It was joyous!!! The bikes, beach chairs, beach towels, gourmet coffee, pool, gelato, and their friendly staff who went above and beyond (especially Martin) made the stay a phenomenal experience.

This property advertised loungers by the pool and for the beach. No lounge chairs or beach loungers. They gave you fold up beach chairs. Terrible. Very dissapointing. Pool area very loud w/ music all day long. Not very relaxing. Had to pay to use pools at other hotels due to this!!

I was very disappointed that the pool was out of service for the entire weekend that we were there. It was one of the reasons that I booked this hotel. I was not happy that it was closed. It wasn't even closed for maintenance, it was closed so they could use the space to build the new lounge chairs. It was a disappointment. Other than that, the hotel was very good.

PROS: An old building with nice large renovated rooms. Staff were bery nice. Restaurant, bar and entertainment located onsite. Beach and shops just minutes away. CONS: Pool is way too small (3ft deep), no gym onsite so have to use the sister hotel (Victor) located 10 minutes walk away, elevator very slow and gets annoying. Also, no Netflix option on the room TVs.

The elevators were broken during our entire three day stay. Guests had to use one small alternate (service) elevator. When bus loads of cruise ship guest arrived it was chaos. Extremely noisy from bar at night. Annex hotel entrance is through a smelly ice cream waffle store. After hours front desk staff is non existent. I’d not stay hear a second time.

Breakfast is not included, I never saw the pool, you had to walk through several different places to get to the elevator to get to the rooms. When I arrived I had to pay a resort fee but this was no resort maybe a 2 star resort 2.5 because the views were breathtaking. However the room smelt like mildew and was extremely cold. I stayed in the penthouse and while the views were nice I could barely tolerate the smell and temperature. The thermostat did not work. I loved the idea of the outdoor shower and the balcony was fantastic the view was blocked a bit but good nonetheless.

The beds were not very clean. We took off the bedsheets and the stains that were underneath grossed us out so bad we would never stay there again. It was an experience close to the beach property was not bad, but the bed was really disgusting.

Good afternoon, My name is Jennifer Charles and I had a stay over the weekend for one night at Breakwater Hotel in South Beach room 302 . With my stay at almost $300 a night I at least expected to truly love being in the room but opted to stay out of it as much as possible, being that the smell was horrendous. Not sure if it was mold or the latrine. When I complained about that, housekeeping, left a can of air freshener for us to spray to get rid of the smell. We had to stay with the windows open and no screen for the rest of the night. There was also leaking on the floor as if it was coming from the bathroom into the room. The TV did not work as well. with all this being said, the staff was lovely. I write to speak to a manager, so I can ensure that this doesn’t happen to another patron. Thank you for your time.

Room had a foul smell and was not very clean. We requested housekeeping daily, but it seems they only took out the trash and replenish the towels, coffee, bottled water and made the bed. Floor was not vacuumed as I saw the same debris on the floor for the whole duration of out stay. Nothing was wiped downed. The large dresser had all the draws missing. The windows do not open. The only thing this hotel has, its location to the restaurants and the beach. The pool was dirty with debris floating on top of the water.

The front desk staff was un inviting and rude. To get to our room we had to go through several side buildings with uneven surfaces which made it very difficult to navigate our luggage. Once we got to our room is was so dirty the floors, shower and disgusting toilet

Would not recommend this hotel. The hotel smells very musky. When we got to our room, the towels in the room were wet. Not damp, wet! When you call downstairs, no one answers the phone. The toilet was dirty and the lid was left half open. We went down and spoke to the front desk and the gentleman told us there was nothing he could do, to wait to speak to the manager in the morning. He was short with us and seemed annoyed we were complaining about arriving to a hotel room with wet towels and we haven’t even used them and the uncleanliness. There is an outside club in the center of the hotel, so you can hear the music until 3:00 am. It sounds like you are in the center of a nightclub. When we woke up, there was a huge cockroach in the living room of our room. We ended up checking out early due to the uncleanliness of the hotel. We did get a full refund of our stay, but I still think everyone should be aware of our experience before you book here.

Good; Room was cute as described; the view from the balcony was amazing. I got to see the sunrise and sunset. Location was amazing in central to literally everything -free bikes and beach towels were key; beach chairs are also included but they are fold up ones that you carry on your back to the beach.… Which is decent, but I assumed beach chairs/loungers that are part of our resort fee were the ones that are on the beach already. I would personally pay more to have the convenience of not having to lug around a beach chair on a hot humid day when I’m just trying to chill. Staff was nice and helpful. Negatives: we could not hook up to the Wi-Fi the entire time, which would usually be OK cause I’m never on my phone, but it rained the entire weekend so we are kind of stuck inside. The only other thing is that the property online stated that they had a 24 hour gym facility, but when I asked about it, they said it was on we were construction and referred me over to muscle Beach outside and Lumus Park… but the reason I didn’t originally go there is because it was storming outside. Overall, I would stay there again if the price point is lower than the other ones around them on Ocean Drive..but Since there are literally a million little boutique hotels on Ocean Drive I’d probably try a different one next time because typically they are all around the same price.

We loved the spacious junior suite. Extremely comfortable bed. Only negative was that the room was not as cool as it should have been, but staff was very accomodating with the willingness to change rooms or provide a fan. Our stay was wonderful.

Staff got us an early check in at 10am however the room we got did not have a bathroom door. There was a place for a sliding door however it was not installed. The bed the not very comfortable either however for thr 1 night stayed it was okay for us. Staff was nice and quick.
Staff got us an early check in at 10am however the room we got did not have a bathroom door. There was a place for a sliding door however it was not installed. The bed the not very comfortable either however for thr 1 night stayed it was okay for us. Staff was nice and quick.

The room was nice enough and a comfy bed but what they forgot to mention on the description is that there is an open air dance club on the ground floor of the hotel which plays LOUD from mid morning to 3am non-stop. Unless you’re here to party only I strongly suggest you stay elsewhere as you cannot sleep here.

DO NOT STAY HERE! Not worth it! Slowest check-in guy at the front desk that I've ever encountered in my life! He had a snooty and arrogant demeanor as well. Then I saw he charged me 80 bucks when I got home. I only stayed one night and did not park there. An additional resort fee is $35. What was the extra for? He confirmed I did not pay for anything else when I checked out, so I didn't ask for a statement. Big mistake! The only reason I gave service 3 stars is because there was a super sweet younger guy next to the front desk who was so helpful with holding luggage, providing pool/beach towels, bringing out complimentary bikes, and giving great advice on where to go. He's the only reason I didn't give 1 star for the service. It would have been 5 stars if it was just him and not the other older guy checking us in. I wish I had gotten both of their names.

It was way below expectations. 1- Interacted with 3 guest relation ladies during my stay they were not very I would say " GUEST RELATIONSHIP FRIENDLY", the night porter gentleman was pleasant and hospitable. 2- SINK TAP NOT WORKING, DOOR LOCK WAS NOT WORKING- Arrived around 9pm and I wanted to take a quick wash and meet my business associated for the evening. The room sink tap was not working, Tried to call the front desk. housekeeping and the phones were ringing but no one answered. Since I knew the lady was at the desk when I checked in, I wanted to go down and personally complain , then realized that the room door was not locking, So I had to carry my bag and go down to front desk. She did not have much empathy on the situation, and said the phones are not working but she will get someone to come check. So I went back to the room and waited for few minutes but no one came to attend to the matter. Then I went back with all my belongings and requested a change of room, as I wanted to change, take a wash and meet my associates. 3- Wifi NOT WORKING- through out my stay Mon to Wed, Wifi did not work in the room, again when inquired about wifi status there was no apology, instead, I was told that it is fixed try again, or just come down to lobby it should work at the lobby.

Upon checking into the hotel early Friday morning, we had to search for someone to check us into the hotel. Once we found assistance I was told that I needed the same CC that I used on-line to reserve the room on-line. This was new to me as I have never had an issue with a mandatory cc for payment, I didn't have the card and was almost forced to cancel my reservation. With much attitude from the front desk we decided on crediting back the cc on file for the reservation and starting over. I was with a friend and we were splitting the room down the middle and asked if we could use two cards to pay and what was told was only if the two cards were in my name. This caused confusion because this is now a new reservation with two names on the room and payment can be split. The front desk went back and forth with us at 2am about how this reservation was still under my name and that there is no way for him to add a person to the reservation to apply a split payment. Eventually he accepted the two payments after much back and forth. We then go to our room which is very basic (3 stars at most). We quickly learned the next night that the room (221) was directly over the restaurant and where the band and dj plays starting at 10:00pm - 2:00am. I know Miami is for night life especially Ocean Drive however this was retaliation due to us having issues with the front desk. I would never stay here again.

The elevators were broken during our entire three day stay. Guests had to use one small alternate (service) elevator. When bus loads of cruise ship guest arrived it was chaos. Extremely noisy from bar at night. Annex hotel entrance is through a smelly ice cream waffle store. After hours front desk staff is non existent. I’d not stay hear a second time.

Hotel is right in the heart of South Beach and across the street from the ocean! The staff is super friendly, kind and helpful! They stored our luggage, loaned us bikes and beach chairs, gave us beach towels to use and Lily and Kai at the front desk even gave us an early check in at no extra charge since we were exhausted from our honeymoon cruise! Highly recommend this hotel!

The property is located in the heart of South Beach, and it is perfect for solo traveler. The only disadvantage is the noise at night from the restaurants and clubs. It was not a big deal for me, but the music starts at 10am sharp and ends at 2am, so if you want to sleep in, it’s not the place for you. The pool was a plus, especially after a hurricane. However, it was quite small in size. It also gets crowded. The bellman at the hotel was very sweet and helpful. Overall, it’s a good place for the money you pay.

Great location to beach! This was a quick long weekend getaway. Neighborhoods like brickell and wynwood are an uber ride away. Rooms seem like the need a little upgrade or TLC but was great for what we paid for. Would still stay again. Staff was great professional and accommodating.

Wasn’t sure about this property when reading the reviews, but found it to be quite nice. The room was good and clean. Nice shower and bathroom. Very slow elevators. Staff were pleasant and helpful. Was nice that they had beach chairs and towels available. Had bikes as well but we ran out of time to use them. Parking is terrible in the aires, we ended up using the valet parking which was very expensive but convenient. Valet said they needed 15 minutes notice to get car as they use various parking garages in the area. We gave them 1/2 hours notice and it took an hour to get the car which ran us pretty tight to make a tour we had booked. Next time we needed it we gave them an hours notice and it was there when we needed it. Now for the best thing this hotel is in one of the best locations in south beach. Right in the middle of all of the action, walking distance to the beach, restaurants and shopping. Nice walking and biking trails in both directions from the hotel. Would definitely stay again.

Best property in the area for those on a budget. Yes it's a bit loud from the music at the bar, but not as bad as I'd heard from others (then again I stayed on the fourth floor). Public parking garage is a few minutes walk away ($20/day). The staff was friendly, rooms modern and clean, and the area around the hotel felt safe. Didn't get a chance to visit the pool, but the ocean and beautiful beach is steps away. I would definitely consider staying here again.

We stayed 2 nights and enjoyed our stay very much. Hotel is very clean, our room was spacious and confortable. Location is great right on Ocean Drive! Beach is right there. Also we had free bikes from the hotel! Be prepared for the music noise on Ocean Drive at least until midnight, but that’s South Beach…we will come back. Daniel & Celeste

Loved the room. Very easy to walk to dining and beach. Only parking was valet and was $50 a day which is pricy. Arrived a little before check in time so had to store luggage because valet parking was off premises. Breakfast was a voucher for an off site restaurant which was very good, however it was pouring rain, umbrella was in car off site and was several blocks away so got very wet to do breakfast.

My stay was great. I liked how it is located on the ocean driver strip right by multiple restaurants and the beach. My room was clean and quiet. I wish they had a microwave and more than one trash bin. The staff there were very accommodating. They have a nice size pool and you get discount on some of the restaurants that are in the area. They do charge resort fee of $40 a night and they do hold $100 incidentals. If I do return to Miami I will stay here again.

Tiki Bar and Havana Restaurant are literally on steps of hotel with great food and drink optioms. The pool was not open for 2 of 4 day stay, 4 ft deep when did open amd only 8 chairs.Parrott poop in one end of pool. Can see Ocean Drive from pool. Nice breeze. Elevators for use and very secure. Beach chair and towels provided. Breakfast voucher provided, but must walk a block or two to eat. Versace mansion. Wet Willie's, The Clevelander all steps away. Thr best body wash and lotion from a hotel stay in a long time. The bed was very comfortable. Fridge came in handy, easy to catch Uber.

Good; Room was cute as described; the view from the balcony was amazing. I got to see the sunrise and sunset. Location was amazing in central to literally everything -free bikes and beach towels were key; beach chairs are also included but they are fold up ones that you carry on your back to the beach.… Which is decent, but I assumed beach chairs/loungers that are part of our resort fee were the ones that are on the beach already. I would personally pay more to have the convenience of not having to lug around a beach chair on a hot humid day when I’m just trying to chill. Staff was nice and helpful. Negatives: we could not hook up to the Wi-Fi the entire time, which would usually be OK cause I’m never on my phone, but it rained the entire weekend so we are kind of stuck inside. The only other thing is that the property online stated that they had a 24 hour gym facility, but when I asked about it, they said it was on we were construction and referred me over to muscle Beach outside and Lumus Park… but the reason I didn’t originally go there is because it was storming outside. Overall, I would stay there again if the price point is lower than the other ones around them on Ocean Drive..but Since there are literally a million little boutique hotels on Ocean Drive I’d probably try a different one next time because typically they are all around the same price.

Great location, right across the street from South Beach which is an amazing beach. Hotel needs more remodeling. Tile work in bathroom especially. Ice machine on my floor didn’t work. Ask for bottles of water to be brought up to our room the second night and never received them. Fantastic restaurant in the hotel. Puts on a Cuban show every night in the bar area. Nice. Very loud not good for people who go to bed early or are early risers due to the night club next door.

The hotel was in a perfect location. The hotel staff was very attentive and friendly. It is a historic hotel so rooms need some updating The bed was very comfortable and the pool was over a stage allowing us to enjoy the live music. If you are looking to enjoy the Miami vibe this is the place. We had a great time!

All good, very good price and best location possible. Only call out I would do is that the voucher for breakfast given was for hotel victor and coffee Americano, and we went there, they said it was for another location that was towards the other side. Lost one breakfast because of timing, no biggie, but just maybe helpful to instruct guests to go to the right direction.

Upon arrival on Saturday 8/29 check-in took so along and he said the system was down. Then walking in the room we noticed the ac vent was leaking so we tried calling several times but no answer. The room was cool not cold but it wasn’t too bad at 1st…We went down to let front desk know and he said maintenance will come but no one ever did. We put towels down and had to get more. We booked for 2 people and there wasn’t enough towels for 2. We woke up in the middle of the night and we were drenched in sweat. It was 80 degrees in the room. We went out for a few hrs and when we got back in @1am and it was again cool but not cold. All night we tossed and turned waking up from heat sweats… we got up at 9am Sunday morning and it was 80 degrees again. We checked out early because we can’t take the heat in the room. We let the front desk know and she said oh yea the ac is broke again. That is insane. Like a paying guest should be notified that the ac is broken or having issues at check in and we could have made other arrangements elsewhere. This is totally unacceptable. Almost $200 for the night and we got no relaxation. The dripping of the water was consistent and the heat was a bit much.

we checked in on friday the building had no AC nobody told us as we was checking in to at least give us the opportunity to go somewhere else if we wanted. several people were complaining the rooms was reading 80. they then gave us the runaround all weekend about the air everyday they said the AC company was fixing it... the pool was shut down by the city , nobody told us that either! they put me in the wrong room, then the guy up front basically told me oh well wait until tomorrow to fix it like i was not showing proof of the correct room. i booked a king suite junior they put me in a regular room double queen beds that stunk like they tried to cover up urine with faboloso cleaning supplies.
