Been here a lot, we love the area, a lovely river walk small park for my daughter, food is great in the pub, you have a few other littke places on the site for food too. You can walk into lincoln on the river path or drive.

Stayed here while visiting Bach command memorial. Location was great for lots of places to visit and location next to the canal was a bonus. The rooms were clean and a good standard with everything we needed. The onsite pub was great, food was good and the large outside space catered for everyone. Would use again when we are in the area.

Absolutely great place to stay, great pub and meals. They were busy so check in was very slow. But, Once checked in it was in a lovely location next to a canal and in a rural setting. Wish I’d had a couple more nights there.

Nice place outside Lincoln - easy to find, good parking, nice surroundings. Place is clean and tidy, room decent size with good facilities. Only issue was shower over bath which was fine but would have preferred walk-in. Good eating options at the attached Pub.

Shower was leaking from the metal water pipe wetting the room and your belongings while you in the shower the look roll holder was hanging off the wall also the thick dust around the room Edge of the carpet and on the TV suggests the cleaners don't care and I've never seen so many spiders in a hotel

On arrival had to wait for staff to check me in . Very slow . The room was rush cleaned as floor was dirty and toilet had what I presume was wee on the seat and pubic hairs under toilet seat . Bed was untidy and not tucked in properly so quilt hanging off . Not what I expected as the last stay before this was nice !!!!

Me and my family stay in Lincoln often so we thought we’d try woodcocks. Looks okay from the outside but inside is very dated and old fashioned. Rooms okay for size, and opening windows a bonus but room is tired in decor and very much the same in the bathroom. Kettle with tea and coffee was fine. Location of the place is lovely just a shame about the rooms, I wouldn’t stay again for these reasons. If the decor was updated I’d think about it. Windows outside full of webs and dead spiders on a towel in the bedroom.

Parking is easy, loads of spaces. Our room was huge, it was a shame there wasn’t a comfy chair to sit in, there was plenty of space for one. Comfy beds, a big tv and tea and coffee facilities were provided. It was an accessible room so the bathroom was huge with a shower. My only complaint was the noisy family upstairs, it was awful but there’s not much I could do about that. I can recommend the food, the main meals were very nice but the breakfast comes highly recommended! This was the second time we’ve stayed here and the pub really needs a refurb. But saying that the staff are lovely, food is good you can’t really ask for more and I would go again anytime!

For the price, it was a good deal, however, the beds were not that great and pretty uncomfortable for all of us. We did not complain at the time as the hotel was full and there was probably not going to be an opportunity to change the beds. They look like they are probably due to be renewed

The only disappointment was the internet which constantly drops out and certainly would be very disappointing for anyone there on a business trip. Really not acceptable and the staff said it happened regularly and they did not know what to do. Management do though please !

Good hotel. Usually with these types of places you have to put up with noisy people above you or next to you, but none of that it was quite quiet. Massive free car park. Marstons pub next door. A few miles out of Lincoln so a car is required. We did take the bus one day though and its only 1 an hour. Not great. Only down side i can think of four our room is it was above the electric sliding doors which were very moisy and the other thing was the shower head was static it could not be moved. Other than that a good short stay. Recommended.

I’ve stayed here on several occasions and have never been disappointed on any level. I would say that the staff are amongst the most pleasant and willing to assist that I’ve come across in my travels

The staff were very good indeed. I had tried to book a room for four nights. That wasn't possible so I booked a room for three nights, and made another booking for the fourth night. The staff allowed me to leave my luggage in the first room when I went out and they moved it to my new room for me before I got back. In the pub (great food), my friends and I were served by a lovely guy called Corey. He was the perfect balance of friendliness and professionalism. So much so, that we asked to see his manager and told her how good he was. I liked that there is an interesting marina to walk around. I felt safe and comfortable throughout my stay.

Corey, who served us in the pub, was excellent. I changed rooms for my last night (my first room was not available for the whole stay). Housekeeping staff kindly moved my bag to my new room for me while I was out. All the staff were lovely.

Think travellodge and you're at about the same place with out the cheery welcome. Easy to find, beautiful surroundings plenty of free parking. Easy to miss sign that tells you that reception is in the pub next door. And in the pub the reception is at the end of the bar, somewhat hidden from view from the door. We waited nearly 10minutes to be checked in. The pub was busy but 5 or 6 staff walked past us and not a single person acknowledged us or said some one would be with us. When we were greeted it was by a preoccupied man, answering other queries, slapped a form down and said sign, stated breakfast times and just turn up but its not included. That was it. totally underwhelming. Room clean, minimal tea/coffee and milk, had to revisit the bar to get more. Shower and bathroom clean. Quiet at night, there was the river and train line behind us but wasnt bothered by any noise or excessive light. There was an annoying little green light on all night from the air condition control (no instructions how to use). It lit up the entire room at night, only realised i could turn it off when it automatically turned off at 10am. I liked the check in-checkout time and the closeness to amenities nearby. It was warm enough, i would have liked a comfy chair to sit in and to have known there was no lift.

Fabulous location, bus service into Lincoln though walkable along the canal if you like a good walk. Very clean and extremely comfortable. Definitely stay again.

I modern hotel with all the facilities you require. Plenty of car parking space available. Staff were friendly and helpful. As we were not local to the area we relied on the Sat Nav to locate the hotel, it took us to another part of Woodcocks Lane. To programme Sat Nav use Burton Waters.

Good place to stay to visit Lincoln, close to Park and Ride which i would recommend for visitors to the city. The staff at Woodcocks are lovely, very friendly and helpful. The rooms were beautifully clean and very comfortable. It would be helpful if the sign for the hotel reception was a bit clearer or more obvious, that you need to check in at the restaurant. For anyone with walking or breathing issues it is worth noting that although the hotel is only on two floors, there is no lift.

Evening meals were value for money and a good selection. The one and only time I had the cooked breakfast, the mushrooms were burnt and the scrambled egg looked more like a well cooked fried egg chopped up! And, no I didn`t complain as I needed to get to work. I probably would have said something, had I been asked how the breakfast was?

Very clean and comfortable room. Checking in at the bar in the restaurant/pub was a bit strange but worked ok. Worth trying the breakfast in the pub restaurant. Great value and tasty.

The hotel was clean and comfy it was the restaurant was the problem food wasn’t great the staff were pleasant if you could find one,they seemed to be very short staffed

Great value in a fantastic location. Room was a good size with a big bathroom & a very comfy bed too. Staff at the well run pub were very friendly & precessional. Excellent place.

The hotel was right next to pub resturant,and thete was plenty of parking.There was good variety if food on menu and good choice of beers.staff were very friendly and weloming.

Staff were excellent throughout our stay. They were friendly, attentive and nothing was too much trouble. The rooms are well appointed, the cooked breakfasts are good quality and the bar is well stocked. There's ample free parking and a taxi ride to Lincoln city centre is very reasonably priced. This is our go-to stay-place when we are in Lincolnshire and we'l be back again next year !

Hidden of the main road this is a high complex with separated hotel block with maybe 50? Rooms. Room was spotless, quiet and well equipped. Pub/Food. Separate building with extensive menu at reasonable prices. Good range of drinks. Outdoor seating area is hugh with plenty of space for kids to play All in all really good places👍👍

Cracking place to stay for a weekend away. Decent food both here and close by. Room basic but has everything u need. Location was the key for us… Worth a look. 👀 Good value too…

Very basic room worst I’ve been in over 60 years of travelling. Initial room allocated TV didn’t work and we wanted to watch World Cup. Moved to another room where the door keypad only intermittently worked thus we asked for another room and none found. Another guest was also on their second room and complaining about that. After nearly 2 hours we had to leave and drive home. No manager on site and supervisors was “busy” in the kitchen. Marstons need to shake this hotel up.
