Happy to see the positive changes in this place. New paint and some new chairs out on the patio. Parking is still a challenge for large vehicles, but overall I like the vibe of this place Friendly folks!

Quirky little place to stop in bishop. The staff is very polite and even though the place is dated and funky, it’s clean and comfortable. Easy walk into town with a great little outside area complete with a ping pong table and BBQ for the very inclined. Would stay here again.

My room had an unclean bathroom, glass table tops with obvious smears, and drinking glasses had been used with toothpaste streaking on one. It could be a nicer place were it cleaner inside. It's quiet in that area, and the bonus was it is pet friendly. Otherwise I would have not stayed there.

I liked you can sit outside not stuck in a room. And can bbq and fire pi. LOVED MY STSY

I return to this wonderful old motel with big trees and a green lawn. Across the street little folks are practicing athletics. It is part of the town. Not some corporate transplant.

We staying here for 3 nights over the long weekend. Really convenient location. They accept dogs and have a kitchenette which was perfect for our needs.

Old and funky with some renovation in process. Clean but tired with many repairs needed. Prior stay was in a much nicer room. Reasonably quiet in spite of the location. Parking is tight.

Had a nice stay. Parking not so great. Room comfortable. Enjoyed my stay.

Hopefully they will have a second BBQ on the patio area soon.

Walls are thin, I could hear people walking, talking and even snoring in the adjacent rooms. The windows are old and block no noise. People were coming and going till 3 am. The parking lot is tiny. Over all would not recommend.

Bed was good, pretty quiet, but several surfaces in the room had not been wiped showing evidence of the previous occupants. Shreds if soap in the shower but there are soft soap dispensers. Bobby pins in the shower. It was late before i discovered these.

This was the most disgusting room I've ever stayed in, but didn't have the option to get something else last minute on the holiday weekend. Walking in the room our feet turned black, there was hair in the shower, and roaches all over the kitchen and bathroom. There were no towels in the place, we were told they'd bring some by and they never did. When we told them about all the roaches as we checked out they told us and exterminator had just been there. So they knew there was a problem and didn't check after, or just didn't care it was a problem.

Not sure where to start! Checked in. They did not have a guest key because both of them where in the managers truck and he was not there. So, I was given a "MASTER" key. The cleanliness of the place was something to be desired. Wish I had a picture of the lobby. Dirty! Cobwebs all around the light fixture. Couldn't tell the last time the place had been cleaned. The room was just as bad. The blinds, coffee pot, restroom ceiling just filthy. Was asked to leave key in room when I left in the morning. When I returned I ask the same gal that checked me in if she had the key for the room. Nope still with the manager! Yes, I started to lose my cool. Really lost it when she asked me "why are you upset about a key?" Durring the argument and kid came out of know where and started to get in my face. Did not identify who he was. Found out later that is way the ladies son. She left and got a key so I could pack and leave. The manager Jason, was very well tempered understood my frustration and refunded me my second night. I have stayed here a handful of time over the years and will not stay there again. A nice little place, is not so nice anymore. One can only believe that the owner (who lives in Lascaster) does not care about the condition of the place.

It's an acceptable place for a quick overnight stay, but everything feels outdated. The bed and sheets are worn, the bathroom floor is deteriorating, and I noticed spiders in the corners of the walls and hair in the shower. While it served its purpose, I wouldn’t choose to stay here again

The condition of the property is in line with what they are charging. Unfortunately the bed and floor under the bed had hair, crumbs, etc.

It was an old quaint privately owned hotel. Room decor was cute. Needs updating. Bathroom had hair on the floor, a cramped, tiled shower. We didn’t shower there. We didn’t have shower flip flops. The trash bags were re-used. The air conditioner was noisy, as well as having the traffic noise.

Beds were SO comfortable, sheets were SO soft. Unusual for a motel or hotel. Slept well because of that. Outweighed other amenities.

Not crazy about the new outside paint job but the rooms are so cute. Knotty pine and country charm! Love the tile benches in the showers and birds, flowers decor. Softest sheets ever on the beds! Vending machine was completly empty. Overall the rooms were great, the outside could use some help.

Smelled like a rental car. Walls so thin could hear tv and people next door talking so could not sleep. Mattress super uncomfortable. Blinds did not completely close so bright and loud. Did not sleep!!!

Nice cozy cute uniquely appointed room and surrounding grounds. AC could have been quieter and could hear cars passing thru highway 168 constantly, but otherwise nice.

Front desk lady was very nice. Outside was pretty rundown and looked unkempt. Room was ok but small and the bedding WAS NOT PREMIUM, NOR WAS THE MATTRESS A TEMPUR-PEDIC. more like a IKEA bed. Thin, hard as a rock.

We loved the room setup with the kitchen with sink, mini fridge/freezer, toaster oven, microwave oven and dish drying rack. Much more than we get at large hotels! The lady at reception was kind as well. But, we were severely disappointed in that despite it having a "No Smoking" sign the ENTIRE room smelled of smoke. Also, all our belongings smelled of smoke after we left. For that reason we would never return here, even though we loved the room!!!

This hotel is very old and needs updating. The WiFi didn’t work until I called office to reboot it. No hair dryer as listed in amenities. Very noisy, walls are paper thin. No one in front office for help, they had a phone number to call for help. Room was not serviced by housekeeping, no clean towels the second day.

We did not stay at the Tree Motel but at an apartment managed across town and the accommodations were great. Property manager Jason was extremely helpful.

Small rooms but quaint. Check in staff was pleasant.

Expedia had overbooked some of our guests for the family room. The receptionist was apologetic, very kind, and helpful. They upgraded us to another property which was more spacious. We really appreciated how they handled the situation. The other property (same owners) was very clean and comfortable. We enjoyed our stay!

Staff was friendly and helpful, though I had little direct interaction with them as I was working long hours most of my stay, checked in after hours and typically arrived back to the room each day at or near office closing time. After hours check-in was easy. Area around the motel was quiet and secure. I am planning another stay in the near future as I will be back in the area for work.

Off the main highway so it’s quiet. Very clean and love the kitchen area.

I chose this hotel for being off the noisy Main Street, budget-friendly, and the look of the shady sitting area. It worked for me in all those ways. It is small (me, too) and very close to other guests. If you need more space, it may not suit you. It is an older building with updates. It was homey and adequate.

Room was clean and spacious. Loved the kitchenette! Great location, away from the busy 395, but close enough to shops and restaurants. Very affordable, nice folks running the place.

Fit our needs. Easy access to the 168 road and town.

Convenient location. Clean. Reasonable price. I've stayed here twice after spending time camping. Lots of food options close by.

Nice motel about three blocks from the main street. Clean and comfortable place to stay.
