What a gem of a place this is! We needed a room for 3 nights near Higham Park as we were meeting up with family who live close by. So glad I booked The Royal Oak. It’s very close to Highams Park station and a good bus stop, so ideal for our visits into London. The breakfasts were excellent as well. Ample free parking which is a real plus. We had room one, I think it’s the largest, and it was really well appointed. We stayed on a Saturday night and this is the only thing that wasn’t perfect as loud music was playing in the pub below til midnight. Only on the Saturday but just be aware. The staff were so friendly. Special mention for Dawn, Anne, and Agnes. You rock ladies! Thank you so much for an excellent stay and we will be back next year!

The location for us was spot on with the overground weaver line a mere 10 minute walk. The free car parking at the back of the pub was a real bonus and was secure. Great atmosphere on arrival (7pm Friday) and enjoyed a fantastic meal and we were greatly looked after by Kelly. Music from the pub directly below did go on until midnight which didn’t bother us as the first night we were apart of that, and the second night we didn’t get back until 23:45

Simple friendly check-in. Lovely room. Very clean and comfortable. Busy pub in the afternoon, early evening with good food and beer. Breakfast is continental before the kitchen opens so worth checking if you want a cooked breakfast. Great staff and accommodation.

From the moment we arrived to when we departed the staff were friendly and helpfull. Although small our room was well appointed, comfortable and clean. The atmostphere in the bar was welcoming and friendly and the food was excellent. A great location close to the train station and an on site car park. We will definitely return.

Nice little hotel, good value for money with a nice cooked breakfast included. The hotel is a pub, which is open to 12 playing very loud music. So if you plan on going to bed before then it’s very loud!!

Very comfortable bed, the staff were very friendly, helpful and polite. I stayed in room 1 for 2 nights. The only negative was the shower head is too low, at 6' 3" my head was touching it.

Comfortable and spacious room. Nicely decorated. Stayed during heatwave so was a little warm! There was a fan in the room however which I kept on all night. Been here a few times now and always had a good experience. Food in pub is good and reasonably priced. Staff are always freindly and helpful. Breakfast during week is continental but decent choice.

The location is next a main road so quite noisy - nothing the site can do about this more than they have. Its a pub so again quite noisy until 11pm. You just have to accept this if staying in a pub. Very bright street lights - the blinds didn't cut all of this out. Food was pretty good. Staff were nice.

Room was stunning, we stayed in the chestnut terrace. It was clean, spacious. With a big comfy bed and a little outside seating area, which i wasn't expecting. Staff were very friendly and helpful. Food was great with a fabulous cooked breakfast on the weekend and continental on weekdays. Great bar with a cosy feel to it and a good sized beer garden. Very family friendly. All in all a fantastic place to stay and would visit again.

The hotel was excellent, included breakfast, soundproofing isn't perfect butost of the sound from the pub below is dampened. The rooms don't have AC which made them rather hot during the stay, but fans were provided so could at least have moving air

What a lovely pub with rooms. The food was lovely, a spicy sweet potato curry. Pity the room was lit by the external pub lighting. The room, No4, needs black out curtains/blinds to reduce the light levels. Lovely ambiance and style

This was our second stay at The Royal Oak, and it was just as good as last time. It was very hot weather and the room already had a Dyson fan going when we checked in. We asked for another fan if possible and that was swiftly provided. The staff are so friendly and make staying here a joy. We were early enough to have a meal and take part in the Tuesday Quiz Night (came second, nice prize) and had such a fun evening. Just down the road is Highams Park station which we used to get into central London. So easy to do. Thank you to all the staff that made the stay a great one!

The welcome at this hotel on check in was the best I’ve ever experienced. Helena is an absolute credit to Fullers Hotels. My room was amazing, lots of storage, a huge comfy bed and above all very quiet for London.

From the minute we got there the staff so attentive & friendly we felt relaxed. We stayed there as we were going to a concert at Tottenham ground & it was a great location to be out the way but close enough to get there & back safely with our son. Food was lovely, free continental breakfast was nice & the room was a great stay. We definitely would stay again.

What a brilliant place to stay. Super friendly staff, big shout out to Dawn, Georgia & Ben who all made me feel so welcome. The food is fantastic, the beer selection great. I stayed in room 1 which is huge for London and one of the cleanest I’ve ever stayed in. I’ve already booked for a few extra nights because it’s that good.

A realy wonderful atmosphere in a pub that has excellent staff and really good food. Used it for a visit to the 02 but it is on tne North Circular Road and so is in a great place for east and central London. Will be using it again

Really nice rooms, and the food was excellent. Stayed here for the football, really close to Leyton Orient. Staff are really friendly and will accommodate your requests.

This was our second stay at The Royal Oak, and it was just as good as last time. It was very hot weather and the room already had a Dyson fan going when we checked in. We asked for another fan if possible and that was swiftly provided. The staff are so friendly and make staying here a joy. We were early enough to have a meal and take part in the Tuesday Quiz Night (came second, nice prize) and had such a fun evening. Just down the road is Highams Park station which we used to get into central London. So easy to do. Thank you to all the staff that made the stay a great one!

Stayed at the Royal Oak for one night to visit family in London the rooms looked brand new. Really cosy and warm. The breakfast in the morning was delicious. Easy walk to the local train station to get access to central London

From the minute we got there the staff so attentive & friendly we felt relaxed. We stayed there as we were going to a concert at Tottenham ground & it was a great location to be out the way but close enough to get there & back safely with our son. Food was lovely, free continental breakfast was nice & the room was a great stay. We definitely would stay again.

Lovely room, friendly staff. Easy transport links to central London. Own key to to side door to come and go as you please out of hours. I would definitely stay again. Thanks for an enjoyable stay xx

The location for us was spot on with the overground weaver line a mere 10 minute walk. The free car parking at the back of the pub was a real bonus and was secure. Great atmosphere on arrival (7pm Friday) and enjoyed a fantastic meal and we were greatly looked after by Kelly. Music from the pub directly below did go on until midnight which didn’t bother us as the first night we were apart of that, and the second night we didn’t get back until 23:45

Nice place, very clean and a good room. However, if you’re not able to do stairs beware, narrow and steep stairs to all rooms. We arrived at 18:30 on Sunday. Restaurant served until 7pm, so no problem ordering food initially. It was a good quality roast, but not hot. Then we were told we were too late to order dessert which was disappointing. If they take last food orders at 7pm I would expect that to follow through for the whole meal. No cooked breakfast available either.

Simple friendly check-in. Lovely room. Very clean and comfortable. Busy pub in the afternoon, early evening with good food and beer. Breakfast is continental before the kitchen opens so worth checking if you want a cooked breakfast. Great staff and accommodation.

Beautiful room in a nice quiet location. The Sunday Roast was delicious and the continental breakfast was above and beyond what we expected. This place is a gem!

Spotlessly clean, stylish room. Very comfortable bed with firm mattress. The music in the pub could be heard in the bedroom until midnight but we were out at a wedding until late so we weren't going to bed early. Cooked breakfast was one of the best I've had. All staff very helpful and friendly. We wouldn't hesitate book again if we were in the area.

Good parking nice pub but thats the only good thing about it. We stayed in room 7abd couldn't sleep at all. No air conditioner in the heatwave only 2 fans that were not helpful at all. No windows in room which made it even worse only had a small loft window that opened half way again not very helpful. Shower toilet very small room felt cluttered and to add to all this you have to climb 3 sets of stairs to get to the room which again in the heatwave not the best. Breakfast was ok nice pastries apart from that not tried anything. If i were to come back definitely into a different room

Lovely pub with welcoming staff, I was invited to the pub quiz but it’s not the same when you’re flying solo so gave it a miss. Location is great and onsite parking was free, a nice added bonus. The pub was fairly newly renovated and it was well done. The rooms are lovely, clean and comfortable. My highlight was the food, I had a prawn salad in the evening… the tastiest prawns I’ve had in a long time. Breakfast was a cold continental with options of the usual pastries, muffins toast, fruit etc. also in a little fridge boiled eggs, meats, cheese, yoghurt, salmon and overnight oats with berries. I stay away a lot and usually skip the breakfast as it the same boring fry up, so this was a refreshing change. Would stay again when working locally, a lovely little place.

This is a tough one. We stayed in the middle of the recent heatwave and the room was 32°C upon our arrival. Whilst the heatwave is not something the hotel staff can control, more could have been done to cool the room down, and leaving the heated towel rail on pumping out heat was very much unnecessary. A single fan in the room did nothing and it really feels like an establishment like this needs to invest in portable air conditioners.
