Absolutely wonderful stay! My husband and I desperately needed a night away (sans kids) and Addison Choate made us feel comfortable and cozy in their wide berth room and right at home. The stress melted away as we got settled into our lovely room. Everything was very clean, inviting, and well thought through.The little details, like the essential oil diffusers in the check in area and room, the full sized luxury shower toiletries to use, good smelling hand soap and lotion, hand written note, several nice areas to sit and lounge (inside and out), variety of breakfast items with a go bag in the morning, well cared for landscaping and grounds... it was all just well done. Marshall was very pleasant to chat with as we arrived and checked out. We loved staying in this old, but updated and modernized Inn. It's just a short walk down to the shops and water, making dining options and gorgeous views easy to get to. We plan to come back and stay for longer next time. Thank you!

Lovely property owned and maintained by a husband and wife who understand the value in experience. They provide a beautifully appointed space equipped with top notch amenities from the plush mattress, luxurious bedding, high end decor and spa quality soap and shampoo. The great room has cozy couches, games, turntable with great music choices plus a library area with a variety of material to read. Breakfast is included and served 'brown bag" style which we took out to the porch to enjoy. I cant say enough great things about this property. The owners truly made our east coast experience memorable.

We arrived in Rockport well before check in on Sunday and wound up needing to park far from Addison Choate. We tried to call AC to check on parking (remembered they had it but wasn't sure how it worked), but the hotel phone's mailbox was full. Reaching a full mailbox when you want to ask about check in is annoying. Turned out there was ample parking at AC, but we didn't learn that until we walked there after check in time and then needed to walk back to get our car. The host who met us said he had been trying to call us, but my phone had no evidence of that and my phone number listed in hotels.com is correct. The web info for AC says breakfast is included. (It still does today as I write.) There was an apology in the room from the owners saying they had discontinued breakfast so that they could keep room prices lower. Fair enough. But correct the information on your website. They had also left vouchers for discounts on breakfast, but the place we chose did not recognize the voucher. That also was no big deal, but if you are going to offer vouchers make sure the vendor knows about them. One other thing. The stairs to our room were extremely steep. They deserve a warning in case anyone has a mobility issue. Fortunately, we didn't. Apart from the trouble calling AC and the false advertising about breakfast, our stay was lovely. Absolute Perfect getaway !!! Safe parking area. Marshall is a great host, explaining the room and property. The room was large with very quite surroundings Bead and linens were so comfortable. The bathroom was a dream, with high end soaps and lotions with super soft towels The breakfast he provided was over the top with the best ever fresh baked scones, peets coffee, and fresh granola and yogurt.

We had a wonderful stay! Jim was a fantastic host, thank you. Our room was spotless, very comfortable bed, bedding and pillows were super. Didn’t want for anything in our room. The inn is really great, beautifully decorated. Fun turntable to play your favourite record on. Rockport was a fantastic place to get lost and enjoy the sights, beautiful. I can’t say enough!

After a subpar VRBO experience nearby, we found an opening at Addison Choate. And we're so glad we did! The inn is gorgeous--a historic New England home with an impeccable modern, playful interior design. We loved our room--beautiful and comfortable--and the shady wrap around porch was perfect for summer reading. There are three shared interior spaces for guests--two sitting rooms and a cafe space--and the innkeeper and staff were friendly and welcoming. The location is fantastic--a few blocks from downtown Rockport--with so much to do (eating, shopping, beaches) within walking distance. We'll be back!

We really enjoyed our 1 night at the Addison Choate. The property is well located, very clean with very responsive innkeepers. You choose your breakfast items such as yogurt, croissants, cereal, fruit, granola, etc. the night before and it is available for you in the morning. Our room was comfortable but did not have air conditioning so was somewhat stuffy. It was also at the top of a narrow winding set of stairs which may be challenging for some people.

Over all it was a great experience. My only issues were that there were not check out instructions and that the drain in my shower didn’t work well so I was showering in a tub that was a good 4” full of water. But over all the staff was polite, breakfast was convenient, the B&B was beautiful, and it was an easy walk to the main strip and beach.

My brief, two-night stay at the Addison Choate Inn was one of my nicest stays ever. This lovely old inn is nicely appointed, has a fun, hip vibe (great music in the lobby!) and is a 5-minute walk to Rockport’s vibrant historic district and its beaches. It could not be more conveniently located The rooms were spacious, clean and comfortable. Free WiFi and a delicious, daily free breakfast, made to order, complement this Inn’s charm and beauty. The room was amazing, unfortunately I wasn’t able to stay for breakfast as I had to leave early so I am unable to rate that part of the experience, but the room was extremely clean and cozy. The bathroom was also spotless and luxurious, and the water pressure in the shower was out of this WORLD! Definitely recommend and 10/10 would stay there again.

My husband and I stayed here with our parents and we really loved the staff and hotel. Our rooms were beautifully decorated and super clean. The staff was very friendly and helpful. Everything was perfect, down to the breakfast in the morning. Thank you for a great stay and we can’t wait to come back.

The location was great within walking distance to shops and restaurants. Easy access and clean. We were upstairs and the stairs are narrow and steep so beware. Could have used a few more amenities such as a luggage rack and full mirror and the mattress was too soft for us. However the other amenities were great. Soap, shampoo, conditioner and lotion. Smart TV. Water and coffee, etc.

What an excellent experience. We were within walking distance of everything in down town Rockport. The bathroom/shower was compact but very functional. The bedroom and living area were comfortable, with our own personal private outdoor patio. If you like tiny-home living, this is a perfect spot. We'll definitely be coming back!

The room and the bed were very comfortable. However , the Inn is still advertised as having a hot breakfast. I think it was discontinued in January. One of the reasons we chose this inn. Also there is a "stairway to heaven", very steep stairs to climb to get to room. My husband and I are 70. We were able to do this but certainly not anyone with mobility issues or senior citizens not fit. I usually do not write negative reviews but I think people should know this. Also if you are very overweight you may not fit in the shower.

We had the “Above Board” room with a king bed. Everything was clean and the room was very nice. The room is at the top of the spiral stairs, which are very steep—you might find them hard to maneuver if you have any problems with stairs. However, once you get up there, it’s perfect.

Wow, just WOW! Such a cozy, yet spacious room. The bed was fantastic with the best pillows and comforter. Highly recommend.

The service here was stellar-both Jim and Mitchell were very welcoming and friendly. The place is cute and perfectly located close to town. The common areas were nicely appointed, and we enjoyed listening to a few records with friends. The bed in Dog Watch was horrible. The first challenge is the floor is slanted, causing one’s head to be inverted (perhaps adding risers to the headboard would help?). The second issue is the bed is way too soft…one folds into it. We tried flipping it to see if it helped, but it didn’t and so we ultimately slept with our heads at the foot to try and help. Very little sleep. I also hit my shin/ankle on the corner of the bed multiple times as the frame is a tad big on the edges and difficult to get around. Our friends had a room in the front and didn’t have the same challenges with their bed, so while I’d certainly return, I’d avoid Dog Watch. We liked the two story option though and having the kitchenette.

Had the best time staying here for my husbands birthday. The service was impeccable. The only complaint is our shower was in the same place as the toilet and was extremely small. But every thing else was excellent.

We loved staying here! It was perfect! The room was comfortable and well decorated. We had everything we needed and it is a short walk to all the shops, restaurants, and the ocean. We will definitely be back and recommend staying here without hesitation!

Marshall is a great host. Both he and Jim gave great recommendations on dining, things to do and see and local history. The Addison Choate is charming, clean and convenient. It was perfect for our weekend stay.

My stay at Addison Choate was nothing short of magnificent. I was in town for a work training be held at Endicott College- while that's a 1/2 away- every night returning to Addison Choate I felt like I was going home. Marshall and Courtney took such great care of me, their property, and everyone I encountered there. I mean, they left more candies of the ones I had eaten all of in the remaining days after discovering my preference. They went out of their way to make my stay special but recommending local restaurants, making sure my cable got the US Open on it, and even picking something for me that would have been closed once I returned from work. in a word- AMAZING. Stay here. DO IT!

We arrived in Rockport well before check in on Sunday and wound up needing to park far from Addison Choate. We tried to call AC to check on parking (remembered they had it but wasn't sure how it worked), but the hotel phone's mailbox was full. Reaching a full mailbox when you want to ask about check in is annoying. Turned out there was ample parking at AC, but we didn't learn that until we walked there after check in time and then needed to walk back to get our car. The host who met us said he had been trying to call us, but my phone had no evidence of that and my phone number listed in hotels.com is correct. The web info for AC says breakfast is included. (It still does today as I write.) There was an apology in the room from the owners saying they had discontinued breakfast so that they could keep room prices lower. Fair enough. But correct the information on your website. They had also left vouchers for discounts on breakfast, but the place we chose did not recognize the voucher. That also was no big deal, but if you are going to offer vouchers make sure the vendor knows about them. One other thing. The stairs to our room were extremely steep. They deserve a warning in case anyone has a mobility issue. Fortunately, we didn't. Apart from the trouble calling AC and the false advertising about breakfast, our stay was lovely. The room was comfortable and nicely furnished. The place is funky and an easy walk to Rockport.

We had a wonderful stay! Jim was a fantastic host, thank you. Our room was spotless, very comfortable bed, bedding and pillows were super. Didn’t want for anything in our room. The inn is really great, beautifully decorated. Fun turntable to play your favourite record on. Rockport was a fantastic place to get lost and enjoy the sights, beautiful. I can’t say enough!

Cannot say enough good things about my stay here. Marshall was extremely professional, polite, and courteous. Our room was clean, cozy and just perfect for us, we didn’t want to leave. Location was perfect. It was just a short walk down to the main town area. We loved the breakfast options, tasty and simple. A perfect way to stay our day. We hope to come back again!!!

Lovely property owned and maintained by a husband and wife who understand the value in experience. They provide a beautifully appointed space equipped with top notch amenities from the plush mattress, luxurious bedding, high end decor and spa quality soap and shampoo. The great room has cozy couches, games, turntable with great music choices plus a library area with a variety of material to read. Breakfast is included and served 'brown bag" style which we took out to the porch to enjoy. I cant say enough great things about this property. The owners truly made our east coast experience memorable.

You cannot fault the inside of the Inn. We were left very disappointed as they no longer did breakfast and we were not informed. We booked originally back in late 24 you would think that they would have advised us of the change. Please if you are expecting breakfast you will be disappointed and paying for something you will not receive. Not happy posting this but other guests should be made aware.

The host was very nice and the hotel was exactly as it was described. Peaceful, clean, decorated with the style and located in a very convenient area. My only complaint will be about the announcement on Expedia about the free breakfast. As it happened, breakfast is no longer served at the hotel since the beginning of the year 2025. The price for the night is pretty steep then. It wasn't a nice surprise and it has never happened to me before when booking with Expedia.

Arrived July 11 for a two night stay at this Bed & Breakfast arriving via contactless check-in through the internet. A letter was on the bed signed by the owners explaining breakfast had been discontinued mid 2025. The reason for this was rising costs made it prohibitive to provide this service, however our room rate remained the same. Instead, 10% coupons were left at a choice of 3 local restaurants. We were NEVER notified of this change of policy prior to our arrival. We made this reservation 10 months in advance with a deposit for the first night Now, only the bed was being provided and not the breakfast. There was no real compensation for the cost incurred to us each day for breakfast which totaled $40+ in addition to tip, after the 10% coupon! This was obviously a blatant act to avoid informing upcoming guests of this major change. By doing so, future guests were not given the option to cancel their reservation within the contractual 14 days, for a 100% refund of the deposit and book a true B&B that serves breakfast. This is not only poor customer service, but a breach of contract when the reservation is secured with a deposit by a future guest. The owners’ behavior was unethical and fraudulent. After disputing these charges with Hotels.com and my credit card company, the owners have given us credit for the value of two days worth of breakfast on our credit card. Addison & Choate Inn’s lack of business integrity caused great frustration and time.

Absolute Perfect getaway !!! Safe parking area. Marshall is a great host, explaining the room and property. The room was large with very quite surroundings Bead and linens were so comfortable. The bathroom was a dream, with high end soaps and lotions with super soft towels The breakfast he provided was over the top with the best ever fresh baked scones, peets coffee, and fresh granola and yogurt.

We booked this on a complete last minute 4th of July whim and could not have been happier with our stay. Beautiful carriage house with full kitchen and enough room for my husband and I to have our own spaces when needed. Classy decor and hvac worked efficiently on unexpected 100 degree days. Can’t wait to go back. I also highly recommend Rockport as a fun, quintessential New England coastal town - especially on July 4th. I strongly recommend the Addison Choate!

Terrible check in experience. No one available for questions, etc. I was handed a key and told "your room is up the stairs on the left" IN A HURRY to leave and lock up!!! No one in attendance every time I went downstairs. Never got the wifi password. Won't be returning and I stay in Rockport very frequently. Thought I would give this a try. I actually grew up in a boutique Hotel that my parents owned in the town of Rockport and this is no way to treat a guest especially on the first visit. It was very clean.
