The hotel was dated on the outside but once you were in the room we got was clean and tidy. The hotel had parking at the back which was very handy. The staff were very friendly and the breakfast in the morning was superb 👌

Well placed in the centre of Coldstream, and a handy stopping off point before Edinburgh.Free parking. However, interiors are tired. Be prepared for the hotel's bar food menu to be the only game in town if you want a mid-week meal.

Wonderful hosts and excellent service. The bar is a friendly pub frequented by locals as well as residents. We were allocated the family room although only the two of us. It was very spacious. There is a separate restaurant where breakfast is served. Breakfast was great and apart from cereal everything is served to you table. We ate dinner in the hotel and it was amazing (wish now I had taken photos!), we had the chowder which was homemade to order and had them ordered the pork and black pudding burger and macaroni. All exceptional quality and home made. Compliments to the chef. Will definitely stay again when in the area. Thank you.

Every where in the hotel was very clean and well presented, the dining room was spacious and comfortable, breakfasts were amazing. The bar was also good and although we didn't eat the food looked good. The hotel and bar are very dog friendly. Everyone was warm and welcoming, we really enjoyed our stay. If in the area we would definitely stay here again

We had a great stay here recently. We stayed in Room 4 which is a tad unusual as it has no window in the main area. There is a window in the bathroom so you can have natural light provided the door is open. Not a problem for us tbh as the room was completely dark overnight. The room is quite basic with a small TV and a double bed (at home we have a king size, so it was smaller than we are used to). It was spotlessly clean. We had a good meal in the bar, a couple of drinks which was competitively priced. Service was excellent and friendly. Pooch was made welcome too. Breakfast was also really good although the sausage was a little bland and at odds with the quality of the bacon and black pudding. Once again our dog was allowed in the restaurant area too. So to conclude: an excellent stopover that is very dog friendly, lovely staff, good food and a reasonably comfy room all for £75. We would stay again when in the area. Thanks

No complaints at all, room was comfortable and very clean/ staff were lovely. Breakfast was really nice/ cooked fresh! Would highly recommend - great value for money. Will definitely stay again next year for my Husbands works night out! Well done everyone - keep up your good work- lovely hotel!

The whole place is battered. Appropriately the whole place also stinks of fried food, including the bedding and consequently ALL our clothing next day. The bar is no better. The landlord isn’t the greatest of hosts but to be fair, the lady who served breakfast was very pleasant and again, to be fair, breakfast was great.

It was an old hotel but charming. Robin was so helpful. Room was clean ,comfy bed, hot shower. We had dinner in the restaurant on the property. Food was delicious as was breakfast. Lorraine was very attentive and kind. Would never have went there if I didn’t pre book. So glad we did

The beds were great and the bathrooms clean. They should provide two towels when 2 people are partying. There was tobacco spit on the stair carpet and walls going up the stairs. The carpet in the stairs and hallways needs cleaning badly.

A four day break exploring the local area. An old hotel in a one horse town. Excellent staff, great food and decent ale. Our room was spacious and well appointed. Traffic noise took a bit of getting used to but after a while was not an issue. Would recommend

Excellent service, and very good value. Comfortable and clean. Excellent breakfast (included). Very good attention to detail. The only drawback for us was having an attic double room which was too small really, and needed to have a window open (summer) letting in the constant overnight noise of heavy lorries passing the front of the hotel.

Owner was awesome. Cool old property in the middle of town. Had a fantastic dinner in the adjacent pub. Order the Cullen Skink. Our room was facing the street and the logging trucks woke us up several times in the night, my only complaint.

Very friendly and helpful owner. The property is old but well maintained and updated. Had a remarkable dinner in the adjacent pub, the Cullen Skink was incredible. Our room faced the road so there was a good amount of noise from trucks in the middle of the night. Other than that, wonderful stay.

Nicely set up bathroom with full size tub and hot water. Only complaint was the 2mm turn of tap difference between scalding hot and ice cold😂Not a problem for bath but dicey for shower. Corner room with 3 windows so good ventilation but a bit noisy as on the high street. Food in pub was excellent with the best Cullen Skink I've tasted

When I arrived I was told that half the cost had not been taken ( dating back to February 2025 ) and I would need to pay the full amount. my paperwork showed that the half cost had been taken. i had no option, I paid. Checking will follow. As for the room, very poor. Shower head missing. Hot water delivery just about nil. Water from the basic came up back through bath waste pipe. Too risky to have a bath. room on third floor up a tight spiral staircase with doors propped open with fire extinguishers. room was for small people as doorways were only 5-10' (178 cm.) The very strong positive, the food! Reasonably good choice, good / large portions all well cooked and presented at a fair price. Hearty breakfast included in the price I paid. the bar is lively with some quiet corners

All serving staff and the chef went out of their way to accomodate my request for certain foods to be blended.I am suffering from terminal oesophageal cancer in the gullet which makes swallowing difficult. Would not hesitate to recommend this hotel

The staff and management here are so helpful and friendly. Even donated towards our charity event. Overwhelmed by the generosity. Lovely meal cooked for us after a long drive. Thank you for a lovely stay.

We had to contact the hotel in advance because we had a delay in our arrival. They were splendid: helpful, friendly and understanding. We were only there two days to help our family to relocate but we couldn't fault the service, the breakfast or the staff. Super.

The only drawback for us was having an attic double room which was too small really, and needed to have a window open (summer) letting in the constant overnight noise of heavy lorries passing the front of the hotel.

Owner was awesome. Cool old property in the middle of town. Had a fantastic dinner in the adjacent pub. Order the Cullen Skink. Our room was facing the street and the logging trucks woke us up several times in the night, my only complaint.

Well placed in the centre of Coldstream, and a handy stopping off point before Edinburgh.Free parking. However, interiors are tired. Be prepared for the hotel's bar food menu to be the only game in town if you want a mid-week meal.

Very friendly and helpful owner. The property is old but well maintained and updated. Had a remarkable dinner in the adjacent pub, the Cullen Skink was incredible. Our room faced the road so there was a good amount of noise from trucks in the middle of the night. Other than that, wonderful stay.

Nicely set up bathroom with full size tub and hot water. Only complaint was the 2mm turn of tap difference between scalding hot and ice cold😂Not a problem for bath but dicey for shower. Corner room with 3 windows so good ventilation but a bit noisy as on the high street. Food in pub was excellent with the best Cullen Skink I've tasted

Very small car park. Our room was in the attic and picked up all outside noise from main road. Also some very noisy guests outside keeping us awake into early hours. Lovely breakfast.

We had a great stay here recently. We stayed in Room 4 which is a tad unusual as it has no window in the main area. There is a window in the bathroom so you can have natural light provided the door is open. Not a problem for us tbh as the room was completely dark overnight. The room is quite basic with a small TV and a double bed (at home we have a king size, so it was smaller than we are used to). It was spotlessly clean. We had a good meal in the bar, a couple of drinks which was competitively priced. Service was excellent and friendly. Pooch was made welcome too. Breakfast was also really good although the sausage was a little bland and at odds with the quality of the bacon and black pudding. Once again our dog was allowed in the restaurant area too. So to conclude: an excellent stopover that is very dog friendly, lovely staff, good food and a reasonably comfy room all for £75. We would stay again when in the area. Thanks

The room was really spacious and well equipped with a kettle, armchair, TV and tea and coffee. We slept well and there was plenty of space for us both and our two dogs. It was also great value for money, especially as a delicious and generous breakfast was included. Staff were really helpful and friendly. Would recommend and would stay again!

Room had a nice shower with plenty shower gel etc plenty tea coffee in room,the owner and his staff are very welcoming,breakfast is really good plenty to eat,we didn't have a meal but our friends did they said portion size and quality good.we would recommend this hotel there are quite a number of stairs and steps throughout the hotel as it is an old building.we would recommend this hotel
