Hard time finding parking, staff not the friendliest. When mentioned of kids above us and noise, was told don’t worry they check out tomorrow. Provide 1 pillow per person and they were very flat, was told they don’t provide anymore than that. All outlets on opposite side of room so unable to use my Cpap machine

Had a great stay! Lauren was amazing, always running around making sure everything and everyone was taken care of. Great location, within walking distance of the Pier area and shopping. Having the beach steps away was great and the Pirates Patio right outside the pool area was a nice little place to have a couple of drinks and dinner. The pool area was very clean and a nice place to hang out in the afternoon. We will definitely go back.

I agree that it needs a little freshening but with that said, the upstairs room we had contained a kitchenette with dining table and chairs. A view out both sides of the room, plus seats on the shared porch. The pool was chilly but it is the end of the summer season so that’s to be expected

The weather was beautiful and the location is right on the beach which is one of 2 reasons i selected this property. Unfortunately based my decision off the pics online. My 2nd reason for selecting the property was thd big pool displayed in the pics online. But when I walked out check out the pool...there was no water in it except for a small puddle of greenish brown water. Turns out their policy is to drain the pool after Labor Day. The overall condition is consistent with what you might expect for an oceanfront property at such a reasonable price but depending on your reservation dates you should probably contact the office with any specific questions of amenity availability. It is an easy stroll to the OOB Pier either by road or beach. All in all, there were enough pluses to out weigh the negatives.

I made a big mistake "booking" this hotel. 1st of all, it is no "resort" as it calls itself. 2 sets of towels for the weekend. 1 bar of soap and shampoo. They charged me $100 for a "mini bar" which included 2 sodas,2 beers, and 4 shots (which were probably stolen from an airplane. I was refunded the $100 after leaving. Pool was closed and beach chairs were locked down.

Rooms are a little dated but the manager informed me the AC and TV were brand new (and more upgrades are on the way), but I didn't come here to watch TV. My only gripe was parking was tight and somebody took my spot (I was provided another spot in the meantime). Anyway, would definitely come back.

The room smelled and definitely needed updating. There was water under the floorboards and holes throughout the room. The pool was cloudy and parking is a nightmare. It was convenient being on the beach and the restaurant next door, with a couple nights of live entertainment, was nice.

I liked the proximity to the ocean and the view!!!! The pool was beautiful! The room was not clean and the smoking around us was not good. I did bring it to the attention of the management but it fell on deaf ears. There were no eating utensils, the stove top was rusty and the microwave was dirty. There was sand on the floor and the table upon arriving.

Hot water didnt work but the pool was heated? Stiff beds, some of the trim is starting to peel. It was close to the downtown area though and the lady that checked me in was very nice and guided us to our room

Beds are extremely uncomfortable. Room smelled really bad like must it made my throat hurt. Found 2 spiders in the room and another dead bug. Lighting is very dim. The sink was dirty, there was hair under the pillow so I don’t think the bedding was washed. There were holes in the wall and door where it looked like it was rotting.

This place is highly overpriced and the pictures online depict something that it is not. Run down, old, moldy, I could go on. Yes, it’s on the beach and in good walking distance to the basic area.

Walked in after check in and the floor was covered in sand. Not sure when was the last time the room was dusted off but it was not clean. I had to borrow the house keeper cleaning supplies to clean the room myself and feel somewhat comfortable. Staff and surrounding area were really nice . No complaints on that part !

Well to start off the room did not even look clean all glass and window surfaces were cleaned with something that made them look very bad. The sheets on the beds looked dirty and the comforter was also stained. The location of the property is prime. They just need time and some elbow grease to get the place updated and would be happening spot. But as of now ill just say it was DIRTY

we had an oceanfront room with magnificent views of the sunrise. we listened to waves crashing at night. it felt safe and quiet our bed was small but comfortable overall it was clean, the bathroom could use some deep cleaning but honestly for what we paid, it was fine. We’d definitely stay again

Moldy, dirty, ceiling wet and coming down, horrible beds, dirty bedding. Had to leave early because of the mold and I couldn’t breathe - ended up staying the night in my car. They did not give me any compensation for having to cancel the rest of my trip due to to their moldy motel. VERY disappointed!!

for the price i was very disapointed, there were stains on the curtains, walls, ceiling tiles and the fan in the room was so noisy it made it hard to sleep. I did like the location and the view from our room, but it seemed like i was staying in a 3rd rate motel.

The property I rented was listed as oceanfront but there was a fenced in pool directly in front of my backdoor and I could hardly see the ocean. I was hoping to have a waterfront view. I feel like I was mislead when I booked.

I would give this Hotel a 10 out of 10 for location! Can’t beat it! As for the room itself I give it a 3. Everything was so outdated. There was no cable and the only TV offered was Free Vizio Streaming which cut out every minute or so. Whomever cleans the place needs a refresher course! Floor was sandy when we arrived. The sheets had nail polish or marker or something on them. Little details were definitely And the weirdest thing was there were crosses all over the inside of the front door to our room. Almost looked like they were drawn with holy water….very creepy I guess if you don’t care what the room looks like book it! The location makes up for the outdated room

This hotel is located in the heart of Old Orchard. It is a very 'tired' hotel, BUT new owner has already started an awesome upgrade. We were there for AAU baseball and will choose to return next year and enjoy improvements. The concierge Lauren was just outstanding, both competent and charming.

Had a great stay! Lauren was amazing, always running around making sure everything and everyone was taken care of. Great location, within walking distance of the Pier area and shopping. Having the beach steps away was great and the Pirates Patio right outside the pool area was a nice little place to have a couple of drinks and dinner. The pool area was very clean and a nice place to hang out in the afternoon. We will definitely go back.

This is an older property that is beachfront and a short walk to town. Staff was incredibly helpful and kind. The rooms were old and kind of worn. This was a late booking for our family so we were happy just to be able to spend time at the beach, but if other properties were available, we’d probably stay elsewhere.

Had a great time. Staff was nice, location is prime (right on beach, 10 minute walk from down town. Rooms are a little dated but the manager informed me the AC and TV were brand new (and more upgrades are on the way), but I didn't come here to watch TV. My only gripe was parking was tight and somebody took my spot (I was provided another spot in the meantime). Anyway, would definitely come back.

The motel itself needs a face-lift. Location is what sold me. Check in was interesting. You have to wait outside until 3:05. The girl was pleasant and accommodating.

The weather was beautiful and the location is right on the beach which is one of 2 reasons i selected this property. Unfortunately based my decision off the pics online. My 2nd reason for selecting the property was thd big pool displayed in the pics online. But when I walked out check out the pool...there was no water in it except for a small puddle of greenish brown water. Turns out their policy is to drain the pool after Labor Day. The overall condition is consistent with what you might expect for an oceanfront property at such a reasonable price but depending on your reservation dates you should probably contact the office with any specific questions of amenity availability. It is an easy stroll to the OOB Pier either by road or beach. All in all, there were enough pluses to out weigh the negatives.

It was our first time near the ocean after so many years. We couldn’t believe the powerful waves at the shore are real and stayed in the balcony for longtime admiring the ocean. Waves lullabied us in deep sleep and the morning view was as amazing as the night one. We loved the access to the beach in few steps. The pirate themed bar/resto was super cute and increased the beauty of the experience. Plus, there was a live performance of country music as well. The room is pretty good with the beautiful views, fresh sea breeze, and melodious waves. We were a bit worried due to some negative reviews. However, we had an amazing time and can’t wait to return. The service was amazing too. Whenever we texted for something, we got it quickly. Thank you for making our trip memorable. Even being so far, when we close our eyes and think about our time in Old Orchard Beach, only amazing things come to mind!

This motel is very out dated and looks nothing like the pictures posted on the site. If you want to access local television stations you are out of luck unless you have your own streaming service. Upon check in there were only two bath towels, no wash cloths or hand towels and no towels for the kitchenette. Our key was left in a mail box located across from the office and trying to reach a person was difficult. We spoke to a worker who assured us that we would receive a refund if we chose not to stay however have been ghosted by them since then. Despite them having taken our reservation, we later found that the motel is technically closed for the season and that they only kept a few rooms open to accommodate travel nurses. This would have been nice to know prior to us booking the room a few months in advance. I would not recommend this motel to anyone! If you’re hoping to open the windows to get fresh air or listen to the ocean forget it. The screens on both the windows and sliding door are in need of replacing.

I made a big mistake "booking" this hotel. 1st of all, it is no "resort" as it calls itself. 2 sets of towels for the weekend. 1 bar of soap and shampoo. They charged me $100 for a "mini bar" which included 2 sodas,2 beers, and 4 shots (which were probably stolen from an airplane. I was refunded the $100 after leaving. Pool was closed and beach chairs were locked down.
