Parking was mis-advertised. The hotel explained this is not their issue, and that Hotels.com are responsible for the mis-advertising. The only hotel within 2 miles advertising "Convenient and secure on-site parking". The rooms at the Grand Hotel were only £40 per night more, but they didn't guarantee on-site parking, so I opted for the only hotel which did. My entire decision to stay here was based on secure parking. A quick check of Street View, and I could see a gate with secure parking behind. On arrival, I discovered there is no parking whatsoever. The only option they have is to buy vouchers to park on the street (ie: the same as every other hotel in Brighton centre), apparently the secure parking is for permanent residents only, not hotel guests. The room was tired and dusty, but to be honest that would have been fine if I could have parked as advertised. The people were very friendly, and need to contact Hotels.com urgently to have their advertisement made legal! The friendly chap didn't seem bothered though, and doesn't seem to recognise the importance of this. I've checked the advert today and it is still making the same false claim. I will not ask VISA to refund my charge, as my car was undamaged on the roadside, but I would have refused payment to VISA if there had been any damage to my car, as the hotel and/or Hotels.com would have been liable and I would have claimed free accommodation as part of the compensation.

Excellent location for a trip to an event at Brighton Dome (just 10mins away) and stones throw to the beach. Check in is at the pub adjoining. The couple who run the hotel gave us two rooms situated together which was really thoughtful and the rooms were really lovely, bright and spacious. Really enjoyed out stay. I would recommend to make sure you confirm your booking well in advance of your stay.

Lovely stay lovely hosts, welcome chocolate and plenty of tea coffee hot choc even some biscuits. Room looked newly renovated really comfortable bed all really clean Pub next door was lovely and didn’t hear any noise from pub at night even with window open (room was at back of property) only seagulls Definitely would stay again Parking slight problem but once you get permit and find spot it’s fine

Check in information was a little vague, as it states we needed to contact hotel before hand with more details on booking confirmation. No more info on this and no contact details given. I googled the hotel number and when I got through they seemed surprised I phoned and seemed obvious to them how I had to check in. Why not just put in the first place to check in at the pub to save confusion and time wasting?

Easy comms with the host. Location super convenient. Room clean (some wear & tear to be expected) Was able to purchase parking permit with ease through host. Enjoyed some time in the adjoining pub also run by property host who were very attentive and helpful.

We were in a basement superior twin. It was an excellent sized room, with 2 double beds & the shower was lovely. Just bare in mind you're nextdoor to a pub, so there is noise. Best thing is, can't beat them, join them!! You're within walking distance to everything! So once you've found a parking place, just forget about it & walk everywhere. Parking is on street with a pass you pay £10 for, which covers you for 24hrs. Overall a good stay & would stay again!

Property good position and next to their pub , check in took a long time and problems finding booking do we bought some beers in their pub but unfortunately glasses were not clean. .. rooms where clean . We paid through expedia for room and breakfast rate ..unfortunately despite the delicious menu displayed on bed side tables and proimse of beakfast for all guests , double gusets per room where paid for but no one got up to open pub and give us breakfast..so we had to arrange a taxi to go elsewhere.. When comtacted b and b about the poor service no answer or offer of recompense was given .. Disappointing as this did not feel professional or valueing your paying customers 😕

We couldn’t stay as the whole building had a terrible smell, room was so filthy, carpets discussing, bed hard and horrible and all the furniture had stains. I tried to contact hotels . Com to get a refund as the hotel said that’s what we had to do and I’ve had no response be e yet.

Venue was in great location, and great price , Sadly room provided was in need of some maintenence, and the floors needed a good clean, Check in was confusing as was in another building 2 doors down from.venue, host was nice when we saw her, for assistance we were given a whtsapp number to call or text , tho when we tryed to report maintence issues there was no responce, was also garden maintence work going on riught outside our window, overall was ok for the price and locafion .

Excellent location and friendly hosts. They noticed my partner had their leg in a cast/boot and switched us to a ground floor room. It had everything we needed for our getaway, including a fan and heater so we could get the room exactly how we liked it! Only thing to note was the TV didn't work in the room (or at least, we couldn't get it to work!). Very comfy bed and sofa. Highly recommend this hotel, excellent value for money.

We were in a basement superior twin. It was an excellent sized room, with 2 double beds & the shower was lovely. Just bare in mind you're nextdoor to a pub, so there is noise. Excellent location for a trip to an event at Brighton Dome (just 10mins away) and stones throw to the beach. Check in is at the pub adjoining. The couple who run the hotel gave us two rooms situated together which was really thoughtful and the rooms were really lovely, bright and spacious. Really enjoyed out stay. I would recommend to make sure you confirm your booking well in advance of your stay.

Venue was in great location, and great price , Sadly room provided was in need of some maintenence, and the floors needed a good clean, Check in was confusing as was in another building 2 doors down from.venue, host was nice when we saw her, for assistance we were given a whtsapp number to call or text , tho when we tryed to report maintence issues there was no responce, was also garden maintence work going on riught outside our window, overall was ok for the price and locafion .

It was great that this property was just a few hundred meters from the beach front and was pet friendly. The facilities were just fine. The area wasn't quiet because it's a busy area full of bars and restaurants, but with the windows shut, it was fine. I would stay here again if I wanted to be right in the middle of the action at the Brighton beach front.

I loved that the hotel was close to the lanes and the seafront, there are lots of places to eat nearby too! The owner was lovely and was nice that they had the pub next door too so I did pop by for a drink. Inside the hotel had what I needed like kettle, tea, coffee and hot chocolate and the only thing I can think of that would of made it would of if it had a mini fridge so I could store drinks etc inside. I had a wonderful time here with no problems at all and I would stay again.

Room looked newly renovated really comfortable bed all really clean Pub next door was lovely and didn’t hear any noise from pub at night even with window open (room was at back of property) only seagulls Definitely would stay again Parking slight problem but once you get permit and find spot it’s fine

Property good position and next to their pub , check in took a long time and problems finding booking do we bought some beers in their pub but unfortunately glasses were not clean. .. rooms where clean . We paid through expedia for room and breakfast rate ..unfortunately despite the delicious menu displayed on bed side tables and proimse of beakfast for all guests , double gusets per room where paid for but no one got up to open pub and give us breakfast..so we had to arrange a taxi to go elsewhere.. When comtacted b and b about the poor service no answer or offer of recompense was given .. Disappointing as this did not feel professional or valueing your paying customers 😕

Lovely clean room in hotel located very close to the seafront and pier. Situated in Kemptown which is a vibrant area full of independent shops and restaurants. Owner was very helpful and check-in smooth. Parking is a bit of a nightmare but that's Brighton and in the end we were able to find a spot a few streets away. Really enjoyed our stay at Kempfield House.

I booked a twin room for myself and my 12-year-old daughter for a one-night stay, but on arrival no twin room was available. We were given a choice between a smaller double room or a double room with a sofa bed, and took the sofa bed option as the better of two disappointing alternatives. The sofa bed itself was stained and very uncomfortable. No linen was provided for it, and we had to request this three separate times. Each time, we had to leave the hotel and go into the bar next door, which is owned by the hotel, to ask in person. The bar was busy, and my daughter and I felt uncomfortable and intimidated being stared at by multiple men each time we went in. Linen was finally provided on the third request, late in the evening, well into our attempt to settle down for the night. The room itself was situated directly next to the bar, which made it very noisy, unlike the room we’d initially been shown. There were also no glasses provided in the room. Overall, this was a disappointing and at times uncomfortable stay, and the room and service fell well short of what was booked and what I’d expect from a hotel. I would not stay here again. In addition to this hotels.com we’re incredibly unhelpful in assisting me to negotiate a refund from the hotel, not helped by not being able to contact the hotel by email or phone to discuss my complaint. Overall terrible experience
