Great entertainment in the bar downstairs

Slightly odd stay as previous reviews put me on guard as the rooms aren’t managed by the pub who just give you the keys and tell you how to access the rooms above via stairs out back. Pub staff were friendly and welcoming - offered to put the pizza oven on specially then said that they only had enough dough for a small pizza but I was welcome to pop out and bring something back - they’d provide a plate. Really nice people. The downside were the two regulars sitting with the staff who were clearly very pally and seemed to have the run of the place. They weren’t nasty in any way but when every other word is ‘f*ck’ and it’s used as a punctuation point it just gets really weary. A family left halfway through their drinks presumably because these regular punters didn’t care. Sad really. Otherwise I’d recommend it - room was fine, a good price, plenty of outlets and a curry house close by and not far from the station. Just curb the shitemouths

Warm and tastefully decorated room above a friendly pub in South East London. Very comfortable bed and pillows. Good shower. Lovely staff (and great beer) in the pub. Excellent cafe for breakfast and lunch a couple of doors away. I will stay again.

Staff were really lovely and cared about me and my stay. I was able to check in early, which was a life saver! As id been travelling for a long time! Other resudents were reapectful with noise, and the sound from the bar below was easily resolved with some earplugs, so i managed some great early nights. I didnt have breakfast, but i was permitted to eat my takeaway either in my room or in the pub, they provided plates and cutlery. I will certainly book there again

Fantastic host. Easy check in and out. Lovely friendly landlady and locals! Easy to get in and out of London. Free parking outside pub. Lots of great restaurants nearby. Great for O2 or exploring London. Walking distance to Blackheath

There wasn’t any shower gels or shampoo in our room, and the room was very dusty, while the noise from downstairs was a little bit too loud. We was shown our room and had to via the pub and was not shown how to get in or out without going through the pub. We didn’t stay the night we left and find somewhere else to stay Sadly.

We booked this break in January as an extra few days away after a family wedding. As we had our vehicle we needed something with parking and outside the city centre. This hotel does NOT have free onsite parking, the only parking is on the road. The room we stayed in was nothing like the images at all!!! It was so bad we were offered a full refund which hasn't arrived.a.week after promised! There was a kitchen with no cutlery or crockery other than 2 tea spoons and 2 odd mugs. The fridge froze anything that was placed in ther and there was no milk or brew making items other than a few tea bags. So we had to buy milk etc. The sheet did not fit the bed and we both woke up on the bare mattress! There was tape over the old light fittings in the ceiling, the windows were extremely old, cracked and had bits of tissue paper stuffed in the corners. The boiler and water tank for the whole building was in our room and there was a delightful balcony with what I assume was some sort of large ventilation system, all of these were extremely noisy and kept us awake! Half a toilet roll to last 3 days which isn't great as a woman especially when you have your period! No shower gel or hand soap either, no floor mat in the bathroom and a toilet seat that was broken. The public transport takes over 40 minutes to get to tower bridge London and an Uber/taxi is about 30. We do NOT recommend this hotel at all

Only stayed one night but room was clean and comfortable and staff were friendly and helpful. Didn’t get a chance to eat or drink in the pub but will do next time we stay.

As the room was above the pub there was a bit of noise expected. What we didn't expect was karaoke that was so loud it was shaking the bed. This continued until midnight and even though the TV was at its loudest it couldn't drown out the cacophony of noise. Other than this the room was not the cleanest. But really would never stay again and also caution any who do that they should stay out until after midnight!!

The accommodation is tired and poor. Paintwork chipped, shower leaked. T.V could not work. Very limited food menu. The people that worked in the bar were super though. Thanks Nicki.

First impressions good nice welcome got into the room no towels no loo roll and a half drank juice and a pizza in the fridge Cooking facility dirty pans but no utensils Towels and loo rolls rectified We went out till late when got back we pulled the duvet back no bottom sheet on the bed ? No contact numbers no one around Did not look like the pics on Hotels. Com Came back in the evening to a fire door jammed open removed what was stopping it shutting But it was back there again the next morning Milk to make a drink already OFF And let’s finish with the trip wire on the way out Please see pics attached and make up your own mind. such a shame ☹️ lack care

Very shocked to see the state of the room when from outside looked ok first thing noticed was holes in the door and frame and bent lock wardrobe doors wouldnt open or close as hanging off the tracks so couldnt use them electic sockets were hanging off the walls and could be moved and wires were exposed holes in walls bathroom door didnt shut but had over 20 rusty nails hanging out totally thick dust wrote my name in it the walls were all mucky and dusty and fire saftety was disgusting shocking sprinkler rammed with toilet roll so wouldnt pick up any fire till too late.

It has all the ingredients to be a fancy boutique hotel, but small snagging issues abound. Location looks iffy on Google maps, but only a 10 minute walk to Lee Station, and then half an hour to Charing Cross. Radiator was lovely and hot, but can't be turned down or off, so had to sleep with the window open. The "power shower" is pathetic. No shower gel. Random bit of tissue was found. The macerator toilet setup is no good, and appears to be plumbed into the shower waste. Towels were fluffy, but too small, and not absorbant. It really just needs the owner of the hotel to spend a night in one of their rooms to sort these things. Too many cushions. No bin in toilet.

Nice room , yes I could hear some noise from pub below, during a cup final match,but it was not a problem and did not stop sleeping and watching tv.I will stay again which says it all really .

This property was fantastic, not what you expect for a room above a pub. The room was spacious, warm and the bed was unbelievably comfortable! Overall the space was great. Will definitely be back for a weekend getaway or something.

Host was very welcoming. Despite running a busy pub, she happily answered any requests.

Good for short stay in Lee

It has all the ingredients to be a fancy boutique hotel, but small snagging issues abound. Location looks iffy on Google maps, but only a 10 minute walk to Lee Station, and then half an hour to Charing Cross. Radiator was lovely and hot, but can't be turned down or off, so had to sleep with the window open. The "power shower" is pathetic. No shower gel. Random bit of tissue was found. The macerator toilet setup is no good, and appears to be plumbed into the shower waste. Towels were fluffy, but too small, and not absorbant. It really just needs the owner of the hotel to spend a night in one of their rooms to sort these things. Too many cushions. No bin in toilet.

I stopped for the weekend there is a bus stop 20 meters from the door so anywhere is reachable
