Overall the stay was decent enough, there was dirt and dust on the carpets along the borders, the curtain had a little bit of mildew and the air conditioning was fairly noisy, the pool needed a good cleaning, the hallways were clean!

Best value hotel in Niagara Falls! Friendly accommodating staff and big room with microwave and fridge and a smart TV (you have to set it up yourself by connecting to the Wifi). Wonderful breakfast with sausage, eggs, home fries, bread, tea, coffee and juice. Easily accessible by bus or if you drive, there’s plenty of parking and it’s free. This is my go-to hotel whenever I visit Niagara Falls. Highly recommended.

The property was under reavations . To cool for outside pool and I never seen inside pool . A bit noisy but wha can you expect beside a busy street but all in all nice place

Reasonable price for overnight. Free parking and breakfast. They used to be serving the waffle. Now is gone. Only a few minutes drive to fallsview casino, falls, and other attractions.

Parking seemed safe and lit up

There was no indoor pool even though it was listed. The outdoor pool was very small and many people in there. The doors slammed shut so you could hear everyone going in and out of their rooms. The beds are super hard and no thickness to mattress. The room was dirty and needs to be thoroughly cleaned and remodeled. There was no food for the breakfast or cups for juice or coffee. It was nothing like described or shown in the pictures.

There were no pots, pans, utensils of any kind in the room, even though it had a kitchen Breakfast was - dry cereal, scrambled eggs, bagels, white bread, coffee, tea, hot chocolate Parking lot is well lit.

I had a terrible stay at Niagara Lodge and Suites. The front desk staff were unfriendly and offered no greeting or assistance. Our Family Suite had a strong, unpleasant odor, with old, musty blankets and bedsheets that looked unchanged for days. One sheet was ripped and another had cigarette burns, despite being a non-smoking room. Curtains were torn, windows dirty, and the bathroom had dust and grime in the corners. The worst part was discovering bed bugs in the beds and couch. Both my husband and I developed severe itching and hives; I have photos as proof. This was especially distressing as we were traveling with our one-month-old baby. We also saw a large rat running in the parking lot, adding to our safety concerns. On the second day and night, hot water stopped. The staff member who checked the issue said he cant do anything and refused to move us to a different room with hot water. With kids we needed hot water during cold weather. This stay caused extreme discomfort and stress. I only stayed because it was too late to cancel and no other rooms were available nearby. I am requesting a full refund for the poor hygiene, bed bug bites, and lack of basic amenities. I have pictures of the ripped curtains, cigarette burns, and rashes as evidence. This was the worst hotel experience I’ve ever had, and I urge Expedia to investigate and take action to prevent others from facing the same. I am requesting full refund given such a distressing stay which ruined our trip. Thanks

Smelly room. Bedbugs and cockroaches in the room. Lamp switch was broken. We saw another family checking-out soon before we left. Wish we had read all the negative reviews before staying here. We left after an hour check-in when we saw all the issues and still they refused a refund. Stay away from this property if you don't want to ruin your vacation.

Bugs flying around in the bathroom. Mice in the middle of the night chewing thru a bag of snacks on the table. This place should be torn down and judging by the condition of the room it's halfway there. Avoid at all cost

This place has bed bugs, my son got bitten so we had to disinfect and isolate everything that we brought with this trip.

VERY DIRTY. Bathroom covered in mold. Room smelled horrible. Noisy neighbors late into the night (midnight) and starting 7am... No room cleaning during the stay. Neighbors set out a trash bag out in the hallway, it set there for at least 24 hours afterwards. DO NOT RECOMMEND

The staff here charged my debit card for a deposit and did not return it. I will also be complaining to the municipality about the black mold in the washroom.

Room was dirty. No smoking room smelled like stale cigarettes. We got bites then found bedbugs. Cockroach climbing on dining hall garbage can. Same dirt around it for the 2 days we were there.

The staff were really friendly, we had no problems with them. The breakfast in the morning was also really good! Although, we did find the room to be very dirty. It doesn’t look like it was ever cleaned besides making the bed. The carpet was full of stains (I wouldn’t dare to take my shoes off), the mirror wave had food inside it and food on the outside of it. There was also lots of dirt and handprints on the walls and tons of stains on the bed (no mattress protector).The mould in the shower looked like it was in the caulking, so the cleaning staff can’t do much about that, but everything else like the crumbs on the floor and the garbage in the trash can was in their control. After initially reading some of the reviews, I was worried about bed bugs, but I didn’t find any. However, we were visited by a mouse in the middle of the night. Overall, it was the cheapest stay we could get at $85, but I think the price should have been lower considering the state of our room.

The family suite is very spacious and just what we needed!

We had trouble with tha AC! A lot of noise during the night, and badly working! We had to turn off and we don’t slept so fine! Our room was 145!

Generally our 6 night stay in room 144 was fine but they did not have Hand Towels and Face Cloths were very sparse and had to be requested daily. The Shower pull on the tub did not work well and 90% of the water would come out of the Tub Spout and not the shower head. TV did not provide local channels and appeared to be a generic Streaming service.

It wasn't the cleanest place; there was a bobby pin under a chair, stains on the one lamp, etc, but it was clear they cleaned it. The bed was large and very uncomfortable. I tossed and turned all night due to the back pain it created. I was thankful for the jet tub to fix my back in the morning. The fridge and microwave were not plugged in, which we didn't notice until morning, and we had put milk and chicken wings in there the night before, which means we had to throw away food.

They provide a free breakfast which is always a nice touch. Room had a cooktop and full size fridge and sink which might be good for a longer stay or if you like to cook. TV wasn/t hooked up but it was late when I arrived so I didn't ask to have it fixed.

Weird smell in the room, busted light bulbs,broken jetted tub

AC was not working, from basin water draining so slow, shower 50% only comes and 50% coming from tap, toilet flush after one flush it takes long time to fill the tank so not able to do 2 flush at time

Staff, finding us a better room

Our room was clean, although it is a very old building. Staff is very courteous. Breakfast was very good lots of choices.

Rude night staff

Staff were great and very accommodating. Our first room wasn’t the best but they switched us infact upgraded us no problem, no questions asked. The included breakfast was nice, the property was quiet and the kids liked the pool. Would come back next vacation.

I was disappointed as soon as I pulled into the parking lot. I did not feel safe there, I had my 11 year old daughter with me while this man stared at us the whole time, walking into the hotel. Then at check in, we had to wait about 15/20 minutes for a receptionist to come to the front desk. When we went to our room, the lights were all on, the room had a stench to it as if someone was smoking in there, the bed sheets, blankets & Pillows were stained and disgusting. We couldn't even sit in the bed so we then booked another hotel elsewhere because we did not feel safe there & it was disgusting in the room.

Freindly staff ,very clean there is laundry on site. The staff are very thoughtful to your needs and accommodations.

Absolute filth and damage all over the room there wasn’t even a phone in the room that I could complain to the front desk. They don’t answer when I call on my cell phone and the only elevator was on the complete opposite end of the property from where they put my room despite me telling them, I need handicap accessible. When they refuse to give me a room near the elevator, I asked for the luggage cart. She looked at me like I was an idiot and had no idea what I was talking about a luggage cart. I tried to explain a couple times she had no idea what I was talking about. I said fine then give me a bell hop or some sort of worker , that could help get my luggage because I can’t be carrying the stuff upstairs or go in the mile that I would have to go up the elevator and then all the way around it was insane I mean, the lobby doesn’t even match the photos in the advertising. How can you not even have that accurate? Surprisingly it was a shower and not the bathtub that was advertised in the photo but again that’s false advertising even though I would prefer the shower so I am thankful for that. But there was no soap shelf in the shower and there was like four other peoples old soap bars on top of the shower. When was the last time housekeeping was in there? Spiders and spiderwebs and roaches and Q-tips and random Allen wrenches and again the elevator is by the front desk, but you have to go upstairs and all the way around the exterior that I show in the photo to get to my room.

The location is convenient, close to different amenities including eateries. However, I was not impressed with the condition of the rooms. We were first placed in a room different from what we booked, which was upsetting. The AC wasn’t working properly, and the room wasn’t very clean. I called the front desk to explain, and they gave us the keys to the room we had originally reserved. Unfortunately, that room was in even worse condition. It was dirty, the washroom wasn’t clean, and I even noticed rat droppings. Because of this, we ended up going back to the first room, which at least was slightly better. On the positive side, the staff were understanding and patient, which I appreciated. Breakfast was just okay. At one point, the potatoes ran out, and even though I let the kitchen staff know — and could see more were ready in the back — none were brought out. Overall, our stay was fair, but I don’t plan on returning.

The room was large and bed comfortable. The bathroom was clean and well supplied. The breakfast was also good. Checking in was easy as well as check out. Located within an hour walk from the falls in a pleasant neighbourhood. The property was also well kept. Overall I enjoyed my stay. Would have appreciated a hot water kettle . But overall Excellent value . And courteous staff.

Location is far to walk to the falls. However the price was reasonable, outdoor pool was good, included breakfast and staff were excellent. Parking is free at the site.

The location is quite at a distance from Niagra Falls. Rooms are just ok. Breakfast is ok. Not many choices. Staff is courteous. Ample parking space.

We were a family of 7 visiting for 3 days and 2 nighst and interested in staying in close proximity to Niagara Falls as well as to nearby restaurants and shopping centers. We had, booked way in advance for 2 rooms and were hoping to be placed beside each other, but it was ok. We had some issues with one of the rooms (had a musty smell and a wall that looked like it was punched in) and so we requested for a room change. The staff was understanding and polite towards our request. In regards to the decor, the rooms do need to be revamped however, we found the rooms to be at least comfortable and clean. There's free parking, and breakfast is provided daily which was convienient when you are a large group like we were. Overall, good location and in walking distance to restaurants and shopping malls! On a 17 day road trip, the Niagara had the very best breakfast on offer. Nice looking outdoor pool-although we didn’t use it.

The property might not have been dirty but needs a lot of updating. There were so many rooms but the dining area is small - not enough seats for the guests. You can’t bring the food into the room or you’ll get fined for it. For the same price I paid, I can get a much better accommodation just 1 hour from Niagara.

The food is okay but the dining room is too small. The room is not so clean even the bed is not flat maybe because the frame has been broken. The bathroom is not too clean and there’s a lot of dirty finger/hands marks on the wall even the shower door isn’t clean

This was my third time staying here, 1st time on the ground floor. The noise level was far higher this time with smokers hacking outside the door and the scent seeping into the room. Breakfast was good as always and the staff were kind. Ill return to see what the 4th time brings.
