The bathroom sink was still dirty with hair. I hate a dirty sink when I know I didn’t do it. Also I didn’t know about the parking situation. They have self park but it’s not straight to the hotel you have to leave the property. Valet is $45. So I ended up doing valet and I still got charged for parking for self park. I went to the front desk and gave my concerns and they would only reimburse me for one day of parking and not 2. So I paid $85 for one night of parking.

Great location. Restaurant was great but also many walkable options. A bit of a hike to the metro station but also too close to get an Uber to/from - so plan a walk if you have luggage. Nice rooms. Bikes available for rent. GREAT staff. Nick at the front desk was more than helpful with a few requests.

Fantastic location. Near tons of restaurants and transportation. The hotel is immaculately clean. I loved the water stations on each floor.

The hotel looks very nice, the decor it’s outstanding and we loved that part. The service on the other hand not so friendly from the start. The only staff that is friendly is the valet parking when they are in there as during the week days is very hard to find at night the valet parking available and the lobby has not idea where you can park. One out two elevators was not working during our whole stay making it very hard to come down or up, the refrigerator in our room did not work either, it was hard to get help during our stay. On sunday there was a lot of people checking out and getting our car to go to a reservation we had was a hassle even when we ordered the car ahead of time before coming down. We really enjoyed the area where the hotel is located you find a lot of dining options and shopping.

Outstanding staff. Clean and updated rooms. Good location for restaurants. Excellent bar and restaurant onsite! Highly recommend the Maryland crab cake sandwich. Espresso machines only in rooms, so no luck if you drink regular coffee. Parking is a headache and expensive. Recommend the $30 parking garage around the corner as opposed to the $45 valet.

Hotel looks very nice but the staff is not prepared or super friendly. It seemed as they are understaffed as well. 1 out of 2 elevators was broken the whole time making it very inconvenient to go up and down. Valet not available when you come back at night so you had to go to a parking like a block away and walk back, in the cold and with kids it wasnt too nice to do that.

This is a beautiful urban-like hotel with a nice vibe, restaurant and outdoor bar area. Close to shops and restaurants. Parking is off-site, but they offer valet service with unlimited in and out service. But by far the most outstanding feature of this hotel is the staff, especially Briana at the front desk. She made our stay special from the moment we started checking in. The valet attendants were also excellent, friendly and fast. Restaurant and bar staff did a great job too, and the Sunday afternoon jazz trio was a nice bonus. We’ll be staying here again when in the area.

Excellent location in Pike & Rose for shopping and restaurants. Expensive parking. I wished they have a real refrigerator in the room.

Property was great But needs more or faster elevators

Heating/cooling venting was a little noisy but without it going, I could hear my neighbor talking. The cable machine was out of order and towels weren't replaced in the fitness center - but available equipment was pretty good for a hotel. Room was nicely appointed and the Nespresso machine and ice and water dispensers by the elevators were a nice touch.

Terrible experience. I was placed in the worst room EVER, and only know that to be true because my family also stayed at the same hotel, at the same time, with better accommodations. I reached out to the front desk, the guy said he would look into it..but didn’t. My toilet in the crappy room broke..twice. Housekeeping stacked our bathroom with towels, but didn't clean it, nor did they make our bed. Awful, awful, awful.

Beth, the manager is a liar. She has to lie, to cover up for this disgusting property. Cannot believe this is a Hilton?? Come on Hilton! Spider infested rooms? Hairballs in the sheets? White streaks on the cushions? Cracked and chipped furniture all throughout the room? Beth lied to me that she would get me a refund for checking out a night early but she refused to, and now she refuses to answer my calls? Please stay away guys, you’ll thank me later.

It was amazing! The staff was very attentive and met all of our needs. The facilities were extremely clean and we felt safe.

The hotel itself was wonderful. I was there on a Friday night with an early morning appointment the next day. The neighborhood has an active restaurant/bar scene, which is wonderful, but not great for trying to go to bed early. There was quite a bit of street noise filtering into the room. If you are a light sleeper and need to sleep before 1am on a weekend night, be sure to bring ear plugs or a white noise machine to drown it out!

The hotel, staff, and room were nice. The areas for improvement are: The beds - They were so hard that it was difficult to sleep and woke up aches. The "mini-fridge"/cooling drawer - what is the purpose if it is not for food or medication.

The hotel is in a great spot, walkable to restaurants and shops and easy to explore the rest of Rockville and Bethesda. We were in room 614 and faced the parking garage so there was always light outside overnight, which the curtain only partially covered. The shower got lukewarm at best and the pillows were flat as a pancake by morning. The room was very spacious though and well decorated, there was a great spot for putting bags out of the way and it was nice that the toilet had a door separate from the rest of the bathroom. Only one elevator was working so it took a while to come and go and there was no on-site parking, just a public garage, which was ok. Overall, it was fine.

Very nice furniture and fixtures. I really like the chaise in the room with the over the lap table good for lounging with a book or your laptop. Nice to have the glass carafe and cups to refill in the hallway at the filtered water station. The mini fridge is in a pull out drawer.

Everything was very good but it was very loud. The rooftop restaurant/bar blasted their music and if your room is on that side, you will definitely hear it.

Everything was great except the bed is not that comfortable. Just a lil too “springy.”

Rose and Pike is lovely. If the weather is good, you get a low key tropical vibe tucked away on the outskirts of the city. Canopy is clean and chic. The bed was super comfy, and the blackout curtains were a nice touch.

Nice hotel in good location. Only negative is the HVAC in the rooms are very noisy….others staying with me said same thing in their rooms…

Nice modern interiors, clean and well decorated rooms. Only complaint is that the room floors are concrete-like material and are very cold and no slippers are provided. There is only a rug in the area around the bed so going to the bathroom means cold feet. Otherwise, great views from all rooms. Lots of options for dining and activities all walkable distance. And even more to do just a short drive/uber ride away.

From start to finish, our stay here was theee best. The staff were amazing and treated us like rock stars.

Great location Nice hotel but cleaning crew was non existent and the receptionist did not help and only sent towels upon request. Also the checking out people were going to send email with final bill. Up Untill today no bill!!!!!

First the lady we spoke with Bri was more than helpful during her shift and quickly answered any questions we had upon checking into the property. It was after she left the problems started, I noticed there was no blanket on the bed and the pillows on the bed were down, which I’m highly allergic to. I called room service and was advised they would bring me foam pillows up, they brought pillows up but they too were down. Our dinner reservations were quickly approaching and we didn’t have time to wait so we decided to address this when we returned. Several hours later we returned and advised room service of the need for foam pillows and a blanket. We were advised all they had was a down blanket and down pillows available, I advised them this wouldn’t work and I would be needing to find another hotel that would be able to accommodate my stay and the lady quickly answered “good luck with that”. Needless to say this was incredibly rude and made for a room that we were unable to stay in. Would not recommend again other than the high quality and willingness to listen demonstrated by Bri, she is an absolute asset to this property.

They canceled my reservation last minute with no good reason, I had booked months ago.

The service in all areas was excellent. The cost was reasonable for the Knights of Peter Claver Convention. The food at the hotel was excellent in taste and cost. The area was safe and was located only about a couple of blocks from the Bethesda North Marriott Hotel and Conference Center. Loved the expediency, helpfulness and respectfulness of the members of the valet team!

Most horrendous experience arrived at midnight and informed room not available. Room oversold boamed Expedia, which sounds dubious, probably sold room as I was late and did not check in. They said they tried to contact me to say room was oversold. The reality is this room had been booked for weeks. I waited for 30 mins for a taxi then travelled 25 mins to another hotel. I was in a worse hotel and then had to travel back to the Bethesda hotel for a 7am start, great start to my week. Thank you Expedia for providing such terrible customer service when I complained. I requested compensation for the one night of inconvenience which I thought was very reasonable albeit this wrecked my whole trip. I was informed yes we can give you a refund of £32, really is this a joke. When I called back after the line dropping they said I was not eligible for anything. “We really appreciate your situation sir”.

This hotel was very loud. Its great location wise as far as restaurants, shopping, etc but they should have done a much better job sound proofing the rooms. In addtion, the housekeeping entered my room multiple times when I had the do not distrub sign up. Finally, I had to call the front desk 5x before someone picked up yet when I went to check out the front desk person was just chatting on the phone with their friend and didnt hang up to check me out.

We stayed at Canopy by Hilton this weekend for chonkfest at bark social! We had such a great stay! Super close to a lot of different shops and restaurants and the restaurant in the hotel (Hello Betty) has an amazing breakfast buffet! 10/10 recommendation!

My mother-in-law and I really enjoyed our stay at Canopy. The check-in and check-out process was easy. The staff was very friendly and helpful. The room was clean and cozy and the bed was very comfortable. The location is perfect being in the center of shopping and restaurants. The hotel restaurant, Hello Betty, is a must dine while staying.

Be aware that you will pay for parking and breakfast but overall it was a pleasant stay.

The hotel has a great esthetic and vibe. The staff is polite and friendly. The restaurant is superb. The location is great for taking a walk or doing a little shopping. I wish I had a longer stay.

STAY HERE!! Excellent service from staff, very friendly. Loved the vibe of the hotel - many people complain about the concrete floors, but I liked it. It is a design choice that may not meet everybody’s tastes, but it worked with the funky, yet very tasteful furniture and other decor. It is also very clean, which is what I consider of utmost importance. Additional bonuses are the location - so many walkable options for food, shopping, and entertainment. Also, the attached restaurant, Hello Betty, is very good! Fresh ingredients, innovative decor, comfy seating options, and excellent wait staff. Really enjoyed my time.

This hotel was amazing! The restaurant is slow (even though we were the only diners), but maybe it's that Southern slowness that we are not used to as New Yorkers. Either way, the hotel made up for it with all its amenities, how nice the staff is, and little aesthetic details around the hotel. The second we entered, my husband asked how much I paid for it (assuming I paid much more than I did!).

Very nice hotel. Restaurant staff was very friendly and looking to make the dining experience pleasant. Hotel was very clean. Could have better choices for seating. There’s a couch in the semi suite room that could be more comfortable as well as the provided desk chair which was unpadded and hard plastic. Based on the premium rate it should be better.

(I AM TAKING MY TIME TO WRITE THE FULL EXPERIENCE AS I AM SURE THE HOTEL MANAGER WILL APPRECIATE WHAT HAS BEEN OUR EXPERIENCE AS GUESTS). The hotel is modern, well located and every time we come to the DC Area we stay in this hotel. (You can check our records, we have stayed several times). Your food pantry was without several things. As the hotel has no room service you need to fix this issue. We went to the restaurant at Sunday at 9.00AM. The restaurant experience has been bad (every time we come to the hotel). (I have always commented on this to the Reception personnel). Today, there was one lady serving, cleaning, giving ticket stc. Service was so bad we decided to go elsewhere to eat. I paid for what we ordered. (as we did not get ANY HELP WHATSOEVER) just left after 20 minutes of not having any help. I am NOT complaining about the lady's attention. She was sweet. The food from the 'extremely limited' buffet ($22 each person), was finished. As there were no plates to serve (the very limited things that were left), 1 of the hotel guests,went to the kitchen and she got plates that she handed to us. We are staying 4 more nights in the hotel, (because the rooms are pre-paid and non refundable), but the experience has been so bad, that we don't think we will come back again. We have reservations for Christmas for 9 nights that I do not think we should use. I will try to cancel. The experience has not been good.
