help get people around. There isn’t parking available everywhere for vehicles. There are not any basketball courts, even though it is advertised that they do have them.
