Superior twin was NOT superior. Small cramped room, dark, no telephone, dark in corner where wardrobe situated (i.e. no lighting into a black wardrobe unit!) difficulty in shaving/putting on makeup in bathroom due to inadequate/badly placed lighting (couldn't use mirror in room as dark and table light dim) POOL NOT IN USE (had booked specifically as this hotel had a pool) being fobbed off daily due to 'chlorine levels' even though children swimming lessons taking place!!!! Breakfast mostly luke warm! This was a 70th birthday 'treat' whilst visiting Warner Bros. We did not 'make a fuss' due to wanting to enjoy our stay and made the best of it. Informed reception on checkout.

Don’t be fooled by the glamorous photos of the main house unless you are at an event you will not see any of it. The hotel annexe smells like a frat party left there jock straps behind a radiator and the room was filthy. Dirty big cobweb above the bed, make up still on the shower and the bathroom floor and work top were filthy. Decided to opt for the nachos with chilli, £3 extra for a teaspoon worth of chilli, I think not complained and got at least another 2 teaspoons worth, was cold and lacking any flavour. Asked the waitress if they got the tips and she laughed said no, hate that shows pure greed! Buffet breakfast was cold but choice was okay. Pool was severely overly chlorinated to the point it stung my eyes. Only positive point was it was a 10min drive from Warner Brothers studio, tired and lacking atmosphere. Place is geared to events and not for hotel guests, save yourself the grief and go somewhere else.

The room was small but comfy and cosy and perfect for one night. Staff were friendly, the only thing we was disappointed in was my partner wanted to use the pool on Saturday afternoon when we checked in and it was closed, then my partner got up and wanted to use the pool about 7:30am after seeing the opening times and went down and it was closed, asked reception and all they said was it was closed today, just dissapointing as that was a reason why we booked it.

Great value and in an excellent location. The swimming pool was also an excellent facility.

First off I would like to say this isn’t a bad hotel, food was decent as were the restaurant staff. Room was ok and clean if a little small for a superior double and in need of snagging. My issue is in the expectation vs reality based on their excellent marketing and photography department. Some examples : Room was meant to have a view of the garden however, looking out onto a hill with grass and a car park wasn’t what I was expecting. Swimming pool. Arrived at 3:30pm after 2hr drive and looking forward to the pool however, not available due to swimming lessons 4-7pm….. maybe sat morning after a lie in? nope lessons on from 9am-1pm. Mild frustration but something I would want to know if I was looking here for a review. Restaurant quite small so people being told they could get food from the buffet and eat down the hall in the bar… again not a huge problem but not what you expect for an accommodation of this type. Overall the stay was “ok”. but if I just wanted ok I would have chosen a budget hotel with a budget price however, when you add up all the little things not quite right you can end up wondering what you paid the extra for

I booked this place for 2 nights on the proviso that it was a hotel with a pool. Pool was completely unavailable for the 3 days we were there because ‘over clorination’ so no quick way to fix. I booked a superior room but I was given ‘47’ and the room didn’t match the photos at all for size. It’s just a standard room with a ‘in room safe’ Mattress is very thin and tired. Terrible nights sleep because of it. Numerous issues with the room that were reported and mostly not fixed or ignored. (bathroom door wouldn’t close without slamming it, air con won’t working despite maintenance said they ‘fixed it’ The whole place is severely run down and needs some renovation. Restaurant served me an out of date J20 drink and some options not available. Would I return? Not a chance.

I was surprised this is considered a 4* hotel. Conditions okay but basically the same as a premier inn; I was hoping for better for the price. We asked for a refund for our breakfast as avocado on toast and a mushroom omelette took over half an hour to come out and when it did it was cold. The coffee machine was only working intermittently and the quality of the coffee wasn’t great. The pool itself was lovely but generally all the decor was quite tired and shabby

No one at reception on arrival so had to wait Swimming pool was closed Friday and Saturday Bathroom had black tape and dirty and the loo dripped all night so was noisy For a superior room not good If all these was better we would stay again as a lovely location

room was very small and unclean with the door peeling , made a dinner reservation and when going to the restaurant nobody knew anything about it and looked at us if we were crazy , pool smelt. staff were ignorant. hotel looks amazing from the outside shame it is not to the same standard inside.

The properties main area were spot on lovely clean and modern. The room however was dated, toilet dirty, door hard to close, towels grey (preciously white). Not the best condition. Nice staff

Friendly staff upon welcome and departure. The room was spotless and beautifully decorated. Comfy bed too. We were sad as we only had one night there but would definitely stay again!

Setting and outward appearance nice. Room was dirty. Breakfast however was nice as was the bar. Shower flooded bathroom.

Carpets was filthy all over the property, and how you can charge £5.50p for a pint of coke which has come out of a 2 litre bottle of coke which cost less than £2 is just disgusting.

Whole hotel needed a good cleaning and refurbishing

Very clean, nice decor and room design. The internal signage is not overly clear - The rooms are named different to the cards you are issued with when you check in at reception. Ie. Card says Room 210 but there is no room 210.

Good pool, rooms, breakfast and pool. Rather hot as room air conditioning not functional.

A wonderful stay and a place we will definitely re-visit. My youngest has autism and often struggles in unfamiliar environments, but the suite we had was calming, clean and large. The restaurant and breakfast were lovely. A nice relaxing break after a busy morning of walking around the Warner Bros studios

The AC unit in our room wasnt working very well, so our room was uncomfortably warm and humid. The matrass was collapsing on the edges so a queen size bed became quite a lot smaller than it needed to. The breakfast had a much smaller assortment than expected /advertised.

Great location if you are visiting WB studios, the room was clean and nice, TV remote broken. The room was definitely any of the rooms shown on the website though, it was clean and comfortable but cramped, with a tiny window, do felt very dark. The bar area to get food was very small, we waited a good 5 minutes for someone to appear to take our order, not friendly, didn't give us a total bill, we had to ask how much it came to and wouldnt give us a receipt. The foid was good, just tye service, atmosphere and decor was lacking, our table had someones initals carved into it! On these impressive, i wouldnt book again.

Nice easy location, staff very friendly. Room was nice bed comfy the only let down was the air conditioning was very poor and which led to the room being very warm and did no have a good night sleep.

Room Soundproofing is terrible

Great place for closeness to Harry potter studios but the room we had you could hear people talking in the room next door and also down the corridor

The first room we were in was so small you couldn’t get down the side of the bed. We complained and got moved to the mansion house which was lovely. There was however a blocked drain in the shower and a ripped towel

The hotel stay was fine as I was at the hotel for a conference. The breakfast was very limited and not the most enjoyable. I had the Turkey Christmas meal for my evening meal and it was very processed and not very good. The chairs in the restaurant were covered in stains which was very of putting. In the evening we found the bar area to be very limited and this caused people to splinter off. The rooms are adequate if not a bit small but the walls are so thin you can hear the Tv in the room either side and at one point I thought someone standing in the corridor was actually in my room.

Service was poor, slow, ill informed and with little if any initiative Room was very cold & in a poor state of repair, walls and floors scuffed and ill maintained Food, other than breakfast was very poor. Cooked elements of breakfast were quite good but the rest was poor.

The room was clean and the bathroom although it needed some minor maintence to the basin tap (wear and tear problem). The staff were very freindly and helpful We had a bar snack in the evening which was good ad was breakfast. Overall very good value so very happy with the experience. As others have said, the promotional picture does give the impression that you will be staying in a grand old bulding so this is misleading, as the hotel block is modern and not attached to the old building.

Great stay. I think this hotel has been recently refurbished because our experience didn't match the reviews we read on Google. The room was great. The grounds were beautiful. Food was good. The only down side was that it seemed they were under staffed. We had to wait quite a long time at the bar before someone turned up and there was someone kicking off because they had been waiting for 30m at reception for someone to arrive. That wasn't my experience, although there was quite a long queue to check in

Lovely, enjoyed our brief stay, staff were all very friendly, breakfast was great and good for accommodating gluten free, would definitely stay here again and will recommend it to friends who are also looking for a hotel in the same area.

After finding out the room I booked was not available, The lovely young lady who checked me in couldn’t have done anymore to make everything better! She totally stepped up and sorted everything out. Service was 5 star worthy and very professional but friendly! Thank you for such a memorable stay.

Prefacing this by saying I’m not angry, it’s just disappointing as I have to stay here for work. Woke up to a the sound of staff shouting and arguing in the corridor outside my room about shower heads. The next day woke to an event with loads of drumming in the gardens. Cracking. Tried to eat in the bar on day one at designated hours but there was an event on so no food at all was being served. Waited half an hour for staff to tell me that because there were no staff around. A cleaner even asked if I was still waiting. Was asked to wait an hour due to the conference. Ordered. Waited 45 minutes further as someone cut their hand which is unavoidable of course and I hope they are okay, but it’s all just really not good enough? I don’t mind any of these things if I’m informed. It seems unless you are paying thousands for a wedding or a conference, the service you receive is poorrrrrr. Though I will say individuals are not to blame- I’ve not met a staff member that was not wonderful but the processes are clearly a mess. My meal came and I ordered a side with my meal of red slaw due to allergies. The kitchen sent my meal with regular slaw as they had run out of red slaw but DIDNT tell me- which I could have eaten by mistake and had a medical emergency. I’m sure you’ll agree, also not great.

Another hotel where you stay in an annexe, not the big, old house. I was pleased the curtains were blackout. The room was ample, similar to another big hotel chain. The breakfast was very good. We didn’t have lunch or dinner. The bar/lounge was huge, the bar itself, was quite small. We didn’t have time to walk around the gardens, especially as it was raining, but am sure they are very nice. The staff were lovely. Didn’t get to use the pool, but it looked very tranquil. The changing room is mixed. The hotel is very easy to get to, and quick check in. There is plenty of parking, and it’s not that far from the motorway, (but not that close you can hear it.) Also close to Warner Studios. You could actually walk to it.

e had a lovely short stay before visiting Warner Brothers Studios. The historic buildings and beautiful gardens make this a fantastic location, with the added bonus of a Harry Potter filming spot as a hidden gem for fans.

Very pleasant indeed. Very nice staff. Good breakfast. well equipped and very clean rooms. Quiet peaceful location, yet just three minutes to the M25, (non-rush hour) and less than 10 mins to the M1.

Visited Harry Pooer tour had a wonderful time . Caught a taxi from tour to hotel easy and not very far . Used the swimming pool lovely facilities , clean. Staff were friendly and breakfast there was a lot of choice

Lovely cosy hotel in a lovely quiet setting, within easy reach of the WB Studio Tours.

Property was impressive to drive into with its historical main building, vast country grounds, up to date rooms, private swimming pool and great breakfast. It was also lovely to see two wedding functions on the thursday night and friday morning. Very welcoming/friendly staff and literally round the corner from Warner Brothers Studio Tour and a food/entertainment leisure park. My only 'issue' was the 6-6.30am delivery of supplies. It was extremely noisy and the windows were shut! Would stay again though if visiting London as very reasonably priced.

Very disappointed with our stay. Shabby decor that is desperate for replacement; staff who didnt seem bothered; poor disabled accessibility; incorrect information on website. On arrival, we were met by a steep set of stairs that led to reception. On inquiry, we were told that wheelchair access was at a different entrance which was not signposted. This other entrance was beyond some gravel which is difficult when pushing a wheelchair. The ramps had been removed so we had to hunt for a member of staff to help. The staff eventually put the temporary ramps in but these didnt fit well meaning that there was a small ledge to get the wheelchair over. The rooms were small with multiple marks on the walls and a bathroom that needed new taps and other decoration. The tap in the sink hardly moved so cold water was unattainable. Our TV didnt work and the hair dryer was so dusty that we didnt dare use it. We booked a table for dinner via the website for 5.30 but turns out they dont start food til 6pm - but this was in the formal restaurant and not the 'bar menu'. The bar was poorly staffed, expensive with poor provision of tables and accessible options - all stairs. In the end, we decided to eat elsewhere as we knew it would be a disaster. So glad we were only there for 1 night. Didnt feel it was value for money at all. If anyone in your party has mobility issues, choose somewhere else!

Lovely looking hotel and Gardens, very easy to get to Watford Junction for London Trains. All staff very friendly and helpful.

Really enjoyed our stay. The glorious sunny weather helped us take full benefit of the wonderful gardens and grounds. Room was a but dark, no fridge or minibar but otherwise OK. Bed was really comfy. Buffet breakfast was good and bar orices weren't excessive. Its about a 25 minute walk or short drive to Harry Potter Studio tour, which was great. All staff were really nice and helpful. Will stay here again when in the area.

Lovely room. Beautiful surroundings... Wished I'd not eaten there though. Very disappointing. Very expensive for frozen heated up food. Half the food wasn't available and what was, was quite clearly bought in. The menu looks good but I feel robbed. Especially if you look at the pictures on the website. Fine dining!?... Er... no.

The hotel on arrival looks wonderful, very pretty Manor House. We also had the luck of receiving a free complementary upgrade to a room in the Manor House. The room was very nice, modern, Updated technology and great decor. The shower was a little grubby and could do with a deeper clear around the shower door but other than that we were happy with the room. We had breakfast included within our stay, this is the downfall to our trip. We arrived in the breakfast area which was quite small and overcrowded. The staff were stood chatting while we waited for instruction, there was also multiple dirty tables. We were pointed in the direction of a small table tucked in the corner with very limited space. We then helped ourselves to a buffet style breakfast. Unfortunately the sausages were undercooked and pink in the middle, both mine and my partners. We raised this with staff, who weren’t appropriately trained as panicked and didnt know what to do (leaving the tray of potentially uncooked sausages out) the manager then inspected the sausages and took one into the kitchen (still leaving the sausages out) they then proceeded to let someone plate up some sausages before taking the tray away into the kitchen and informing us that they were re-cooking the sausages and apologised. I then raised that they had allowed someone to take some from the dish knowing they were not satisfactory, to which they said the person would be fine. This was a disappointing end to our stay unfortunately.

Hotel is really lovely with great staff- very friendly and accommodating. Bed was very comfy and it’s well located. I wouldn’t recommend the breakfast as this was a bit of a waste of money as the quality was quite poor.

We were here for a wedding reception. Generally lovely grounds but the rooms really didn't live up to this splendour. Our room was quite small with barely enough space between the bed and walls to comfortably walk around. The common parts of the hotel were nice and the bar reasonable but nothing outstanding. Breakfast the next morning was quite underwhelming. The fruits on offer looked tired and unappetising. The 'hot food' selection was mediocre and there was a narrow selection of juices. The fact that there was only 1 coffee machine didn't help either. Additionally in this day and age, it was quite surprising to not find anything vegetarian/vegan on offer- or if there was we certainly weren't made aware. Most places have something on offer or at least are prepared to make something (sausages, bacon etc...) to order.

What a wonderful hotel! The staff were so professional and friendly. The rooms and grounds were fabulous, and although we only had a classic room it was adequate for our needs. The food was lovely although we did feel the menu was a little limited for evening meals, but the breakfast was exceptional with plenty of choices and beautifully prepared. We found it a great place to use as a base to visit London and the Warner Brothers Studios to see The making of Harry Potter as it was only a 5 minute drive away. All in all we had a fabulous time there. Highly recommended for couples or families.
