Far from a 4star experience - we had a suite and it was in a very poor state of repair/cleanliness. Very poor decorating which looks like a child had done the work - paint on the curtains. After booking a suite in a Hotel with pool and Spa we would of needed to pay £30 extra to access the pool.

Overpriced. We paid £360 for 2 nights with breakfast. On arrival we had to pay a further £30.00 to use the pool area. This being an extea charge for not booking direct. So £390 in all. Our room wasn't made up on the 2nd day until gone 3pm. Used cups not, cleaned, removed or replaced. Water stains from cups not cleaned. Hardly any wardrobe hanging space. Other than that the hotel is fine, but needs better standards in respect of room cleaning. We won't use this chain again due to the additional charging to use facilities which really should be included, given the price we had already paid. Extortionate

We love this hotel, the decor is brilliant and very fitting for the Lake District. Pool and gym are great. But you have to pay £15 if you don’t book direct. EV charging. Lovely bar and restaurant

Super comfy room and staff were great. Food in the restaurant was priced high and the quality fell below expectations for the cost. Gym is small but well equipped and the spa and pool area looked really nice and clean. It seemed like the heating was on in the hotel and it was far too warm. Great easy parking on site.

We had amazing check in service when we arrived. Great explanation on how to get water and milk. Nice touches in the room. Very clean and tidy. Flannel provided. Spa product's and the cutest sheep cups. Dressing gown and slippers. Thoroughly enjoyed and would return. Only downside for me was the extra charge to use the swimming pool.

The rooms were lush and the size of the bed was amazing. The food in the restaurant was amazing, one of the best meals we have had in a long time. The only comment i would make was that even though the spa was lovely, it was a bit busy for the size of it.

The foyer was pleasant and staff throughout did their best to accommodate. However our room was dirty and the decor in no way reflected the pictures on the website. The general standard was very poor- cups were unclean, the shower should significant signs of mould in the tiles, floor and around the shower head. The pillows were lumpy and stained. I requested a move and all that was available was damp, cold and musty. The carpet in the replacement room was worn and had large fold that could have been a trip hazard. The Spa could hardly be referred to as such- it was a swimming pool with a jacuzzi at the side and to use the facility there was an additional charge. Children were having official swimming lessons making it overcrowded. The only real adult time was either dinner time in the evening or early morning. Our food was average at best! It took 45 minutes to arrive and my Parmesan and Truffle oil pasta has no Parmesan! Throughout the hotel I noticed worn carpets and scuffed doors and skirting boards. While based on website photos some f the hotel must have had an upgrade but they clearly give poorer rooms to those not booking directly.

Excellent hotel that we enjoyed, HOWEVER we we informed after booking that there is a £15 per person fee to use the pool and spa for those who book through Expedia/Hotels.com....... A fee is mentioned in the hotel description if you go and read through the info, but the value of the fee is not mentioned. So whilst i actually booked thia hotel specific for the pool and spa, we did not use either. The actual fee need to be mentioned in the hotel details on their listing. In future if we use this hotel again, which we might because it was very nice, we will book direct as the spa fee only applies to third party bookings.

Superior room was lovely. Very spacious and clean with a little living area, including: sofa and coffee table, fridge, radio, coffee machine etc. was on ground floor, which was great, but near housekeeping, which was extremely noisy between 9an till 4 or 5 really. Not too much of a bother if you’re going out. But I was there to stay in and relax as I was unwell. Had continuous problems with the room key card. It took 4 attempts before I finally got to room. Then many visits to reception to get it fixed again during my stay. The spa/swim/gym area is one of the best I’ve seen. Extremely clean, up to date and every amenity. Unfortunately, you need to pay once per stay to access use of this area while booking third party. I do not think it should be advertised as having those facilities when you book the room on hotels.com, it should be an optional extra, the same way as breakfast and meals. The reception staff were lovely and very friendly. I enjoyed my stay overall. Would definitely visit again.

Arrived at 9:30pm after a long day of work. Lifted the toilet seat up and there was poo smeared on the toilet seat. Lifted the second one up and realised it the toilet was never cleaned. Upon closer inspection the floor was covered in hair (definitely not mine). Called reception, took them a while to come and check then took another while to send someone to try clean it because there were no other rooms available. I don’t know what cleaning they tried to do because the poo stain was still there. I had to use hand sanitizer and tissue to clean it myself. Felt really uncomfortable . When i told reception in the morning they didn’t seem bothered and just said they will let someone know. Won’t be coming back

The staff were great, the location of the hotel again was great. Sadly the room was tired, especially the carpets, which were stained quite badly. Additionally there was no a/c and the extractor fan in the bathroom didn’t work, making the room very stuffy. The staff gave us another fan, as one was already in the room.

Not a great impression £106 for the night, stained carpet. 2 beds put together for a "king size". Have to pay extra £15 for use of spa facilities, but this wasn't stated. Didn't eat here as waiting time was 3.5hrs.

Very nice spa hotel, with pool And sauna and jacuzzi , but the room wasn’t very clean, and there was food left in the fridge from the previous guest. Also the restaurant is pricey unjustly for my opinion

Blood stain on the floor which was very off putting. £106 for 1 person 1 night without breakfast and then when checking in we find out that it is an additional fee to use the swimming pool / sauna facilities. Double beds are 2 singles pushed together so you find yourself wedged in the middle which guarantees zero comfort. Not very good value for money at all. Room 308 👍

This is a lovely hotel and the facilities were excellent. The room very clean modern and well kept with housekeeping every day ( we stayed for 3 day break). Breakfast was also excellent with a wide variety of cooked and continental options, very tasty. Getting onto and off from M6 north/southbound was a breeze as just off motorway but where thr hotel olaced is very quiet snd you cannot hear traffic. We were on 3rd floor. Also the travel to and from local sightseeing places really easy to navigate. Prices were good for this time of year so happy. Only wee comment I would make is that we dined in the hotel restaurant thecfirst night. Felt that it was a little pricey and limited menu, but what we did have (the fish) was lovely.

We recently stayed at the North Lakes Hotel & Spa as a stopover on our journey from Scotland to England, and it was a fantastic experience. The hotel itself is beautiful, with a warm and welcoming atmosphere, and the family room was perfect for us. The children were thrilled to find named biscuits and their own welcome packs waiting on arrival – such a thoughtful touch! One of my personal highlights was the fresh milk machine just outside our room, which made bedtime bottles for the kids super easy. The room was spacious, tastefully decorated, and catered really well to our family’s needs. While the hotel was incredibly child-friendly overall, we did find the restaurant a bit tricky – it was lovely but hard to get a reservation, and it didn’t feel quite as geared towards families as the rest of the hotel. That said, we would absolutely return and highly recommend it for anyone travelling with children – it made our long journey so much more enjoyable and comfortable.

I would have gave full 5 star review on this hotel, bed and pillow comfortable, the personalised cookie for our daughter a nice touch, lots of info sent before arriving. Modern and very clean hotel. Dinner and breakfast was the best hotel food we had in the UK. Such a shame about the bed sofa for my daughter she could feel every spring so had to get in our bed, I tried to sleep in it and it really was bad. Sort that out though and I’d be happy to give full 5 stars and come back again!

Somewhat obsessed with booking me in for breakfast 3+ days in advance of staying, Dir to availability, and it didn’t reach 50% capacity. WiFi in the room was poor, which hindered me working and watching a movie. Comfortable stay, lovely bar and fireplace area.

Blood stain on the floor which was very off putting. £106 for 1 person 1 night without breakfast and then when checking in we find out that it is an additional fee to use the swimming pool / sauna facilities. Double beds are 2 singles pushed together so you find yourself wedged in the middle which guarantees zero comfort. Not very good value for money at all. Room 308 👍

Initially given a double but Grace on reception changed it immediately and gave us complimentary spa access as the systems were down. Used the bar to eat and the kitchen were very accommodating to our dietary requirements. Comfortable, uniquely decorated rooms with some lovely features- I particularly liked the milk machines on each floor and the lovely little touches in each room. Robes and slippers provided and usb charging points next to the beds.

Quick check in which was good. Room extremely hot despite the closed curtains and fan is wasn’t pleasant. Opened the window to let some air in then you have the traffic noise from the M6. Hardly slept cancelled the second night as wasn’t a great experience. Food was expensive and bland. £21 for a dry over cooked burger with a thin slice of tomato, 2 lettuce leaves, some cheese and a slice of bacon. Staff were helpful when I explained why I cancelled breakfast and the second night. Doubtful I would stay again in warm weather.

Excellent stay at the North Lakes hotel, which was very well situated for where I was working. The hotel was tidy and equipped with all the expected conveniences. Breakfast was excellent and very personal service. My two disappointments were poor wireless coverage in my room and the TV would misbehave, but these were minor inconveniences.

The very warm room let it down slightly.. comfy mattresses, closeness to the town in walking distance was good, food was great with a huge portion albeit just warm, service was good. The appearance of the hotel inside was much better than the outside gave you to believe on arrival.

Arrived at 9:30pm after a long day of work. Lifted the toilet seat up and there was poo smeared on the toilet seat. Lifted the second one up and realised it the toilet was never cleaned. Upon closer inspection the floor was covered in hair (definitely not mine). Called reception, took them a while to come and check then took another while to send someone to try clean it because there were no other rooms available. I don’t know what cleaning they tried to do because the poo stain was still there. I had to use hand sanitizer and tissue to clean it myself. Felt really uncomfortable . When i told reception in the morning they didn’t seem bothered and just said they will let someone know. Won’t be coming back

Made a mistake when booking and ordered a twin instead of a double. Staff could not have been more helpful - told us to go to dinner and they moved all our luggage to a different room. Excellent customer service!

Wasn’t given any information on arrival about what facilities on offer ie food, spa etc given key and that was it. Room was modern, clean apart from some grubby parts in the bathroom which need some cilet bang! The room and bed was nice and comfy. We used the spa, has a whirlpool which was okay, steam was roasting and didn’t use the sauna cause they are seperate in the changing rooms. Nice comfy robes in the room though which were nice and I also liked a fresh milk & water fountain on each floor. Didn’t eat or drink in the hotel as only 10min walk to Penrith town centre where you wilk get lovely food

Arrived 2hrs before checkin, so used spa facilitys till 3pm ,room wasnt ready, so we were given free drinks each while we waited, stay was good, doors are v. Noisy, alll need a "soft close", weather& my health wasnt gr8, so made most of spa, was lovely ,nice gardens surrounding, shops nearby & close walk to river,all you need

The hotel is ideally situated - while not being in an immediately picturesque location, its proximity to the M6, A66 and Penrith North Lakes railway station make it the perfect base for exploring the beauty of the Lake District in one direction and Yorkshire in the other. The staff are excellent, particularly in the FYR restaurant: friendly, helpful and attentive. The food is equally impressive and the hotel itself is clean, comfortable and a pleasure to stay in.

Quite disappointed was on a business trip and could got not get breakfast at an early time as there was a coach trip that blocked out all the early appointments for breakfast. So annoyingly had to travel into town. Hotel could not accommodate us even though there were only 2 of us

There was a mix up with the room which I had booked through Hotels.com but I was soon sorted with the one I had booked( at a cost)The following morning it had been sorted and upgrade cost refunded.Staff and room very good.Will definitely be back hopefully later in the year.

Hotel is stunning however staff at dinner not good orders certain foods told not available. Then after half hour wait still no food other party sat down got served much quicker and got food we were told could not have. When we questioned this she did not want to discuss with us. Has put us off staying here again

Excellent location for visiting different areas of Lake District.Pool and spa very good and breakfast excellent. Was pleasantly surprised to find that fresh water and milk was available in corridor close to room .Did not dine at hotel so cannot comment on this. Initially we were given room with strong paint fumes but they changed as soon as we highlighted this and we actually got upgraded.Would not hesitate to stay again.

Excellent Hotel for those looking to break a long journey going north from The Home Counties. However, unlike many quality hotels, who are well sign posted, this one is not, thus making it difficult to find.

Property was very clean. Didn’t expect hotel to be close to housing estate. But that’s just my opinion. The shower in the room was awful. Hardly any power.

The staff were especially amazing and helped us with many questions. We loved the facilities and the location. It was very walkable to the train station and into Penrith. The restaurant has a great menu and good selection of wines.

We have just returned from a two night stay at the hotel with one morning spent in the spa. The hotel was really easy to find and the location was great for getting to towns nearby. The staff were friendly and accommodating. We had breakfast in the restaurant which was really nice and dined there in the evening. We would highly recommend. Thank you for a great weekend.

The hotel overall is quite good. The bar service is far too slow. Pillows are really uncomfortable in my view. Shower very good. Meal decent, but expensive, as is the drinks.

Super comfy room and staff were great. Food in the restaurant was priced high and the quality fell below expectations for the cost. Gym is small but well equipped and the spa and pool area looked really nice and clean. It seemed like the heating was on in the hotel and it was far too warm. Great easy parking on site.

North Lakes spa and hotel is in a great location for a lot of walks and not far from Ullswater. The room was lovely and great idea to be able to fill up our own water and milk. My only feedback would be the service was quite slow and items we ordered from the restaurant were forgotten. Overall we had a good stay.

Booked and paid for 2 night stay at this spa hotel then i was told i had to pay another £30 to use facilities ie pool, sauna jacuzzi etc which annoyed me to be fair. Its a spa hotel ? Surely these facilities should be in with booking price. Pay for massages and treatments no problem but surely not for pool. But heyho had to do it or stay would have been pointless. The breakfast was cold so left most of it and didnt even bother the next morning. Such a shame because the hotel is beautiful and the staff were polite and professional and really nice. Unfortunately i wont be returning 😕

Hardly slept cancelled the second night as wasn’t a great experience. Food was expensive and bland. £21 for a dry over cooked burger with a thin slice of tomato, 2 lettuce leaves, some cheese and a slice of bacon. Staff were helpful when I explained why I cancelled breakfast and the second night. Doubtful I would stay again in warm weather.

This hotel has many positives-the location; facilities; it has a lift & is fully accessible; the staff (apart from the manager) are really lovely & helpful...but there are serious shortfalls. We paid for dinner in advance, understanding that the pre-payment bought an evening meal, but they simply take the non-returnable pre-payment & IF you spend more than this on food (not drinks), they take an additional payment. We spent marginally less, but received no refund. The figure was negligible, but this is a matter of principle. So my advice is to simply pay for what you actually order after the meal. We ordered garlic stuffed olives with a lemon & parsley oil. We received unstuffed olives from a jar such that you'd get from Aldi. We sent them back & were told that, "these are all they have in the kitchen." So, either be honest & charge a fraction of the price, or simply take them off the menu, but PLEASE don't treat your guests as idiots & try to rip them off. We also ordered rump steaks, & these were excellent. The room was a superior double, which was a good size & well laid out, with everything you need. Chilled milk & water available in the corridor. But the shower in the room was far from clean. We took photos & informed the front desk & manager; the latter couldn't have been less bothered. And for this reason alone I would not return to the hotel. To the manager: if you don't care about feedback from your guests, you are in the wrong job.

We had an excellent stay at the North Lakes hotel last weekend! As we were travelling with our toddler, we chose a superior room to allow for more space. The room was clean and appeared to be recently refurbished. The small extra touches such as a full-size fridge, coffee machine and welcome biscuit were welcomed. This hotel is fab for day trips into the Lakes and evenings in the impressive spa and restaurant onsite.

This is a beautiful hotel however my stay was probably sadly just OK, it’s advertised as a SPA hotel but the hours are extremely restricted to use if you want a restful spa as a single person/couple, 8 hours of SPA time is dedicated to families /children so I’d definitely avoid in the school holidays, sadly I paid extra to use the SPA but never got to use it as it was constantly full of children from early morning until 6pm in the evening.
