The guest house is located in a good area. It is far enough away from downtown that you do not hear any music, but close enough to walk to; we walked to the Alamo. As cyclists, the convenience to the Riverwalk was very nice as we could get anywhere without having to take surface streets. The house was clean and well appointed and the pagoda is very nice with a grill, fire table, and dinner table. The only complaint was that propane tanks were not full. We had to change them to get the grill going and did not have a full spare for the fire table. The maintenance service was quick with everything else. You will not go wrong renting this guest house!

Lovely little cottage close to all of the San Antonio attractions. Cozy cottage nestled amongst beautiful historical homes . Perfect for two couples to catch up and renew their friendships. Our host was phenomenal, any questions were answered very promptly and made sure all of our needs were met. Loved this place! This cottage was perfect for the few days we were in town. Very clean, convenient and very private. Loved the outdoor patio with grill, tables and the fans were oh so nice. Check in/out was easy. Beverley was very responsive regarding the couple of questions we had. We will definitely stay here again!

The property is quite impressive. Close enough to all the great places San Antonio has to offer especially the River Walk. The guest house is very adequate with a very nice outside kitchen and sitting area equipped with a nice grill and fridge. I would definitely go back.

Very happy with first view of property. Perfect for our group of 2 married couples. They even had a few frozen dinners in the freezer. We especially booked this property due to the outdoor areas. They were above our expectations. We spent wonderful evenings cooking on the grill and playing games on the table nearby. Very near the riverwalk, not quite walking distance for our group (2 had walking limitations). Would definitely rebook.

The property was accurately described, convenient to everything, comfortably furnished in a wonderful and private back yard of a "show place home". Very quiet neighborhood and safe for walking. Our host was nothing short of amazing. Beverly's hospitality would be impossible to top.

We’ve stayed at many VRBO’s and have a few that are at the top of our list and this place is one of them. Very clean, beds were comfortable, nice thick bath towels…we felt right at home. The host definitely had her renters in mind as there was not a lack of anything, even more than we would expect. The outdoor patio area was beautiful and even though the weather was hot, it was always nice sitting out there. If we had any questions, the response was immediate. The cottage is in a great area, so close to everything. If we ever return to the great city of San Antonio, we will definitely stay here again!!!!

We were excited about the property photos and description. However, when we arrived we were greeted by a property that appeared to be abandoned. The sidewalks, porches and furniture were covered in leaves making it difficult to walk. The outdoor kitchen area was very dirty and unusable. Our socks were black after walking on the floors in the house. The beds were comfortable and the showers were good. It was nice to have 2 en-suites. We had no contact with Beverly as other post had mentioned. We had no garbage bags so we emailed the host and a man brought bags later that day.

The property was charming and well-appointed. The location was excellent as it's close to many downtown attactions and a wide variety of restaurants on Alamo and St. Marys. This was the cleanest VRBO property that we've ever reserved. The host was quick to respond. We would definitely stay here again.

My friend and I stayed in this pretty little cottage while we attended a conference in San Antonio. It was in a great location - very quiet neighborhood a quick car ride to the conference center or couple blocks walk to the Riverwalk. A number of excellent restaurants were within a short drive (some within walking distance). During our stay, we encountered a minor quirk related to the hot water but notified the owners who were very responsive. There was some hair/dust behind a couple of doors but nothing that was major. Overall, it was a clean & relaxing place to stay with eclectic furnishings and very comfortable beds. We would definitely stay here again if we come back!

Finding this wonderful property on VRBO was like unearthing a rare jewel on an exciting expedition! Nestled in the back corner of the Lion House, this guest cottage has everything we needed for a conference stay in San Antonio. Minutes from some of the best dining in South San Antonio and just minutes away from downtown and the River Walk, we were in traveler’s heaven. The guest house has everything you need for a comfortable and convenient stay for 4! Two bedrooms and two baths that meet every need! The kitchen/living area is perfect to enjoy a great breakfast or leak surely lunch away from the hustle and bustle of the city. Need a walk or run in the morning? My wife enjoyed her runs through the beautiful neighborhoods. The outdoor kitchen is amazing. We weren’t able to put it to use on this visit, but plan on making a trip soon to enjoy this property even more. If you are looking for a great stay for an adult weekend or week, we highly recommend the Adam’s Guest House!

What a stunning space! Relaxing and cozy. The beds are both ridiculously comfortable!!! The owners thought about all the extras to have on hand from coffee to soaps to comfy throw blankets. The Riverwalk area is just down the road so everything is in walking distance. Wonderful wonderful place!!!!

We stayed at this charming guest house for our 11th wedding anniversary and had a wonderful experience! It’s a cozy space next to a beautiful older main home with gorgeous curb appeal. Our host Beverley, was fantastic! Very responsive and respectful of our privacy. She makes you feel like the place is yours! Yet is always available if needed :)A relaxing, quiet place to unwind, the guest house has everything you need for a comfortable stay on a quiet street. You’re within walking distance of restaurants & attractions, but definitely too hot to walk to!The ice cold A/C was a lifesaver during 95 -100 degree days. The A/C did break down one evening when we returned late. We contacted Beverley immediately the next morning and she was lightening fast at responding! The A/C was fixed by 9 AM. Wow! Both bathrooms are beautifully tiled w/glass shower doors. One had multiple shower heads including a rain-style shower. The beds are soft and relaxing, and the home feels peaceful and private.We visited the Alamo, Riverwalk, and many shops. Quick tip if you rent a car. Be cautious about parking! Most areas are pricey & very strict! Look for guest friendly spots & Tow sign warnings. It pays to check out different parking places, because some will flat out rob you.For food, don’t miss Casa Rio, Paesanos & Kilwins on the Riverwalk. Also, "Ida Claire". All so worth it!This was the perfect place for enjoying San Antonio’s history, food, and charm. Thank You!

Lovely space on a gorgeous property that clearly a lot of love is put into. The Guest Cottage is perfect for a multiple days stay and the location is great. I came for a work trip and brought my family with me. Everyone was comfortable and pleased with experience.

Property was clean. Beds are comfortable. Living room furniture is not comfortable. There is no running hot water in kitchen and no dishwasher made for a trying time washing dishes. Great communication. Thank you we enjoyed our stay.

Great set-up of the house with bedrooms/baths on separate sides of the house so you don't disturb each other if you're on different sleep schedules. Beverley was kind enough to offer us a tour of her beautiful home on the same property. Great outdoor space that made us feel like we had our own private park.

Excellent location and the carriage house was exactly as described. Very comfortable, well appointed, and close to all the San Antonio things to do! The host was accommodating with any issues we had during out stay and responded immediately when contacted.

Had a great time with easy access to downtown. We were there in July, so extremely hot (over 100 everyday). Great outdoor facilities, but too hot to use. Guest House was beautiful and well maintained. Host was gracious and very helpful. Highly recommend.

The property is exactly as pictured, beautiful, very clean, close proximity to so many attractions but private in a beautiful, quiet and safe neighborhood. The host was quick to respond to our questions and needs. We highly recommend staying here when visiting San Antonio.
The property is exactly as pictured, beautiful, very clean, close proximity to so many attractions but private in a beautiful, quiet and safe neighborhood. The host was quick to respond to our questions and needs. We highly recommend staying here when visiting San Antonio.

We were excited about the property photos and description. However, when we arrived we were greeted by a property that appeared to be abandoned. The sidewalks, porches and furniture were covered in leaves making it difficult to walk. The outdoor kitchen area was very dirty and unusable. Our socks were black after walking on the floors in the house. The beds were comfortable and the showers were good. It was nice to have 2 en-suites. We had no contact with Beverly as other post had mentioned. We had no garbage bags so we emailed the host and a man brought bags later that day.

All the little things are thought of in this compact dynamo. Quietly tucked away on a quint street minutes away from fine dining and the river walk. A cool fantastic stay, with a host who checked in on us, as we forgot to check in whilewe were taking in the surroundings. Highly recommend and would stay again.

I loved my stay here. King William is a beautiful historic neighborhood in the heart of San Antonio.The location is perfect for visiting everything downtown. I felt very safe and comfortable in the cottage and Beverley was a wonderful host. She was always available and never intrusive. I was there for almost three months and it was one of my best vacations ever. I have many friends in San Antonio and can’t wait to go back.

Lovely little cottage close to all of the San Antonio attractions. Cozy cottage nestled amongst beautiful historical homes . Perfect for two couples to catch up and renew their friendships. The house and grounds were very nice. Convenient location near downtown, but far enough away from the hustle and bustle. The host was very kind and did a great job decorating the house. Very comfortable and lots of amenities. Will definitely stay there again.

House had all the comforts of home! Very nice place with comfortable beds and pillows. Great location! 1 mile from the River Walk. Bring mosquito spray!! We were eaten up by mosquitoes.

Finding this wonderful property on VRBO was like unearthing a rare jewel on an exciting expedition! Nestled in the back corner of the Lion House, this guest cottage has everything we needed for a conference stay in San Antonio. Minutes from some of the best dining in South San Antonio and just minutes away from downtown and the River Walk, we were in traveler’s heaven. The guest house has everything you need for a comfortable and convenient stay for 4! Two bedrooms and two baths that meet every need! The kitchen/living area is perfect to enjoy a great breakfast or leak surely lunch away from the hustle and bustle of the city. Need a walk or run in the morning? My wife enjoyed her runs through the beautiful neighborhoods. The outdoor kitchen is amazing. We weren’t able to put it to use on this visit, but plan on making a trip soon to enjoy this property even more. If you are looking for a great stay for an adult weekend or week, we highly recommend the Adam’s Guest House!

My friend and I stayed in this pretty little cottage while we attended a conference in San Antonio. It was in a great location - very quiet neighborhood a quick car ride to the conference center or couple blocks walk to the Riverwalk. A number of excellent restaurants were within a short drive (some within walking distance). During our stay, we encountered a minor quirk related to the hot water but notified the owners who were very responsive. There was some hair/dust behind a couple of doors but nothing that was major. Overall, it was a clean & relaxing place to stay with eclectic furnishings and very comfortable beds. We would definitely stay here again if we come back!

The property is quite impressive. Close enough to all the great places San Antonio has to offer especially the River Walk. The guest house is very adequate with a very nice outside kitchen and sitting area equipped with a nice grill and fridge. I would definitely go back.

Very happy with first view of property. Perfect for our group of 2 married couples. They even had a few frozen dinners in the freezer. We especially booked this property due to the outdoor areas. They were above our expectations. We spent wonderful evenings cooking on the grill and playing games on the table nearby. Very near the riverwalk, not quite walking distance for our group (2 had walking limitations). Would definitely rebook.

We came to San Antonio to see and experience the river walk. This place was in the perfect location. Easy to get around. Was perfect for us four adults. Plenty of room Appreciated the kitchen being so well stocked. The patio area was quint and enjoyed our morning coffee listening to the birds.

We thoroughly enjoyed our stay at this adorable guesthouse. Although we didn’t prepare any meals while there it appeared the kitchen was super well stocked for cooking. All of the little touches and extra amenities were noticed and greatly appreciated. What a convenient area for enjoying the city and so quiet.
