The property was nice. The entertainment shows were excellent!! Limited choices on food but the food available was very good. Small pools. Ocean view is beautiful. Close walk to town. Staff was here and there in friendliness. Manager was very accommodating and nice!

The all inclusive treatment with waiting for bills and signing is pretty confusing. I felt many times it was inconvenient. The main breakfast venue was nice but wait times varied significantly whether 8/9/10 am. Surprisingly the best food was at the sport bar and the fine dining at the Italian option was lackluster with quality of food. I would never justify paying full price for the dining options or alcohol there except the view was nice. Flies landing on your food also not helpful. What was frustrating is that the resort had parts under construction / repair in the jacuzzi area where there is a little bridge and there are hard wires sticking out because the bridge is in bad shape. For children swimming under, they would get close to the metal rods sticking out and is clearly a hazard no one cares about. The staff is very nice and service was good otherwise. The concierge will also surprise you with extra taxes and fees when checking out. Apparently taxes for wifi are a thing.

Swimming pools are very small. No beach to swim in. Staff locked us out beach entrance and we had to walk 2 resorts away to get beck in. Will not return to this resort!

Almost perfect! They need one more restaurant option for breakfast to combat the long waits every morning, but other than that, I have no complaints. Great food, beautiful beach, fabulous location, wonderful pools/gym/courts, and the staff were all great.

Property was great but you need transportation to go into town unless you enjoy long walks. Carmen and Ariel were amazing at the buffet/Italian Restaurant! Unfortunately, my friend and I both got a cut on our toes at the adult pool due to an unsafe wire in the pool We reported it to the hotel and had the medic attend to our injuries. I hope they fixed it!

Totally under construction, hot tub at main pool closed, way too busy, had to line up for everything. One restaurant closed for a few days. No where to sit and just have a glass of wine at the end of the night. Ended up having to buy our own liquor from Walmart in order to have a nightcap. Turned out to be a really hard trip to do with a 2 and 4 year old due to the lack of food at usual toddler meal time. Very stressful. Kiddie pool was rough and both kids are scraped up. Would not stay there again.

We have stayed at Villa Del Palmar twice. We love the location, being on the beach but within a 15 min walk to the Marina. The facilities are great and there are lots of activities, including four pickleball courts.

Room is well-equipped with kitchen and full sized fridge. Finishings are very updated and stylish. Grounds are well-maintained. Staff are friendly and hardworking but perhaps not well-staffed enough to manage number of guests as orders were sometimes forgotten or took over 30 minutes to be served. Loved the adult only pool and beach. Swimming at the beach a bit risky due to tide. Pools are a bit small for the number of guests. Convenient location to walk into Cabo. Food was good. Tub faucet was broken, AC never worked right, middle table by beds had one leg shorter than the rest meaning everything flew off of it, internet was so bad that could not use ipad, at pool when went for a swim pool staff took my umbrella away, clock provided in room did not work, etc. The beach btw is unusable vs. with chairs, etc. as advertised.

There were some very friendly staff but it was a hit or miss. Check in staff would not engage in conversation and some staff was even argumentative. A man cut his head going down the slide and they didn't clean the pool until the pool was closed. Kids were nearly drowning and the lifeguard was chatting it up at the adult pool. Room areas assigned were musty with carpet stains which looked like blood. Would not choose them for all inclusive as they do not live up to what an all inclusive resort typically provides. There were a few amazing staff which we tended to try to go to their zones to make it through the vacation, however, I would not return to this resort. Had it not been high season and that we were traveling with a large family group, I would have moved to another resort.

Our room was beautiful and very clean - loved the kitchen feature. The ocean was gorgeous and very swimmable. The pool was very crowded during Spring Break. The service was super slow with an antiquated point of sale - if not all inclusive, everything had to be written on a carbon copied paper and signed - for every drink & all food. Service was super slow with only 2 bars for the pools/beach and people were waiting in line for drinks up to 40 minutes. The pizza at the pool bar was INCREDIBLE, though! Taxis cost $9 each way to the marina - not bad. We walked along the beach to the marina each day - took us about 25 minutes. BEAUTIFUL!

Room was very loud, could head the people above and conversations in the hall. Microwave didn't work, heat in the room didn't work, and wifi was slow. We could not check in for our flight, I asked if they had a computer to use for this purpose and they did not. The main pool was overcrowded and murky. It was hard to grab a spot by the pool.

I liked the very spacious room with kitchen facilities and cleanliness. I also liked the complimentary lunch. I liked that the hotel was on the beach, however there were no lounge chairs on the beach like the neighboring estancia and Arco hotels. I don’t know why and I forgot to inquire. The pictures of the del parmar hotel shows beach lounge chairs but in actual fact, there were none. We just sat on the sand with towels. And we were not allowed to sit on estancia or arco’s beach chairs, even though they are part of the villa group.
I liked the very spacious room with kitchen facilities and cleanliness. I also liked the complimentary lunch. I liked that the hotel was on the beach, however there were no lounge chairs on the beach like the neighboring estancia and Arco hotels. I don’t know why and I forgot to inquire. The pictures of the del parmar hotel shows beach lounge chairs but in actual fact, there were none. We just sat on the sand with towels. And we were not allowed to sit on estancia or arco’s beach chairs, even though they are part of the villa group.

Wait times for food and drink were very long, food was always overcooked and dry, and the property is very noisy all afternoon and late into the night. The oceanview room I stayed in was very clean and had a great view but it did kind of face in toward the pool area more than the ocean. Staff were all very friendly, especially Omar at the 18+ pool, he was great. Wouldn't stay here again, but it was a good first experience in Mexico.

Room is well-equipped with kitchen and full sized fridge. Finishings are very updated and stylish. Grounds are well-maintained. Staff are friendly and hardworking but perhaps not well-staffed enough to manage number of guests as orders were sometimes forgotten or took over 30 minutes to be served. Loved the adult only pool and beach. Swimming at the beach a bit risky due to tide. Pools are a bit small for the number of guests. Convenient location to walk into Cabo. Food was good. I was there for 1 week and there was NO WIFI service at the resort the ENTIRE time I was there. The Wifi had been 5 days prior to our arrival and was still down when we left the resort. It was very noisy at night and you could hear the upstairs residents pulling furniture or something very loud around constantly from 2:30 AM - 5:30 AM. The walls/ceilings are VERY thin at this resort. I most likely will NEVER stay at this resort again.

People who have left bad reviews on Yelp, Google, Etc. about wait times and having to sign receipts after your meals and drinks at an all inclusive, are probably just impatient. Everything was streamlined and very fast. You’re seated and served in a timely manner. The bar tenders are fast and efficient. The pools are cleaned every morning. The facilities are clean and the staff are very friendly. The food is amazing. The room and wrap around balcony with view was truly beautiful. Highly recommended. Will definitely be coming back. Shout out to Armondo who greeted us warmly when we arrived, and for taking care of us up until we left.

The property overall was nice however checking in was horrendous- 2 hours in line and while waiting nothing was offered. They only had two people doing check in and so many other workers standing around not doing much. A water pipe broke one day while there and guest were not notified until we got back into our room to shower, all guest were directed to the salon to shower. There are also not enough pool lounge chairs so unless you get to the pool at 7am to reserve your spots, you don’t get too. The food overall was good.

I stayed 4 nights at this resort, on my second day I received a note saying to go to the concierge desk to receive my welcome drinks and package which included a VIPCard to get discounts on purchases that were not included in my AI. Kenya informed me that I could collect these if I did a timeshare event. I asked if it was optional, and she said yes, and when I said no to it she said she couldn’t give me my welcome package because I choose not to do the event. On my last night there house keeping decided to give me my robe and slippers. Didn’t not make any sense. During check out I was forced to pay an extra fee for environmental taxes. The hotel was nice place but staff were weird. Housekeeping would make the beds differently everyday and rearrange furniture as to make me aware they were there. So weird. I will not be staying at the resort again.

Excellent location to enjoy the beach while also being almost walking distance to town although the walk is terrible. Infuriating getting sidelined by the timeshare crew when I just checked in. Its a cheap move. STOP DOING THIS

Food was amazing. Front of house staff and general restaurant/bar staff were not. Everything took too long to come. I’m sure everyone is very nice. You must train your employees more. The stars being taken away are directed at the management. Loved our stay!!

For those that want to sit on beach or by pool all day then this probably the spot. However my wife and I are kind of get out and go people. So location was little bit of trek into town center and Marina. All in all it worked out well but next time probably stay somewhere closer to city center area

The staff was amazing... The sea side breakfast is very scenic... Nice rooms with balconies... Nice indoor sports bar with really good food. Good value if you are looking for an all inclusive near Cabo.

The location is perfect—The hotel is right on the beach with clear turquoise water and fishes. You can see the arch and lover beach with binoculars. There was also a show with a dinner buffet every night at the hotel and some activities at pool during lunch. We only saw one show which was fantastic. We loved their taco bar—the food was delicious. There were also over 18 different salsas and other seasonings for your tacos—yummy :) All of hotel staff were very friendly, kind, helpful and just wonderful.

We have stayed at Villa Del Palmar twice. We love the location, being on the beach but within a 15 min walk to the Marina. The facilities are great and there are lots of activities, including four pickleball courts.

PROS: Food was really good. The Buffet & the dinner shows were extra special & fun with the different themes. Carbon Grill was a top notch steak house with a beautiful dinner presentation with our food coming out on a mini grill. At the breakfast buffet, shout out to Armando who did the work of at least 3 staff members making amazing omelets & also waffles, french toast, bacon & sausage. He was literally the work behind the entire breakfast & deserves a massive raise. Upper management (especially Jonathan) does a good job of addressing issues & trying to make up for lack of service (see further down under cons). Location was great. Pool set up was great, pool food/bar service was good & fast. The room was sufficient & seemed like recently renovated. CONS: They have an extremely strict policy with beach access & no chairs on the beach. Some of it is understandable with the waves crashing up against the wall at times but often they wouldn't let you on the beach even if the waves were low tide & far back. They pointed to a large gap in the fence & said we could squeeze through there. They did this for tons of people & it seems like more people were getting hurt & bruised trying to squeeze through to get to the beach. Our AC in our room was working ok at 1st, we figured out they disabled it (fan & heat working only), called maintenance & they said it was working fine through translating through the front desk & obviously laughing at us. My husband fixed it, downloaded the manual

It's a beach resort so that was convenient. However, the property is very dated and old! The food is good but no main buffet so we had to go join wait list for any meal including breakfast which was inconvenient at all especially with kids.

Overall a wonderful property, the only issue is with the manner in which they apply all inclusive, we had to sign for every drink, meal, etc.. It appears they are still searching for an identity and all inclusive feels too new.

The all inclusive treatment with waiting for bills and signing is pretty confusing. I felt many times it was inconvenient. The main breakfast venue was nice but wait times varied significantly whether 8/9/10 am. Surprisingly the best food was at the sport bar and the fine dining at the Italian option was lackluster with quality of food. I would never justify paying full price for the dining options or alcohol there except the view was nice. Flies landing on your food also not helpful. What was frustrating is that the resort had parts under construction / repair in the jacuzzi area where there is a little bridge and there are hard wires sticking out because the bridge is in bad shape. For children swimming under, they would get close to the metal rods sticking out and is clearly a hazard no one cares about. The staff is very nice and service was good otherwise. The concierge will also surprise you with extra taxes and fees when checking out. Apparently taxes for wifi are a thing.

Property was beautiful. We did not like how we were at an all inclusive and we constantly had to sign a bill and we were very unsure about the tipping process because every bill had a spot to tip every single waiter waitress, and that was very confusing because most All inclusive you don’t get a bill with your dinner !

Overall, the property is great and we had a great experience. Our room was lovely and the view was spectacular. Great food, great staff, great environment. However, the only issue is that they have one restaurant in the morning, which is a buffet for the whole resort and it gets really crowded. I would’ve liked to have more variety of restaurants to have been opened.

My only complaint is about the breakfast buffet. They are understaffed. Takes 20 minutes to get a table while standing in heat, even though we see lots of open tables. Once seated, can’t get a waiter to see us. It’d be ok if they had self-serve coffee. No idea why they don’t. That’s an easy fix. Some of us love our morning coffee. We finally found where bacon and sausage was served from the last day. Maybe that’s a members only bit. Besides from that, the steak at the sports bar was amazing. Everything about everything else was awesome. 5 stars for everything but breakfast. The bars pour amazing full shot drinks even though all inclusive.

Great trip had good food at times the beach was not swimmable as stated because of the Winds it was pretty scary at times but when it was calm it was very nice. Highly recommend the hotel we had a great balcony view right in the center of the property it was magnificent

There’s no waterslide! They advertise the waterslide and grotto all over their website, but they took it out. I would’ve never booked this hotel if I had known that so I feel like it’s false advertisement. My kids were super bummed about it and the ice cream shop is not included in with the hotel and you can’t go to the other Sister properties and use your bracelets as I was told.

I traveled with my family of 3 that included my 6 year old daughter. This is our third year traveling here and have traveled here with extended family and I can’t ever recommend this resort enough. The food is amazing, they cleaned our rooms twice a day, ocean access, very friendly staff and beautiful amenities with free shows every night that are fantastic to watch. We stayed for 6 days and never had to leave the resort for anything since everything we could possibly need was there!
