Hotel was good overall and staff was excellent. However, I was disappointed that I had to pay $48 at checki-in for water, parking and WIFI when parking was all I wanted.

Room wasnt ready until after 5 pm. Then was charged extra fee for amenities which I was advised at the desk but I got the room through Expedia. I asked for a discount for the inconvenience of the room not being ready but was advised they could not do that due to booking through a third party. I asked that they not charge me the extra amenities fee for the inconvenience and was advised thay also could not do that. Upon checking in there was several other groups of people also waiting for their rooms which were not ready. There also is no elevators in the building.

Room wasnt ready until after 5 pm. Then was charged extra fee for amenities which I was advised at the desk but I got the room through Expedia. Had a nice time at Inn on the Square! Friendly staff. Our room was with a lovely view of the town and near the Inn swimming pool. Lots of free parking. Very convenient location being right next to a Diner, shuttle to ferry to Martha's Vineyard (where we visited for a day) and near the town center so we could explore nice restaurants, stores and a playground with the kids.

Overall a nice property. Lack of elevator in the cottage section made it difficult to get to my room on the second floor. No mention of it either.

I have been staying at Inn on the Square consecutively for the last 6 years on business trips to the Cape. The property including rooms are very dated. This is the second year that I stayed in the cottages building. The room was clean, but very outdated, bathroom could be refreshened, wallpaper missing, the room was very musty, I had to open the windows and run the air unit to refresh the room. I suffer from terrible allergies, and the moment I walked in the stale musty air hit me. The beds are very comfortable. I had an issue with my television, but the front desk manager came over at 9:30pm to try and fix it and had engineering over in the morning to fix it, as promised. I always enjoyed staying here for the convenience to the ferry to Martha's Vineyard and upper cape where I have business meetings. It is very convenient to down town for restaurants and town hall where I need to get too. This was always a great property, but I may consider alternate accommodations when I return.

Smelly room and dirty sheets that I had to change myself because the cleaning lady was not available!!! When we arrived the entrance was packed with weird customers that looked scary! Customer representative didn’t know what he was doing obviously! It was so disappointing and I think that the reviews are not accurate.

The property has more potential and could be a bit more upscale. There was an unpleasant odor in the room, probably from moisture being on Cape Cod. The tub has soap scum that looked really dingy and unpleasant. I did not shower because of this. Again, this property has potential to be much more desirable.

The building needs some modernization and the basics were fine, however, the bathroom was not clean on our arrival(shampoo on the walls of the shower), trash was still in the bins and there was debris on the floor near the tv stand and lots of hair on the bedding.

We were a group of 4 and upgraded to King suite for the night. The sofa bed wasn’t made. It was dirty with food particles on it. There was not sufficient linen to make the bed ourselves and not enough towels as well for the 4 of us. Had to request more linen and make the bed ourselves.

We had a very nice 2 night stay. The only problem was they didn’t have staff to clean the room between the 2 nights Staff put a notice under our door that if we needed more towels or toilet paper to go to the front desk

Dear Newport Hotel Group, I hope this message finds you well. I recently stayed at Inn on the Square in Falmouth, MA and wanted to share some feedback about my experience. While the location was pleasant, there were several aspects of the stay that were disappointing and significantly impacted my comfort: 1. Excessively Thin Walls: Noise from adjacent rooms and the hallway was very noticeable, making it difficult to relax or sleep peacefully. 2. Uncomfortable Bedding: The pillows provided were extremely flat, offering little to no support and contributing to an uncomfortable night’s rest. 3. Room Location and Inconvenience: The room was located directly near the main entrance and lobby, which met us with unpleasant scents of food from Percy’s Breakfast and lingering scents throughout the evening. I chose Inn on the Square expecting a restful and quality experience, and unfortunately, these issues made the stay less enjoyable than anticipated. We stayed off season 12/25 and 12/26. I read that the property was noisy but we found the room very quiet maybe because there were few guests. Room was clean and comfortable, but a basic hotel room. Shower water pressure was poor. We paid $125 per night including taxes and fees and were very satisfied at that price. Staff was polite and competent. Very easy to walk into town. Breakfast in the restaurant was good although Crabapples a short drive away was better.

The property is very dated. The floor was very squeaky and you could hear everything that's going on in the rooms next to you because the walls are very thin. For 2 days out of 4 that we stayed, we were woken up by the workers outside banging on the walls. Pool is kind of useless without the sauna.Room service was not great since we had to call the front desk for items that room service forgot to replace or didn't replace on purpose.

Second time to Falmouth and first time to Inn OnThe Square and I am very happy with the choice to stay there. This is definitely where I will stay when we come back! Staff was very friendly, the property was very pretty with that nostalgic cape cod charm.

I would not stay at property again. Staff were unpleasant and unprofessional. Several people checking in had problems with staff and had to wait a long time to get a room. A bed was put in my room which made the room unsafe to stay because the bed blocked the door. We had to climb over the person sleeping in the bed to go to the bathroom. The worse stay I have ever had in forty years of staying in hotels. I was assured and reassured that the extra bed would fit comfortably in the room. When I called several days ahead to request an extra bed I was told that it was not a problem. If I had known the true set up I would have stayed elsewhere. The staff and the morning manager were not helpful. The manager was incompetent and sarcastic. This was a terrible stay for my three grandchildren. Never again, I should have stayed at the nearby Palmer Inn.

Sarah & all front desk staff were excellent, providing great suggestions for local venues. Property location is walking distance to downtown & bike path. The garden patio, fire pit & outdoor seating area is very nice.

Room was well stocked with coffee and tea. Bed was comfortable Room wasn’t ready by 4 pm check in time, we needed to leave for a wedding by 4:30. Very stressful, front desk never offered to give us the choice to select another room.

It was everything that we wanted for our short stay. Most importantly it was walking distance from the Oak Bluff Ferry Bus parking so very convenient.

Good location, walking distance to Falmouth's historic downtown and town square. Front desk had great suggestions for dining and drinking. The place is nothing fancy, but a good value. It's on the main road into town and might not be quite so quiet and accessible during high season as it was in late September.

The staff was lovely at this hotel. It’s a short walk to restaurants and super convenient to the Shining Sea bike path entrance. We rode our bikes from the hotel to the woods hole/Vineyard ferry- a flat 3.5mi ride

This inn is in a great area in Falmouth. Easy to walk to downtown for meals, drive to Queens Ferry to Martha’s Vineyard. Double queen bed room was adequate and the bathroom was spacious. Only concern was after one shower, tub completely clogged and we were transferred to another room. The inn and staff was pleasant, housekeeping may have been understaffed, as one could tell vacuuming was needed. The restaurant on site, Percy’s Place was nice but is not open for dinner in case you do want to leave the inn. As other reviews have noted, their pool area doesn’t look the same as their picture- the wood tones are painted over in all white, taking away from the warm, relaxing feel we were looking for. All in all, a nice stay.

Excellent staff. Pool water temp nice, could be warmer & pool Air temp could be slightly warmer but very good overall. Plenty of parking, close to restaurants, shopping, and has an onsite breakfast restaurant. Love this hotel !

Perfect for a one night stay. TV had a great picture and the channel list was helpful. Quiet at night. Restaurant is nice to have on site for breakfast. Close enough to the town center to walk, although a bit further than I had anticipated.

It was a good place for the night. Very quiet and easy to get to, park, and nice linens. I didn't like that the attached restaurant isn't open for dinner. I also thought the charge added to the bill was a bit much. I hope it wasn't just for the water in the room>

Great location! You must eat at Estia for dinner - definitely a highlight! The hotel was clean and mostly quiet. I did hear the neighbors speaking loudly one night. Persy’s which was attached was a good breakfast value. There was another coffee shop nearby and a consignment shop across the street but they have winter hours so I missed it. The MV ferry is nearby and we took a day trip over after we checked out!

We loved the Inn but wished they had a prominent sign up asking people to speak quietly in the halls. Our room was very near the pool and small children were running and yelling in the corridor early and late! The location in town was nice, easy to walk to dinner places and Persy’s Breakfast Cafe was great!

The only reason I didn't give it a 5 Star was the surprise that the second floor of the other building did not have an elevator. Seniors here with heavy bags struggled. Walkable to town.

Location is unbeatable. This is an older hotel, but it is kept up very well, Staff was great. Parking great. Easy walk to town and the bike trail that ultimately runs along the coast runs about a block from the hotel. There is a restaurant attached to the hotel, however, we did not utilize it. There’s a coffee shop right across the street that was great.

Didn’t have best experience here. As an older woman traveling alone, they placed me in the cottage which was in the back of the parking lot, somewhat isolated, dingy, dark, musty, dusty and had approx 10 steep steps I had to drag my luggage up. The door and walls were thin. The handle lock didn’t stay in place and was loose. The pillowcases looked crumpled as if they didn’t change the sheets and there was stains on the pillowcase. The bathtub was yellowed. It smelled of mildew. The bathroom fixtures were old and chipped. Everything about it was skeevy and in desperate need of a deep clean and update. I called the front desk and asked to be moved to the main building and was told they were booked ( on a Sunday night in early June before school was out in MA?) I questioned them and was put on hold for 17 minutes during which I walked back to the front desk, on hold, and was finally told I could move to the main building - which was just as musty, dusty and in need of updates as the other room. They have very little staff and were still cleaning at 6:30 at night. I slept there, unwell, a I could hear my. Neighbors snoring, peeing, showering and fighting. I used the sink and toilet only and promptly left the next day. And the front desk people had the personalities of wood. Minimal effort was their best. Never again. Do not recommend.
