Owner was very responsive, property was very cute, room was clean, and the coffee/tea/water station in the common area was very convenient. Inn was walkable to a lot of popular restaurants and bars. Property provides complimentary parking (4 spots onsite, and more available at offsite lot), which is rare in Austin.

Stayed here with a friend for a quick girls weekend and so glad we choose The Frances Modern! The hotel is beautiful and we were able to walk to most places. The common areas were welcoming and the complimentary drinks were awesome after a long day of walking around. It was January so too cold for us to actually sit in common area or rooftop, even thought they had small space heaters. Would definitely stay here again if/when we return to Austin.

Frances Modern Inn was a great choice for our stay in Austin - we didnt realise when we booked but the area around the hotel ended up being our favourite area in Austin, lots of great bars and food options (bbq,tacos and brunch places) within 10 minute walk. Its a self service check in but the staff were so freindly and always checking in via the messaging service to check everything was okay and offfering suggestions if we needed! We booked a small room as we were only staying for a few days but were moved to a bigger room when we arrived to give us more space, which was a really lovely touch. As a more boutique/self service hotel there arent many amenities but there's a communal seating area with coffee machine/fridge with cold waters available and games/books - a really appreciated touch in the summer heat. We saw two rooms and which were both decorated nicely and the bathrooms seem recently redone to a very high standard - amazing rainfall showers and lovely smelling refillable products.

An amazing stay at the Frances Modern Inn. Highly encourage you checking them out. I travel nearly every week and often stay in the big brand properties - predicable, sometimes good, often average. This place has so much character, and the owner gave us a great run down of Austin when we arrived. Rooms are all unique, have balconies, and a great patio area right out your front door - with sodas, coffee, and comfortable coaches and seating available. Super spot to begin or end your day with a glass of wine. Neighborhood gives you easy walking access to PaperBoy, Franklins and so so many other great dining and shopping options. Rooms come with a fridge, cold water, and great bathrooms with nice tubs and showers. A gem of a place !

They thought of every amenity possible. Great location and neighborhood. Relaxed and plenty of space to chill and enjoy a coffee or tea. Great room and bathroom. Awesome rooftop deck to enjoy city views. Really nice place to stay.

One of the most beautiful places I've ever stayed in! This quaint little hotel was beautifully decorated and had a community patio that had complimentary drinks and several board games and tarot cards that were free to use as well. Our room and bathroom were GORGEOUS. They provide Hulu on their smart TV which was a nice plus. The hotel is also located by several shops and bars that are within walking distance. They only have four parking spots behind the building, but there's street parking around the area and a parking lot a few blocks down where they pay for your parking. All in all, we had a wonderful stay and are looking forward to returning many times in the future!

Absolutely lovely accommodations. The room is charming with a huge bathroom and the most comfortable bed and pillows. The balcony opens up to the street overlooking the neighborhood and the big heavy doors are very safe and block out the noise. The black out curtains work really well too! I appreciate the fridge in the room and I love the coffee available with the communal space in the breezeway. Although I never saw any staff, they were great to communicate via text and very helpful. The property is spotless and full of great murals and decor. I highly recommend for anyone not wanting to be downtown or on Congress!

We thoroughly enjoyed our stay at the Frances Modern Inn. It was a perfect location for our needs. And our suite was very clean, tastefully decorated and very comfortable. We also really appreciated the keyless entry to the property and our room and the complimentary water and sparkling water in our room. There is limited on site parking but such was only a minor inconvenience.

Wonderful spot! Room was super clean, bed was very comfy (I’d say medium soft), blackout curtains worked great. Excellent location too. We were in town for a show at the Moody Center and this was very convenient. Would definitely stay again!

The accommodations were terrific and the hotel staff was excellent. The room was large and very quiet and the bath/ shower area felt luxurious. We especially loved grabbing the coffee on the second floor patio area, sitting in the chairs and relishing the morning breeze...it was a nice way to meet other interesting hotel guest also enjoying the morning.

Cute, cozy hotel. I arrived at 9pm and left at 5am so I was there to sleep. The beds were very comfortable. It’s self check-in from 6pm-6am so I saw no one at the hotel that worked there but my interactions via text were fine. I appreciate the large bottle of water in the mini fridge and the fact that there was a mini fridge.

Very hospitable staff, good communication, easy check in and check out, beautiful grounds, cozy and comfortable room, well decorated, quiet in an awesome location for exploring East Austin and attending Horns home game. We will definitely be back.

Overall fantastic, convenient stay. There are several gems around in terms of dining/drinks. The bed was very soft, which gave me some back problems, just based on my physiology. Parking in the back is very tight. Just some things to know.

Staff are incredibly helpful and kind. Rooms are beautiful with thoughtful touches. It's close to nickel city and paperboy. Excellent location. The bed and the bedding, excellent.

A really lovely gem in East Austin. A great location - very walkable to tons of great bars and restaurants. Quiet, charming. And Vicki greeted me every day and was just so welcoming and helpful. Probably one of my most favorite hotel experiences.

Wonderful experience - we had a staycation to celebrate our anniversary and the owners were so kind to arrange flowers and a bottle of champagne on arrival. The room was spectacular - a vintage chic vibe that whisked us away to 1920’s Paris. We ordered food from Poeta (the restaurant linked to the hotel) and it was excellent. The food was delicious but also great value for money. Can recommend this gem enough

If you like unique boutique hotels you must stay here!! So much good to say about the property and its location. Brittany one of the Inn keepers went out of her way to make us feel comfortable and to help me find an allergy friendly restaurant we could walk to for lunch. The only complaint was the lack of parking. Otherwise everything was above expectations! We will absolutely stay here again.

An amazing stay at the Frances Modern Inn. Highly encourage you checking them out. I travel nearly every week and often stay in the big brand properties - predicable, sometimes good, often average. This place has so much character, and the owner gave us a great run down of Austin when we arrived. Rooms are all unique, have balconies, and a great patio area right out your front door - with sodas, coffee, and comfortable coaches and seating available. Super spot to begin or end your day with a glass of wine. Neighborhood gives you easy walking access to PaperBoy, Franklins and so so many other great dining and shopping options. Rooms come with a fridge, cold water, and great bathrooms with nice tubs and showers. A gem of a place !

I had such a wonderful experience at The Frances Modern. The staff was friendly and helpful, and I especially loved the keyless access to the building and my room. And the decor is so lovely - truly a special place!

Frances Modern Inn was a great choice for our stay in Austin - we didnt realise when we booked but the area around the hotel ended up being our favourite area in Austin, lots of great bars and food options (bbq,tacos and brunch places) within 10 minute walk. Its a self service check in but the staff were so freindly and always checking in via the messaging service to check everything was okay and offfering suggestions if we needed! We booked a small room as we were only staying for a few days but were moved to a bigger room when we arrived to give us more space, which was a really lovely touch. As a more boutique/self service hotel there arent many amenities but there's a communal seating area with coffee machine/fridge with cold waters available and games/books - a really appreciated touch in the summer heat. We saw two rooms and which were both decorated nicely and the bathrooms seem recently redone to a very high standard - amazing rainfall showers and lovely smelling refillable products.

We thoroughly enjoyed our stay at the Frances Modern Inn. It was a perfect location for our needs. And our suite was very clean, tastefully decorated and very comfortable. We also really appreciated the keyless entry to the property and our room and the complimentary water and sparkling water in our room. There is limited on site parking but such was only a minor inconvenience.

Wonderful spot! Room was super clean, bed was very comfy (I’d say medium soft), blackout curtains worked great. Excellent location too. We were in town for a show at the Moody Center and this was very convenient. Would definitely stay again!

The accommodations were terrific and the hotel staff was excellent. The room was large and very quiet and the bath/ shower area felt luxurious. We especially loved grabbing the coffee on the second floor patio area, sitting in the chairs and relishing the morning breeze...it was a nice way to meet other interesting hotel guest also enjoying the morning.

We were here for our 32nd wedding anniversary. We stayed at this location a couple of years before COVID-19 when it was Hotel 11, and my wife loves the deep soaker tub in the larger rooms. Unfortunately, we were not aware of the fact that some renovations to the ourside of the property were taking place when we made the reservation. Fortunately, it did not affect our stay, as the workers were very nice, and since my wife and I are fluent in both Spanish and Portuguese, we made sure to communicate with them in their native tongue (Spanish) to let them know what room we were in if they needed us to move our vehicle for them for any reason (they did not need us to). We also spoke to one of them who was working on a new outside decorative fountain in the courtyard for a little while. He was doing excellent tile work and he was super nice! Vicki, Andrew, and Cassie from the hotel were great! The restaurant (Poeta) was fabulous! We split a Caesar salad. We normally do not eat croutons but these were NOT ordinary croutons! Although I still limited myself, they were fresh, homemade, buttery, and delicious!!! I had the branzino and my wife had some of the fresh made pasta. Simply, wonderful!

Absolutely lovely accommodations. The room is charming with a huge bathroom and the most comfortable bed and pillows. The balcony opens up to the street overlooking the neighborhood and the big heavy doors are very safe and block out the noise. The black out curtains work really well too! I appreciate the fridge in the room and I love the coffee available with the communal space in the breezeway. Although I never saw any staff, they were great to communicate via text and very helpful. The property is spotless and full of great murals and decor. I highly recommend for anyone not wanting to be downtown or on Congress!

Very nice place, courteous staff, Peota was an amazing dining experience. Really like the unique atmosphere and styling, the outdoor communal lounge area felt like being in a different country. Definitely recommend over chain hotels and the cleanliness and conveniences rivaled the finest establishments.

One of the most beautiful places I've ever stayed in! This quaint little hotel was beautifully decorated and had a community patio that had complimentary drinks and several board games and tarot cards that were free to use as well. Our room and bathroom were GORGEOUS. They provide Hulu on their smart TV which was a nice plus. The hotel is also located by several shops and bars that are within walking distance. They only have four parking spots behind the building, but there's street parking around the area and a parking lot a few blocks down where they pay for your parking. All in all, we had a wonderful stay and are looking forward to returning many times in the future!

What a wonderful oasis in Austin!!! This will be our go to stay when we are in Austin. So comfortable and peaceful. Love ho clean and well maintained the hotel and property was. We had such a gorgeous and unique room. The fountain in the courtyard was so soothing. Love it!! Our family came to hang out and play board games in the second floor common area. They were so impressed.

Love my stay and will be back. I was very Happy with everything, location, amenities, cleanliness and the staff was very welcoming ( housekeeping). Celebrated my Birthday flying in to Austin. There’s a Catholic Church around the corner and they were having a Jamaica which is another word for Fiesta with Bands, we enjoyed that very much. We ate loudmouth and the food was great only a 5 min walk and the breakfast place downstairs at the corner was great too. Seems like the hotel restaurant is only open on the weekends.
Love my stay and will be back. I was very Happy with everything, location, amenities, cleanliness and the staff was very welcoming ( housekeeping). Celebrated my Birthday flying in to Austin. There’s a Catholic Church around the corner and they were having a Jamaica which is another word for Fiesta with Bands, we enjoyed that very much. We ate loudmouth and the food was great only a 5 min walk and the breakfast place downstairs at the corner was great too. Seems like the hotel restaurant is only open on the weekends.
