The swimmimg area had boarded up windows, broken chairs, and has one water slide. No staff or life guards anywhere in the pool area. The hotel itself is run down. Our room was ok, but not comfortable. I would not recommended this hotel.

Game room was a hit n miss, either took your money and didn't get to play or didn't take change except here and there, or they just didn't work. Food at Burger Theory was awful. Orange leaf was great. The Water park was the absolute best part of the stay. Staff and room workers were great.

Rooms were well kept. Pool area could use a little love, but overall kids enjoyed it. Nice that there was a burger joint and ice cream right on the property.

Alyssa, the check in assistance was great. Staff was friendly and helpful. The pool was so cold the night we stayed no one could enjoy it. Out of probably 40 people no one could stand being in the pool due to the temperature. Everyone was in the large yet not large enough for all the people there because the pool was unenjoyable. Everything was find and what you would expect from a hotel in that location.

Clean and comfortable room and bed. Our king room was large. Parking was tricky at night, as the lot was full. The pool was very very cold, so no one could swim in it, not even the kids. We were disappointed in that. The hot tub was hot, but crowded because the pool was cold, and the kid’s play area water was tolerable. We still enjoyed the water park area. Would stay again.

We chose this property because of the pool. Unfortunately, the main pool was very cloudy. We couldn't see more than 1-2 feet into it, and definitely could not see the bottom. The room was very large, beds were super comfy. Unfortunately, the room mini-fridge was not working and the thermostat did not work well either. First night was very cold and next night was so hot we were sweating. We did not like that we had to pay for parking AND breakfast. Also disliked that we could not pay with cash for breakfast. The servers were great. Overall, its a clean room but still needs improvements.

Parking is 50.00 unless you get a voucher and then its 15.00 you have to scan a bar code for the parking and pay thru a separate app. Our room is very pleasant and our meal from the burger place was good. The pool is a chaotic nightmare. The hot tub was filthy and the pool area. Hot tub states no children under 5 I counted 8 kids under 5 the limit for occupants was 10 and there was 38 people in the hot tub. The pool was also way above capacity and older kids were being obnoxious I think they need somebody to oversee the facility. After 15 minutes we left the pool. It wasn't relaxing or satisfactory.

Booked this property due to proximity to zoo and water park feature. For parents of small children, please be aware the "water park' is completely unstaffed, you are reliant on other parents to supervise their children. Observed over 6 kids fall down the slippery stairs of the water jungle gym, watched a lot of older kids do trains down the slide and pummel smaller children. Their parents? Drinking beers out of glass bottles at the tables in the pool area. Flooring around the water park features is very slippery. Would not recommend for any kids under 10. Hotel was of average cleanliness. The night we arrived one of the elevators was not working, waited 15 minutes each time I needed to ride it as you are not permitted to take the stairs up to the rooms. There is a pay lot for parking behind the building, but parking is not guaranteed and not limited to hotel guests. You very well may pay for a spot and have no where to park. We did find that the Fairfield parking (about 3 rows behind the Holiday Inn) is about $4 cheaper for some reason. Staff were very helpful and clearly doing the best they could.

We started previously and it was great. Check in was a breeze. Looked over the room before settling in, got dinner, showered, and then as we were getting ready for bed, saw a bug (you know the sort) crawling across the covers. Super bummed. Other things to note about this room specifically: the filters in the a/c were left out; not sure if they were drying and forgotten, or if there was a different issue. There was also mold on the bathroom ceiling that did not look like it was being addressed. Let me be clear: all other aspects of the hotel room were fine. However, I still have not heard from the management about a refund or deduction for the room... I totally expect them to fix the issues, as the first time we stayed we had a lovely time, zero issues.

Very clean hotel. The location is great as its close to downtown Omaha. We stay in this area every year and enjoy walking downtown, which is about a mile. This hotel does not have a continental breakfast, which isn't a huge deal, but nice when we want to get our day going and save a few $$$. We only had 1 issue. Our daughter had an accident and we asked for housekeeping in the morning. We called a total of 5 times to get new sheets and blankets. We ended up not getting all the correct items to make a bed, including some wrong sizes of bedding. And we had to make the bed ourselves at 10pm as they couldn't get to it all day. It was pretty frustrating. And they never did get the dirty bedding out of our room. This was probably the worst service we have ever had at a hotel in this area. We will likely not stay again next year.

Room was dirty, mold/mildew all around tub. Beds were comfortable but that is the best I can say other than 1 maint person, Terry I believe, was very friendly and actually wanted to help people. Front desk staff were rude with guests and acted like they really could not care if you were there or not, especially the blonde one. Rooms are very noisy, reported but desk acted like it was a bother and nothing was done. Parking (paid) was a joke and people that paid still could not park and were told to pull over the curb and just park in the grass. Very few chairs in the so called water park and over half of those are broken.

The website states that kids under 11 eat for free, that's not true. They charge for kids at the restaurant, and there is no complimentary breakfast. After our kids dropped something under the bed, you can clearly tell it hasn't been cleaned in months, which is surprising because it's not even carpeted. There is parking on site, which can increase in price whenever there is a big event. The staff was friendly.

There was blood on the walls and dirt and chocolate all over the floor when we arrived. We were given a new room and that floor was also dirty. We were on the 3rd floor and you can hear every footstep of the guests above you. I was also disappointed that there was minimal parking and I had to pay for it.

I stayed in a room Saturday night the bed sheets were never changed out I saw dirt,hair and what looked like poop on the blanket. So I started looking around and saw that along the bathtub it was full of dirt and mold soon further inspection I found that the towels were dirty had dirt and some weird yellow stains I asked the front desk if they can at least change my bedding and the lady said she wasn’t a housemaid. So then I asked if I could get a different room and she said they were booked up. So I told to a lady 2 days later and she said that they can’t issue a refund now because it was bought through Expedia

This place is absolutely filthy! Our room was very dirty and had not been thoroughly cleaned in quite some time. There was dirt all over,hair on the comforter, and we found a cellophane baggie in the windowsill that looked like it could have been a drug bag. The toilet made an odd noise and when we lifted off the back of the tank there was what looked like a foily in there (see picture below). We were about to go to bed to just try to get through the night and leave early but then we found a cockroach by the bathroom and that was the last straw! We left at about 930 to go elsewhere and we will never go back. The hotel is refusing to refund us our money too which is ridiculous because they should be more aware and concerned about the lack of sanitation in their hotel. We should have known better than to stay there again after the last time when we found a vape pen in our bed!! Do not stay here, it’s gross and they don’t care!!!

Room didn’t have a smoke detector, stains on walls and floors . We stayed for 2 nights , after first night boyfriend woke up with multiple bites in his arm , than 2nd night more . Our room had bed bugs , when we said something to front desk all they told us was maintance would call us the next day. Never received a call . The hot tub was filthy , black stuff floating in the water and the water was cold .As much as you pay for this hotel I would expect the facility to be a lot cleaner , better up keep .

The hot tub was filthy , black stuff floating in the water and the water was cold .As much as you pay for this hotel I would expect the facility to be a lot cleaner , better up keep .

What we loved: The room was the perfect size for our family! We had two queen beds with the extra bed that has a trundle, so we all slept great! The mattresses and pillows were VERY comfortable! I also appreciated the Dove products (shampoo, conditioner, soap, lotion). The location was great, and the size of the pool/waterpark area was good for the price! The buffet breakfast was delicious and definitely got us set for the day! However, the Dove products weren't fully stocked in our room (conditioner was basically empty). The hot tub was the same lukewarm temp as the pool. The arcade coin machine wasn't working (and it's a no cash facility), so we couldn't take advantage of the arcade like we'd hoped. Paying $15/person for the buffet was a bit expensive for 5 of us each morning. The food was great, but it'd be nice to have a cheaper option included in the price of the room. Parking was also $15 a day, even though we parked out front, which we were told was free. Overall, we had a great stay, but I'm not sure we'll stay again for that amount of money (room, breakfast, parking).

Our suite was so big! Lots of room! Everything was clean but the floors needed to be mopped. Our feet were black from walking in our room. Downtown Omaha traffic is very loud and since kids hotel it was loud but that’s understandable. The restaurant food was amazing!! Wish it had free breakfast. Pool water was soo warm, it was nice for little kids.
Our suite was so big! Lots of room! Everything was clean but the floors needed to be mopped. Our feet were black from walking in our room. Downtown Omaha traffic is very loud and since kids hotel it was loud but that’s understandable. The restaurant food was amazing!! Wish it had free breakfast. Pool water was soo warm, it was nice for little kids.

In the first room the sink was clogged and the AC was not working. We were given a 2nd room. It smelled musty. We were not offered anything for the inconvenience of having to change rooms. The room was very noisy at night I could hear activity in the hall. On the day we checked out they could not find the luggage carrier. They did not have coffee available at 8:30 when I was checking out.

It was okay, nothing in the room looked dirty but the thermostat didn’t seem to work or it couldn’t be adjusted and some noticeable wear on furniture but not too bad. Can’t say anything about the pool area as I didn’t use it.

Overnight stay for a concert at the Chi Center. Room was ok. There were quite a few stains... on chair and on lamp shade. Lamp itself needs cleaning. Beds were fairly comfortable. Looked like they may be working on the pool area. It closed so early we were unable to use it. Have to pay for parking. But cheaper than most there. Within walking distance to the event center. Very thin walls the person above is walked back and forth until after 130 am but it sounded like stomping. Shower was nice.

Check in time was supposed to be at 4pm. I got to the front desk at about 4:15pm and was told our room was not ready. I waited and went back to the desk at 4:30 and was told it was going to be at least another 15 minutes. Our bathtub would barely drain. Overall, despite these couple of complaints that were a little frustrating and annoying, I would recommend staying here. My kids loved the water park and our room was big. Great for the price we paid.

We booked this hotel because of the pool area, which did not disappoint. The only thing that I hope this hotel can improve, is the sound proofing of the rooms. We could hear every footstep from the floor above us.

The cleaning crew was banging on walls in the room right next to us until 10:00 pm! I asked them to stop once and they continued. Called the front desk and she was rude. Said she couldn’t do anything. I went next door and talked to the cleaners again, then went down to the front desk. She was rude again. I had to get up at 2:30 am to car ch my flight. Not impressed at all with tee he customer service at this hotel. They cared more about the inspection the next day then the customer.

The staff was exceptional. No complaints about that. They were very friendly and helpful. The issue I had was that the phones in the room were not working and there wasn’t a hair dryer. I couldn’t call the front desk. The hotel was pretty expensive to have items that were not working. I would stay there again but things need to be replaced and repaired before booking out those rooms.

This place was HORRIBLE! Rude staff, wouldn’t all the people above me to stop jumping off the beds and rolling chair across the floor until 230am. I called and went to the front desk for help. Mine was given. 530am I was woke up after my 2 hrs of sleep to more jumping off the beds and more rolling the chair from one side of the room to the other. I went to the front desk at 6am to ask for help the manager was EXTREMELY RUDE said it was my word against theirs even though I had it on video. He did Absolutely Nothing to fix the sustain because he said he wasn’t going to stand outside their door to catch them in the act. We had the I’m for 13 hrs total and left early from out family vacation due to lack of sleep and feeling defeated in our efforts to get help with the situation. I would not recommend this place. The room was Filthy. I mean very dirty. Housekeeping started to knock on our door every 5-10 min staring at 9am even though we had a dnd sign on the door and check out wasn’t until 11am. We finally left without showers because they wouldn’t stop coming to the door. I travel Allot for work and I’ve NEVER had this horrible of a stay. Ever!

Very clean hotel. The location is great as its close to downtown Omaha. We stay in this area every year and enjoy walking downtown, which is about a mile. This hotel does not have a continental breakfast, which isn't a huge deal, but nice when we want to get our day going and save a few $$$. We only had 1 issue. Our daughter had an accident and we asked for housekeeping in the morning. We called a total of 5 times to get new sheets and blankets. We ended up not getting all the correct items to make a bed, including some wrong sizes of bedding. And we had to make the bed ourselves at 10pm as they couldn't get to it all day. It was pretty frustrating. And they never did get the dirty bedding out of our room. This was probably the worst service we have ever had at a hotel in this area. We will likely not stay again next year.

Hotel is in a great location. Probably a good renovation is due but still in pretty good shape. Room cleaners are pretty loud in the morning. College World Series trip. Price Gouging the opening nights led me to stay on the outskirts but I don't really recommend that unless you are staying with some buddies for a night until you can get closer to downtown. All hotels are overpriced the first week of the MCWS so it is a give and take. Hotel was not able to keep up with the flow of fans coming and going; they were understaffed so I waited until 5:15 to have a room. Additionally they had one person working the check-in only making customers more irritated. It is a five minute walk to the stadium and the room served its purpose. They provide a shuttle to the airport. I would stay here again if needed.

The staff was great! I think the guy's name was Anthony he was the electrician or maintenance man of some sort. He was one of the friendliest staff members I have come across in long time. Very helpful and a warm welcoming attitude. The hotel was clean the pool area was great. My son had a blast on the slide. All around great stay. Haven't had the breakfast yet but sounds like it will be good too. Will for sure stay here again.

Feel it should be a little more clear that you have to pay for parking and yet there is “free” parking out front of the hotel on Sunday as well. Just so you know., the shuttle service only takes you to the airport. But the website says it will take you 3.1 miles which is just 1/2 a mile short of Ameristar casino in Council Bluffs which was our destination. All in all we enjoyed the room.

It was a very short distance to CHI convention Center. The check in was very easy and friendly staff! The Orange Leaf Yogurt is attached to hotel and greeted with samples while standing in line. Great hospitality. The restaurant/grill/bar attached to Hotel was also convenient and very friendly staff. Mostly Burger joint. The amenities were nice and the hot tub was spacious, water park was small and for younger kids by the looks. Looks like fun entertainment. Loved Keurig coffee maker in the rooms. Beds were comfortable. Updated rooms. Clean. Great location to downtown. Clean and safe area. However I was very displeased and unsatisfied about the $50 charge for parking. It wasn't gated or patrolled. Anyone could park there and there were hardly any spaces available! I saw 25.00 charge on parking Barcode scan.Charged my account 50.00/24 hr. Going to call.

Nice hotel. Big room. Very comfy bed. Good TV with HBO. Very good breakfast but it costs $15. Parking is $15. Pet fee $25. The extra charges were not a surprise, but altogether, they added a lot to the cost of our stay and made it less of a value than it first appeared.

Game room was a hit n miss, either took your money and didn't get to play or didn't take change except here and there, or they just didn't work. Food at Burger Theory was awful. Orange leaf was great. The Water park was the absolute best part of the stay. Staff and room workers were great.

We had to pay $15/night for hotel parking, which is stated when booking but there was no parking. Had to park in overflow parking which was located at another hotel. I stayed for 3 nights, but was charged $75. Payment is through an outside company so have to deal with outside company and not actual hotel. breakfast was $15/adult and was a very basic hotel breakfast “buffet”

The hotel was decent but the pool was not very warm the first night and the floor of the pool was gritty with debris even the next day. The room was nice and the beds were comfortable. However, they had a hard time keeping enough towels clean and dry for the pool and only gave enough room towels for one round of showers. Burger theory in the building was slow, way overpriced ($10 for 5 tiny chicken strips), the buns were stale, and we couldn't get the waitress to refill our kids drinks.

It was a great location for walking to different venues. We ejoyed the restaurant and thought the food was excellent.

You have to pay $15 per night per vehicle to park, even if you are staying. Breakfast is not free and buffet is not good hardly anything on it for $15

The staff was so nice. But, the place itself has really gone downhill since the last time we stayed here. Our room was really dirty and there was even old food from previous guests in the fridge. We noticed the hallways were really dirty too. Overflowing garbage allover. The parking situation was not great. The pool was way over treated with chemicals and just walking in eyes burned. We didnt complain but lots of other guests did. Staff was nice and tried to help but there was really nothing they could do. We just left the pool after about 20 mins. Its not worth the price.

The air conditioner leaked water all over the floor. TV didn’t work. We wish we knew prior that parking is not included and breakfast is not included. For the price, we weren’t impressed. But it was a clean bed and the staff are nice.

Amazing amenities! There’s so much to do at the hotel you could spend your entire vacation there. Our room was spotless and had 2 KING sized beds. Our microwave did not work but otherwise everything worked fine. The hotel has a bad reputation but I have stayed here twice now and have no complaints.
