- The AC was not working, and the room was swelteringly hot. I asked at the front desk if they could look at it, but they said they had AC but would not turn it on until they thought the weather was suitably warmer. The room was hot. - The room had a TV, but it was hanging off the wall, and despite trying multiple times to tune it could only get one channel. I asked at the desk if they could look at it, and they said that this was normal, as the TV reception was really bad at the hotel, so there's nothing they could do. - The Wi-Fi was barely 4 megs, no matter what device we tried it on. - No room service on any of the days we were staying, except for towels dumped on our bed. The room was already dirty and had no soap (although an empty shampoo container was left in the shower from a previous occupant). - It advertised luggage storage, but we were also told that we could not leave our bags with them. Overall, a pretty awful experience.

The hotel is nice place to stay. Its quiet and comfortable. I also think they should assist customers in lifting their bags to the upper floors as there's no elevator in the building. I struggled with my box to the third floor and got my bag damaged because the stairs is also quite narrow. Water should be made available for every additional days booked. Being entitled to bottle water only at the first day doesn't encourage long staying customers.

Giving an opinion on a hotel in London is always difficult, considering the average prices of hotels, especially those in central areas. The structure in question is a fairly old building, completely renovated internally, apart from the slightly vintage wooden stairs which evidently date back to the original structure. The rooms are modern, on average small, but not uncomfortable, with complete services and absolute cleanliness, even if the services available are very minimalist (no breakfast, no minibar, no elevator), only a generous availability of excellent English tea, sugar and kettle, with which you can still organize a pleasant pre-breakfast. Overall, considering the prices of the rooms, significantly lower than other hotels in the area, it is a structure that in London has a good quality-price ratio. I think I will use it again.

Very convenient for events at Olympia which is why we picked it. This was my second stay. Staff we very helpful and the location is good. The room was clean enough for a couple of days but could do with a good dusting. Bedding (and beds) need replacing and room needs TLC in places but you get what you pay for an no major issues. Wifi was fine for browsing (didn't try streaming), room had lovely aircon and a mini fridge which was very convenient. Room was also generally pretty quiet and housekeeping made it nice and tidy each day. Would probably stay here again for an event at Olympia.

The facility was relatively clean. The location was close to the London Book Fair venue. Decent shops in the area. The housekeeping was OK. No on-site amenities. I’d probably stay again if I go to the next London Book Fair but wouldn’t have terribly high expectations.

Overall very poor. The only good thing about this place is the location that is good and quiet too ! Fridge not working they move us another room and again fridge was not working….we were waiting for ages until they gave another room…..bad smell straight away from the entrance….the furniture needs replacing as everything else…. Definitely 100 % not going back ….and my advice is avoid

I have used Simply Rooms on a number of occasions and will use them again mainly due to type of accomodation and location. Having had to pay a bond of £100 (refundable this time I was a bit disappointed to find the kettle housing damaged and the window blind inoperable. Having requested extra milk I waited 2 hours before going to reception and explaining I hadn't any.

I would say that the summary of this hotel is "You really do get what you pay for." The staff was nice, no complaints at all about the service. If you go into your stay knowing what you're getting, then you should be fine. The shower wand holding clip was broken, I had to jam the wand into a weird position just to take a shower. I complained and the guy tried to fix it, but instead of replacing the broken piece he just glued the wand into place. However, where he did that made the water just go straight down, and there was no way to get under it. The hotel is a walk-up, so be prepared for steep stairs with your suitcases. The neighboring guest decided to smoke a joint on the last night of our stay. Thankfully they only had one. The bathroom sink did not have a flow regulator screen, so whenever you turn it on it sprays water all over the bathroom. I don't think anyone has swept under the beds in a very long time. They did not provide any washcloths. Two days into our stay they only gave us one hand towel. Four days in they didn't give us any. Apparently their supplier ran out? They gave us an additional full sized towel when we complained. The beds are hard and you can feel every single spring. The pillows are very thin. Again, for a budget hotel, it's not the worst I've seen, but definitely not a place I'll stay in again.

Staff were friendly. Location was convenient. Room was average in condition at best, the laminate floor was swollen and very noisy, the smoke alarm was covered with a plastic bag, meaning this created a health and safety risk. The bathroom was not very clean, dirty grout, cracked floor tile, corroded fixtures and something brown smeared on the tiles.

This property is a bit shabby and run down and everything is a little grim. The service is not great. I left my dirty towels on the floor to be changed, as instructed, and I got back to find that the cleaner had picked them up and hung them back up again. The person on duty did rectify this when I complained though. Dirty cups and glasses did not get changed. They did not have any hand towels. However it was otherwise well equipped with hairdryer, safe, fridge, tissues, sockets etc and the shower was very good and the room warm.

I was sceptic after reading all the bad reviews online. Yes it is run down, but it’s reflected in the price you pay. They must have changed cleaning companies because I had a very clean room, fresh sheets and towel changes every day. You see the cleaners come in and work every morning for at least half the day. Reception staff very nice

Great value for a night while attending an event at the Olympia - for which the entrance was just a couple of minutes from the door! Room was small but clean and well equipped. It could possibly have used a little TLC on wobbly taps etc but not a problem at all for us. The staff were friendly and allowed us to leave our bags after check out. We'll definitely be looking to book again next time we attend an event at the Olympia.

The ratings on this hotel are a lie. Firstly, this is definitely not a 4 star facility. More like 1 star at the very most, 2 star. The ratings mislead me to book this place. It’s either the previous occupants have a very low impression of what a standard hotel should look and feel like or they are just liars. I really don’t know how to begin. The first room I got was on the ground floor. It smelt musty and moldy. It had no ventilation. I had to ask for a room change. After a little hesitation, I was moved to a room on the first floor. The heating worked well but the room was dusty, the bathroom was moldy and overall I could not use the toilet facilities because I was uncomfortable with cleanliness. I found a massive bug in the middle of the night just roaming the bathroom. Thankfully, I was only there for one night. I won’t be staying here ever again.

Good convenient location and friendly reception staff but property is definitely not 4 stars as advertised. More like 2 stars. Blocked sink, broken toilet seat, dirty cups, bad smell in the building and dust under the beds. Run down and needs a total revamp.

The Hotel is in a good location for Olympia, I stayed here for one night. The staff were generally helpful and allowed me to check in an hour early. The place in general is a little tired and wasn't the cleanest hotel i've stayed in. lots of dust on the windows and the matress on the bed was really scuffed which you could feel through the sheets. The floors were really noisy in my room which was annoying for me and no doubt the room underneath. Facilities were ok and the kitchenette in my room was a bonus to cook food and breakfast. The pillows are terrible, super thin and abviosuly not been replaced in years. although i was given 3 of them so that was ample for me on my own. had i been sharing it would have been an issue. cant understand why such a small expense hasnt been taken care of given so many people on the reviews have mentioned this. My car was broken in to and my front window smashed on the road outside the hotel in the middle of the afternoon so if you're traveling by car use a multi story rather than park outside. Apparently not the first time its happened yet the Hotels CCTV that was directly outside the hotel wasnt working. Not the best stay for various reasons but an ok hotel for the price if you're visiting a show at olympia.

My car was broken in to and my front window smashed on the road outside the hotel in the middle of the afternoon so if you're traveling by car use a multi story rather than park outside. Apparently not the first time its happened yet the Hotels CCTV that was directly outside the hotel wasnt working. Not the best stay for various reasons but an ok hotel for the price if you're visiting a show at olympia.

Giving an opinion on a hotel in London is always difficult, considering the average prices of hotels, especially those in central areas. The structure in question is a fairly old building, completely renovated internally, apart from the slightly vintage wooden stairs which evidently date back to the original structure. The rooms are modern, on average small, but not uncomfortable, with complete services and absolute cleanliness, even if the services available are very minimalist (no breakfast, no minibar, no elevator), only a generous availability of excellent English tea, sugar and kettle, with which you can still organize a pleasant pre-breakfast. Overall, considering the prices of the rooms, significantly lower than other hotels in the area, it is a structure that in London has a good quality-price ratio. I think I will use it again.

Very convenient for events at Olympia which is why we picked it. This was my second stay. Staff we very helpful and the location is good. The room was clean enough for a couple of days but could do with a good dusting. Bedding (and beds) need replacing and room needs TLC in places but you get what you pay for an no major issues. Wifi was fine for browsing (didn't try streaming), room had lovely aircon and a mini fridge which was very convenient. I would say that the summary of this hotel is "You really do get what you pay for." The staff was nice, no complaints at all about the service. If you go into your stay knowing what you're getting, then you should be fine. The shower wand holding clip was broken, I had to jam the wand into a weird position just to take a shower. I complained and the guy tried to fix it, but instead of replacing the broken piece he just glued the wand into place. However, where he did that made the water just go straight down, and there was no way to get under it. The hotel is a walk-up, so be prepared for steep stairs with your suitcases. The neighboring guest decided to smoke a joint on the last night of our stay. Thankfully they only had one. The bathroom sink did not have a flow regulator screen, so whenever you turn it on it sprays water all over the bathroom. I don't think anyone has swept under the beds in a very long time. They did not provide any washcloths. Two days into our stay they only gave us one hand towel. Four days in they didn't give us any. Apparently their supplier ran out? They gave us an additional full sized towel when we complained. The beds are hard and you can feel every single spring. The pillows are very thin. Again, for a budget hotel, it's not the worst I've seen, but definitely not a place I'll stay in again.

They are so flat that two even three is not enough for a truly comfortable night. Having said that we managed to sleep ok. For some reason the floor was very noisy, there was a cracking sound which sounded like something being dropped on the floor, whenever you moved. The shower was lovely and the towels nice and big. It was a pleasant stay and very close to Olympia where we'd been during the day. We'd probably stay again, but hopefully the pillows would be better.

- The AC was not working, and the room was swelteringly hot. I asked at the front desk if they could look at it, but they said they had AC but would not turn it on until they thought the weather was suitably warmer. The room was hot. - The room had a TV, but it was hanging off the wall, and despite trying multiple times to tune it could only get one channel. I asked at the desk if they could look at it, and they said that this was normal, as the TV reception was really bad at the hotel, so there's nothing they could do. - The Wi-Fi was barely 4 megs, no matter what device we tried it on. - No room service on any of the days we were staying, except for towels dumped on our bed. The room was already dirty and had no soap (although an empty shampoo container was left in the shower from a previous occupant). - It advertised luggage storage, but we were also told that we could not leave our bags with them. Overall, a pretty awful experience.

The staff has been the kindest I’ve ever talked to, we had issues with our flight due to terrible weather conditions and they still waited for us to arrive safe and sound. I cannot thank them enough for all their help and understanding with our situation

The hotel is nice place to stay. Its quiet and comfortable. I also think they should assist customers in lifting their bags to the upper floors as there's no elevator in the building. I struggled with my box to the third floor and got my bag damaged because the stairs is also quite narrow. Water should be made available for every additional days booked. Being entitled to bottle water only at the first day doesn't encourage long staying customers.

They didnt returned the pre authorised money.. we called..at first receiptionist said he did.. but when we went again and checked it was not done... then there was a sweet lady at reception ... she helped immeditely.

Excellent location!! Walking access to Attractions, shopping, restaurants and transportations. Olympia train station is 3 minutes walking. staff are great! rooms are clean and standard size for London. The area is safe for walking even at midnight if your arrival is after 11:00pm make special arrangements as is no desk attendant at night. Definitely I am coming back to London and stay in Simply Rooms and Suites.

So let me start at the begging they make it look smooth. But the wait until your last day of staying there and they open one of my luggage that I actually leave in the room and was lock. Since they can’t steal anything from us since we left all the important things with us at all times. But I find my luggage open and was lock. I really not recommend to anybody to stay here. Your stuff won’t be safe.

I have used Simply Rooms on a number of occasions and will use them again mainly due to type of accomodation and location. Having had to pay a bond of £100 (refundable this time I was a bit disappointed to find the kettle housing damaged and the window blind inoperable. Having requested extra milk I waited 2 hours before going to reception and explaining I hadn't any.

The facility was relatively clean. The location was close to the London Book Fair venue. Decent shops in the area. The housekeeping was OK. No on-site amenities. I’d probably stay again if I go to the next London Book Fair but wouldn’t have terribly high expectations.

Great value for a night while attending an event at the Olympia - for which the entrance was just a couple of minutes from the door! Room was small but clean and well equipped. It could possibly have used a little TLC on wobbly taps etc but not a problem at all for us. The staff were friendly and allowed us to leave our bags after check out. We'll definitely be looking to book again next time we attend an event at the Olympia.

The Hotel is in a good location for Olympia, I stayed here for one night. The staff were generally helpful and allowed me to check in an hour early. The place in general is a little tired and wasn't the cleanest hotel i've stayed in. lots of dust on the windows and the matress on the bed was really scuffed which you could feel through the sheets. The floors were really noisy in my room which was annoying for me and no doubt the room underneath. Facilities were ok and the kitchenette in my room was a bonus to cook food and breakfast. The pillows are terrible, super thin and abviosuly not been replaced in years. although i was given 3 of them so that was ample for me on my own. had i been sharing it would have been an issue. cant understand why such a small expense hasnt been taken care of given so many people on the reviews have mentioned this. The staff were really helpful and friendly. The room is in need of some TLC and a deeper clean, there was rubbish down the side of one of the bedside tables. The fridge smelled and could do with replacing or a deep clean. The shower holder was only partially attached to the wall. However, the location was ideal for an event at the Olympia and was comfortable enough for one night and the budget I had.

The room was clean and beds comfortable with white cotton bedding. No bedside shelf so had to put water bottle on the floor. The shower room was small and the shower tray filled up with water as the drain was blocked. The air conditioner unit worked but was very noisy. Everything looked in need of updating but it was ok for one night.

This is a lovely place with nice rooms in a quiet area. It could be wonderful, but it really needs maintenance. We were there for 4 nights, the first two we couldn't sleep because of a loud buzzing noise that happened at different intervals through the night, and when I measured it, every 2 minutes early morning. When I complained as I was exhausted, the staff were very friendly and polite but disbelieving even though I am sure other people must have complained, but often in hotels most people don't stay for long, so they ignore it. But the second night I filmed and recorded the noise at 4 am because I was fed up. There had also been water leaking into our room from above. After pushing hard for a different room I was shown one on the top floor where the toilet was broken and the flush button section was hanging out. After a call, apparently someone would come to fix it at 8.30 pm. But that was too risky for me to swap rooms, if the person wasn't coming, and why hadn't this been prearranged for repair anyway. The third room seemed fine, had a good night sleep except the bedding didn't fit the size of bed, so with two of us, we had to sleep close togerher as the duvet was not big enough. We also discovered the sink and shower didn't drain properly. It's ridiculous that this lovely property, with friendly staff, have such appalling infrastructure. Whoever owns this needs to put some money into getting it sorted. Less profit, better service please!
