Iffy way to escape fire. Cushions on porches dusty and dirty. Very old building in need of maintenance. Part of floor rotted in bathroom. Very small shower. Innkeeper nice, but failed to bring extra towels when requested. Breakfast good. Mattress hard.

Historic, over 100 years old, and former high school, this is an interesting stay that takes you back to that prior generations' feeling. The positives were a comfortable bed, clean, good breakfast, and the sole negative was it was cold on the interior (cold outside) with no available blanket and no ability to increase heat in the room.

welcoming host, wonderful breakfast and location. shower insufficient for anyone other than petite adult. older plumbing a bit leaky. no a/c and unable to open windows for ventilation.

This was so disappointing. It was expensive and the room was in terrible need of updating. There was an old stained carpet, stains on the curtains, the bathroom had fixtures that needed to be replaced, water stain in the tub, faucets dripping. No a/c but two ceiling fans which was ok. The fireplace opening was covered with aluminum foil! We couldn't wait to get out of there in the morning and didn't stay for breakfast. It just felt gross. The plus was that it was in a nice convenient location. I liked the cleaning lady/receptionist who was working hard and was accommodating when I asked for an extra chair as there was a little enclosed portion of the porch where we could sit and read but only one chair. I'm not sure if the upstairs room which I originally booked was better but the manager said they were having a plumbing problem there and put us in this room downstairs. We were glad to be downstairs, didn't mind that because it would have been hard for us as Senior Citizens to navigate that stairs with luggage but the substitute room was just awful. For the high price charged, the owners should have been able to put the profits into keeping the room in good order before pocketing the money. I'm sorry to leave a bad review but I wish I had known because their policy is no refund for cancellation unless dire circumstances.

We loved that the property was close to town but very quiet. There’s a wonderful view of the mountains from the second floor wrap around porch. It’s a quaint establishment with some history. We enjoyed two outstanding breakfasts. Paul is a gracious, friendly and knowledgeable host.

Loved this Victorian!! Beautiful home, porch, furniture, tall ceilings! Breakfast was awesome & tge sunroom/breakfast room was perfect! Paul is a wonderful host! A couple of feedback points: mattress in our room was uncomfirtable & sleep was difficult… I’m tall & toilet was VERY low… but loved the view, the town, the breezy from porch with rocking chairs!!!

Easy walk to downtown Franklin. Beautiful area. Staff was very friendly. I recommend you bring your own pillow unless you like them thin. Bed was a little swayed as well. Complimentary beverage center was great! Breakfast was simple but very good! Scrambled eggs, bacon, hash browns, grits, homemade biscuits w/homemade strawberry preserve, homemade lemon cake and fruit salad. With that said there were only 2 couples staying so kind of hard to make gourmet food. Definitely would recommend this B&B!

Franklin Terrace is a beautiful and comfortable B&B. I liked walking down to the brewery and through downtown and being able to sit on the screen porch afterward.

Our host cooked up a fabulous breakfast, with options to please everybody. The hostess was very helpful too. We enjoyed the upper deck as well.

The host and service and cleanliness, the beauty, the fantastic antiques, the delicious included breakfast, the historical significance, and ambiance of this unique bed and breakfast could not be better. The management was in desperate need of additional staff. It is a lovely, very old bldg but needed some serious cleaning and mtc. Breakfast very well prepared. Very enjoyable recounting of the history. Allergies to dust, cant go back.

Neat old house. Nice grounds. Needed clean up of old furniture that should be removed from upper porch. New decor and upgraded interior design would be good. Many nice bedrooms but we were given one that was too small and the bed was not comfortable. A more gourmet cook was needed.

Awesome visit. Very, very clean. Quiet. The owner made us an incredible breakfast and, while we ate, he sat in the dining room and told us the history of the home built in 1887. Very interesting. We will definitely let everyone we know about the bed and breakfast.

Property was convenient but very buggy outside Bathroom door didn’t close and it was tiny and very cramped. House needs upkeeping and repairs. Wouldn't stay again.

What an incredibly lovely place! Paul, the host/manager(?), was especially accommodating and made an excellent breakfast. The only minor downside is the full-size bed, which is smaller than a queen. Otherwise, highly recommended!

This bed and breakfast was built in 1886 and has character and charm. There was an abundance of rooms and we had the queen bed “Ruby” room. This was a nice size room with cable tv, blow dryer, and toiletries provided. The only negative was the shower is a little tight in this room, but they are working on that. The host/owner was very cordial and a good chef for breakfast! He offered local recommendations and quickly took care of any request the guests had with a smile. I would highly recommend the Franklin-Terrace Bed and Breakfast to ANYONE who wants a charming stay and wants to walk to historic downtown. We will be back and bring others with us to share in this experience.

We stayed in the room with the king-size bed. It was worth the extra money. The room was spacious and the bed was very comfortable. If you must have an updated and spacious bathroom, you will have to go somewhere else. Our bathroom was spacious for the time when it was built. The sink represents that period. The house is on a hill, a short distance uphill from Main Street. The view of the mountains is lovely from the front yard. You will find very good restaurants located on the streets just down the hill from the house. We ate dinner at Caffee REL two days in a row and enjoyed bagels at Brooklyn Bagel. Breakfast consisted of good orange juice, fresh fruit, and coffee. My husband requested scrambled eggs, which arrived with crisp fried potatoes and a pan of freshly baked biscuits. I requested granola and yogurt. My husband enjoyed his breakfast, and so did I. We enjoyed looking at the period details in the house. Our host was very gracious. He told us about the history of the house.

Loved this Victorian!! Beautiful home, porch, furniture, tall ceilings! Breakfast was awesome & tge sunroom/breakfast room was perfect! Paul is a wonderful host! A couple of feedback points: mattress in our room was uncomfirtable & sleep was difficult… I’m tall & toilet was VERY low… but loved the view, the town, the breezy from porch with rocking chairs!!!

Easy walk to downtown Franklin. Beautiful area. Staff was very friendly. I recommend you bring your own pillow unless you like them thin. Bed was a little swayed as well. Complimentary beverage center was great! Breakfast was simple but very good! Scrambled eggs, bacon, hash browns, grits, homemade biscuits w/homemade strawberry preserve, homemade lemon cake and fruit salad. With that said there were only 2 couples staying so kind of hard to make gourmet food. Definitely would recommend this B&B!

Charming old-style inn with a nice hot breakfast. Friendly staff that went out of their way to help move our booking to another room when the cabin A/C went out a day before we arrived. We only stayed for a night, but we would definitely stay here again next time we are in Franklin!

Iffy way to escape fire. Cushions on porches dusty and dirty. Very old building in need of maintenance. Part of floor rotted in bathroom. Very small shower. Innkeeper nice, but failed to bring extra towels when requested. Breakfast good. Mattress hard.

Beautiful old house with lots of charm. The host, Paul, was extremely accommodating and went out of his way to make sure that our stay was comfortable. The rooms were well setup and comfortable. Breakfast was delicious and adjusted as necessary. Will stay here again when in Franklin.

I had an amazing stay at Franklin Terrace. It was what I hoped it would be and more. Paul goes above and beyond to make your stay perfect. I went by myself in need of some “me” time. It was the best combination of quiet “me” time and meeting and talking with new people. I enjoyed sipping my coffee in the rocking chairs on the front porch while looking at the mountains. The breakfast was incredible. Paul spoils his guests! It’s walking distance to everything in downtown Franklin and a short drive to all things beautiful in the mountains. I can’t wait to come back to enjoy more of this magical place.

We loved that the property was close to town but very quiet. There’s a wonderful view of the mountains from the second floor wrap around porch. It’s a quaint establishment with some history. We enjoyed two outstanding breakfasts. Paul is a gracious, friendly and knowledgeable host.

It was old house and I understand that they need constant maintenance. The owner of the house was out of town and left only one employee to run the place, which she did graciously. Given that is was a holiday weekend, and it appeared to be a full house, the owner should have picked another weekend to be out of town.

I’m a repeat customer, and that speaks for itself. Always look to stay here when in Franklin, as this unique hotel is a great find and so different to the bland standard you get elsewhere. It is deliberately kept it’s history for all to see and Paul the host will give you the story of the house. Breakfast is wonderful, cooked fresh each morning, and Paul will always look to accommodate your every need.

The breakfast was amazing, and the location is perfect—within walking distance of shops and dining options. We really wanted to stay near downtown for convenience to dining and brewery. This is a lovely building with good history and very welcoming. Rooms are all different which add to the character. We will be staying again on upcoming trips to Franklin!

Paul was a very nice host. The bed was very comfortable and the shower was very nice. We stayed in the cottage house and it was a pretty tight space. Breakfast was the exact same offerings every morning with a variation on the breakfast bread. It's served buffet style and the eggs and hash browns were very "institutional." There was no room cleaning or new towels during our stay. Overall, it was adequate and met our needs, but not anything special.

We thoroughly enjoyed our stay at the Franklin Terrace Bed and Breakfast. Paul was an exquisite host, and the breakfast was great and one of the best we've ever had. The porch was very enjoyable during sunset. Downtown dining at Gracious Plenty was also very good. Highly Recommended.

We had a very comfortable stay at Franklin Terrace bed and breakfast! Paul is the sweetest person and he takes best care of his customers. It is centrally located and easy walk to Main Street. It’s nice to know that it’s recognized as national historic place. The structure is originally erected in 1887!! We had a very comfortable stay at Franklin Terrace bed and breakfast! Paul is the sweetest person and he takes best care of his customers. It is centrally located and easy walk to Main Street. It’s nice to know that it’s recognized as national historic place. The structure is originally erected in 1887!! If there’s something to complain, the bed is too soft for our convenience and one of the staff Kelly can be little bit more friendly.

The Franklin Terrace was a great option for our stay in Franklin. The location to downtown is perfect and the owner/staff were incredibly helpful and welcoming. Would definitely come back and stay there again next time we are in town.

Charming b&b. Used to be girls school in 1800s. Each room decorated differently. Breakfast delicious. If you want something different, safe, and charming, it’s worth consideration.
