Easy to find. Reception on site. We were met by the owner who personally showed us to the room and where to park. Allocated parking outside the room. Very friendly, made some recommendations of where to eat. Short drive to the beach and to local restaurants. The room was spacious (double and single bed), a kitchen with small dining table. Small shower and separate toilet and separate sink area. All spotlessly clean and tidy. Well maintained property. Good WiFi. Tea coffee milk and body wash provided.

I’m not sure if the beds in this motel had been changed before we arrived. When we unfolded the blankets around 9 PM to sleep, we found hair on the double bed, which was really off-putting. I then checked one of the single beds and, upon closer inspection, noticed hair there as well. Normally, sheets should be changed between guests, but since it was already late, we didn’t want to confront the owner about it. We stayed for two nights and had brought our own bedding, so we chose not to make a fuss to avoid ruining our mood. That said, I believe clean bedding is a basic requirement for any accommodation. As for other aspects of the motel—the kitchen was well-equipped with ample space and utensils, the bathroom, though a bit dated, was clean and functional, the stove was new, and the air conditioning worked well. With a child in tow, we found it quite convenient overall. The only downside was the lack of cleanliness in the bedding, which really affected our stay

Everything about this place was great and just what we wanted. Spacious rooms with everything you need in the kitchen. The building is a bit dated, but they’ve done a lovely renovation job inside. We appreciated the nice, new hot shower. The bed was comfortable with nice, cosy bedding and the heat pump was great. We both had a great night’s sleep. Our late check-in was easy thanks to some clear instructions in a text message and we dropped our key off to one of the guys when we left, who was really nice. Thanks for a great stay!

Ms Ebit (not sure about spelling) is very helpful during our stay. We enjoy the stay, every room has a parking space. The WiFi is spotty, but roaming data is not stable in that area either. If you don’t mind WiFi, it is a great place to relax.

Room was a great size & perfect for a family of 4. Very clean & had everything we needed. Super warm as well. Great location. Just a wee few maintenance issues that needed sorted. A light hanging by wires in the kitchen, a broken doorstop & the mirror in the bedroom was on the floor rather than hanging up. But otherwise a great wee unit & would definitely stay again.

The beach lodge is a great cheap and cheerful stay, close to the beach and easily commutable into the city. In the morning, breakfast can be delivered to your room, and at night it’s lovely and quiet, and the heat pump/air con is great for keeping your room at the perfect temperature.

Everything was clean and tidy and we found it a very comfortable place to stay while at Dunedin. Location is great as it’s close to major shopping stores. Found the owners very friendly and had plenty of knowledge of the area and some helpful tips on places to see and areas to eat. Definitely stay at the Beach Lodge Motel again. Cheers for everything

Though not in the centre of town it was easy to get in and around the city; there was also a good bus service into the city with a stop directly across the road. Excellent fish and chips across the road and a couple of nice restaurants just 2 km or so down the road at St Clair.

Absolutely loved staying here. From arrival, and being shown personally to our rooms and where to park, to the AMAZING breakfast. Rooms were clean, nice smelling, dated but tidy and spacious, with blackout curtains. Milk was offered at no charge, and both owners were friendly and helpful with local information. Would stay here again, and recommend to others. Nice shower, very hot water. The only reason I gave 4 stars, was because the beds need updated - mattresses very well used. Lovely bedding, but massive dips leading to an uncomfortable sleep. Apologies also, for forgetting to plug the TV back in - unswitched it to remove the bright red light that was above the single bed :)

Motel was quiet, roomy with friendly staff. Though not in the centre of town it was easy to get in and around the city; there was also a good bus service into the city with a stop directly across the road. Excellent fish and chips across the road and a couple of nice restaurants just 2 km or so down the road at St Clair.

This motel was one of the best we have stayed in on our tour of New Zealand. The owner met us and showed us our room. He was incredibly helpful with all our questions about the area. From sightseeing to restaurants. The room was very big and comfortable. We preordered breakfast and they delivered it to our door.

The management were very helpful and friendly. Rooms were large and comfortable for the short stay. Theres a take away shop across the road that was recommended by the management and i can confirm they were also good.

The beach lodge is a great cheap and cheerful stay, close to the beach and easily commutable into the city. In the morning, breakfast can be delivered to your room, and at night it’s lovely and quiet, and the heat pump/air con is great for keeping your room at the perfect temperature.

Great location, close to the beach and playground perfect with two toddlers! The motel room was perfect for a family of 4, super clean and lovely continental breakfast each morning. Will definitely be back!

I had a terrible stay here. Mid-shower, the hot water suddenly completely ran out. When I called the reception for assistance, the staff unhelpfully claimed that each room only has a 180L hot water tank and blamed us for using it up. In reality, only ONE person had taken a quick shower! It is impossible to use 180 liters of hot water for just one person. Worse still, there was no warning prior to check-in about any hot water limit. The staff offered zero help or alternative solutions, simply stating they couldn't do anything and we had to wait over half an hour for the tank to reheat. The cold shower experience and dismissive service attitude were completely unacceptable. Would NOT recommend.
