Good value for money boutique hotel in excellent location for Rye. Very useful private car park although access road in poor condition, decent breakfast, exterior of hotel in need of renovation, but our classic double room was clean, well decorated and spacious. Good choice for short stay in Rye.

Very friendly staff. Breakfast was excellent. Hotel a bit tired and lack of AC on a very hot day was noticable. Nice touch with a guest happy hour and free cheeseboard.

Lovely hotel right in an enviable position in the historic town. Parking is available for guests. Good breakfast. Excellent choice of dining options around the hotel. Opportunity to have refreshments on terrace outside hotel. Very friendly service.

Overall we enjoyed the stay. Room good,rest of the premises a little tired and needing attention.Location fine with carparking behind the hotel a bonus even though the potholes to the carpark were enormous. Breakfast service a calamity due to shortage of staff..

Lovely hotel and nice big beds, however we were out in a room in the attic which was only accessible by 3 flights of very steep stairs as there is no lift despite the hotel being aware we were traveling with a baby and providing us with a travel cot

Friendly staff and great location next to Rye high street. Private parking in the small hotel carpark, though £8.30 only covers to 1pm the next day (regardless of what time you arrive). There’s not much parking in Rye so this was a great bonus. Room was nice and so was breakfast. All sorts of self-serve coffee options, including decaf and oat milk options (though those with dairy allergy would not be able to use the machine, as the oat milk pours from the same spout as dairy milk). Overall, a great place to spend a few days relaxing and exploring Rye and surrounding areas.

Room at the rear of the hotel was comfortable and spacious, but both evenings you could hear music from a nearby building until 11pm or so. Also, as it was March, we were told just before our trip that the restaurant was “closed for the season”. Plenty of good places to eat in Rye, but had we known when booking, we may have chosen a different hotel.

Breakfast menu was good although a fairly limited cooked menu. Great coffee. Happy hour in the bar with cheese and biscuits was great and the barman very friendly. The male receptionist/waiter at breakfast was also friendly and helpful. We had a small double room - certainly cozy! Had everything we needed. Beautiful old building decorated very stylishly.

Staff welcoming. Breakfast lovely and central location to every thing. Room 10 has mould around bathroom windows and look rotten. Didn’t have bath as bath tub looked dirty and shower rail all rusty. Cobwebs everywhere and mattress dipped in middle. Both woke up in pain. Shame as breakfast was lovely and so central. Just room was very small as well. Wouldn’t mind that if it was cleaned well.

I really loved my stay at this hotel (great service, nice facilities, delicious and varied breakfast) but the only thing that could be improved was the cleanliness. The hotel room was tidy and clean at surface level but I came across a few surfaces with stains and hairs throughout. Despite this, I will be back as I really enjoyed my stay overall.

The hotel looked lovely and was in a great location, our room was very spacious. However there were some downsides, there was a lot of dust and leftover socks under our bed. Additionally, we had major issues with the food service. The avocado on toast was actually pre made guacamole spread on toast, not smashed avocado - it was inedible. The tea & coffee machine was not working and I noticed that the milk spout constantly dripped meaning dairy milk was dripping into my partner's drink who is allergic to dairy. This is not great as it's not allergen requirements.

At check-in, we were asked to choose a specific breakfast time for the next morning, which felt unnecessarily stressful. It’s a holiday. why not allow guests to arrive anytime within a reasonable breakfast window? We were then handed a single key and told that it opens all doors: the front door, our room door. When we returned late at night, there were no staff around. We let ourselves in and suddenly understood that anyone else with the same key setup could also access our room. We didn’t feel safe and hardly slept. Our room had a large spider web between the wardrobe and coffee stand, clearly not cleaned properly. The next morning, although it was 25°C and the outdoor seating was one of the reasons we booked this hotel, we were told we couldn’t sit outside for breakfast. Inside, there was a shared bowl of yogurt sitting out in the open, not individually packed and off-putting in terms of hygiene. We ordered the food, which took 20 minutes to arrive. The table hadn’t been cleaned after the previous guests, crumbs were still all over it, it was also sticky, yet our plates were placed directly on top. The plates smelled so bad, clearly not properly washed. We forced ourselves to try one bite, only to find the food was also terrible. At that point, we gave up and left the dining area. There were no staff around to speak to. During checkout we explained that breakfast was disappointing, but we were met with a rude response: “You could’ve ordered something else.” No apologies

Very tired regarding decor. We had a king room which was large but in need of an update. Carpet had seen it's day, grubby and worn. Room had a large balcony overlooking car park but exterior window and balcony woodwork was rotten and it real need of repairing and painting and decking boards needed a lot of TLC. Walls in room had areas that needed attention. Bathroom was clean but wooden bath panelling should be replaced as looked bad along with missing and broken beading around the edge. Wooden room furniture was old fashioned and tired. Top of wardrobe hadn't been dusted. It is nowhere near as good as pictures show. On a positvie note, breakfast was very good. Lovely clean bedding and plush towels were provided and the added touch of dressing gowns. Overall disappointed.

Very disastisfied about the room and its minimal comfortable and dirty bathroom. Impossible to make the room dark too - clearly not a room to sleep in? Despite being given a late check out on the evening, the manager comes banging at the door in the morning and when told a late check out had been approved, instead of apologising, states “who authorised this?” A poor experience on every level.

Well located. Comfortable but shabby room. Stairs were very awkward. Our room was in the attic and we found the narrow, steep, winding stairs hard to climb. The drinks cost more than shown on the price list. Apparently there had recently been a price increase but "they hadn't had new menus printed" ????? Generally felt the hotel needed refurbishment. Mixed feelings about this hotel.

Great hotel and location for centre of Rye and its surrounding attractions via the bus station - 313 bus to Rye Harbour, 10 minutes and Stop B for Camber Sands, 15 minutes. Hotel was lovely and staff friendly and helpful. Room No1 was very spacious for 2. Great tea/coffee facilities, hairdryer and ironing board/iron if you so wished. The room itself needed updating and redecorating and the curtain was torn. The furniture was damaged and dated. The dressing gowns and cushions needed a dry clean as they had a musty smell and the carpet a deep clean. However, the bed was comfortable and clean. A good size SmartTV which was welcoming. The cooked breakfast was good along with the continental breakfast.

Room 2 … you can’t open the doors or windows and on a hot day it’s like an oven.

We stayed here for one night for our 15th wedding anniversary. We were given the deluxe suite at the top. It had the most incredible views. Very spacious, the most comfortable bed. Staff very welcoming and helpful. Fabulous cooked breakfast in the morning. Quirky little find . Loved it .

The room was quite tiny, and windows don’t open there was no fresh air in the room.

Lovely hotel and room was great. Great location too. Lovely breakfast too. Such a shame about the common staircase area as desperately needs updating and carpet very worn. Room was lovely and spacious but shower was left as old one and not up to room standard

We were apprehensive on registration and climbing some rather steep stairs to the 3rd level, over worn carpets, beside cracked walls to arrive at a wonderful, spotless and comfortable room with a perfect bathroom, huge balcony with views over the marshes. Excellent breakfst to order - the only disappointment was "kippers" was just one - but then I am greddy!

You are playing a lottery here with room allocation. Will you get one which has already been refurbished or are you going to get something which was last redecorated in the 1980’s? We had 2 so called deluxe doubles, rooms, 1 and 4 and both were in need of full redecoration with, for example, the curtains falling apart from long use in room 1 and the decor in both tired and dated. On the plus side they were large and the beds comfortable. In the public facing area, the space has already been renovated and it is smart and stylish. The hotel is very well located.

When I first walked in the bedroom, I literally laughed out loud - The room was tiny !! Which isn’t a problem, but compared to pictures online the bedroom looked nothing like it did in reality. A small double bed, tiny chair in corner, beside cabinets & a thin dresser. No patio doors as all the double rooms show in pictures - just an old windows that rattled al night. I looked through every photo on their webpages & didn’t see my room. Any room that was similar to mine looked as if it had patio doors leading or 2 double chairs to make it look like you had a sitting area. Just remember the standard double room is 215ft - that is small!! The best thing about this hotel is the location & go into town. It’s very close to the Castle & mermaid street which is off high Street. The hotel has parking at back, a little tricky to get to, but reception will give you a map. £8.50 a day pay on line. From outside, the hotel looks a bit tired & as you climb the stairs to the room the carpets are very worn & some area’s definitely need maintenance & paint. They have an outside area on the front. Room is very clean. Modern. No where to put large cases, except behind the door. Lovely bathroom One thing - no handle on inside of the door. I’d stay here again but only due to its walking location. I really do hate being deceived - in regards the pictures on their site of rooms & them not looking anything like the room we were in. For this reason I’m marking lower scores..

This was our second stay at this hotel and we have really enjoyed it. Our rooms in both occasions have been spotless, cosy and welcoming. The staff are lovely and attentive and Abbi was especially helpful, It was bonfire night and extremely busy but she handled it all very well, with non resident guests trying to come into the hotel. There was also cheese and biscuits put out for guests, which was a really nice touch. Breakfast was good and aplenty, we will definitely be back.

Had to wait 15 minutes for receptionist to appear at check in. Reception was also the bar and breakfast drink area. Bathroom had cracked walls, dirty paintwork. AC in bedroom did not work efficiently

We were allowed early check in as rooms ready without any hassle, and great breakfast service. Alex was great at reception and also in the breakfast area-thank you.

Cancelled my booking on the day, a few hours before I was about to leave. Even though I booked weeks before! Completely ruined my whole weekend! Totally incompetent! Said they would ring round and try and find an alternative, never heard back from them! Useless! Cost me time and money I will never get back!

Perfect location in rye. Our room looked over the car park. Convenient car parking facilities. Breakfast was gorgeous - I selected from the menu a full English which was fabulously cooked. Kind male staff member very professional. We were refused early check in and told to sit for a minute - I believe the cleaner informed the receptionist who appeared new not to check us in until 15pm and then we were told the room was not ready - the new receptionist then proceeded to check in another couple 5 minutes behind us when she was on her own. Cleaning in the bathroom and general bedroom was lacking - shower did not drain - cleaner in the reception area acts like the owner of the property. Did not feel like she cared - stated another room on the same level had the same issue - I felt like getting a long thin brush and doing it myself but why should I. She stated she will inform the facilities department. I could not wash my hair or the bathroom would overflow. During the breakfast there was an issue with people who had not checked in the day before on the system and the cleaner was dissing the new receptionist colleague stated she had all day to do it. She seemed very annoyed with it. Hierarchy and staff roll over likely an issue in this place. It did the job for the one night.

Alex on the front desk was excellent as were the breakfast staff. A firm favourite even though the fabric of the building could do with some tlc.

Hotel was located within a five minute walk of the town centre. Staff were really friendly and room was spacious and clean. Comfy bed, powerful shower. Breakfast choices were excellent also. Highly recommend to anyone looking to stay in rye.

A lovely hotel with amazing sized rooms with a small seating area outside the bedroom. Parking at the back, breakfast was perfect and the hotel is right in the centre of Rye.

The Lookout is a very pleasant hotel in a great position in Central Rye, easy walking distance to everything. It also has a nice conservatory where we sat to have breakfast. Breakfast was very good with an excellent selection. Our double room was small but had a very comfortable bed & was very quiet on the back of the hotel. The bathroom could benefit from some modernisation but was perfectly servicable. All the staff were lovely & helpful.

A really lovely hotel in the centre of Rye - the interiors are fresh and inviting. Also a great English breakfast. Easy parking so close to the centre.

This is a great hotel right in the historic center close to shops and very good restaurants. The room was large and clean and comfortable. The staff was helpful. The breakfast was solid. We had some difficulty with the parking app and had to park on the street. Maybe because we have a US phone number the app wouldn’t load. It would be a lot easier if there was another parking system. But other than that, this is a great place to stay.

They have updated some of the rooms, but not the bathroom. The bathroom was extremely tired with gaps in the shading of the window, so you can see in and out. Breakfast was a shambles! Despite having waited nearly 30mins, our breakfast was given to another couple that had just arrived. They apologised for the mixup but continued to serve others food. We had to wait nearly an hour all in all. Was it worth it? No. Also worth noting the smashed avocado is actually pre-packaged guacamole, accompanied with hard boiled poached eggs. Location is excellent.

Hotel is in the process of being renovated. Our rooms have been newly done and were lovely as was the breakfast. Corridors were looking scruffy and windows in other rooms were being replaced while we were there. Parking costs £8 per day and breakfast was Continental only.
