Conveniently located a short walk from Waverley station the hotel is central to just about everything you want to see. Rooms are very well equipped for the self-caterer, and you can wash and dry clothes at no cost. Staff were very helpful at all times. Comfortable bed, large room, balcony to test the air temperature (I was there in the colder months), couldn’t be more satisfied.

This was quite a surprise. The hotel was in the perfect location. Anita at the reception desk was amazing, so helpful. This hotel had a full kitchen. Complimentary guest laundry. Everything we needed for our one night stay in Edinburgh. Highly recommend!

Great spot for us. We love St James Square. All kinds of eating options and easy averse to sites and shopping. The hotel has free laundry but beware the machines run very hot even when cold option is chosen - lost 3 shirts to the heat. There is a pop up bar on the east side of the hotel near the rooms but it closes at 11.

Room was clean with lots of space and staff was friendly. We loved the coffee/hot cocoa machine-24 hours. It was fun being attached to the beautiful mall. It was walking distance to anywhere we needed to go. My only issues were, I booked a balcony room thinking it would have a great view, but it was looking into the mall and we couldn't even see anything in the mall. Also, I forgot my medication, and they were not very helpful in wanting to ship it to me, even though I was going to pay for it before they shipped it. Needless to say, they didn't ship it. I would recommend this hotel, just don't leave anything behind.

It was my first time in Edinburgh we stayed for two nights and I absolutely loved it there. The hotel was nice and clean friendly staff and it was in a perfect location close to everything. The weather was good not too cold and it wasn’t raining.

The location is absolutely excellent. The rooms were nice and had all the necessary amenities. The room was a bit musty and could have been cleaner. Shower grout could use some bleach. Sofa bed was not comfortable but housekeeping brought a topper and then it was great. Fresh croissants every morning were delicious. For some stange reason housekeeping missed our room on our last full day but we were able to get fresh towells with no issues. Shared Laundry - people need to set a timer to remember to move their clothes so others can use the facilities! Edinburgh is a beautiful place to visit!

Nice apartment with a lovely view. Fab staff. The cleanliness really let it down. From dirty floors, to water stained doors. Initial iron didn’t work and had to be replaced. Had to ask for hand wash in bathroom to be refilled. Many plug/USB sockets didn’t work. There were long grey hairs strewn around that did not belong to us!

This hotel is amazing! Location is unbeatable. It's walkable to the major train station and most major sites while not being too loud in the room. We were given a room with an amazing view of Arthur's Seat, the Edinburgh Castle, and others sites. We felt super safe in the area and the connected mall was a great bonus. Front desk staff were all very friendly.

The location of this hotel is very centrally located and it was fun being inside the mall and next door to a movie theater. The rooms are modern; however, the air conditioning did not work very well and our room always felt hot. The bar outside of the hotel was noisy at night and we had to keep our windows open because our room was so warm. Our biggest issue with the hotel was the “king size bed”. The bed was clearly a double size bed. When I questioned the hotel staff telling them I reserved a king bed they said it’s a “UK king” and that is the only size available. Every other hotel my family and I have stayed in in this country has been substantially larger and an actual king bed. The coffee and croissants in the morning are tasty and it was great having laundry in the hotel.

This property was not bad. It is located inside the huge mall in the new town of Edinburgh. It's a pretty good trek from the parking lot of the elevators through the mall to get to your room so if anybody having issues walking it could be an issue for. The room was a little bit small for four. Two adults two children. The main bed was small for two average adults and the pull out couch was not very comfy. However it is in a central location in Edinburgh and there are plenty of restaurants and shopping around and some cool bars as well.

The view of the monument was fantastic. Room, bathroom and facilities was fantastic but we were bitterly let down on by the constant annoying heavy music beat from the open air court bar on the ground floor. We were on floor 1 or 2 above and could not espace it. Had 4 sleepless nights and day time was marred also by the incessant best. Just need to cut the noise with quadruple glazed glass….

Once the ropm was upgraded we had a nice large bed and some space i would not book a room with a ' king size' bed as it too small and the bed is pushed up against a wall Ok for one person not for 2.

Excellent Location and friendly/helpful staff. Was very satisfied with everything aside from the ergonomics of my particular room. Its floorplan was an anomaly for the property. As one side of the bed abutted a wall, the particular room would have been problematic for physically challenged couples. Despite that quirk, I would readily return to the property.

Excellent experience at this hotel. Very clean and spacious rooms. Great location near Royal Mile and a tram stop. Lots of walkable dining locations. We had just gotten off a trans-Atlantic flight and my daughter was not feeling well. They went out of their way to get our room ready early so she could rest. I highly recommend this hotel and am sure you will have a great experience if you choose to stay there.

Recption was not very friendly - it was our honeymoon and staff don’t care to make the experience personable. Disappointing that there are no loan umbrellas for hotel guests given that Edinburgh is a rainy damp city. Reflects poorly on Edinburgh, no Scottish pride here. Convenient location and parking was great but other than that very cold vibes from everyone and everything.

Location location location! Amazing location being connected to shopping mall and walking distance to major attractions. Many good dining options near by! Our experience was mediocre and encountered a few hiccups. We were not able to get an early check in but understand that this is based on availability. There was nothing offered for the inconvenience. I really wanted to like the hotel but it fell short of expectations.

We had a nice stay at Roomzzz. The hotel is on the 5th floor of the St James Shopping Center. Loranne at the front desk was so helpful to us. She made sure we were able to coordinate our luggage and taxis.

We had a fantastic stay at Roomzzz Edinburgh. It was a little tricky to find and while it's location on the top floor of a mall doesn't sound very classy, don't let that dissuade you. The rooms were large and comfortable and given its location in the center of town, we thought this hotel offered fairly good value - knowing that everything is expensive in Edinburgh. Everything is clean and modern and works well. The staff were friendly. Not much in the way of breakfast but their croissants were great and who wants to eat at the hotel anyway when there are great restaurants all around. The best thing about this hotel was the views of Calton Hill, which was a nice site to wake up to each morning. Make sure you get a room that has this view. We'll definitely being staying here again during our next trip to Edinburgh.

It's a very good place for travellers. It's a 3- 5 minute walk to the train station and close to a large shopping mall with a food court and some restaurant choices. The room is clean and large, and it has all the kitchen stuff. Highly recommended.

The hotel is inside of the St. James Mall. Walking distance to most of Highlights in the Old Town. Around 10-20 min. Some of them like the National Museum and Art Gallery are less. Closer to the Waverly Train station for Intercity and the Tram to the airport.

The view of the monument was fantastic. Room, bathroom and facilities was fantastic but we were bitterly let down on by the constant annoying heavy music beat from the open air court bar on the ground floor. We were on floor 1 or 2 above and could not espace it. Had 4 sleepless nights and day time was marred also by the incessant best. Just need to cut the noise with quadruple glazed glass….

One note for U.S. travelers: king-size beds in Scotland are smaller than what you may be used to.

All the basics covered very well. Bed great, Shower excellent, wifi good. Central location. Friendly staff. Offer coffee & croissant as breakfast offering, but as it’s an aparthotel have small kitchenette to do your own thing or restaurant locally to eat out. Had no idea this place was the top floor of the local shopping mall, but was quite nice nonetheless. Very clean, modern and centrally located to plenty of restaurants and all things touristy. Being able to do laundry was very helpful at the tail end of a 10 day stay. If I had any criticism it would be the unavailability of a US King sized bed (which I thought we booked, but apparently doesn't exist at this property) and the coffee machine in the lobby which purports to serve all types of coffee and espresso based beverages but really just serves brown water based beverages. All in all a nice property though.

After doing that, they then told me the room was not paid for and that I needed to pay with a credit card before I received the key. At the end of my stay, they demanded payment for the two waters again by adding them to the final hotel bill. Fortunately, I could prove I had already paid for them. To double charge a guest one time could be a mistake, but three times begins to look like fraud. I wonder how many weary travelers have not noticed double charges.

It was comfortable, with sets of pillows that were actually different in firmness (your milage may vary). The staff was very helpful too answering questions about the hotel and city. All for a competitive price tag. Absolutely am staying again when I’m back in town.
