Property was great. Family of four and had a corner unit, plenty of room and great view of the ocean. Nice and clean. Staff super friendly and accommodating. Nice tennis court, made reservation's for the court with no problem

Loved having a tennis court and a pool and we had an awesome view it was walkable to town like a nice walk, but not too close to anybody so it was nice and quiet and walking distance to the beach. I would definitely stay there again. I want the same room tho, best views!

Room and view was amazing. All rooms on back of property have balcony ocean view as back building are up on a hill. Gym pool and sauna is a plus. Friendly staff. Some rooms are updated some arent. Not a deal breaker. Our room had a new tiled shower. Kitchen cabinets were of the old brown type. Prices in MTK have tripled in the last few years so we got this one slightly discounted last minute so took it. 3 day stay. 2min walk to beach. Bed was firm. Pillows were on the cheaper flimsy side. Would def stay there again. We usually stay at the Blue or MTK Manor. BC is 0.8 miles away from main street/711 so it is quieter which we liked. Overall 9/10.

We enjoyed our stay here, it was the second time we stayed. It is quiet, 15 min walk from the center (or 3 min by car, Uber), nice beach in front. Property has a pool and sauna. We didn’t use it, but will try next time.

Beachcomber is great! Beach is right across the street, and the pool is heated with fresh towels and plenty of room to sit or lounge! The staff is very friendly and helpful, and the grounds are well maintained! We love to stay here when we go to Montauk!

When we visit Greenport this is a great place to stay. Beautiful grounds and beach! Love it here. The unit we stayed in could have use some updating as the bathroom shower handle seemed loose and the grout was dirty. The refrigerator looked as if someone beat it up which didn’t help the aesthetic of the very blue room. With this being said we’d choose a different room next time!

arrived late due to road closure. Unable to get key fob from the key code accessible unit. Very pricey for what you got. Was labeled as two beds, but was only one. Dishes were dirty.

As these units are individually owned you can get a nice brand new room or one that is older. Unfortunately our stay was in an older unit that could use some TLC. Also the carpet needs to be cleaned as my toddlers feet were black after about a half hour. Besides the room everything else was great.

Located across from the ocean with a beautiful view, and the pool heated to 85 degrees made for a great early Summer getaway. Walk to town, great location. Pristine grounds, friendly staff, very clean room and comfortable bed.

This was a much needed short getaway!!!! It was exactly what my family needed. Everything was neat and clean all staff was excellent and friendly. I would highly recommend this place and we intend on going back for a week next year!

Being so close to the beach was excellent, one street crossing away to the dunes. Going in with a relative expectation of what to expect, I was still surprised with some surprisingly blatant uncleanliness. In the closet of my room was a broken mirror, I ended up using my own beach towels to dry off after a shower as the supplied towels could not be described as anything other than rancid smelling (I left them outside) and I ended up having to use an inhaler, as there it was most certainly mold somewhere in the room. The room was enormous with plenty of amenities, the staff is extremely kind, and the beach access is ideal for the price point. But the lack of cleanliness will likely keep me from staying here again.

Location and staff were both great, but that is where the compliments end. For the nightly rate we paid for an off season rental, we expected significantly more. The two primary issues were the terribly uncomfortable bed and the terribly loud neighbors above and to the side of us that literally kept us up both nights of our stay stomping around. My freshman year college dorm issued mattress seems like a Temperpedic compared to the bed in this rental. We could feel the springs in our back, and we woke up each morning very stiff and in pain. For context, we are 37 and 34 years old and have never had a single back issue. We are confident we would’ve been better off sleeping on a futon bought from Target. Then again, I’m sure our health was also negatively impacted by the stomping of the above neighbors that sounded like Thor’s hammer all night.

Nice place, it's pretty quiet all around, and the beach is literally across the street. The studio apartment with balcony is perfect especially with the full kitchen, in case you want to stay in and cook a bit.

Was fine for a 2 night staycation. CONS: Room was dated and in poor condition: all lamps and TV in power cords; broken cabinets, lightbulbs out, AC so loud could not run at night. PROS: lovely view even from lower level, nice pool And gym, walkable

This was my first stay at this property. The staff here are delightful, very attentive and friendly! The room was clean and well-appointed, and they delivered on the ocean view and no carpet room I requested. Room for improvement: The AC we had was terribly loud, since it was cooler at night we just switched to fan. Very low water pressure, I ended up not using the shower and filling a small bucket to pour over my body repeatedly. Also, the 3rd person to shower gets only cold water and the wifi is slow. Still, it's close to town and a GREAT deal for families. Very clean and we felt safe! Verdict, we would absolutely go back!

Upon arriving after 6 hours of travel with my 8 lbs hypoallergenic service dog I wasn’t even greeted with a hello before an angry old woman at the front desk went on a monologue for berating me about the dog. She falsely claimed their listing on hotels.com claimed service dogs must be pre registered when dogs aren’t even mentioned in the rules or regs. Hotels.com claims to have talked to them, but they didn’t reach out at all let alone apologize. I left early as felt extremely unwelcome and the property is very much early 90s 3 star vibe despite being across from the ocean. Mean and awful experience especially to someone with PTSD.

This was our first time to Montauk! We came for Memorial Day weekend. The prices were very reasonable and we lucked out with great weather! The location is perfect - an easy walk to down town and right across from our own private beach! The hotel staff were very friendly and anytime we walked by anyone, they would ask us how we are and how our stay is. Very attentive!!

Don't let the landscaping and pictures on the internet fool you - we were duped. We booked 2 rooms; both were very outdated. One room had water stains on the wallpaper and the other felt like you were in a trailer when you went into the bathroom. Both had full sized beds. We asked for a nicer room or larger bed, staff was not friendly and dismissed us. Would never stay here again.

We had a view of the water and the staff was very welcoming and the place was very clean when we arrived and even though check in was 4 we received an email at 12:30 that our room was ready even though the weather was rainy and cloudy for the whole weekend we still made the best of it.

Beachcomber is great! Beach is right across the street, and the pool is heated with fresh towels and plenty of room to sit or lounge! The staff is very friendly and helpful, and the grounds are well maintained! We love to stay here when we go to Montauk!

Located across from the ocean with a beautiful view, and the pool heated to 85 degrees made for a great early Summer getaway. Walk to town, great location. Pristine grounds, friendly staff, very clean room and comfortable bed.

This is a great property that’s walking distance to the west end of downtown Montauk. Clean, quiet and great heated pool. Rooms have lovely views of the ocean. Had my morning coffee and evening cocktail on the taking taking in the ocean!

Perfect location fir a weekend getaway. The beach access was right across the road. You coul walk into town easily or if you wanted to d6ive everything was a close location to here.

Excellent property and location. A great view of the Atlantic Ocean. The room is clean, comfortable and spacious. Great couch and very good bed. Front desk staff is very nice and on top of any all needs quickly.

The tile floor sounded like crackle, snap and pop when you walked in certain areas in the room. The upstairs floors need to be reinforced better to minimize the constant foot traffic noise. There was mold and water damage on the ceiling in the bathroom. There was a flood from the ceiling in the women's bathroom where the gym was. As well, the vending machine was inadequately stocked with snacks and the beverage machine was out of order. For the amount of money spent, I expected better. The facility is showing its age. No pets allowed yet I observed 2 dogs with 2 different guests.

We had a wonderful experience. Ashley at the front desk was 10/10. I had to extend our stay so I called her 200 miles offshore while catching a Swordfish and she made it fast and easy to extend my stay. Everyone was wonderful and the view we had was absolutely awesome!!! The kitchen and fridge was a wonderful thing to have as well! 10/10 stay!!
