Overall the property was nice. The pool was closed and the ice maker on the lower level was not working. Continental breakfast could be improved by offering fresh fruit. Nice grassy areas around the property to walk a dog. Suggest putting in a dog waste station.

No outside door fobs work. The whole hotel has a smell of marijuana. Breakfast was limited and not restocked and it had only been open for 30 minutes. Extreme noise disturbance above our room from 12am-2am, stomping feet and running around. Was fine for the quick stay we needed, but nothing for luxuriness.

Several car windows were broken out in the parking lot. The cleanliness of the hotel could be better. My bathroom sink did not have running water.

I've stayed at a lot of HEI hotels, and our experiences have always been great. So when traveling to KC for a few days this was the logical pick. Staff was very friendly and helpful. However, it is very run down and in rough shape. Lawn is overgrown and full of weeds, a number of places need paint, etc. When tyring to use the shower, the drain was clogged. Maintenance got it better, but still not great. Went to use the gym, to find it only consists of a treadmill and an eliptical. The treadmill was broken, and the person on the eliptical said they would be off soon. When done he went to get a sanitizing wipe, but that was not operational as well. I gave up on the gym. We went to a basemeball game and decided to take a shower about 10 pm. There was no hot water??? Our friends in another room noted the same experience. Overall the mgmt. does not seem too concerned with upkeep. A disappointing experience.

Pool is out of service.

Our room was okay, but the part that was irritating was that the pool was closed. They didn't have anything posted about the pool being closed for the weekend on their website. That was a big letdown for my kids. Overall stay was okay.

Booked the hotel for a family trip to see the Royals and Angels play with 2 children. Main entertainment was going to be hotel pool and baseball game. However, when we checked in, we were told the pool was out of order. Upon the looks of it, it had been out of order for a while. I feel like this should have been communicated to us, so we could have at the very least planned more entertainment for our kids. They were disappointed. We were also put down in the basement level, which had a very musty smell to it. I could have gotten over that, but the pool being closed already ticked me off.

Good location for games. Front desk and breakfast attendants were friendly and helpful. Deserted building next door. Pool was not available during a four-day stay. No housekeeping available during stay. Nice space, but lighting in room was not good.

The room we had was a decent size (twin queen with extra floor space) but there was a distinct odor in the room. I don't know what it was. Got some air freshener that helped some. The most disappointing thing about the hotel is the pool was closed b/c chemicals leaked into the hallway. We were told this at check-in. Too late to do anything about it. I brought by son to KC for March Madness for four nights. The pool was the only thing he wanted at the hotel. He was bummed!

Came in town for USA state wrestling tournament. Staff was great, hotel was nice, however the pool was not open which is what kids ultimately wanted to do.

The room was in terrible condition. Peeling wallpaper and the toilet seat was not attached to the toilet. Bathtub had been repainted overtop of dirt and hair. All of the common areas were kept uncomfortably hot.

There was trash not cleaned up by housekeepers left from previous guests. The pull out bed was absolutely disgusting with bad stains, the third floor smelled of pee with a puppy pad in the hallway. The ice machines didn’t work, the pool was not cleaned very well and felt gritty.

Our bathroom was not clean at all and horribly stained. Reception were polite and cordial but did not have adequate support for the evening shift. We did not want to bother him with the condidtion of the room b/c he was there alone for the entire night.

The facility is old. We didn’t even stay. Check in and it was nasty. Our non smoking room very much smelled like smoke. The shower had mold all over it and the ceiling looked like it could fall in at any moment. The staff was terrible. Asked for more bedding and they wanted us to come get it….. But we checked out 15 minutes after we checked in and went somewhere else that was better.

The bed was clean and comfortable and breakfast was good. All carpeting and upholstery was filthy. Paint was peeling off in big sheet over the bathtub. Tub and counter were stained or dirty. I did enjoy watching a deer grazing by a pond from the window. I won’t be staying there again.

Pool was nasty! Hair on deck, cold cloudy water! Room have wads of hair on tub, and literal dried contacts by the sink that someone took out of their eyes and put there. Trash in lobby overflowing, trash outside overflowing. Just awful

Absolutely FILTHY.

Absolutely disgusting. Asked for one extra blanket, she said laundry wasn’t done today. Very dirty bathroom, pubic hair all over. The bathtub is gross as well.

Our room was dirty and smelled like pot. The door to the room was damaged, it looked like someone had previously broken into the room or attempted to. We love Holiday Inn, but this is the worst one we have ever stayed in. I'll never stay at this location again.

I reserved a room with extra space for a 5th person and the sofa bed was broken. The staff member immediately found me a rollaway bed instead which worked. The air in the room had a smell, just needed some movement. I liked the big spaciousness of the room. It would have been nice to have a bigger bathroom for that many people. Also the faucet in the bathroom had very low pressure and was difficult to get a steady stream of water in the sink. Thankfully we had an extra sink next to the mini fridge we used to help with that issue.

The room was big and beds were comfortable.

I got this hotel because it was close to where I needed to be. I do need to be honest; my room was adequate and fine for my short stay, but needed refreshing. The carpet was clean but could stand to be replaced, the bathroom had water damage on the ceiling, peeling paint/plaster and some staining on the counter but again, it was clean and had plenty of clean towels. Water pressure was adequate, hot water was actually hot. They have Dove soap/lotion/shampoo/conditioner in the bathroom which was fine. Bed was very very soft, with lots of soft pillows. Not my favorite but its somebody's. It had clean linens and I made it work for the time I was there. Working Kureg, tiny refrigerator with small freezer and a microwave was included in the room. Their room coffee is a decent brand. Room AC was very cold. That appeals to some people (it got too cold for me) I didn't have breakfast though it was included(no time), and I didn't use any other facilities, so no comment on those. Parking lot is big. Staff was very nice (its Kansas City, thats expected) My biggest dislike was how it was situated on the road + walls/ceilings are thin. If you have people above you, next to you, they'll be heard (felt if they have heavy feet). The hotel itself near grocery stores, chain restaurants, gas stations and about hour to the airport. The price paid was fair. For short stays (for me) the negatives aren't deal breakers and can be worked through.

The pictures were a little deceptive. It looks a little brighter and cleaner in the photos, but it definitely has kind of a creepy aesthetic to it when you first walk it. Just very dim lighting and eerily quiet.

The room was very dated. Entry room light and overhead light in bathroom - burned out. Bed rolled to middle. Shower ok, except for the mold in the corners, and vanity and shower soap dispensers not functioning. Carpet needed cleaning. TV remote was broken. A/C put out humid air. Worst Holiday Inn I’ve ever stayed in!

Spent one night here while moving. It’s less than 10 minutes to the baseball and football stadiums. Room was solid and the staff was nice. The internet was spotty in our room but that’s my only complaint.

The location was great, less than 10 minutes to Arrowhead. The important part of the room seemed clean i.e. the beds and bathroom. The walls were majorly scuffed up (perhaps a darker color around the trim and lower half of walls), the carpet in the room was in pretty awful shape, and the a/c was leaking water on the carpet. The outside of the hotel appeared to be abandoned, overgrown weeds and a dead tree. The cherry on top was the fire alarm going off at 5:30am, which I understand happens but I can't help believe it might have been a maintenance issue.

The building is starting to deteriorate. The vinyl cover on the desk chair in the room was worn down to the backing. The skirt on the bed was torn and hanging down. The staff was really nice and helpful.

Waited a half hour for the front deak attendant that was "helping another customer" yet came in the front of the hotel. Literally a half hour. Breakfast was lack luster. Heard every sound in hallways 24/7. Walls are super thin.

Nothing good. The rooms I booked were not available because the card readers for the doors were broken. The check in staff couldn't figure out how to authorize the incidental deposit on my company credit card. Once the guys were finally in their rooms, the card reader broke again leaving one guy stranded in the hall and ultimately spending two hours with a maintenance man in his room until 11pm working on the door.

All of the workers were very friendly and helpful, but seemed understaffed for a busy holiday weekend. The hotel needs some updating with paint and ceiling patches.

Check was easy and simply. Had a small issue prior when i called and they couldnt find my reservation due to i confirmed it though hotels.com. The room was cleans and the staff was very friendly. Wasnt to far from downtown or the sports complex

This was one of the worst experiences I have ever had with hotels! When we checked in they attempted to put us in a room right next to a room that was being painted, we got moved to a secondary room, due to excessive smell of paint fumes in the room, and it also smelled so much of paint fumes we got light headed and ended our reservation early. Their staff was so unhelpful during the whole process, They refused to refund me my money, and insisted on charging me a cleaning fee. For a room that we only pulled the sheets back on and noticed was dirty before we had even got there, super combative staff when it comes to their costumer services. I just counted my losses. But i would not recommend this place to anyone.

Decent hotel near Kaufman Stadium. It could use some upgrades, but it was fine fir what we needed. Getting on and off the property is, frankly, hazardous because of passing traffic. The roadway traffic makes entering traffic quite tricky. Decent breakfast, nice staff, and reasonable rates will allow me to return despite the traffic issue.

Rude customer service. Housekeepers didn’t show up at all, I never received my $100 refund. People’s cars got broken into, shader glass everywhere in the parking lot. Felt very humid inside the room Beds are very uncomfortable!! pillows are horrible!! Location Right beside the highway hard to get in too much traffic.

Close to the stadium

Right on the highway, nothing in walking distance, but nice quiet & clean.

Not the best area, but was close to Starlight Theater.

Good location for stadium events.

It’s not in the greatest part of town, but I never felt unsafe and they had security at night for the parking lot. Staff was very friendly, breakfast was decent. Location was close to the The Swope Soccer fields, which was most important for our trip.

For the most part, the hotel was nice. One downside was its location. It's right off a highway, with no service or side road and getting off the highway to pull into the parking lot was difficult. Leaving the hotel to get on the highway felt dangerous, because it's at the bottom of a hill, and difficult to tell how much traffic is coming over the hill as you pull on to the highway.

However, at about 8:am the fire alarm went off, and it kept going on and off for over 15 minutes. Person at the desk was on the phone and the housekeeping staff were jut going about their work. The breakfast area was HORRIBLE. The Cinnamon rolls were under a warming light, but were FROZEN. the tables and the floor was filthy. There were two guys in the kitchen area but made no attempt to clean anything. The property is full of weeds. On top of all of this, they charged $100 for incidental fees. We stayed at two other nice hotels over the weekend and they charged only $20. Never, Never Again.

My bathroom was filthy. We got to breakfast at 8:50 and everything was gone. Went back a few minutes later hoping it was restocked. Left with no coffee and no food for a $300 room.

The front desk attendant was very personable, helpful, and attentive. We asked for extra bedding and a couple of other needs, and she quickly and cheerfully took care of our needs. The suite was extra spacious, comfortable, and just the right temperature. Breakfast was great! We were a little disappointed the pool was closed, but everything else made up for it.

We were happy overall with the property. We were unhappy with the incorrect information we received when we checked in. Carla told us breakfast was served until 9:30. We arrived for breakfast at 8:50 to find most items were gone and no more food was provided. We were not able to have coffee,, pancakes, sausage, or yogurt. We only had eggs and one biscuit. Staff was taking containers away at 9:00. If we would have received correct time, we would have arrived for breakfast sooner and been able to have more choices.
