Very little parking available, very hot rooms, small rooms, not enough room for luggage. No amenities, coffee only 1 of the 3 days we stayed. Good locations, available buses. Close to Portabella Beach.

Parking was good, especially in a crowded city, it was nice to have a private lot to use

Overpriced and underwhelming, small room had problems locking doors. No parking available on-site only 3 parks for 20 rooms and needed to park on street. Noise from other rooms consistently both next door and above us. Breakfast room was storage room for extra bedding and not inviting and their was no breakfast available.

Unfortunately, the place is a construction site with extensions being built on both sides of the main house. The room itself was a bit cold but the owner kindly provided an electric oil heater which helped a lot. Parking on the site is possible but limited with a better option for parking across the road at Portobello High School. On the plus side, you can leave the car and use the bus service,very convenient 10 minutes to town centre.

Interior facilities were in a new addition. Showers were nice. Easy access to bus. Rooms were small for the price paid. Photos of dining room and parking did not represent what was available on site. The exterior of the site was not clean due to construction.

Host friendly when we arrived. No parking - only had 3 cars on front. Could park our car for free across the road. Believe was a school car park. We entered the building from a side door to the new part of the building. On entrance was tea/coffee making facilities for all of the room (think 6 rooms?)Room new, modern and well decorated including bathroom. Room (20) not huge but adequate for 2 nights. Was at the front of the building so had to shut the window in the early hours because of traffic noise. Bus stop very close and easy to get into Edinburgh. I would book again.

There was enough space for a familiy with 2 kids. The showee was in a good condition. Unfortunately the garden was a construcrion area with a mess of staff.

Nice, newly renovated room tucked away in the back of the property. Still some construction happening, so there was mud along the walkway to the back door, but the owner put down a plastic tarp to help some. The bath facilities were modern and worked well. The location was right on the bus line, so it was easy to get into the downtown area via bus. The parking was a bit tight, but we were to leave the car and take the bus downtown.

The room was clean and comfortable, and much larger than we expected. Parking was tricky, but we made it work. The location was excellent and it was very easy to take the bus to the city center. The information regarding check-in on Hotels.com needs to be updated. There is no one at the desk, and the door is locked. There were no instructions given ahead of time, so we had to call. It all worked out though. There is a cold breakfast of cereal only, no hot food option.

We stayed in the family room, the toilet seat was broken and came off everytime we use the toilet, the toilet rail holder came off the wall when i tried to dry my hands and also the pole holding the shower head was loose an came down when trying to adjust the shower head height. Also upon arrive the property is obviously undergoing major renovations so the portaloo outside and the dug up front driveway were not expected and as we paid £210 for 1 night i would not recommend

Comfortable beds, very clean and freshly decorated. We were in the modern extension and there was real lack of soundproofing as we could hear our neighbours chatting etc. No one onsite which meant we didn't feel like we could ask for extra pillows when we realised in the evening that there was only one on one of the beds and we felt it too late to ask. Initially no hairdryer in room or tv remote control, staff were on site at the time dealing with check-ins and quickly rectified this but we later found remote was for a different make so tv still didn't work. Shared tea and coffee facilities (not in room) but downstairs and no teabags left on evening we arrived also no sink down there to fill kettle. Very limited parking but lots of places to park for free in surrounding side streets. Overall the place was clean and freshly decorated, the beds comfy and bathroom fresh and modern so for a night it was absolutely fine.

Everything was clean and tidy. We had a warm welcome by the host. The access to the city center is really easy by bus. The only little "problem" was that there was only one blanket and we are not used to it in Germany. But it seems to be normal here.

We had to pump the toilet lever 3 times to be able to flush. Nothing was professionally cleaned. The kettle had water in it when I tried to use. Not even a bottle of water offered. Checking in was stressful because we had to wait 15 min until the owner arrived. The property was under renovation and next morning they took the scaffolds down making so much noise since 7 am. We left the room at 10 am and they could have waited taking down the scaffolds at least after 9am. I complain ed it to the owner but his response was rude saying basically this is so cheap (we paid 92 pounds) and that is what you get…. Why Indo/paki motel people are so cheap and money hungry? No courtesy or gracefulness. That experience ruined our trip in Edniburgh!

Whilst the property was adequate for sleeping there was no daily cleaning as stated on website. Taps in bathroom difficult to turn on & off on bath. No email correspondence despite numerous questions asked. Electricity tripped out and was not repaired or residents advised. Price expensive for standard of accommodation

We stayed 5 nights in the Triple Room. Self-serve check-in. Given lockbox code to access building. PROS: (1) Bus stops close by. Multiple buses routes go to the city centre. (2) Grocery store 5 min walk. (3) The manager was friendly. We could contact him by phone, text or email. Note: We only saw him because he was helping another guest, who arrived late, with their luggage. CONS: (1) The photos of the Triple room are incorrect. There is no leather sofa in the room. Room is much smaller. The bathroom is tiny. (2) Repairs needed: No toilet paper holder. Light in the shower and wall lamp behind the single bed do not work. The label for the shower hot water switch is unreadable. (3) No consistent heat in the room. No thermostat. Heat was on for the first 3 nights but turned on at approx 8 pm and then turned off. The room was subsequently damp & cold. (4) The wardrobe contained ONLY 2 clothes hangers. (5) The single bed mattress is uncomfortable & has a dip in the centre. (6) Poor housekeeping services. There was no spare toilet paper roll and the shampoo gel dispenser was nearly empty. Even though our waste bin was brimming to the top with garbage, it was not emptied. (7) To use the kettle, you have put it on the floor to plug into the electrical outlet near the floor. (8) To use the hair dryer, you have to sit in a chair or lean over to use it because electrical outlet is near the floor. (9) No Mobile Key Entry and In-Room Safe amenities as advertised.

Easy to access, bustop right outside. It took 25 min to Edinburgh by bus. Our room (with private bathroom) was clean and nice. It was kind of thin walls though, we could all hear each other. We were only there for 3 nights, but we would recommend it!

The bathroom smelt musty shower too small, lucky we were all small. The tv didn't work even after reporting it nothing was done. The kettle wasn't near a plug socket so was dangerous sitting on floor and the milk/sugar wasn't replenished for our second night stay. Not enough hangers for three of us in room. And good bit on pricey side for what was on offer.

As usual for Edinburg Guest houses, the value for money was rather poor. Pros: spacious room, good beds, everything was clean. Cons: no parking space as stated in the booking, no breakfast (!!!), the bathroom was designed for disabled people, so the sink was much to low; teeth brushing wasn't possible for "normal"people.

Room 6 compares more to a broom cupboard than a small room. One electric socket, no working heating except the last evening of our stay, light was provided by a naked light bulb. The so called bathroom has no heating at all. It all felt very uncomfortable and not inviting.

The noise from adjoining rooms, common area and outside was frustrating, The room was small and no room for cases The TV only had movie streaming, no tv channels There was not enough car parking for the rooms and relied on stack parking who’s is not functional

The caretaker was very serviceminded and made the stay very pleasent.

There is no staff on the property. Make sure you have a fully charged phone before arriving, as you will need to call someone to discover your room # and how to get in. After getting in, the place is clean and comfortable. However, if you have questions or need anything...again, you have your phone only.

Very quiet. No staff on premises to answer any questions/direct so best to be prepared about your stay & do your research about transportation around the accommodation

Very good location for the price, not too far from the city center. Close to Portobello Beach. Clean. Nice bigh bathroom with a bathtub, not in the room as stated in the booking, which I did not mind as I only stayed one night. Would come back.

A nice affordable option for staying in Edinburgh. We stayed to visit the Edinburgh Tattoo and with a short Taxi ride to the city cente (roughly £10) we'd definitely stay again.

No running water to wash anything in the kitchen area. Grocery store not far away. Transit was easy to get into the city. Just took about 20 minutes or so depending on traffic. Overall good stay and great way to see a bit more of daily life outside of the busy city centre.

The guest house was amazing, quiet, and clean on the bus routes to into Edinburgh, there were a co-op and hot food options within walking distance also a beach not too far. The host amazing and attentive. I will definitely book again.

Their listing said daily housekeeping. We stayed for 3 nights and did not have any housekeeping. You can catch multiple busses right out front but there are limited options close by. There is a nice grocery store within a block. The majority of the closest restaurants are near the beach which is 15-20 min walk. The proximity to the beach is nice though.

It was nice to be away from the centre of Edinburgh. The room was cosy. It says on website that the rooms are sound proof, which it was not, but wasn't too much of an issue. We had room 5 so if you are sensitive to noise do not get this room. It was on the lower ground and right by the hallway entrance and door. Also, people parking in the carpark could literally look in the room although there are net curtains, but still. We heard lorries on the road at night. The bed was quite squeaky and the mattress squidgy. There was no breakfast but they had fruit and cereal bars available. Have your phone with you when you arrive as you will need to contact them to tell you which key to pick up from the hallway. It was okay for one night.

We enjoyed our stay there, the room was cozy, there was cereal and fruit to tied you over until you were out for breakfast. Buses were just out on the street, easy to take anywhere. Arthur's Seat and Portobello beach were very close to enjoy.

First off. No breakfast,room totally deserted tried 3 times over an hour knocked on doors no answer, place totally deserted. Needed advice on buses or trains on how to get into city centre and no- one or any leaflets or taxi numbers. Place is run from abroad I think. I’d advise you to look elsewhere

We were disappointed about the trip. the young girl was nice when we arrived and showed us where breakfast would be in the morning. She also told us that it was help yourself cereals and tea or coffee, which was all we would have wanted. Unfortunately, we could not get into the room, as couldn't other guests who were expecting the same breakfast. My wife called the number we had and go a curt man who she thought was aggressively rude. He told her that they was no breakfast include. Hotels.com websites shows photos of the "breakfast area", and if you ask the question, the AI bot tells you there is breakfast. Was it worth the money? No, it was just a small room. Not as good as described.

We were blinded by the photos on the Internet. The reality is completely different. For example, the rooms are small and don't even have a wardrobe. The breakfast room was completely different. Sparse, unloved. It had the charm of a storage room. See photos. We had a room on the street. The noise was very loud due to the busy street and the poorly insulated and old windows. There is no air conditioning... The accommodation seems like a detention center for travelers. You're completely on your own; you won't see anyone from the facility. If anything happens, you have a phone number. You had to take care of your own breakfast. There was instant coffee and tea, and ready-made porridge that you could make yourself. Even at an additional cost, no real breakfast was available The rooms are not made up. Upon request, a towel change was possible, but not on Weekends. On Monday the towels were changed. But our overflowing wastebasket was then simply ignored.
