Love the concept of this place, the rooms are small but so well laid out that they feel spacious. Absolutely brilliant to have a fridge and a microwave and kitchen sink. Fantastic place, will definitely use again. A big shout out and thank you to the brilliant and helpful from Michelle at Hotels.com. I made the embarrassing mistake of booking the wrong night and turned up without a code and my phone about to run out of charge. I was in a bit of a panic as trvaelling alone, and was late and dark. Michelle was wonderfully calm and helpful and helped resolve my booking. She went above and beyond to help me, it was so much appreciated!

To get into the hotel and room was easy with the provided code. The room was ok. The coffee machine leaked unfortunately, which we didn’t realise until we were leaving. If you like a firm mattress you are in luck. If you like a softer mattress, Room 3 is not for you. The digital information which was forwarded to me was excellent, except it would be good to have information about places to park.

The entrance via a code worked really well and we received it with no problem in the day if our stay. The location was great close to everything we needed in the centre of Brighton. The room was decorated really well and had everything we needed. although it was small this wasn't a problem as it was well designed. We really enjoyed our stay.

Location - great! The hotel is a shirt waln to the pier, the Lanes and about a 15 minute walk to the North Laines. System is easy. No front desk and you just get a code to enter the front door and room. We were in Room 1 and we really liked the layout. It was roomy with lots of space to hang clothes and coats. Great mirror and lighting for doing make up. The kitchen area was spot on for what we needed. They also supploed ear plugs and eye mask, which was a nice touch. Staying on a Saturday night, we were prepared for it to be noisy but actually it was really quiet. The only issue we had, which couldn't just be resolved was the damp musky smell. It rained heavily the day we were there, so there may have been a little leak somewhere. However, there was a really good dyson fan/heater in the room, which we just kept on at bed time to keep the airflow going. I did raise it when leaving and they were going to look into it. Also, the shower head had split and needs replacing, so it wasn't the best shower in the morning, but did the job. Overall, it was a nice room and for a fun night out in Brighton, it was a good option.

The place is in a perfect location for The Lanes, the Pier, and Royal Pavillion and had everything we needed. Sadly the plumbing is a bit annoying and we had to turn the faucet for ages to get water ... maybe a note in the welcome package would prevent any surprise on that front ;) We stayed during the heatwave and thanks to its location and the big windows the temperature in the room did drop during the night (the fan provided in the room and the mutilple earplugs were a nice touch thank you). I would definitely recommend this hotel for any furture stay in Brighton !

This stay could have been very good except for 3-4 bad features. In order of appearance: 1. The parking situation. Almost impossible to even stop and unload in the street and then a parking half a mile away costing £70 for 45 hours. 2. Bad smell in the bathroom (mould?) did not improve even with the fan going for 40 hours straight. 3. Extremely hot in the room with only a table fan and no AC. 4. Self catering with only a Micro and no stove.

Pros - place was really near the front, and the pier. Room was a decent size and clean. There was a dyson fan to help with the heat. Eye masks and ear plugs were provided FOC (nice touch), komedia 15 min walk away. Couple of observations - there are a lot of stairs. My partners knee is not ao great and proved to be a little struggle. Fan was not enough at night when njghr temp was around 20C. I had some struggles in that code to get in did not arrive but i spoke to them on day and got it sorted. I would stay again as it is better than a lot of brighton accommodation and accessibility to main attractions was great!

It was a nice enough room, but the bed and the pillow are far too firm for me, i prefer a softer mattress They provide eye mask and ear buds, we needed them, the people staying below us were chatting until 05:30am on the Friday night / Saturday morning, and smoking the funny stuff which we could smell in our room, the window blinds let light seep in at the sides. I like you have a code to get into the building and your room, so don't need to worry about losing the key/ card. It is easy to walk to most places from the hotel, no parking though, we parked in the NCP which was £69.00 from Friday 3pm until Sunday 1pm, We tried to park at Buzz Bingo which is cheaper only £41 for weekend and had plenty of spaces but wouldn't let us book on line as spaces gone, but car park empty when we arrived. We were lucky with the weather, was a lovely weekend.

Myself & two friends stayed for just the one night. The accommodation is in an excellent location, right on the sea front within a few minutes walk to bars & restaurants. The accommodation is super cute & was spotlessly clean! The beds were really comfortable & the bedding was all clean, fresh, white bedding. I received a few texts from Jaqi & Michelle offering their services which was reassuring to know that someone was there to help if we needed them. Thankfully we didn’t need to contact them, but we really appreciated their messages. My only criticism would be that the sink in the bathroom is just too small & even washing your hands means you get water everywhere. Other than that, it was great & I’d definitely recommend it.

The room was small but decent overall. The real issue was the shower which had rather poor water pressure and was either scalding hot or ice cold. It took about 10 minutes of constant tinkering to get it to a reasonable temperature and even then it would fluctuate on its own. We asked the hotel for assistance but they had no real solution

Great location, however there is a bar a few doors down. Very noisey all night. I had the attic room - very hot in the summer. The fans were useless and just blew out dust. Visit Brighton regularly - wouldnt book again. For the price you can get alot better!

Basic but fine for what it was. No lobby or staff on site, so self-service. Beds were comfortable and room was good; we were at the loft on the top floor and one window was jammed partially opened, and rattled all night in the wind. Concerned about fire exit safety though from where we were situated; no escape whatsoever especially with jammed window on the roof! Other guests downstairs were noisy overnight.

The place is in a perfect location for The Lanes, the Pier, and Royal Pavillion and had everything we needed. Sadly the plumbing is a bit annoying and we had to turn the faucet for ages to get water ... maybe a note in the welcome package would prevent any surprise on that front ;) We stayed during the heatwave and thanks to its location and the big windows the temperature in the room did drop during the night (the fan provided in the room and the mutilple earplugs were a nice touch thank you). I would definitely recommend this hotel for any furture stay in Brighton !

It was a nice enough room, but the bed and the pillow are far too firm for me, i prefer a softer mattress They provide eye mask and ear buds, we needed them, the people staying below us were chatting until 05:30am on the Friday night / Saturday morning, and smoking the funny stuff which we could smell in our room, the window blinds let light seep in at the sides. I like you have a code to get into the building and your room, so don't need to worry about losing the key/ card. It is easy to walk to most places from the hotel, no parking though, we parked in the NCP which was £69.00 from Friday 3pm until Sunday 1pm, We tried to park at Buzz Bingo which is cheaper only £41 for weekend and had plenty of spaces but wouldn't let us book on line as spaces gone, but car park empty when we arrived. We were lucky with the weather, was a lovely weekend.

Didn't mind this as relatively quiet given the location which suited us.Earplugs provided if needed.Small room and bathroom but we knew this and it had everything we needed.Kept our clothes in our suitcase apart form a few we hung up.Very clean room,bathroom and kitchenette.Lots of stairs for the upper rooms due to the layout hence us changing rooms before arriving due to mobility. Perfect location...10 mins walk from main sights and shopping. 2 mins from beach.Plenty of bars pubs and restaurants nearby.Perfect for us.

Love the concept of this place, the rooms are small but so well laid out that they feel spacious. Absolutely brilliant to have a fridge and a microwave and kitchen sink. Fantastic place, will definitely use again. A big shout out and thank you to the brilliant and helpful from Michelle at Hotels.com. I made the embarrassing mistake of booking the wrong night and turned up without a code and my phone about to run out of charge. I was in a bit of a panic as trvaelling alone, and was late and dark. This is not a hotel. It's a house with rooms. Tiny bedroom, directly by the front door, slamming closed every time someone arrived/left. The best part of the property is the excellent location. However, there were various issues with the room itself including a broken coffee machine, sink with faucets that needed 10 turns before going on, a shower that doesn't drain correctly. On top of that, the owner walked in without knocking and the manager failed to give us coffee for our second morning even after requesting it.

The room was small but decent overall. The real issue was the shower which had rather poor water pressure and was either scalding hot or ice cold. It took about 10 minutes of constant tinkering to get it to a reasonable temperature and even then it would fluctuate on its own. We asked the hotel for assistance but they had no real solution

Pros - place was really near the front, and the pier. Room was a decent size and clean. There was a dyson fan to help with the heat. Eye masks and ear plugs were provided FOC (nice touch), komedia 15 min walk away. Couple of observations - there are a lot of stairs. My partners knee is not ao great and proved to be a little struggle. Fan was not enough at night when njghr temp was around 20C. I had some struggles in that code to get in did not arrive but i spoke to them on day and got it sorted. I would stay again as it is better than a lot of brighton accommodation and accessibility to main attractions was great!

Myself & two friends stayed for just the one night. The accommodation is in an excellent location, right on the sea front within a few minutes walk to bars & restaurants. The accommodation is super cute & was spotlessly clean! The beds were really comfortable & the bedding was all clean, fresh, white bedding. I received a few texts from Jaqi & Michelle offering their services which was reassuring to know that someone was there to help if we needed them. Thankfully we didn’t need to contact them, but we really appreciated their messages. My only criticism would be that the sink in the bathroom is just too small & even washing your hands means you get water everywhere. Other than that, it was great & I’d definitely recommend it.

Great location, however there is a bar a few doors down. Very noisey all night. I had the attic room - very hot in the summer. The fans were useless and just blew out dust. Visit Brighton regularly - wouldnt book again. For the price you can get alot better!

Das kleine Doppelzimmer ist klein, jedoch sehr gemütlich und das Bett super bequem. Man fühlt sich gleich wohl. Der Teppich ist allerdings etwas muffig. Man könnte an der ein oder anderen Stelle sicherlich eine Neuerung gebrauchen.

Nice stay with my daughter the beds were really comfy. It was a hot day but the room remained cool as it is at basement level. Lovely room with patio. Including a hob for cooking. A double glazed panel has been installed so is very quite for the location which is moments from the sea front. Was nice to not have lifts and long journey to the room like you do at larger hotels. Nice touches with body creams and hot drinks.

Location is perfect for the seafront and is right near the Pier. Unfortunately there is no front desk or luggage storage. Room 11 was up several flights of stairs which is hard work when carrying luggage! The stair carpets didn’t look too clean but my room was spotless. Facilities were basic although there was a fridge containing two tins of water which were much appreciated. There was a table and chairs but sadly no comfy armchair. Having an iron and ironing board was a bonus. No wardrobe, just a few hangers for use. They have made the best use of available space. The double bed was clean and comfy and I enjoyed a great night’s sleep. The area was quiet but I could hear footsteps and clattering from adjoining rooms, although it wasn’t too bad. The bedroom was quite a good size as was the bathroom which had a good shower with hot water. A fan was provided but fortunately I took my own as the one provided didn’t seem to be making much impression in the heat. The tv was rather complicated and I struggled with the controls, having the same problem with the coffee machine. I think the instructions were downloadable but I was too tired to find out! I would have liked better communication as replies to my messages seemed to be automated rather than personal. Would I stay again? Probably not, as although it was good I think there are better places for the price.

Room 11 was up several flights of stairs which is hard work when carrying luggage! The stair carpets didn’t look too clean but my room was spotless. Facilities were basic although there was a fridge containing two tins of water which were much appreciated. There was a table and chairs but sadly no comfy armchair. Having an iron and ironing board was a bonus. No wardrobe, just a few hangers for use. They have made the best use of available space. The double bed was clean and comfy and I enjoyed a great night’s sleep. The area was quiet but I could hear footsteps and clattering from adjoining rooms, although it wasn’t too bad. The bedroom was quite a good size as was the bathroom which had a good shower with hot water. A fan was provided but fortunately I took my own as the one provided didn’t seem to be making much impression in the heat. The tv was rather complicated and I struggled with the controls, having the same problem with the coffee machine. I think the instructions were downloadable but I was too tired to find out! I would have liked better communication as replies to my messages seemed to be automated rather than personal. Would I stay again? Probably not, as although it was good I think there are better places for the price.

It was a nice room but very hot. There was a fan which helped a little. The shower is very small but worked fine. Good location, it was close to the beach and to the city.
