Room was clean, warm and bed was very comfortable. Two different menus, bar food good. Breakfast could have been better if they replenished quicker. Good parking. Perfectly positioned hotel for Charlecote Parc and Stratford-upon-Avon

Bath had some hairs in it on arrival. Not very well sound proofed room so the noise travelled all through the corridors. Great dog field just beside the property and good poo bags

Staff amazing esp in restaurant area in evening . Dog friendly with big field just by car park . Antique shop in courtyard & national trust opposite , near stratford & Warwick . Room isn’t modern but it’s cosy & comfy with everything you need . Food very good too . Definitely going to rebook soon

Excellent location to historic house and church as well as good restaurants, Shah’s Indian was outstanding! Only draw back… no lift in the Barford building.

Very friendly welcome, good price and great location. Lovely little touches for the dogs, treats at the bar, beds and bowls in the room and great dog field so they could run off the lead in the morning.

Every member of staff I encountered here were incredibly polite, friendly and helpful. They all went over and above to help with each of my queries. A really great asset to the place. The hotel bar and restaurant were lovely, clean and pet and family friendly. The outside spaces are lovely with lots of little nooks to sit and relax. Surrounding areas are a delight and a regular bus into Stratford-upon-Avon stops directly outside the hotel. My only negative comment would be to say that the bathroom we had was desperately in need of an overhaul. I would definitely return for a second visit.

We liked the friendly staff and they were very helpful especially the house keeper. It was peaceful and comfortable. Easy to get to from motorway and location good for Stratford Warwick and Birmingham. Could do with sprucing up a bit but good layout -bedrooms away from dining area and kitchen

Great hotel for a base to get to NEC, polite reception lovely room comfy 4 poster bed very clean and tidy lots of vintage features, bay windows high ceilings loads of room all round had a massive bath and a shower in the bathroom very warm at night .Enjoyed the restaurant and bar foods great, all the service staff very helpful and pleased to assist in any way. This is the second time i have stayed and its in a lovely location loads of parking, feel safe and secure while staying there. Nice relaxed atmosphere will always consider this hotel for stay in the future.

Room nothing whatsoever like the advertised pictures. Dated and scruffy, tv fallen off its wall bracket and just put onto a set of drawers, only one chair, disabled bathroom with grubby tiles, stained carpet. No thank you.

I have stayed here a few times and always enjoyed my stay. I was a little disappointed this time. We stayed two nights. The bath was very dirty on arrival but was cleaned after our first night. We only had one bath towel. We requested a second towel and were given 4 bath mats! The breakfast was very overcooked and no eggs. Evening meal was nice. The bed was extremely hard which I did not like. Not sure I will stay here again.

Location is beautiful. The grounds could do with tidying up. Service was good. However, the restaurant area (absolutely not the food) was not cleaned that well. There were dead flies on the shelves on the restaurant windows, which is not an indication of cleanliness, and the windows had not been cleaned.

Sort of great, but could be loads better. Id paid for an upgrade room, arrived st 8pm, was checked in, given minimal information, kitchen times, breakfast instructions etc. I was handed my key and briefly told where my room (103) was, which sounded like a bit of a trek. At this time it was dark, i was carrying my bags, laptop, hangers with clothes, walking through the grounds in pitch black for a while. I eventually found my room using the torch on my phone as the area wasnt lit at all. My room looked good, however there was a dirty pillow case on the floor in the bathroom, plus some debris. I was pleased to see a fridge, hoping there would be water as it was getting rather late, unfortunately not. Room was fairly comfortable, bed was good, bathroom rather tired. Tv in lounge area but not in bedroom. Breakfast was ok, but staff could have been a tad more smiley, there was a youth in a tracksuit in and out of the kitchen, not a great look. Would i stay here again? Probably, loads of others around warwick, Leamington, Stratford etc though.

A friendly hotel, very atmospheric and Christmassy. Comfortable room, clean etc. Really happy they don’t use any air fresheners or scented laundry detergent- a rare treat! Would happily stay again.

The indoor communal areas are attractive and comfortable but a little tired in places and could do with a really good clean. The bedroom that we shared with our dog had the potential to be lovely. It was a classic double in an old part of the hotel but needed some decoration and a good clean. There were cobwebs on the ceiling and coffee splashes on the wall. The shower hose had a split in it and therefore did not function. The staff were helpful however when I reported this problem we were given a key for another room to use the shower in there instead. We ended up swapping the shower hose to our room to make it more convenient. All the staff we encountered were pleasant and chatty. This hotel has the potential to be lovely if it was tidied up. The outside areas looked a little neglected with rubbish piled up in the car park and weeds all around between the paving however its position is great if you don't mind a short drive to either Stratford, Warwick or Royal Leamington Spa.

Carpets & curtains ingrained with dirt. Wallpaper peeling. Smell of damp in bedrooms. Bath mat black with mould. But majority of staff very pleasant and helpful. Shame they work in a hotel that is in need of maintenance and major redecoration

It is difficult to give a balanced review of this hotel as it is a hotel of two halves. We booked two rooms, one was newly refurbished, clean and in excellent condition. The other was grim with unfinished plaster amidst the dirty paintwork, curtains that did not hook on the rail and uncomfortable mattresses. The rooms are being refurbished 10 at a time, so it's pot luck as to the type of room you get. Based on the room we decided to eat elsewhere in the evening. Breakfast was a chaotic affair with no bowls or teaspoons, the milk and orange ran out. The coffee machine did not appear to have enough milk to make a white coffee.

This hotel had a great lobby/bar/restaurant area. The bedroom though was in a separate block and decor was from the 1980’s. Along with some of the furniture. We arrived at 8.30 as the kitchen was closing but the staff ensured we got a table which we did appreciate. Good location and great parking.

The hotel is partially an old country inn, although the majority of the accommodation is in a more modern block. Centrally controlled heating was on all night, making it stiflingly hot, which in turn forced us to sleep with the ground floor windows open. Additionally, we were supplied only with the ends of two toilet rolls (for a family of four) and ran out in the night!

Service at checkin was very good, however my room was in need of updating , but clean and tidy. Unfortunately, the room I stayed in was impacted by a noisy room next door, which had little to no soundproofing. This affected the room beyond midnight, so it was not the best experience. The other parts of the hotel appeared better, try to avoid room 18.

The greeting on arrival was lovely. We were really pleased with the size of the room and the comfort however by the evening the room was very hot with only one window that opened a small amount due to being on the ground floor. We suspect that the room backs onto the boiler room as there was a constant low level vibration/hum that, as a.light sleeper woke me during the night. Second night a wedding was happening in the function room opposite our room. This meant our dogs were woken numerous times by general party noise that would have been fine if we didnt have them with us. Ideally being situated away from the room would have made life easier. I suspect the dog barking woke other guests.

So charming - a lovely older property with character. We dined in the house restaurant two nights and found the food to be delicious. The breakfast was very good as well, with the typical English breakfast and pastries. The staff were so pleasant and helped us with various needs. The property is quite large and spacious. The decor, while a little dated, was really charming and the bathroom had all new fittings. We loved being able to open our window in the lovely weather and not having to pay for parking was a bonus. I would love to stay here again.

Our stay was overshadowed by a coach party booking - The other paying guests (clearly paying more for the privilege) were ignored because of the lack of staff. Breakfast was of a poor quality and the service was none existent. The Manager said that this had happened "quite a lot". Although the staff that were on duty were as helpful as they could be - The Hotel clearly has insufficient staff to deal with the number of guests and obviously rely mostly on coach parties for revenue at the expense of other guests. Our evening meal was also unacceptable. We were refunded the cost of the meal and the cost of breakfast. We checked out earlier than we had originally intended because of the disappointing experience.

Fairly well kept property and room. Kettle in room has seen better days but functional. The breakfast could have been better managed. They were doing table orders (because of low occupancy I guess) but there was just the one person to manage everyone including take payments for folk paying on the day. Long waiting times and a poor experience as a result.

Leaving a negative review purely because the management aren’t really bothered about the guests. I stayed in room 70, all ok with the check in, room nice. However in the morning I opened the curtains and had the entire wooden Pelmet and curtains land on me. It struck my left arm and luckily did land on my feet due to the side table below. I informed the night porter on my early check out and they said they would get management to call me. Nothing. I called them to speak to management the next day and again someone said they would call me back. Still nothing. Incredibly poor given the circumstances and potential injuries if this was a child. Didn’t bother to see if I was OK. For context the pelmet was slid onto two brackets, no fixings in them and very heavy. Terrible design but they were informed.

Superb, helpful and friendly staff at every interaction, they should be genuinely very pleased with the service they offer. Excellent food in the restaurant for dinner, only thing I’d perhaps change about breakfast is slightly better quality produce for the cooked sausages. But overall, an enjoyable stay in excellent accommodation.

Check in was highly embarrassing as I was told that we had not paid for 1 of the 5 rooms we had booked, despite being able to show a receipt from Hotels.Com. The discussion regarding the unpaid room was in front of another guest. This was only cleared up the following morning after referral to a manager & was a problem between the hotel & Hotels.com. The receptionist in the morning was helpful & apologetic.

In the season we visited early spring. The area was lovely and quiet and within walking distance of Charlecote house & parkland. with lovey safe walks amongst the fallow deer & river side.

Rooms are very large, well appointed and clean. Breakfast was very good. Evening meal was OK. Staff friendly and helpful. Easy 4 mile drive into Stratford and parking very easy. There is also a bus stop outside with an hourly service. Would visit again.

We liked the friendly staff and they were very helpful especially the house keeper. It was peaceful and comfortable. Easy to get to from motorway and location good for Stratford Warwick and Birmingham. Could do with sprucing up a bit but good layout -bedrooms away from dining area and kitchen

Great hotel for a base to get to NEC, polite reception lovely room comfy 4 poster bed very clean and tidy lots of vintage features, bay windows high ceilings loads of room all round had a massive bath and a shower in the bathroom very warm at night .Enjoyed the restaurant and bar foods great, all the service staff very helpful and pleased to assist in any way. This is the second time i have stayed and its in a lovely location loads of parking, feel safe and secure while staying there. Nice relaxed atmosphere will always consider this hotel for stay in the future.

Great place to stay for our visit to Stratford upon Avon as only a few miles out. Room good with view over tennis court. Only downside was we were told that there were only two times that we could have dinner so we went early and restaurant was empty!

I was expecting more to be honest, but it was just like a travel lodge. Unable to eat on site, they said they were fully booked and directed me to an inn a mile down the road who informed me they had been inundated with guests from the hotel due to problems with the kitchen.

Stayed for one night only, had family business in Warwick/Stratford. Room was fine,large and clean and facilities good. We had an evening meal in the restaurant which was fine but not to my taste.My wife's dessert, clementine tart, was to die for. Breakfast was the usual help yourself breakfast bar which was fine, hot and plentiful. All in all a good stay.

Friendly staff. Looking a bit dated in the room. Food served was not the best. Fish overdone as is the bacon at breakfast on the plus side scrambled eggs are good. Cleaner polite and efficient. Restaurant clean and tidy. Dining room toilets are smelly. Ideal base for Stratford. Overall impression is a good budget hotel. Could be so much more.

We had a nice friendly welcoming reception, Our room was very nice, no air conditioner but they provide fan which works well. Although there's one floor, there's no lift not that we didn't need it, Good facilities, tea coffee etc and complimentary water also a safe, Restaurant if very good, nice friendly staff and very reasonable priced food options. The only criticism I have is that the doors slam very quickly and make a loud noise which can disturb you also you can hear the people/tv in the next room, so if you're a light sleeper I'd take ear plugs. I would stay there again. It's also right next to a large national trust property. Gogs are very welcome aswell.

Absolutely beautiful area , the hotel has so much potential, unfortunately it’s tired and dirty . The bar and restaurant area is lovely food and staff are fab . Rooms dark and dirty Bedding and towels clean Strong smell of cannabis at night Could be so much better , one to keep an eye on 😎
