This was a very nice place and the staff was wonderful, aside from some stinginess over toilet paper on the housekeepers part, and we thoroughly enjoyed our stay. The reakfast was very good. They have no parking at all so this might be a consideration for some.

Wij logeerden 2 nachten in dit prachtige hotel. Onze kamer was voldoende groot voor 4 personen en heel mooi ingericht. Kleinschalig, rustig en toch dichtbij het centrum. De ideale uitvalsbasis voor een bezoekje aan verschillende cenotes (Oxman, Zaci,…) en Chichen Itza. In het centrum waren er voldoende lekkere en charmante restaurants aanwezig. Ook de aangrenzende (koffie)bar is een aanrader. Als we al een puntje van kritiek kunnen geven, dan is het de lengte van het zetelbed. Onze dochter is 1m75 en het bed was helaas niet lang genoeg (maar voor 2 nachten zeker wel doenbaar😉). Zelf zou ik hotelgasten ook voorzien van een extra 2de rol toiletpapier.

We enjoyed our stay at Los Frailes. The room was very large and spacious and nicely set. The interior yard with the pool is very nice as well. Location is exceptional - best part of town.

The Breakfast did not have a lot of options but was tasty. There was a coffee shop open all day located at the entrance of the hotel. All the staff we encountered were so helpful and friendly. The area was very beautiful, walkable and felt safe. Room was spacious, clean, comfortable, had great water pressure in the bathroom, and air conditioning worked great. Great restaurants nearby. I would definitely stay at this hotel again if I was in the area.

New hotel, opened December 1st. While there are still some renovations, the hotel was very well presented, staff was courteous & helpful. The Signature room was spacious for 3 of us (1 child). Location was right across the Bernardino convent - lots of activities available at this time of year.

Staff very helpful. Jacuzzi room was nice. Updating suggested in pool area as wood of deck deteriorated. Jacuzzi room needed dusting as cobwebs on headboard. If you can sleep with barking dogs on and off at night this is a good place to be. We were allowed to go up on terrace to listen concert of Julieta Venegas and we very appreciative of this added plus as there were tons of fans in concert grounds. Location is close to restaurants. Thanks to everyone who made our stay enjoyable!

Incredible experience. The staff went above and beyond to make our stay a beautiful experience. Room was amazing and there were plenty of vegan dining options within a block of walking. Also, the premises had a cafe that had plenty of vegan milk and vegan food options. They had an amazing spa service who went above and beyond to provide service after regular hours even.

We loved our stay at Los Frailes. The staff was so friendly and helpful. The a/c was not working well in our room and they did not hesitate and switched us to another room. The room was immaculate and the location was perfect. Really cute hotel, brand new.

Clean room, super spacious & comfortable. We stayed during the week so I don’t think it was as loud nearby as it may be on the weekends. Our shower didn’t get super hot all the time but other than that we had zero issues.

The staff were extremely friendly and welcoming — they helped us with our luggage and took the time to explain the room details, which we really appreciated. The room itself was spacious and generally clean, and we especially liked the private little courtyard where we could sit and enjoy coffee. The balcony facing the inner yard with a hammock was a lovely touch and made the space feel relaxing and unique. The main downside was the bedding cleanliness — we noticed visible stains on the pillows and sheets, which affected our comfort. It was also a bit noisy before 11 pm. If the hotel improves the bedding quality and noise control, the overall experience would be excellent.

Only stayed one night but was very pleased with our stay. There was some distant noise from a nearby club and the birds in the morning but we were provided ear plugs that we didn’t end up needing. Location was great . Property was beautiful and clean. Check in/out was quick and smooth. Breakfast at Mariapura Cafe was amazing!

Wonderful stay at the Frater Yucatan! My wife and I packed in a lot during a short trip and the hotel was the perfect place to unwind due to its comfort, beauty and hospitality. We cannot say enough about the staff, who went above and beyond to make our visit comfortable. Both David and Julie especially took care of our hotel needs while offering valuable travel tips and most importantly a sincere friendliness that made us feel welcome. Wonderful stay at the Frater Yucatan! My wife and I packed in a lot during a short trip and the hotel was the perfect place to unwind due to its comfort, beauty and hospitality. We cannot say enough about the staff, who went above and beyond to make our visit comfortable. Both David and Julie especially took care of our hotel needs while offering valuable travel tips and most importantly a sincere friendliness that made us feel welcome. Also the hotel was in a great area to enjoy a charming city and we had no problem finding parking.

The Breakfast did not have a lot of options but was tasty. There was a coffee shop open all day located at the entrance of the hotel. All the staff we encountered were so helpful and friendly. The area was very beautiful, walkable and felt safe. Room was spacious, clean, comfortable, had great water pressure in the bathroom, and air conditioning worked great. Great restaurants nearby. I would definitely stay at this hotel again if I was in the area.

We loved our stay at Los Frailes. The staff was so friendly and helpful. The a/c was not working well in our room and they did not hesitate and switched us to another room. The room was immaculate and the location was perfect. Really cute hotel, brand new.

From the moment we checked in, the receptionist was unfriendly. The lock on the balcony window in the room we were initially assigned was broken, allowing anyone to enter. We requested assistance, but instead of offering to change to a different room, they offered to repair it. After an hour, they told us the repairman would take a long time to fix it, and assigned us a different room. They initially offered us a downgraded room, and only when we told them we didn't want that did they give us a room of the same standard. The room we received smelled awfully moldy. We wanted to leave immediately, but since we'd already paid for three nights and four days, and HOTELS.COM doesn't allow cancellations, we're considering forfeiting our money and moving to another hotel.

The staff were extremely friendly and welcoming — they helped us with our luggage and took the time to explain the room details, which we really appreciated. New hotel, opened December 1st. While there are still some renovations, the hotel was very well presented, staff was courteous & helpful. The Signature room was spacious for 3 of us (1 child). Location was right across the Bernardino convent - lots of activities available at this time of year.

This was a very nice place and the staff was wonderful, aside from some stinginess over toilet paper on the housekeepers part, and we thoroughly enjoyed our stay. The reakfast was very good. They have no parking at all so this might be a consideration for some.

Wij logeerden 2 nachten in dit prachtige hotel. Onze kamer was voldoende groot voor 4 personen en heel mooi ingericht. Kleinschalig, rustig en toch dichtbij het centrum. De ideale uitvalsbasis voor een bezoekje aan verschillende cenotes (Oxman, Zaci,…) en Chichen Itza. In het centrum waren er voldoende lekkere en charmante restaurants aanwezig. Ook de aangrenzende (koffie)bar is een aanrader. Als we al een puntje van kritiek kunnen geven, dan is het de lengte van het zetelbed. Onze dochter is 1m75 en het bed was helaas niet lang genoeg (maar voor 2 nachten zeker wel doenbaar😉). Zelf zou ik hotelgasten ook voorzien van een extra 2de rol toiletpapier.

Incredible experience. The staff went above and beyond to make our stay a beautiful experience. Room was amazing and there were plenty of vegan dining options within a block of walking. Also, the premises had a cafe that had plenty of vegan milk and vegan food options. They had an amazing spa service who went above and beyond to provide service after regular hours even.

Only stayed one night but was very pleased with our stay. There was some distant noise from a nearby club and the birds in the morning but we were provided ear plugs that we didn’t end up needing. Location was great . Property was beautiful and clean. Check in/out was quick and smooth. Breakfast at Mariapura Cafe was amazing!

Funcionários atenciosos e educados, instalações bem novas, bonitas, aconchegantes e limpas no geral. Apenas a banheira, que já estava cheia quando chegamos, não estava totalmente limpa. A localização é excelente. Não tem café da manhã mas há dois locais muito próximos que oferecem, o que está no mesmo prédio do hotel é muito bom e tem preços justos. Recomendo.

This is our second stay in two years. We came back to celebrate our wedding anniversary with them. Place is clean, rooms were bright and sunny with two balconies. Staff is super friendly and attentive. They communicate through Whatsapp should you need to contact the front desk, as there's no phone in the room. Request were fulfilled promptly. This was overall an excellent stay. The hotel is right across from the valladolid sign, the convent and the nice pedestrian street Calle Frailes. Very walkable, lots of nice shops and restaurants in the area. Please note, this location is right next door to the popular tourist attraction San Bernadino convent, which has events and music regularly scheduled at night until 10 pm . So if you're looking to go to bed and rest early be advised. They do however offer earplugs. They do not have an elevator so if you have large luggage you can request the staff to help you. If there's disability issues maybe ask for a room on the ground floor. We will be staying with them again if we're back in Valladolid next time. Thanks for a great time!
