Excellent location, room superb, everything thought of by Mark & Richard and Mark was full of recommendations for restaurants and where to go and eat, a great host. The whole place is in superb order, even a complementary glass of port offered for the weary traveller, spot on, a must unexpected bonus.

A Perfect Seaside Stay with Wonderful Hosts and Dog-Friendly Charm We had a fantastic stay at East Beach Guest House! The owners were super friendly and welcoming from the moment we arrived. The rooms were beautifully and elegantly decorated with real attention to detail, and included all the amenities you could possibly want for a comfortable stay. Breakfast was lovely, with plenty of choice and everything freshly prepared. One of our favourite spots was the gorgeous lounge overlooking the sea—it’s the perfect place to relax with a coffee, and best of all, it’s dog-friendly, so pups can enjoy it too! The location is just wonderful, right by the beach with easy access to scenic walks and local attractions. We’d absolutely recommend East Beach Guest House and can’t wait to return!

Our stay at the East Beach Guesthouse was fantastic! The owners Rich & Mark were so welcoming to us & our dog! The guesthouse is right on the beachfront with parking just across the road (free parking pass given to us on arrival) & the guesthouse is beautiful. Great comfy bed, the room was spotless, great views, tea, coffee, biscuits, dog treats & a lovely breakfast served in the guest lounge. Thank you for everything Rich & Mark & hopefully we’ll see you both again soon!

Beautiful little property right on the seafront. I booked room 5, a single room. It’s compact but perfectly decorated, quiet and comfortable. I was given a lovely warm welcome by Rich and served a well stocked continental breakfast to my room the following morning. I sat in the lounge area in the evening enjoying a drink on the comfy sofas. I recommend a walk along the seafront in the morning and a trip to the Arudel lido a few miles away for a cold water swim if the sea is too rough! Parking is in the public car park opposite but available included in the guest house price. I would absolutely stay here again. A lovely little gem with a warm welcome. Thank you for having me!

Smoky amazing B&B very boutique and fashionable. Couldn’t have asked for more. Bed was super comfy, shower was powerful & hot. Free parking across road all of stay, easy walk into town and bars, shops, beach etc. The chaps were lovely and so accommodating, I will be back.

We stayed East Beach Guest House over a 2 night weekend. It was a last minute booking for an on suite room with king size 4 poster. The room was very boutique in style, with 17th century prints on the wall. Everything about the room was well prepared, clean and functional. We were greated by Rich, who took us to our room and explained how everything worked. Rich also gave recommendations for restaurants, which were excellent. The breakfast was continental, with fresh fruit, with choices of teas and coffee. I am very happy to recommend East Beach Guest House for location, service and comfort.

What a fabulous guesthouse. The quality of furnishings, cleanliness and amenities were first class. The little touches just make the difference like a great coffee machine, selection of teas, bathroom quality products and fluffy towels! Wouldn’t hesitate to stay again. We stayed East Beach Guest House over a 2 night weekend. It was a last minute booking for an on suite room with king size 4 poster. The room was very boutique in style, with 17th century prints on the wall. Everything about the room was well prepared, clean and functional. We were greated by Rich, who took us to our room and explained how everything worked. Rich also gave recommendations for restaurants, which were excellent. The breakfast was continental, with fresh fruit, with choices of teas and coffee. I am very happy to recommend East Beach Guest House for location, service and comfort.

5 star spotless property. Decor is high end with so much attention to detail yet it feels homely and cheery. Mark and Rich are really lovely hosts and go out of the way to make you comfortable. Little touches like a personalised welcome card and a box of delicious chocolates for Valentines day which i did not expect:) property is so near dining options and coastal walking routes. Our 2nd time staying here abd wont be the last

Absolutely loved my stay at East Beach Guest House in Littlehampton! From the moment I arrived, Mark & Richard were an absolute delight—warm, welcoming, and always available if needed, which made the whole experience feel incredibly personal and relaxed. The room was just lovely—very nicely decorated with thoughtful touches throughout. It felt cosy yet stylish, and having both an espresso machine and kettle was such a bonus for those morning coffees or evening teas. The continental breakfast was a real treat! Fresh pastries, a colourful fruit bowl, a variety of cereals, and the most delicious yogurt pot, all accompanied by freshly brewed coffee. It really set the tone for a perfect day. I even requested an earlier breakfast time, and it was no trouble at all—just another example of how accommodating and kind the hosts were. If I’m ever in this area again, I’ll definitely be staying here. Thank you again, Mark & Richard, for such a memorable and comfortable stay!

Everything was wonderful. Mark and Richard are great hosts and were so kind after so had a bit of a trip with a glass of Port spilling over their white stair carpet. Thank you again guys.the room was spotless the breakfast plenty full with a good selection of food. More importantly they made a fuss of our Teddy who also had a great time running on the beach, and loving the doggy treats. Would recommend This Guest House whole heartedly.

Our stay at the East Beach Guesthouse was fantastic! The owners Rich & Mark were so welcoming to us & our dog! The guesthouse is right on the beachfront with parking just across the road (free parking pass given to us on arrival) & the guesthouse is beautiful. Great comfy bed, the room was spotless, great views, tea, coffee, biscuits, dog treats & a lovely breakfast served in the guest lounge. Thank you for everything Rich & Mark & hopefully we’ll see you both again soon!

Smoky amazing B&B very boutique and fashionable. Couldn’t have asked for more. Bed was super comfy, shower was powerful & hot. Free parking across road all of stay, easy walk into town and bars, shops, beach etc. The chaps were lovely and so accommodating, I will be back.

It was our 2nd stay here with Mark & Richard. very welcoming, good decor. nice room overlooking the prom about 150 yards away. Excellent gluten free/non GF breakfasts with good quality produce and excellent fresh coffee. Plenty of off-road parking opposite, which was included in our rate. Would definitely recommend and would stay here again

One of our favourite spots was the gorgeous lounge overlooking the sea—it’s the perfect place to relax with a coffee, and best of all, it’s dog-friendly, so pups can enjoy it too! The location is just wonderful, right by the beach with easy access to scenic walks and local attractions. We’d absolutely recommend East Beach Guest House and can’t wait to return!

What a fabulous guesthouse. The quality of furnishings, cleanliness and amenities were first class. The little touches just make the difference like a great coffee machine, selection of teas, bathroom quality products and fluffy towels! Wouldn’t hesitate to stay again. I stayed for one night only in a small single room, and it was perfect!. Every attention to detail given, really cosy and comfy and decorated to a high standard. I even had a sea view. There was a lovely hand-written note on my bed on arrival welcoming me which was lovely. they even provided me with no effort gluten free breakfast. Many thanks indeed.

Room was immaculately clean with tea and coffee facilities as well as a TV. Breakfast was much needed and also excellent, fresh fruit and bakery item as well as cereal and granola with honey and yogurt. Could not recommend this guest house enough and will definitely be back!

We stayed here for 1 night to attend a funeral. The guys were so helpful, they let us take the key for the room before it was ready so we could come straight in from the funeral with no hassle. They gave us free parking in the car park across the road as there was no street parking left (peak beach season). The room was gorgeous, the bed comfy and it was spotlessly clean. We will definitely return for leisure next time as it is in the perfect location to enjoy the beach. Thanks guys x

The owners were very welcoming and friendly. The house was immaculate and there were really lovely touches including a hand written personal note to welcome us in our room, 15% off at a very nice local restaurant (East Beach Cafe) which we had already booked! Parking was no hassle - we found a space with no restrictions just nearby - in high season. Our room was quiet and felt cool despite it being a hot day. There was a gorgeous lounge to have breakfast in - this was a top notch continental breakfast! To you both - thanks for having us! Your guest house is really special and we will (and already have!) recommended it to our friends and family!!
