Lacking a lobby (why is that not disclosed?), no room service and hotel restaurant only serves ribs (yep). Nowhere to relax. Also, make your own bed - sheets are folded on your bed. I expected a much better hotel.

Everything was great. Except we were not advised of construction and it was noisy at times and also we had to take a long detour to get to our room. The construction started the second morning so basically our entire trip. We had a long way out with our suitcases and had to use the stairs which was an inconvenience. The room was lovely. Breakfast was good too.

First the good - the location was amazing, the hotel was modern and well designed, and the in-room amenities were good. On the "bad" side, we like a hotel with breakfast, but found out when we arrived that the staff discouraged taking breakfast because it "took too long." Everything in the hotel but the rooms was small - the lobby, the hallways, the elevator, the showers, but the bar/lounge/breakfast area was very small and window-less. The room was large enough, but laid out strangely, with the two double beds jammed in a corner so one person had to crawl in from the bottom. There was also a dining table that only made sense under the hanging lamp, but seemed to be in the way. And finally the bathroom was nicely done, but very, very small, with a glass door that didn\'t fully close and provided NO acoustic privacy. The shower was only 60 cm wide. If you can deal with the bad, this is a nice choice within walking distance of just about everything in Munich. It\'s quite far from Oktoberfest, but an easy walk to the subway. If they had put the beds where almost every other hotel would put them and if they had a decent on-site breakfast, this would have been a five star place, despite the tiny bathroom with the glass door.

The only lift was broken and the desk officer forgot to bring our luggage up to the 3rd floor. The air condition was broken, just on a very hot day, and it was nearly impossible to sleep because it was so hot.

The air conditioning isn’t true air conditioning. We had to request a fan as it was hot during our stay and leaving windows open on the busy street outside the market was not feasible. Also, they say they have free laundry facilities (it says this on their actual website as well) where you can do your own laundry, however, we were told two different stories, 1) that the laundry was broken and 2) that it was no longer available for guest use. For a 4 star hotel of that price, we were disappointed. The staff is friendly but no one seemed to have the same information. Parking at the garage nearby is a bit difficult to find, but was close by once we did find it.

I liked the friendliness and helpfulness of all of the staff. I also liked the location of the hotel and proximity to the market directly across the street. The parking was difficult and expensive so unless you need a car I would not get one. You can walk or Uber anywhere you might need to go

Værelset skulle have fuldt udstyret kitchenette - det var ikke udstyret med tallerkener og bestik, så derfor ikke til at benytte. Great location if you plan on doing a lot of walking around to Marienplatz , lots and lots of great food all around you . Mini bar was awesome and so helpful to have the little kitchen when you are traveling with kids or don’t want to eat out every meal . Front desk was kind and helpful and the woman who came and cleaned everyday was very thorough and hard working

Ich war aufgrund der guten Lage nicht das erste Mal hier, wurde bei diesem Aufenthalt aber sehr enttäuscht. Beim betreten des Zimmers fanden wir haufenweise fremde Haare, Staub und Kontaktlinsen auf dem Boden vor. Selbst nach unserer Reklamation wurde das Zimmer offenbar nur kurz oberflächlich geputzt, wir fanden immernoch Haare vor. Auch war das Personal an der Rezeption durchwegs desinteressiert. Beim Checkin wurde lauthals über Bewerber, Löhne und Privates gequatscht, wie man es sich höchstens von einem Hostel gewohnt ist. Man wird weder gegrüsst noch freundlich verabschiedet beim Check-out. Schade, wäre eigentlich ein schönes, gut gelegenes Hotel.

This was our third stay at this hotel. The staff is friendly, helpful, and multilingual. The room was clean and comfortable. The location is fantastic—across the street from the Viktualienmarkt and a five minute walk to Marienplatz, where almost all S and U Bahn connections are. We will stay here again!

My daughter and I had a 4 night stay in this lovely hotel. The welcome in reception was good, especially after a delayed flight. The room was very modern, clean and comfortable with a sitting area and more mirrors than anyone could possibly need! The bathroom was very clean, the shower was effective and didn't result in wet floors and towels every time it was used. The free mini- bar was excellent; water (replenished daily), juice, coke and beer. Extra touches like fruit and sweets in the room on arrival was lovely. Probably our only issue was that the air conditioning didn't seem very efficient. The room was very sound proof - despite being right next to the lift, we heard nothing from this or other rooms. The location of the hotel is excellent; our view was over the Viktualienmarkt and this is so close to Marienplatz and excellent shopping and so many places to visit. If we are ever in Munich again, I will certainly be staying here again.

Nicely laid out but quite small. Very clean, comfortable bed and blackout blinds which is necessary as the flat faces the parking lot which is lighted. The kitchen is functional. The laundry room was very appreciated. The only thing was having sufficient room for suitcases. Overall a very nice place.

Great spot for exploring Munich. Right across from the Viktualienmarkt and beer garden. Easy walk to the Marianplatz station. Bit of an odd mirrored hallway situation to get to our ground floor room. But the room was spacious and the complimentary mini bar was really nice. (And replenished nightly!) Our room's bathroom didn't have a separate shower, so that was different. Not an issue, just unexpected. Water pressure was great though. Staff was super friendly and check-in/check-out was smooth. Would definitely stay here again!

Staff was great and room was spotless. Location perfect. But 1) our bed(s) were in bad need of replacement and 2) the temperature of our room was super hot at night - the controller didn’t seem to work, so we had to sleep with the window open in October - letting noise, moisture, and allergens in.

We had a Junior Suite which was a long mini apartment under the roof eaves looking out over smaller adjoining buildings. Very quiet, had a microwave, a kitchen area with a table and chairs and a light sink. Very spacious and modern, all lights can be controlled from a touch pad part of the bed itself. The property is directly facing a lively vendor marketplace selling fruits, vegetables, soups, sandwiches and many other items. There’s of course a small Biergarten. It’s basically almost in the Old Town pedestrian zone, so convenient to a couple train stations. No need to take a taxi if arriving at Hauptbahnhof. The only things we didn’t like: 1) our room’s bathroom was separated from the living area by a glass wall not nearly opaque enough. And the toilet is adjacent that glass. It absolutely needs a privacy shade! And 2) the lobby bar though decently stocked, was not allowed to make any cocktail not specifically listed on a menu. And a martini didn’t make the list. So had to go out in the rain to one of the other places down the street. At least they had loaner umbrellas.

Very quiet, had a microwave, a kitchen area with a table and chairs and a light sink. Very spacious and modern, all lights can be controlled from a touch pad part of the bed itself. The property is directly facing a lively vendor marketplace selling fruits, vegetables, soups, sandwiches and many other items. There’s of course a small Biergarten. It’s basically almost in the Old Town pedestrian zone, so convenient to a couple train stations. No need to take a taxi if arriving at Hauptbahnhof. The only things we didn’t like: 1) our room’s bathroom was separated from the living area by a glass wall not nearly opaque enough. And the toilet is adjacent that glass. It absolutely needs a privacy shade! And 2) the lobby bar though decently stocked, was not allowed to make any cocktail not specifically listed on a menu. And a martini didn’t make the list. So had to go out in the rain to one of the other places down the street. At least they had loaner umbrellas.

The staff was fabulous! Jerry made the s feel very welcome and escorted us to the room. The hotel was clean…except for the ugly brown shag carpet that looks like it’s been around since the 70s. That definitely needs to go! Our room was nice. However, the air conditioning did not work to our standards. It was very warm inside and it did not cool down enough for sleeping. Even turning it down it did not change the temperature in the room. The staff attempted to bring up something that resembles a dehumidifier but they would have had to run a pipe out the window and due to the dampness they cannot sleep with open windows. The rooms need a mini-split and a fan! Loved the stocked fridge. Breakfast was too pricey for us (30€)so we made our way through the market and found coffee and pastries/breakfast. The location was ideal and an easy quick subway ride to Oktoberfest! I would stay here again, but definitely not ould ask for a fan.

Excellent location 5 min walk to Marienplatz and subway/trains. Really only 2 issues and they are common ones when traveling in Europe. The bed was hard and uncomfortable, caused issues with my back (60 yrs old). Also room got hot at night as you couldn't adjust the temperature below a certain point. Otherwise a great place to stay!

This was the worst experience I had in the blistering heat, non working air conditioning. Staff were not helpful and refuse to either move me to a different room, provide a fan or let me cancel my booking. I paid a huge some for this stay and it wast not worth staying here. Whilst I can understand that things can go wrong, the team can make it bearable by making it comfortable in some way and treat people like they are human. This was not the case. My issue was completely ignore. Sorry is not enought. A mistake should be corrected. This was not the case in this hotel. I will not recommend this hotel to anyone.

The property was in a great location but unfortunately, we had a shower that was lukewarm for a few minutes then turned cold quickly. We asked the front desk they said they would check- nothing was done and we had an awful shower for 4 nights. Also, we had a few pairs of jeans sent out for laundry we checked twice with the front desk on pricing, and they ended up charging us for expedited service which we did not request and specifically said we didn't want to pay for. So, four pairs of jeans cost 52 euros instead of the 34 euros listed on the laundry order. I travel a lot and was really disappointed in the customer service and because of my schedule I should have really complained and pushed for a room with a hot shower but by the time I got in I was too tired.

We arrived after an overnight flight from the US and were warmly greeting by the checkin staff. We were told that a room was available but not the nicer room that I had reserved. If we needed to sleep, we could take the available room or if we wanted to check our luggage and wait a couple of ours our room would be available (3 hours before regular checkin time). We decided to wait. The complimentary mini bar was nicely stocked, the breakfast was artfully displayed and amazing. Throughout our stay the staff was helpful and friendly. Within walking distance of everything we wanted to see during our stay!

Great location if you plan on doing a lot of walking around to Marienplatz , lots and lots of great food all around you . Mini bar was awesome and so helpful to have the little kitchen when you are traveling with kids or don’t want to eat out every meal . Front desk was kind and helpful and the woman who came and cleaned everyday was very thorough and hard working

My family and myself all very much enjoyed our stay at the Living Hotel. The location is excellent, right across the street from the marketplace and easily walkable to Marienplatz/shopping/restaurants. The staff were all very friendly and helpful and even took the time to help my parents with locating their lost bag from an airline! The rooms were very nice as well :)

The location is PERFECT. It is right around the corner from Marienplatz and Viktualienmarket is right across the street. There are plenty of great restaurants nearby as well. We had an early flight in the morning and thought we would try our luck and see if our room was ready and it was! The front desk lady was very kind with helping us get situated. We will definitely stay here again!

Everything was great. Except we were not advised of construction and it was noisy at times and also we had to take a long detour to get to our room. The construction started the second morning so basically our entire trip. We had a long way out with our suitcases and had to use the stairs which was an inconvenience. The room was lovely. Breakfast was good too.

We really enjoyed our stay at this property. The staff were wonderful and welcoming. Everything was in a walkable distance and they even had umbrellas for the rain. First the good - the location was amazing, the hotel was modern and well designed, and the in-room amenities were good. On the "bad" side, we like a hotel with breakfast, but found out when we arrived that the staff discouraged taking breakfast because it "took too long." Everything in the hotel but the rooms was small - the lobby, the hallways, the elevator, the showers, but the bar/lounge/breakfast area was very small and window-less. The room was large enough, but laid out strangely, with the two double beds jammed in a corner so one person had to crawl in from the bottom. There was also a dining table that only made sense under the hanging lamp, but seemed to be in the way. And finally the bathroom was nicely done, but very, very small, with a glass door that didn\'t fully close and provided NO acoustic privacy. The shower was only 60 cm wide. If you can deal with the bad, this is a nice choice within walking distance of just about everything in Munich. It\'s quite far from Oktoberfest, but an easy walk to the subway. If they had put the beds where almost every other hotel would put them and if they had a decent on-site breakfast, this would have been a five star place, despite the tiny bathroom with the glass door.

Nice staff and super helpful. Perfect location by the old town and outdoor market. You can easily walk to all the must see sites in old Munich and many restaurants and bars are close by. Breakfast is as nice with a small selection of foods and terrific lattes and cappuccinos. AC in the room was very weak and could not keep up with the hot summer weather.

Great little hotel, right in the middle of where the action is - the Viktualienmarkt right across the street with lots of options for breakfast and lunch. Parking is a bit challenging, but there's a parking structure a few minutes away, and you can get a discount code from the front desk. We highly recommend this hotel.
