Somehow we expected this property to be in Sudbury so when we finally ended up in the middle of nowhere we were a bit surprised. However the owners were incredibly helpful in assisting us to arrange a takeaway dinner and even bought our refreshments for us from Tesco as they were going that way. The old converted Millhouse is very interesting with all its memorabilia and nooks and crannies with a lovely garden we could sit in. It was clean and comfortable with a tasty continental breakfast but is next to a busy A road so there is a certain amount of traffic noise unless you book to stay in the family room which was very quiet as insulated by the thick old walls. Very good value for money and a perfect stopover spot.

Beautiful rustic guest house with original interior furnishings, like going back in time. Do not stay here if you expect something like a travelodge!! Facilities were fine, decent WiFi and shower, and host very helpful and makes breakfast for visitors

We booked it as an emergency on the morning of our stay. We felt very welcome on arrival, Terry and Lynette are great hosts and happy to deliver whatever you need for you. The property is very old, "historic" is the right description, so be prepared for the "quirkiness" and mild inconveniences that come with it. We stayed in an on suite room and that was fine. Breakfast is cooked literally "whatever you like and how you like it", accompanied by stories of the property going back to the 12th century, if you are interested, of course.

The house has so much character. What can I say about Terry and Lyn they are excellent hosts, nothing was to much trouble. They were so good to ourselves when my husband had to go off to hospital in an ambulance. As I do not drive Terry kindly picked us up from the hospital. Not only that our dog coco was well looked after, and even taken for a walk we have never seen the dog so happy and relaxed I think that says it all. Hopefully we will go back. Forgot to mention the hot tub

A quirky and very old (medieval) guest house, lovely back garden which was open for breakfast, the breakfast was excellent, host welcoming and helpful. Good location for visiting local places of interest - Lavernham etc. But do not use if you don't like traffic noise - goes on all night (albeit at lower intensity), it is directly on a small but very busy A road. And the Garden Room opens on to the rather full driveway so maybe a misnomer.

The couple were lovely.. they couldn't do enough.. helped with my bags, let me use their home phone when problem with the WiFi, welcoming,, breakfast is Inc,, accomedated alternative rooms because of the WiFi,, me the other lovely guests staying aswell, they welcome you in to their home with group activities The reason for my score is because I thght I originally booked a BnB in Sudbury.. the buildings looked identical, I then had to pay for a taxi there& back to town.. the bnbs right on a main rd, so there was noise from 6am, there are people wanting to go to work from 5am in the morning, it's unsettling, because theres a few rooms in the BnB, theres lots of people, some may come with kids& they are in your face at times, because it's Suffolk, it always seems to be raining

Amazing place to stay. Very comfortable bed and a fantastic selection of breakfast. Limited parking areas but a lovely historic little hotel. En suite and all area open to visitors. Fast road outside but staying here is a glimpse into old Englands past. Tourists and visitors come here for exactly this reason not slum cities but good old English history and people who have our traditional English values and heritage. Wonderful

This property and the hosts are full of warmth and character. They made us feel very welcome. The wood-burning stove in the dining room was wonderful to sit by. The breakfast was delicious. The bed and pillows were very comfortable and we slept soundly. The property is close to a busy road. However, the road is recently resurfaced and we slept peacefully.

All the basics were very good, v good Breakfast, adequate Bed, tea tray, shower room, tv. So requirement for a budget overnight stay met. Friendly hosts, arrival met with a needed mug of tea ! Appearance compared with photos was disappointing, set direct on main road and a fair bit of work in progress apparently. Not so much 'historic' than 'old'

There's thoughtful touches like every jam, spread or cereal you could've wanted, PLUS eggs bacon sausage toast & fresh fruit too.

A very characterful property, dating back several hundred years. The food was lovely and the ‘Bedknobs and Broomsticks’ type bed very comfortable. Loved the fabric covered walls. The property was right next to a main road but this didn’t distract from the charm and was more than made up for by the warm welcome.

We booked it as an emergency on the morning of our stay. We felt very welcome on arrival, Terry and Lynette are great hosts and happy to deliver whatever you need for you. Breakfast is cooked literally "whatever you like and how you like it", accompanied by stories of the property going back to the 12th century, if you are interested, of course.

Amazing place to stay. Very comfortable bed and a fantastic selection of breakfast. Limited parking areas but a lovely historic little hotel. En suite and all area open to visitors. Great friendly atmosphere and lovely couple who accommodate you and who offer information of anything going on in the areas around. Had a fantastic night and breakfast.

All the basics were very good, v good Breakfast, adequate Bed, tea tray, shower room, tv. So requirement for a budget overnight stay met. Friendly hosts, arrival met with a needed mug of tea ! Somehow we expected this property to be in Sudbury so when we finally ended up in the middle of nowhere we were a bit surprised. However the owners were incredibly helpful in assisting us to arrange a takeaway dinner and even bought our refreshments for us from Tesco as they were going that way. The old converted Millhouse is very interesting with all its memorabilia and nooks and crannies with a lovely garden we could sit in. It was clean and comfortable with a tasty continental breakfast but is next to a busy A road so there is a certain amount of traffic noise unless you book to stay in the family room which was very quiet as insulated by the thick old walls. Very good value for money and a perfect stopover spot.

A very characterful property, dating back several hundred years. The food was lovely and the ‘Bedknobs and Broomsticks’ type bed very comfortable. Loved the fabric covered walls. The property was right next to a main road but this didn’t distract from the charm and was more than made up for by the warm welcome.

The couple were lovely.. they couldn't do enough.. helped with my bags, let me use their home phone when problem with the WiFi, welcoming,, breakfast is Inc,, accomedated alternative rooms because of the WiFi,, me the other lovely guests staying aswell, they welcome you in to their home with group activities The reason for my score is because I thght I originally booked a BnB in Sudbury.. the buildings looked identical, I then had to pay for a taxi there& back to town.. the bnbs right on a main rd, so there was noise from 6am, there are people wanting to go to work from 5am in the morning, it's unsettling, because theres a few rooms in the BnB, theres lots of people, some may come with kids& they are in your face at times, because it's Suffolk, it always seems to be raining

The guest house is ideal for me when working in the area as it is within easy reach of Bury St Edmunds and Sudbury. It is in a really pleasant setting and the proprietors are really friendly and helpful.

Fast road outside but staying here is a glimpse into old Englands past. Tourists and visitors come here for exactly this reason not slum cities but good old English history and people who have our traditional English values and heritage. Wonderful

Excellent stay. Very friendly hosts. Games room and sauna avaiable. Several pubs nearby (5 minited drive) for food. Property is an old house and has several quirky featured you would expect of a property of thay age.

This property and the hosts are full of warmth and character. They made us feel very welcome. The wood-burning stove in the dining room was wonderful to sit by. The breakfast was delicious. The bed and pillows were very comfortable and we slept soundly. The property is close to a busy road. However, the road is recently resurfaced and we slept peacefully.

A disappointing stay. The room quality was poor with the bed pushed against the wall, very springy and short (I am 5ft 4in and my feet were through the end of the bed. The bathroom was unsafe with narrow steep stairs and insufficient headroom. There was a pumping noise which gave off a groan every two minutes continually during the night. The breakfast was adequate but not inspiring. The pictures on the website show the quaintness of the property which was what attracted us to it however, the pictures give a romanticised impression rather than the rather rundown and untidy reality. Friends of ours, also staying were housed in a garden shed! We were staying for a wedding nearby and there was nowhere bar one hook on the door, to hang any of our clothes. Overall, for one night we managed but I wouldn’t recommend this property in its current state.
