Beautiful house set in large grounds with ponds, and garden. Plenty of free parking out front. Large comfortable room with period features. Free breakfast cooked to order served in the conservatory. Afternoon cream tea Is also available. Must be booked at least a day in advance. There is a Beefeater restaurant a five minute walk down the road which was handy as no food was available. Staff were very friendly and helpful. Only negatives (hence 4 stars) were that Radio One was blasting at full volume all day and into the evening (even during breakfast). I would have thought some quiet classical music or modern jazz would have been appropriate lovely old house. Traffic noiselooooud but earplugs were thoughtfully provided. But all in all for 80 quid an absolute bargain!

Very enjoyable and relaxing stay at this welcoming hotel. Comfortable room, away from traffic noise (5). We were welcomed eith a cup of coffee and a cake. We slso enjoyed the breakfast.We enjoyed using the swimming pool too. We definitely plan to return.

Had a great 5 days here. Staff are amazing and very helpful. Location is great for visiting Hastings, Rye and Battle. Some lovely local pubs nearby. Hotel is quirky but nicely decorated. Needs a bit of TLC especially the pool area but the kids loved it.

We had a wonderful 2 night stay in the family room at the top of the hotel. The ‘room’ is actually more of a suite, with three bedrooms, a living area and a bathroom. Perfect for families who need more space. The staff without exception were friendly and helpful and welcoming. The grounds are beautiful and be sure to check out the secret swimming pool if it’s open! The hotel itself is quirky and interesting. Breakfast was good. A short drive into Hastings with a good selection of pubs more locally too for dinner. Highly recommend a stay here.

We arrived on a very miserable wet Friday evening and got a great warm welcome to the hotel: thank you. We stayed in room 1 which is up in the attic: a lovely quirky room that was very quiet and comfortable, though you do need to mind your head as you move around the room. We didn’t realise when we chose this room that the room’s bathroom was downstairs: this was okay but we may have chosen differently had we known. The public spaces in the hotel were comfortable and welcoming but the general decor throughout needs refreshing as some of the paintwork has become grubby. The hotel has WiFi but it doesn’t reach through the whole building: the availability of decent WiFi in a hotel is, these days, really a basic requirement, and not a luxury. There is definitely an urgent need to address this in this hotel.

A surprise around every corner. Did not expect the beautiful Tea room, wish I had more time to enjoy. This hotel is unique, quirky and charming. The grounds are also beautiful for a nature lover like me and fire pits a great plus. The management were so welcoming and helpful thank you. Even breakfast delighted with the best tasting mushrooms I’ve had in a while. Don’t expect immaculate but expect homely on a grand scale. I hope I get to return and stay longer

An old & very tired building. Unfortunately though it is also quite dirty. We were at the front of the building closest to the main road so it was very noisy. Ear plugs were provided but failed to keep the noise out. The staff were very nice but it was too dirty for us. Wouldn't recommend!

My friend and I, thoroughly enjoyed our vistit, staff were amazing including the singing chef! he put us in a good mood for the rest off the day. We saw a few things that could be improved. First was the cleanliness of the shower as it needed a good cleaning. Second is the addition of lighting at the end of the driveway to make visible at night. It was difficult to find in the dark especially when people were speeding along the road and couldn't slow down to spot the drive.

Guest lounges were warm, comfortable and well furnished. Breakfast was good, served in a light airy dining room and the staff were excellent. There was plenty of coffee and milk available. The bedroom was a bit small but adequate. What let this hotel down was the bathroom - it was small, the shower had mould around the tiles and had not been cleaned properly. Also there was no towel rail and no hooks to hang anything on so towels had to be left on the floor!

A pleasant stay however was spoilt by lack of cleaning. Bathroom was left with dirt on the shower floor and tiles in sink area were not cleaned. Also black mould in shower area. Bathroom blinds had not been cleaned and were covered in dead flies. Bed was comfortable however floors were very dusty around the edges around the furniture. Staff were friendly and helpful. Good breakfast. Ignore the freebies that are mentioned on the website as these don't exist, as it's an old website apparently that hasn't been updated. Road can get a bit noisy from 5.00 am but earplugs can be provided. I know this is an old property but I did expect some kind of cleanliness in the rooms. I did also find that £5.50 for a small bottle of beer was a bit extortionate though.

Really lovely friendly team, great welcome good breakfast. Great room, very clean however Mattress in room 3 very uncomfortable lumpy and in need of replacement so not the best nights sleep. Hotel informed of above and I am sure will sort out. Hotel very apologetic and gave us a bottle of wine in recompense.

My husband and I chose this hotel to spend a couple of days away to celebrate our 28 year anniversary.The staff couldn't do enough for us and i think it was Chloe who decorated our room beautifully with heart decorations, which was very much appreciated. The hotel was clean and tidy and had an en suite bathroom and the grounds were nice . The breakfast was served really quickly and was of a good standard. The only negative we had, and unfortunately did affect our stay , was the bed , while it looked impressive, and I'm not sure if all the beds in the hotel were the same but there was 2 mattresses doubled up on eachother so there wasn't any back support and resulted in my husband and i being in alot of pain with our necks and backs . Apart from this we had a pleasant stay .

We booked this hotel as it was a conveinent location for our schedule. Parking is adequate by the entrance door. We were greeted at reception promptly and asked to sign a waver for potential damage. We noted that the booking was for indivudal rooms and we were allocated Room 2 at the end of the corridor at the front. The room has enough space and a tight but functional ensuite Bathroom. The shower water pressure varies which creates cold periods when used. The TV had only a few channels that worked. The proximity to the road is a disadvantage as noisey vehicles struggle to get up the steep gradient at night. The single curtain was inadequate to keep out light so it woke us up early in the morning. The grounds are large with a fair sized pond in the middle enough to walk a dog in the morning. However the area is rough and not well maintained. Breakfast is average, as the food was only luke warm a with long 45 minute wait on day 2 which was frustrating. I would rate this a 2 star hotel. It could do with some refurbishment investment and TLC from the owner, as it has the potential to be very nice hotel.

The hotel has WiFi but it doesn’t reach through the whole building: the availability of decent WiFi in a hotel is, these days, really a basic requirement, and not a luxury. There is definitely an urgent need to address this in this hotel.

Very comfortable room and bed. Staff were excellent and really looked after me. As a lone traveller working away this is very important. They catered for my food allergy too and nothing was too much trouble. Would definitely recommend this hotel and will be visiting again in the future

This was a great stay. We have recommended to several of our friends. The staff were second to non and made all guests more than welcome. The welcome tea/coffee was a great touch even decaf was no problem.

Wonderful greeting even though we were an hour early. Place is a quirky delight with lots of character and exceptionally welcoming. Louise was a charming host and nothing was too much try. Shower in our room had a fault but we were offered the use of another room and this was also spotless. Lovely breakfast. Views far reaching and quiet for a good night’s sleep. Highly recommended will definitely return.

A surprise around every corner. Did not expect the beautiful Tea room, wish I had more time to enjoy. This hotel is unique, quirky and charming. The grounds are also beautiful for a nature lover like me and fire pits a great plus. The management were so welcoming and helpful thank you. Even breakfast delighted with the best tasting mushrooms I’ve had in a while. Don’t expect immaculate but expect homely on a grand scale. I hope I get to return and stay longer

Bedrooms are lovely only down side was not have a lock on the area door deviding the room from rest of hotel so that anyone could just walk through to bedroom doors. Even though booked a room with master and single. Didn’t like that we were separated by heavy bedroom door. As daughter couldn’t move the bedroom door, so she slept on a giant Teddy in the room we was in as didn’t like that anyone could just walk into that area as no lock on door apart from the main bedrooms plus she couldn’t open her door once closed. Daughter was deeply disappointed in not being able to go for a swim as we purposely booked the hotel because it had a pool. We were told that not been able to get a part for the pool for last 2 years and not been use for that time. Apart from that manager was very welcoming, lady servicing breakfeast was lovely and friendly. Daughter adored her. Breakfeast was very filling and yummy. Daughter said maybe add pancakes with syrup and blueberries onto menu.

Love this chilled place set in beautiful mature woodland the decor is just incredible, service is really lovely and friendly. Rooms are also comfortable and clean, shower is excellent. Parking is plentiful. Bus Stop into Hastings is 5 minutes walk away. 5 star

Beautiful house set in large grounds with ponds, and garden. Plenty of free parking out front. Large comfortable room with period features. Free breakfast cooked to order served in the conservatory. Afternoon cream tea Is also available. Must be booked at least a day in advance. There is a Beefeater restaurant a five minute walk down the road which was handy as no food was available. Staff were very friendly and helpful. Only negatives (hence 4 stars) were that Radio One was blasting at full volume all day and into the evening (even during breakfast). I would have thought some quiet classical music or modern jazz would have been appropriate lovely old house. Traffic noiselooooud but earplugs were thoughtfully provided. But all in all for 80 quid an absolute bargain!

A beautiful old welcoming hotel in a relaxed quiet atmosphere. Good location close to Hastings. Good value for money. Staff are friendly, polite and obliging. Breakfast in a relaxing atmosphere overlooking the beauty of the grounds, was excellent. Great selection of food cooked to a high standard. The hotel deserves an excellent overall review but my only complaint is concerning the Kingsize bed that had an ill fitting bottom sheet that wasn’t fitted under the mattress . Lovely welcome from the manager and easy check in. Bathroom in room not very clean,nowhere to hang towels or put anything. Bed very comfy. Had frosted glass on window so felt very enclosed. Breakfast was dreadful. If you have allergies do not stay here if you want to eat.The wait for coffee and for a order to be taken was 20 minutes,I am gluten free and was told I could not have the sausage, I ordered a full English but what I got after nearly a hour was a few mushrooms,1 egg a pot of beans and a tomato., I was told the bacon was not safe as cooked with sausage, then a few minutes later 3 cold bits of bacon appeared, we did not eat and on the 2nd morning we ate breakfast out. Very tired looking hotel needs some tlc.

Friendly, welcoming staff. Room was clean and comfortable. However, there was a water outage when we arrived which, luckily was sorted that evening. We had a problem with the shower but it was sorted that day. Breakfast was included but would have liked more variety if we had stayed longer.

Room was good. No hand soap or shower gel though. Big TV, lovely superking sized bed....couple of chairs to relax in. WiFi worked well. Friendly greeting and check in. Bath water wasn't quite hot enough both times it was used, but was still warm. No eggs at breakfast which apparently had been like that all weekend...I don't understand why someone didn't get some? Then they ran out of pain au chocolats...and the bread used for toast was the cheap kind. Few niggles but generally a good stay.

Stayed here for a night before a family event. It was very convenient for our needs. The staff were lovely, so helpful and friendly. Our room was wonderful, with lots of lovely touches (including home made cookies). There were a few squeaks and creeks (the bathroom door particularly) that a bit of pil would probably sort out. Breakfast was probably the best hotel breakfast Ive had in a very long time. The mushrooms and scrambled eggs were heavenly. Our only issuewas that our room faced the road and so was was a bit noisy but they cant move the hotel, and they do provide earplugs! Im sure we'll be back.

A lovely little boutique hotel in the countryside near Hastings. Possibly a work in progress, the owners have been working tirelessly for several years to get it to the current state, but we were very happy with it. We didn't try any of the food there, due to circumstances, but the afternoon teas looked wonderful! Highly recommended, easy parking. Just one thing to notice, if when you are approaching the entrance, if you are going uphill (southbound), be very vigilant because the sign is AFTER the entrance, if you're coming downhill (northbound) then it's much easier! If you reach the Beefeater at the top of the hill, do a u-turn (you don't want to eat there!).

It's more a large guest house. We stayed in the lovely, long room.at the top of the hotel with beams running through it. The hotel is quirky and nice. Breakfast wasn't great. We had a full English. Better quality, even if it cost another £2, would have been welcome.

Det här är inget hotell utan ett enkelt pensionat eller B&B. Exteriört ser det slitet och ej underhållet ut. På hemsidan ser hotellet helt annorlunda och bättre ut än det är i verkligheten. Vi blev grymt besvikna och stannade endast en natt fast vi hade betalat för två. På bokningssidan stod det också att det här var det sista rummet att hyra och när vi kommer dit är det bara vårt och ett rum till som är bokat. Det är något som inte stämmer här. Det luktar mögel så fort du kliver in i den ruffiga entrén. Gamla möbler och återigen dessa smutsiga heltäckningsmattor. Själva rummet var tillfixat, men även här var heltäckningsmattan fläckig och gammal. Fint badrum dock. Tjejen som tog emot oss var jättegullig och rar. Hon var serviceminded och passade bra i sin roll.
