Hidden gem and the best hotel I've ever stayed at in London. Convenient location, very clean, nice staff, and great rooms with lots of space and high ceilings. Even has a rooftop patio where you can enjoy food and drink ordered from the pub downstairs. Note that there is no lift/elevator and rooms are upstairs - not a problem for us as we only bring carry-on luggage.

Fantastic place to stay in London! Close to public transportation options and Regent's Park. The pub/inn atmosphere is very cozy and feels like a very authentic British experience. Staff is incredibly kind and accommodating. Just be prepared that there are lots of narrow stairways and the building is older so you can hear your neighbors a little bit, but it we didn't personally feel this was an issue. The manager was very communicative and accommodating both before and during our stay. and the food at the pub was wonderful. 10/10 will stay again on our next trip to London!

A great stay at the Grafton Arms and Pub, in a comfrtable, stylishly decorated, high ceilinged room with comfortable King bed and clean, modern bathroom. Second floor room steps away (no noise!) from the pleasant rooftop pub space for a pint and meal at the end of the day. Friendly service, quick and easy check in. Easy walk from the train stations, Underground station, cafes, restaurants, etc. Recommended!

This is a wonderful spot in a very central part of London ... the rooms are so quiet in spite of a pub and roof terrace, which speaks to some incredible sound proofing. The Asian food in pub looked great but didn't have time to try. Lovely

Suberb boutique room in a lovely typical London pub. Great location with loads of shops and restaurants nearby. We ate in the pub for our first night and had 6 of the ‘small plates’ each of which was excellent ( you also get a discount if you’re staying there!)The staff were friendly and very helpful, fortunately taking our suitcases upstairs, as there is no lift! We would definitely recommend a stay or even just a meal

We had a room on the top floor - quiet and clean thx - no lift so must use some muscle - complimentary water and snacks yay! Thai food in pub great too, cheers.

Staff couldn’t do enough for us. Francisco was great! Easy and quick check in. Assisted with our luggage since no elevator. Nice having pub downstairs for quick bite and drinks. Very quiet after 10pm and loved rooftop bar. Room was spotless and very comfortable bed. Would definitely stay here again.

We encountered just a couple of staff members, and they were fine and friendly. However, we were told that a manager would be on duty by 8 AM on Sunday to help us bring our luggage down from the top floor. There was no one to be found. Definitely take note that there is no lift! If you are shoppers like us + bad backs, this will be a problem. Also, for anyone who is allergic to mold, the tiles in our bathroom had a mold 🙁

The Good: room was quite nice and well equipped, pub downstairs had good food and drinks, very gracious of them to let us have a very early (9am) check-in without pay. Night porter was kind (see below). The place has lots of charm. The Bad: We stayed for 3 nights, and didn't have our room cleaned even once. On the first day, a few hours after chekcing in, a service lady tried to open the door while we were in it, probably to clean (a clean room). Luckily we dobule locked. The other days nobody bothered to go in and clean. Because reception is occupied mainly during the pub working hours (while we were mostly out exploring), we also didn't have anyone to complain to in the morning. Worst part was that by the third day we didn't have any body-wash or shampoo left. We had to call the night porter to get some for us. He did, after about 20 mins, which was nice of him, but clearly the whole situation was upsetting. Also, our room was on the 4th floor (no lift), but we didn't mind that too much. Yet, we couldn't get the safe to work and hated to get someone up 4 floors to check it... In total, probably the lack of desk service in the mornings or late evenings is problematic, to say the least. Is something goes wrong, it's not easy to get it sorted.

Friendly and welcoming but I am upset that my bed sheets had staines and I ended up sleeping on the dressing gown provided. I contacted the property who asked for my photos. I emailed those and and never heard from them again.

Room was clean, although there were stains on the walls by the bathroom. We had a very comfortable nights sleep, as bed was good. Would stay again as so convenient for Tottenham Court Road area.

We loved all the small touches of the Grafton stay, soaps, snacks, and it was a very comfortable bed but unfortunately these touches were outweighed because it is on top of a bar and our room (room 2) was beside a kitchen and we were kept up late with all the noise of the kitchen/operating a business. If you are planning on being out and about until the bar closes, it is wonderful, but if you are hoping to get a good night's sleep (as we were bc we were jetlagged), I would not recommend!

Our room was spacious clean and modern. We really appreciated all the little extras. The pub and terrace were vibrant and fun. Food in the pub was really good. We hope to return for another stay. Only downside was the steep, narrow stairway. Totally worth the workout tho. ;)

Hotel room bigger then expected good bed. Pillows a little flat amazing shower room .staff very helpful nothing was to much trouble, quite a lot of stairs and we right at the top but would differently stay again and would recommend. Great location

I loved the decor in our room! Good location. Only negatives were the long walk up the narrow stairway to our room and the so-called 'king bed'. I didn't realize a UK king would be smaller than a US queen. I switched my booking from a much cheaper hotel for what i thought would be a bigger bed for our last night in Europe. The bed was very comfortable though. Good air-conditioning too.

Very cool to stay in a room above a pub and which also has a rooftop patio for drinks and dinner. Our room was small but perfectly appointed in all respects. And quite close to a tube station. Plus, they were very easy to communicate with..

This pub only has 11 rooms. I booked one with king size bed (smaller than a king size) but still comfortable. We had trouble operating the AC, so we need to open the window. That is not a good solution since it is noisy on the street. The staff helped us with the AC on the following day. The location is convenient, only about 5 minutes walk to Warren Street underground.

When I’m staying in London it’s probably going to be to see a band or show so I’m not that fussed if a hotel has a pool or a gym. What I do want is a good sized bedroom with a comfortable bed and good bathroom. This is perfect, really comfortable night in a sizeable room. Quiet but perfectly placed for an easy walk to central London. Already a favourite!

He did, after about 20 mins, which was nice of him, but clearly the whole situation was upsetting. Also, our room was on the 4th floor (no lift), but we didn't mind that too much. Yet, we couldn't get the safe to work and hated to get someone up 4 floors to check it... In total, probably the lack of desk service in the mornings or late evenings is problematic, to say the least. Is something goes wrong, it's not easy to get it sorted.

Friendly and welcoming but I am upset that my bed sheets had staines and I ended up sleeping on the dressing gown provided. I contacted the property who asked for my photos. I emailed those and and never heard from them again.

A nice location, friendly staff, and very comfortable room(s). Two concerns: 1) most rooms are on upper floors and there is no lift (elevator). 2) There is no one to let you in on a Sunday check in. You have to call a number and someone meets you after 25 minutes - could be be a challenge for some travelers. Otherwise, the GAP&R offers a great value and comfortable stay in an interesting area.

Great staff who really made staying there very easy, especially taking up our luggage all those stairs! The room was lovely and had complimentary snacks and coffee/tea. I really recommend this Pub and rooms, and be sure to use the local Transport as it's close to 3 different tube stations that can take you anywhere also if you don't mind a great walk, walk into Picadilly and it's only a 30 or 40 min walk.

Staff couldn’t do enough for us. Francisco was great! Easy and quick check in. Assisted with our luggage since no elevator. Nice having pub downstairs for quick bite and drinks. Very quiet after 10pm and loved rooftop bar. Room was spotless and very comfortable bed. Would definitely stay here again.

General Manager was great Only problem was the luggage.The person who was to help move the luggage down 5 flights of stairs called on Sunday night and never showed up.Carried three heavy bags at 5:30 AM on Monday.

Central location between popular destinations like Soho, Covent Garden, Kings Cross and Camden. Easy access to Warren Street tube station had us on the go all the time! Rooms were nice, bigger than expected. Pub was the perfect spot to have a last drink before heading upstairs for the night.

Wonderful hotel; fabulously located near the tube. Plenty of dining options around. The room was clean and the provided a fan (we like the white noise when we sleep). Not every hotel does! The room was clean and the bathroom/hotwater was great! The bed was a little too firm for our liking. There is no lift. Lots of stairs. We were 3 levels up. After 25-30,000 steps a day getting to the room was tough. They advertise no stairs so full transparency! Keep that in mind. Overall a lovely place to stay. (We never did take advantage of the pub).

Great place to stay, good location. The staff were welcoming and efficiently, service provide good and the room was large and ckmfortable. There were plenty of bars, cafes and restaurants nearby. Easy walk into the theatre district and within walking distance of Euston Station. Lots of nice extra touches to make our stay perfect. Highly recommended

Fantastic place to stay in London! Close to public transportation options and Regent's Park. The pub/inn atmosphere is very cozy and feels like a very authentic British experience. Staff is incredibly kind and accommodating. Just be prepared that there are lots of narrow stairways and the building is older so you can hear your neighbors a little bit, but it we didn't personally feel this was an issue. The manager was very communicative and accommodating both before and during our stay. and the food at the pub was wonderful. 10/10 will stay again on our next trip to London!

The place was fantastic. The rooms were the for London standards and the tube was close by. The receptionists were both really friendly and you get a free drink af the bar for staying there. I plan to stay there or one of their other residences next time I am in London.

Loved my stay at the Grafton Arms and Rooms! Great friendly staff. Would only not recommend the food though. There are a bunch of great places near by! Enjoy drinks at the pub instead.

Fantastic location, nice bar, helpful staff. Bonus that they gave us our first drink in the pub for free. Only downside was the nespresso machine didn’t work correctly, but they offered ti make us coffees to make up for it. All good.

Fantastic stay at this hotel, the room was so lovely and had everything we needed for a comfortable stay. We ate at the restaurant and the food was amazing, the Thai green curry was the best i have ever had and the service met this too! There was also a lovely roof top terrace so we could enjoy another drink relaxing at the hotel. Can't recomemnd enough. Thank you xx

Primo: il lavandino del bagno è microscopico, capisco l'intenzione di mantenere lo "stile british" ma non ci stanno neanche le mani! Secondo: la mia stanza (n. 3) affacciava direttamente sul beer garden e, nonostante i doppi vetri, il chiasso era piuttosto fastidioso.

The room was very spacious and clean. The staff is very friendly, as well. Food is great and the pub vibe is lovely. If you’re worried about noise from the pub bothering your stay - don’t. It wasn’t an issue.

Excellent room but be prepared to climb some stairs. We were on the 3rd floor and we became very familiar with the 39 stairs to get there. There was a consistent bit of shaking when a door below us closed perhaps every minute when the kitchen was open but it was only annoying during the day when we came back to take a nap. It’s a great location. With 3 tube stations nearby and lots of great places to eat I still highly recommend it.

Really impressed with the room facilities and staff at this small hotel. We had a superior twin room which was spacious and comfortable. Lots of thoughtful extras including a coffee machine, snacks, water, slippers etc. Spotlessly clean and fantastic air conditioning. The staff were all lovely and very helpful . Outside roof terrace is a nice addition. Would certainly stay again.
