We had a bottom floor room in the back. Even though the stream and sitting area was nice, the room was kind of awful. The door outside and the bathroom door barely shut, the room smelled musty, the bedding had tears and stains. The TV did really work and there are NO outlets for charging cords. The woman at the front desk was sweet, but that's about it. And "breakfast included" meant a basket of granola bars and bottles of water. That's it.

Very clean and nice rooms. Front deak help was amazing and very welcoming. Little balcony to look down at small creek flowing through the backyard. Seating area with grills to use. Very pleasant

This place is literally a hidden gem, BOOK IT! Back balcony with beautiful view. Walked our kids out back to play in the creek and to the playground that is also right behind the lodge. Walk to dispensary across the street, no smoking inside but outside is 420 friendly. Next door to a diner & cafe and a very short walk to convenient stores as well. Really cool squirrels that will sit with you and you can share snacks with. Very beautiful lodge, very clean, a little dated but has everything you need and you will feel safe and have a blast with nature. If you have children the rules are strict as far as you can’t have a single bed even if it’s a king. We did have to upgrade to a double bed room but I’m so grateful for the stay and experience. Coffee & granola bars are available in the mornings. Neighbors were polite & housekeeping lady was very polite as well. Great area, friendly people. We will be back!

Close to garden of the gods and wonderful downtown Manitou springs and pike’s peak. Marvelous small balcony to sit and listen to the bubbling spring. Not fancy, but awesome for the price.

Very friendly place, was probably top of the line 40 years ago. Needs a major redo, 2nd time there so knew what to expect. Nice area behind motel when weather is nice,along a mountain stream with wildlife around, tables and chairs for relaxing.

A great budget hotel to stay in. Ask for an upper level room. There are little balconies that overlook the stream. You can watch squirrels and birds at any time of day. The lower level is a bit dark in my opinion. It is a great location close to cog railway, garden of the gods and downtown Manitou Springs. It is on a busy road.

I literally saw 2 cockroaches on bathroom walls!! Eeeeew and carpet made my childrens feet black within minutes!! Old scratchy comforter, multiple large dead cockroaches stuck on wall. Seriously a $25 a night charge wouldn't be okay. Really gross. Do NOT STAY HERE. Pay an extra $30-40 for no bugs, cleanliness and safety. When I confronted the owner at the front desk and explained and showed pictures she literally went insane psycho told me she was going to call the cops and I said for what LOL period because I pictures and you really need to clean up your hotel and not put fake reviews like I don't understand you should be apologizing she went absolutely insane never ever go

The Owner was very friendly and she even had us check in earlier. We came long distance and arrived earlier. I was asking if we could park there already and come back at 2pm for check in. She said we can get in already. That was so sweet and we absolutely appreciated it. The hotel is older but it is kept in good conditions and it is very clean.. it would profit from some minor fixes. In the bathroom was just the bulb no glass over it. I also think the lightbulbs in the room should be lighter it was a bit on the dark side. But again we were very pleased with our stay. I can definitely recommend it. Thank you for a pleasant experience

Older hotel but very clean. MJ was very nice and check in was easy. Beds were very comfortable. Small outdated bathroom with a very small shower with low water pressure but it served well for the 2 night stay. Easy access to a lot of places so the location was very good.

The room when we got there was very smelly. It smelled like cat pee. The bed sheets were not clean they had burn holes from cigarettes (this was a non smoking room) and a very long black hair between the sheets. Gross! We were in a rush to get to a wedding and as we were leaving the guy that was working there started yelling at us for turning out of the driveway. Even though he saw us check in he thought we were making a u-turn. Also trying to get a hold of anyone about the bed and the sheets was a joke. No one answered. TV doesn’t work and it took over 10 minutes to get hot water. Go somewhere else.

Did not have breakfast at the lodge. The room was close to the attractions we wanted to see. That was a big plus. However, there were cons. The room needs updated. Mattress was bad. Carpet needs replaced. And the floor needs leveled. Would I stay there again? If it was remodeled.

Had to call posted number to gain access to lobby to check in. Bed had 3 pillows that wouldn't make one single normal size pillow put together. Ice machine padlocked, unable to use. Toilet wouldn't flush properly, had to hold handle down till almost over filled, plunger in room. Balcony big enough for 2 people to stand on. Can see 1 rock formation of garden of gods. Overall, descent but over priced

So quiet and tranquil sitting at the mountain creek behind the hotel. Everything we wanted to see was in walking distance! Superb and friendly service. Our second stay and looking forward to our next stay here…

Older hotel but very clean. MJ was very nice and check in was easy. Beds were very comfortable. Small outdated bathroom with a very small shower with low water pressure but it served well for the 2 night stay. Easy access to a lot of places so the location was very good.

The lady at the front desk was absolutely lovely. The rooms have small balconies. It’s very clean, but the decor is outdated a bit and is less modern.

The room when we got there was very smelly. It smelled like cat pee. The bed sheets were not clean they had burn holes from cigarettes (this was a non smoking room) and a very long black hair between the sheets. Gross! We were in a rush to get to a wedding and as we were leaving the guy that was working there started yelling at us for turning out of the driveway. Even though he saw us check in he thought we were making a u-turn. Also trying to get a hold of anyone about the bed and the sheets was a joke. No one answered. TV doesn’t work and it took over 10 minutes to get hot water. Go somewhere else.

Did not have breakfast at the lodge. The room was close to the attractions we wanted to see. That was a big plus. However, there were cons. The room needs updated. Mattress was bad. Carpet needs replaced. And the floor needs leveled. Would I stay there again? If it was remodeled.

Great little place, in a nice location, and just a few minutes drive from downtown Manitou Springs, and relatively inexpensive. Nice room. Happy all round.

My husband and I have been here a few times. The motel is older & outdated BUT we stay because of the little creek behind the motel. It is in an area where there are some questionable people,?Although you are relatively safe it is a concern for most people. The Owners are nice people.

This place is literally a hidden gem, BOOK IT! Back balcony with beautiful view. Walked our kids out back to play in the creek and to the playground that is also right behind the lodge. Walk to dispensary across the street, no smoking inside but outside is 420 friendly. Next door to a diner & cafe and a very short walk to convenient stores as well. Really cool squirrels that will sit with you and you can share snacks with. Very beautiful lodge, very clean, a little dated but has everything you need and you will feel safe and have a blast with nature. If you have children the rules are strict as far as you can’t have a single bed even if it’s a king. We did have to upgrade to a double bed room but I’m so grateful for the stay and experience. Coffee & granola bars are available in the mornings. Neighbors were polite & housekeeping lady was very polite as well. Great area, friendly people. We will be back!

Close to garden of the gods and wonderful downtown Manitou springs and pike’s peak. Marvelous small balcony to sit and listen to the bubbling spring. Not fancy, but awesome for the price.

A great budget hotel to stay in. Ask for an upper level room. There are little balconies that overlook the stream. You can watch squirrels and birds at any time of day. The lower level is a bit dark in my opinion. It is a great location close to cog railway, garden of the gods and downtown Manitou Springs. It is on a busy road.

We had a bottom floor room in the back. Even though the stream and sitting area was nice, the room was kind of awful. The door outside and the bathroom door barely shut, the room smelled musty, the bedding had tears and stains. The TV did really work and there are NO outlets for charging cords. The woman at the front desk was sweet, but that's about it. And "breakfast included" meant a basket of granola bars and bottles of water. That's it.

Older property, no excuse for the strong smell of stale smoke. Little balcony at the back has nice view of a stream. Breakfast!?!? Does coffee and a granola bar qualify as breakfast? Not for me.

The room was clean except for the carpet. It was very bad and needed replaced. The toilet seat also needed replaced. It’s very worn and looks bad. If you have a hard time getting up and down, you need to ask if they have a room with a handicap toilet because I am handicapped with a bad back and our room had a regular size toilet, We did enjoy sitting outside with the squirrels. They are very friendly and will take food right out of your hand.

The room was in very poor condition. It had a strong stale-cigarette smell despite being listed as non-smoking, visible cigarette burns in the comforter and around the room, stained and badly patched carpet, cracked bathroom tile, discolored buildup around the tiny shower, and worn, stained sheets. I didn't expect much for the price but this was bad. Oh, a spider in the bed squirming around. I told the person at the front desk that it smelled like old cigs and there were burns and she said, well, what do you expect me to do when people come in and smoke. This place is like you went back in a Time Machine to the worst motel in 1998, and they haven't updated anything since and it smells like it.

The owners were friendly especially since we got it late . The room was very musty smelling , the tv didn’t even face the bed so you had to turn it and the dresser it was on to watch it from the bed . Breakfast was a joke - cookies , granola bars and pound cake from The store . No snack machines , the ground leading to the rooms in back was very uneven . The parking for the rooms in back was very narrow - don’t try to take a full size truck back there, luckily we had hubs small car and not my big truck . The lingering musty smell was so bad that everything we brought home - clothes - cpap smelled musty . It’s so old you get 1 key to get in the room . Toilet is right against the wall .

The room we got had plenty of room. Park Row is definitely dated. However, it is very clean. Lots of great working security cameras makes you feel safer for sure. Very quiet and beds are pretty comfortable!!
