Loved being right on the beach and having a pool right outside the rooms. Would’ve given 5 stars if they had more food options on site. They used to have a grill at the beach bar but no longer have that, only overpriced grab and go sandwich options. Also be aware that they automatically charge a 20% gratuity to all purchases whether it be a drink at the bar or grab and go sandwich.

Great location but not worth the money. I have stayed here before. July 4th weekend and the office was not opened - needed to checkin at hotel nextdoor. Chairs in room were horrible. Outside hotel door they no longer have chairs to sit an look at the ocean. Additional fees charged when checking in.

The information received about the resort was deceiving. There was no indication the the music was 2 miles down the street at a sister site. The beach bar at our location closed at 4 so you had to walk to the sisterhotel next door for drinks on the beach after that. The dining was not as expected ad the breakfast buffet was less than expected and cost a lot more than expected for the options available. Check-in was next door, not at the hotel and took over 20 minutes. There was no indication on the website about a $25.00 a night parking fee. I would look for a different place next time I wanted to stay on the beach.

The property is right on the beach making the location perfect. The pool was a good option as the ocean was freezing. The indoor pool isn’t heated but a good option if the weather isn’t great. The rooms are basic, nothing fancy. There are ants but assume that’s due to the location and not from the room being unclean. If you have any difficulty at all with stairs make sure to request a room on the first floor. Parking is not included and is charged on site in addition to room costs. It’s $25/day. There’s restaurants on site but they close early. Anything else is a min 10+ min drive. If you want a quiet room to sit out on the balcony and enjoy the view don’t get a room facing the pool as it’s crowded and loud.

Many of the rooms are a parking lot view. Rooms are not cleaned daily only fresh towels, so try to be careful not to track sand into your room. Our room had a broken door the entire time, so it was kind of a pain. Asked to switch rooms as soon as we checked in. We were denied. Staff is friendly and you get to use facilities of the Blue Water Resort next door, so that was nice.

We booked an ocean view room and ended up on the second floor. Was hoping for a first floor room and didn’t realize there was a second floor options as well when we booked otherwise would have specified we wanted a first floor room. The pools are clean but a little dated, the indoor pool deck was rocky and hurt our feet and crumbling under our feet and there was literal moss growing on the indoor pool deck. Otherwise we loved the easy access to the beach, staff were really friendly. It was quiet and serene but we went in late September and didn’t realize almost everything was already closed for the season. The hotel had like 3-4 bars/restaurants but they were almost all closed for the season or severely limited hours. Our hotel room was fairly clean but the bathroom wasn’t great - the shower was stained and not clean and there was about an inch of dust on the screen in the bathroom window. Also no fans in the bathroom which wasn’t ideal since humidity was at 92%. Overall the staff was very kind and helpful when we needed anything. Parking was right next to our room. Beautiful views and aesthetics but the cleanliness and state of the public areas left something to be desired. Would go to South Yarmouth again but probably would try a different hotel. It’s just a short drive into the main streets with restaurants and shops but again most of them were closed this time of year. Loved the quiet and serene nature of the location of the hotel.

You have to park at the sister hotel to check in and then drive to this particular resort. It was clean but cleaners did not come in much while we were gone. Truly best to come when it’s hot out and you can enjoy being outside on the beach. As the property was beautiful for pool and beach. The room its self was so so.

All the staff throughout our experience were friendly and helpful. The beach is well maintained and the resort does a good job of keeping up with a clean supply of towels for the indoor and outdoor pools. The downside for us was the prices and condition of the rooms. We realize staying at a beachfront resort on Cape Cod comes at a cost, but everything adds up. They charge you to park at the resort you paid to stay at. Breakfast for 2 adults and 2 kids (age 11) was over $75. One alcoholic mixed beverage from the beach bar was over $20 in a small disposable cup. We did get a room with King size bed and 2 bunks, which was a great option and worked out well for us. But the room could have used some attention. The mattress was uncomfortable, the sheets had a dark stain and the pillow cases had yellow stains on them that were very noticeable. There were multiple flies that had been squished on the wall and not cleaned. We are not ones to complain. We made due and pillow cases were replaced when we saw the housekeepers. But for the price of the room we were expecting it to be clean. The resort itself, while a bit older, is great for families. Our kids enjoyed the indoor pool, heated outdoor pool, grassy areas and the large open beach. Overall it’s a nice place. Hopefully they can make some improvements to make it worth the cost and create more reasonable menu prices.

Can’t beat the location especially the beach access. The room size was and furnishings were great. The not so great was the noise .. we stayed on the first floor and the pounding noise from the floor above was insane .. we could not sleep! If I were to stay there again I would definitely ask for 2nd floor way to much money to spend and not be able to sleep.

Our room was very damp-smelled a little like mildew. The rug was damp and so was everything in the room. The beds were awful-you sank into the middle of it when you got in. The property was nice-very convenient with the beach and pool. I’ve stayed at rhe Blue Water and Red jacket. The Riveria is my least favorite and definitely needs an upgrade. The staff are great and very nice.

There was NO wifi in the room and only LUKEWARM water in the bathroom. When we checked in, we were told the wifi would be worked on the next day. We were told each day that it was being worked on. Later we read reviews of this hotel of many people stating that, though advertised, there was no wifi. We’re not sure it was ever being worked on. We stayed 3 nights. It was a large room. It included a table and two chairs. We had an ocean view which we loved. Though not every room has an ocean view, the hotel is on the beach. The beds were not pillow top but were okay. There was a large tv. The sink was outside of the toilet. There were charging ports built into the bed which was convenient. We later learned that a company called Red Jackets owns Riviera and the resort next door. We do feel we should have been given a discount due to no wifi and lukewarm shower water. Beware!

Honestly, every was great except for the air conditioning. It’s very old and didn’t work well. It was even that hot while we were there, average of 80 degrees. The thing never stopped running because it couldn’t get the room to 72 degrees.

Day before we arrive they send message stating no use of facilities before 1pm 1 reason we booked. Upon arrival we are hot with a $25 parking fee that was not mentioned when reserving. Then a $50 hold on credit card. We requested second floor and they put us on first, kids running around above us until 10:30. Why wouldn’t you put families on first floor??? Sliding door was stuck and I almost threw my back out opening it and then the screen door kept falling off. Never supplied us with a WiFi password. We’ve stayed there a few times and it will be our last. I was very generous with my 3 star review. Only because the beach was great. Oh pool was sandy and slimy.
Day before we arrive they send message stating no use of facilities before 1pm 1 reason we booked. Upon arrival we are hot with a $25 parking fee that was not mentioned when reserving. Then a $50 hold on credit card. We requested second floor and they put us on first, kids running around above us until 10:30. Why wouldn’t you put families on first floor??? Sliding door was stuck and I almost threw my back out opening it and then the screen door kept falling off. Never supplied us with a WiFi password. We’ve stayed there a few times and it will be our last. I was very generous with my 3 star review. Only because the beach was great. Oh pool was sandy and slimy.

We enjoyed our stay at this resort overall as a family of 5 with 3 children. The pool and beach were the best features. The hotel had kid friendly activities, they had a pirate show that was quite entertaining while we were there. Now for the cons, no table big enough for our family to sit down and eat in our room. Barely any tv channels and no ability to hook up to netflix or other tv apps. Poor quality keurig for ciffee in the room and poor quality beach towels. Also the toilet paper holder was broken in our room. For the price these small things being fixed would have made my stay more enjoyable. Overall would recommend!

You cannot beat being right on the ocean, and the staff kept the beach pristine! The resort is also centrally located on Cape Cod, so it made getting around easy. Absolutely beautiful grounds, and the king bunk bed unit we had was perfect for our family. The bunks almost made it like the kids had their "own room" to go to. Very friendly and helpful staff. Wonderful dining options nearby that delivered.

Why are there no microwaves?! The refrigerator was small and didn’t have a freezer. If you are at a resort for a few days, you go out for meals and have leftovers that go in the fridge and microwave, you couldn’t do that here. The beds had indents and you could feel a ridge in the middle of the them. There were no mats at the front door to get sand off your feet which left sand all over the tile floor. Had to use towels as throw rugs. Asked the front desk to FREEZE my cold pack for my cooler and they put it in the fridge, no help at all. Great location, fabulous beach, outdoor pool was heated and very nice.

If I am paying so much for the place I don’t want Beach staff to ration skimpy beach towels for me. And be extremely rude. Also I recommend on bunk bed ladder needs to be rethought. It is not convenient since it is too vertical. Otherwise love the place as we go every year to this chain.

The help was generally not from the USA especially at the front desk and perhaps a bit of a language barrier and lack of customer service training. I had to ask for an ironing board 3 times before they finally brought it. I left a jacket in my room I immediately called and they found the jacket. I emailed the instructions where to send on the 17th. Whomever took the info dropped the ball

Many of the rooms are a parking lot view. Rooms are not cleaned daily only fresh towels, so try to be careful not to track sand into your room. Our room had a broken door the entire time, so it was kind of a pain. Asked to switch rooms as soon as we checked in. We were denied. Staff is friendly and you get to use facilities of the Blue Water Resort next door, so that was nice.

Despite a great location, this is a 3 star resort at best. For a holiday weekend in October, the restaurant was closed and there was no front desk. Check in was down the street at another resort. The $50 resort fee was a surprise and not specified when booking. Cleanliness was satisfactory.

Location & room tastefully decorated. There was a stain down the side of the bed, indicating the mattress cover was not changed, and the skirt wasn’t changed, which should be checked before new guest checks in. I asked for it to be fixed. We came back later that day it was not fixed and the ceiling was leaking this morning before we checked out. The entire floor was wet, luckily we didn’t slip and fall.

Property looks great since the renovations. Ypu can tell they are still tweaking some things. Riviera lobby isn’t open. You have to go next door to the Blue Water. It was extremely difficult to get in touch with the front desk. All published numbers go to the reservations department off-site. Dialing zero from the room phone didn’t wprk either. Housekeeping woke us up two mornings in a row despite having our “do not disturb” sign on door.

Access to the beach was great and the room was cute. The pools (indoor/outdoor) were also great. We enjoyed the beach bar and cafe on site. The daily kid’s activities were awesome. The main thing that was a negative for this resort was the housekeeping. It was disappointing that I had to make our beds the entire stay (housekeeping never did it). Housekeeping never gave us enough fresh towels, and I had to take beach towels from the pool area for my family to have clean towels to shower with. I had to ask for housekeeping to take out our garbage 2 out of the 3 days and they did not replenish our coffee pods, cups, and waters unless I contacted the front desk. Even when I did contact the front desk one day, they told me housekeeping would be there shortly and never showed up. The floors were never swept or vacuumed during our entire stay. For the price you pay to stay there, good housekeeping should be an essential.

We booked an ocean view room and ended up on the second floor. Was hoping for a first floor room and didn’t realize there was a second floor options as well when we booked otherwise would have specified we wanted a first floor room. The pools are clean but a little dated, the indoor pool deck was rocky and hurt our feet and crumbling under our feet and there was literal moss growing on the indoor pool deck. Otherwise we loved the easy access to the beach, staff were really friendly. It was quiet and serene but we went in late September and didn’t realize almost everything was already closed for the season. The hotel had like 3-4 bars/restaurants but they were almost all closed for the season or severely limited hours. Our hotel room was fairly clean but the bathroom wasn’t great - the shower was stained and not clean and there was about an inch of dust on the screen in the bathroom window. Also no fans in the bathroom which wasn’t ideal since humidity was at 92%. Overall the staff was very kind and helpful when we needed anything. Parking was right next to our room. Beautiful views and aesthetics but the cleanliness and state of the public areas left something to be desired. Would go to South Yarmouth again but probably would try a different hotel. It’s just a short drive into the main streets with restaurants and shops but again most of them were closed this time of year. Loved the quiet and serene nature of the location of the hotel.

Staff and resort itself was nice… but were very disappointed in the amount we were charged for a continental style buffet breakfast- 4 choices (3 if you’re a vegetarian) $18pp and a cup of coffee another $4pp… We were actually very surprised to hear they’d be charging us at all, most hotels offer that kind of breakfast for no extra charge. We paid less at the popular diner in town for two very good a la carte breakfasts. Then $25 per night for parking… a lot of unnecessary extra charges. Overall we left feeling pretty overcharged for what we got.

Nothing was open and a Ruben and pre made salad with no protien with two cans of water was $50! Staff was pretty much clueless had to have room keys made twice to get in our room all except for beach guys and the one cleaner who gave us towels but there was old washcloths hanging on our shower rod and the one floor mat was soaked from previous guests… when I was charged the parking fee and incidental fee they also added a “bottle of bubbly” never received it had to go to front desk to reverse charges the ocean bar never opened for drinks it was a very big let down for two very expensive nights we will not be back

Mixed feelings about our recent stay. The location was great, right on the beach. The pool is perfect for kids with a wading area and shallow end. There are beach loungers with umbrellas free of charge. The pool bar was nice for drinks and lunch. Dining options on the resort are VERY limited. There are a lot of restaurants listed on the website with menus but they don’t actually exist. There is 1 dinner option at the blue water. Breakfast was fair and cost $18 for the Buffett but it was very limited. There was one restaurant called Skippers that was a 10 min walk (highly recommend). Otherwise, all other food options are driving distance. The restaurants close early so if you want something you have to go early. Also, there is nowhere else to get water since some of the vending machines didn’t work. There also wasn’t an option to get snacks of any kind for the kids so we had to get groceries delivered. We stayed in a pool view room and could see the ocean. We had a patio which was nice. The rooms are dated and smelled a little musty and the patio doors are really hard to open. We also found some bugs in our room. If you have kids this is a good place to stay just come prepared with food/drinks/water and beach toys. Or if you have a car you can easily drive and get necessary items.

We have been coming here for years. It has changed and getting checked in at the different hotel was inconvenient. We also wanted a pool view and the room was too far from the pool and I had asked a few times for a pool view. Room was clean but they did not clean the next day. I had to call for towels refresh. Breakfast on the go was the only option and that was disappointing since they advertise breakfast on site.

The bed was good staff ok not to friendly breakfast expensive 56.00 for a bagel and a omelette really 2 coffees . There were bugs on the wall going down the stairs to main level really for 450 a night that should be happening . Loved that it was I. The beach drinks also very expensive but it’s vacation but to much . Only 1 place for dinner skippers !!!!!! Wouldn’t go back to this area ….

Perfect stay in Cape Cod! Loved the cute hotel, the pool, hot tub, room and clean comfortable beds - but the location was awesome! The soft sandy beach and ocean waves, beach chairs, sun, and long walk on the beach was just what I needed. Wish our stay was longer, but maybe next year. Definitely recommend.

I loved my stay here. The grounds were beautiful with flowers and different shrubbery throughout. Room was spacious, good one cup coffee maker with Green Mountain coffee provided. Fairly good size mini fridge that held quite a bit. Off-season but they were still lots of lounge chairs available on the beach. Pool was beautiful to sit by, weather didn’t cooperate for a warm enough temperatures. Staff very helpful and friendly. I would definitely stay here again, but definitely not in season as I heard it is overrun with kids. The beach is long to provide great walking area.
I loved my stay here. The grounds were beautiful with flowers and different shrubbery throughout. Room was spacious, good one cup coffee maker with Green Mountain coffee provided. Fairly good size mini fridge that held quite a bit. Off-season but they were still lots of lounge chairs available on the beach. Pool was beautiful to sit by, weather didn’t cooperate for a warm enough temperatures. Staff very helpful and friendly. I would definitely stay here again, but definitely not in season as I heard it is overrun with kids. The beach is long to provide great walking area.

Nice hotel, clean rooms. Pools (indoor and outdoor) were well maintained though weren't heated. Hot tub was nice though. Access to beach was wonderful.
