Fabulous little guest house. Extremely well decorated. Comfortable bed. Very clean. Welcoming hosts. Great breakfast. Parking is on the street outside, on a first come, first served basis.

The couple running this guesthouse make every effort to ensure you have an amazing stay. The room we stayed in was well proportioned, with large shower room, and balcony with sea view. There were all the ‘products’ you could want, and all of very high quality. The breakfast is lovingly cooked presented by Jo. She does the best poached eggs, and we had them served in a variety of ways.
The couple running this guesthouse make every effort to ensure you have an amazing stay. The room we stayed in was well proportioned, with large shower room, and balcony with sea view. There were all the ‘products’ you could want, and all of very high quality. The breakfast is lovingly cooked presented by Jo. Away from amusements of Southend which was perfect for our 2 night stay. Warm welcome from Buz and lovely room with a balcony with great view. Lovely touch having a water cooler as you come in so you can always have bottle of nice cool water to take to your room. Jo and Buz made us feel very welcome and we would definitely recommend The Beaches to anyone!

Lovely room. Easy access. Proper Hot water and heating unlike many places these days which was a Godsend. Lovely breakfast room and the whole place beautifully clean. 24 hour soft drinks and snacks available which meant my 3am snack fest eliminated my hangover. Thanks Jo & Buzz! See you next time :)

Excelled our expectations on every level. From check in, everything explained, even down to the honesty box fridge, and local restaurant options, room 8, with sea view balcony, all clean tidy and comfortable. Breakfast saw so many happy obliging staff. A nice walkable distance to the pier on the lovely weather day we have had. A lovely guest house in every way, we had a great stay

Great location, Buzz was very friendly and helpful. Room was great, bed huge but a bit too hard for us. Big bathroom too. Nice breakfast, no fry ups, nice to have something different for a change. Parked free outside but a fight for a space

Great place in a very nice location n the esplanade and very nice hosts. The rooms are very nicely furnished, modern bathroom and all very clean. Very nice place for breakfast with excellent food. Parking could be a little tricky to find a place on the street in front, but there is a parking behind the buildings in front that serves multiple properties.

What a fantastic find! Such a lovely Guest House. So much attention to detail - environmentally aware, very clean and fresh, lovely friendly staff. The toiletries were gorgeous - I particularly loved that the packaging was printed using natural products. And, breakfast was beautifully presented, and absolutely delicious, in a beautiful, bright breakfast room and garden. Excellent all round. I can't wait to go back.

Was greeted on arrival and shown amenities and room , very pleasant and warm welcome. The entire place was so clean and fresh and had a warm atmosphere. The room was great , free tea,coffee etc, and shower gel,shampoo, conditioner. Bed was really comfortable and had a good night sleep. Clean throughout and up to date decor .Tv was nice to watch before sleeping. The shower was nice in the morning. And the breakfast was so tasty , really cooked well and the sample of fruit was a nice touch , just enough to wake the stomach.The host was and still is great, very attentive and polite. The selection of food is good aswell as the juices and cereal/pastries , also tea and coffee. Overall what a lil gem of a place , the entire staff and place is highly recommended and i wish them continued success and happiness. 😁👍

Perfect place for a stay. Room was excellent and clean, breakfast included and waterboiler in the room. It is obvious that the hosts have shown thoughtfulness for their visitors. Hosts were friendly and helpful and I really enjoyed my stay there. Thank you!

Excellent stay with extremely hospitable hosts. The guest house was fresh, clean and tidy - best I’ve stayed in! Check-in was easy, quick and friendly. Had to ask for directions for evening dining and entertainment then was recommended takeaways and restaurants nearby and a pub nearby which were perfect. Breakfast next morning was delicious - they even laid the table outside for me as the weather was so good. 11/10!

Just returned from an excellent stay at the Beaches Guesthouse and would definitely return. Warm welcome and friendly service from Jo and Buzz throughout our stay. Room 10 was spacious, nicely decorated, spotlessly clean, and featured a good sized ensuite. The room could be improved by replacing the blind such that it blocks out all light in the mornings. Breakfast was included with a range of cereals, etc. on offer and a cooked breakfast which extended to things like Eggs Benedict, Salmon, Croissant with Cheese and Ham, etc. but unfortunately none of the more traditional offerings, like Bacon. Location: pretty good with nearby free parking, a short walk to parks, pubs, shops, and cafes, and about a 30 minute walk to the pier.

My new favourite spot to stay in Southend. Extremely comfortable rooms and facilities and the hosts felt like extended family. The cleanliness and room presentation was beyond expectations and breakfast was one of the best I've had in recent memory.

We had a lovely stay at The Beaches Guesthouse! Our room was great with a small balcony overlooking the sea. The fan was very welcome as it was super hot. Breakfast was really good and the hosts Jo and Buzz were very friendly.

I really like this place. Well kept, clean, lovely decor, very organised, everything available, everything working well (lights, shower, tv....), great service, delicious breakfast, comfortable, great view, great location, soundproof balcony door so traffic does not disturb. I couldn't ask for better and would stay there again.

We booked a short stay while visiting the Cliffs Pavillion Theatre. As soon as you arrive and see how pretty, well decorated and clean and tidy the place is, you understand why it is so highly rated and reviewed. The view was excellent and there was very little road noise, the room was beautifull and they have thought of everything you could need. We loved the breakfast in the morning and Jo and Buzz were wonderful throughout! We look forward to staying again and can thoroughly recommend it to others.

Wow! We had a fab stay. This B&B is fantastic. Rooms beautiful, breakfast top notch. Sea view and accessible to front couldn’t be close enough. The hosts couldn’t do enough. Why wouldn’t you stay here. We will be back without a doubt. Five star rating from us. ⭐️⭐️⭐️⭐️⭐️

Jo and Buzz were brilliant! I was coming in from Heathrow and got delayed due to the traffic and bad weather, but Jo and Buzz were very patient and waited for me to check-in. The solo room I booked was adequate for one person. However, the shower was tiny even for an Asian woman like me, could hardly scrub my back 😅

Absolutely loved our stay at Jo & Buzz's The Beaches. Absolutely amazing hosts in their beautiful homely guesthouse. Our room was very clean, the bed was very comfy and the sea view and balcon was lovely. I have a food allergy and Jo went above and beyond to cater for me with plenty of choice. I even had my own biscuits in the room according to my needs. Breakfast was delicious and very well made and presented. Lovely options as well. Thankyou for a delightful stay, and for our lovely chats. We would definitely stay again xx

Loved everything about our stay, rooms were so clean, hosts were really lovely, replied to WhatsApps so quick when i arrived for parking questions. Breakfast was so delicious, and so quick. Overall such a lovely stay, thank you ☺️

Excellent stay with extremely hospitable hosts. The guest house was fresh, clean and tidy - best I’ve stayed in! Check-in was easy, quick and friendly. Had to ask for directions for evening dining and entertainment then was recommended takeaways and restaurants nearby and a pub nearby which were perfect. Breakfast next morning was delicious - they even laid the table outside for me as the weather was so good. 11/10!

Just returned from an excellent stay at the Beaches Guesthouse and would definitely return. Warm welcome and friendly service from Jo and Buzz throughout our stay. Room 10 was spacious, nicely decorated, spotlessly clean, and featured a good sized ensuite. The room could be improved by replacing the blind such that it blocks out all light in the mornings. Breakfast was included with a range of cereals, etc. on offer and a cooked breakfast which extended to things like Eggs Benedict, Salmon, Croissant with Cheese and Ham, etc. but unfortunately none of the more traditional offerings, like Bacon. Location: pretty good with nearby free parking, a short walk to parks, pubs, shops, and cafes, and about a 30 minute walk to the pier.

Jo and Buzz were brilliant! I was coming in from Heathrow and got delayed due to the traffic and bad weather, but Jo and Buzz were very patient and waited for me to check-in. The solo room I booked was adequate for one person. However, the shower was tiny even for an Asian woman like me, could hardly scrub my back 😅

Away from amusements of Southend which was perfect for our 2 night stay. Warm welcome from Buz and lovely room with a balcony with great view. Lovely touch having a water cooler as you come in so you can always have bottle of nice cool water to take to your room. Jo and Buz made us feel very welcome and we would definitely recommend The Beaches to anyone!

We had an amazing stay at Beaches. The grounds and house are impeccable, with lovely interiors. There are so many thoughtful details throughout the property, and Buzz and Jo were responsive, kind, and personable. The area is close enough to walk to the main part of town, but we loved the quiet and calmer street, as well as the dining options. We will be back!

Great place in a very nice location n the esplanade and very nice hosts. The rooms are very nicely furnished, modern bathroom and all very clean. Very nice place for breakfast with excellent food. Parking could be a little tricky to find a place on the street in front, but there is a parking behind the buildings in front that serves multiple properties.

We booked a short stay while visiting the Cliffs Pavillion Theatre. As soon as you arrive and see how pretty, well decorated and clean and tidy the place is, you understand why it is so highly rated and reviewed. The view was excellent and there was very little road noise, the room was beautifull and they have thought of everything you could need. We loved the breakfast in the morning and Jo and Buzz were wonderful throughout! We look forward to staying again and can thoroughly recommend it to others.

Absolutely loved our stay at Jo & Buzz's The Beaches. Absolutely amazing hosts in their beautiful homely guesthouse. Our room was very clean, the bed was very comfy and the sea view and balcon was lovely. I have a food allergy and Jo went above and beyond to cater for me with plenty of choice. I even had my own biscuits in the room according to my needs. Breakfast was delicious and very well made and presented. Lovely options as well. Thankyou for a delightful stay, and for our lovely chats. We would definitely stay again xx

Excelled our expectations on every level. From check in, everything explained, even down to the honesty box fridge, and local restaurant options, room 8, with sea view balcony, all clean tidy and comfortable. Breakfast saw so many happy obliging staff. A nice walkable distance to the pier on the lovely weather day we have had. A lovely guest house in every way, we had a great stay

What a fantastic find! Such a lovely Guest House. So much attention to detail - environmentally aware, very clean and fresh, lovely friendly staff. The toiletries were gorgeous - I particularly loved that the packaging was printed using natural products. And, breakfast was beautifully presented, and absolutely delicious, in a beautiful, bright breakfast room and garden. Excellent all round. I can't wait to go back.

Very welcoming, beautifully decorated and spotlessly clean throughout the guest house, everyone was very polite, friendly and nothing was too much trouble. Our room was absolutely gorgeously dressed and immaculately clean, with a fan, drinks tray with biscuits and toiletries all ready for us to use. Breakfast was simply amazing. Would highly recommend a stay here to enjoy the sights and sounds of Southend on Sea. X
