Overall a decent stay for the price I got. My two problems were as follows: 1) when I came to check in, the person who did so read out both my room number and the key code to get into the room very loudly in front of quite a few people at the quieter outside seating area. Being a woman travelling solo, this made me feel quite uneasy. Fortunately, I think the only people in earshot were women, so I didn't mention anything, but I would have mentioned something if it had been men in earshot. Something to be wary of if you visit. 2) Quite a few things in the room were broken; the bin lid fell off when I opened it, the ironing board's base had fallen off, and the door to the en-suite wouldn't close (a sliding door that seemed to be stuck in the wall). It was mostly clean (aside from a hair in the shower, which is easy to miss). The bed was comfy, and the bedding was clean. It was quite loud at night with music from a nearby bar (not something to bother me as I can sleep through anything, and I think this is something to be expected for a place like this). The location was brilliant, very accessible to the rest of Leamington. Overall, an ok stay, no major complaints and no major compliments, just average.

No reception desk or staff. Had to find ourway on via restaurant. Had to enter through back yard as.no parking anywhere near.y No lift. Only one handrail on steep stairs. Not suitable for disabled person. Room small, but new, clean and tidy. Shower has no shelf for toiletries etc. No-one around to help when we left.

Booked here for one night whilst going to see Pet Shop Boys at Warwick castle so this hotel was very convenient as easy to walk to train station to get train into Warwick. Looked clean in the room on first inspection but there were some minor issues such as slow running water in shower causing it to nearly overflow, cobwebs on ceiling, marks on walls and the tap in the bathroom was very wobbly. Just more attention to detail required as it was very good value at £76 for a double for one night. Better cleaning needed though. Comfy bed, staff were very helpful, good location. There is club on bottom floor, something to watch out for. It wasnt a big deal for me as i had ear plugs.

Rooms were extremely dirty, blood stained duvet, marks all over the wall and dust everywhere. There was a jacket potato outside the window that smelt when you opened the window. I really liked this property. Its situated right next to the train station and bus links. The staff are friendly and if your feeling peckish the resturant attatched is fantastic. I accidently rated this property wrong last time tried to change it i was unsuccessful, but this is now the true rating. Should be at least a 4 star hotel rating.

Overall the room was very good. Just a couple of things would have made it excellent. 1 No tea bags available in the room only coffee sachets. 2 Shower tray very slow to drain and on the verge of flooding the bathroom 3 only 1 set of towels available for 2 people. Didn’t realise until the next morning when had a shower so too late to contact anyone The room however was clean and comfortable. The bar below was lovely and the location great. Would stay again but will bring my own tea!!

No details on how to check in, had to ask in the nearby bar. only one bath towel between two people, had to ask for another. tea,coffee and kettle but no milk. No hand soap. No hangers to hang your stuff in wardrobe. carpet looked less than clean and room looking very tired and could have done with a lick of paint

Easy check-in and allowed us to leave our bags for the day. The room is exactly what you'd expect for the price, spacious and comfortable. It needs a little TLC in places but for the price it is fine for an overnight stay.

No reception desk or staff. Had to find ourway on via restaurant. Had to enter through back yard as.no parking anywhere near.y No lift. Only one handrail on steep stairs. Not suitable for disabled person. Room small, but new, clean and tidy. Shower has no shelf for toiletries etc. No-one around to help when we left.

Easy check-in and allowed us to leave our bags for the day. The room is exactly what you'd expect for the price, spacious and comfortable. It needs a little TLC in places but for the price it is fine for an overnight stay.

The check in experience wasn’t great as the man who greeted me seemed not to know I was arriving. He then passed me onto someone else who had me down as Kane rather than Jane. I was taken to my room but the start wasn’t welcoming. The room needs a bath mat

No details on how to check in, had to ask in the nearby bar. only one bath towel between two people, had to ask for another. tea,coffee and kettle but no milk. No hand soap. No hangers to hang your stuff in wardrobe. carpet looked less than clean and room looking very tired and could have done with a lick of paint

The property in the description is not clearly advertised as above a bar. Very noisy nights sleep, stayed on a Saturday night and got no sleep due to loud people/music. Rooms were extremely dirty, blood stained duvet, marks all over the wall and dust everywhere. There was a jacket potato outside the window that smelt when you opened the window. Shower didn’t work, didn’t drain properly and continued to get really cold or hot when using. Think there was also a leak in the room as the carpet got really wet. Tried to inform staff of this as we were checking out at required time (11.00) and the place was completely empty. Then tried to ring the designated number and got no response. Also felt really unsafe as staff gave us the keypad code (as they don’t use keycards) in the middle of the restaurant full of customers. Not at all good value for money and would really not recommend.

I really liked this property. Its situated right next to the train station and bus links. The staff are friendly and if your feeling peckish the resturant attatched is fantastic. I accidently rated this property wrong last time tried to change it i was unsuccessful, but this is now the true rating. Should be at least a 4 star hotel rating.

Staff were amazing and helpful. Thank you. Building itself is really characterful. Room was great, comfortable and clean. Dinner and cocktails by the river were fab. Loved it.

Overall a decent stay for the price I got. My two problems were as follows: 1) when I came to check in, the person who did so read out both my room number and the key code to get into the room very loudly in front of quite a few people at the quieter outside seating area. Being a woman travelling solo, this made me feel quite uneasy. Fortunately, I think the only people in earshot were women, so I didn't mention anything, but I would have mentioned something if it had been men in earshot. Something to be wary of if you visit. 2) Quite a few things in the room were broken; the bin lid fell off when I opened it, the ironing board's base had fallen off, and the door to the en-suite wouldn't close (a sliding door that seemed to be stuck in the wall). It was mostly clean (aside from a hair in the shower, which is easy to miss). The bed was comfy, and the bedding was clean. It was quite loud at night with music from a nearby bar (not something to bother me as I can sleep through anything, and I think this is something to be expected for a place like this). The location was brilliant, very accessible to the rest of Leamington. Overall, an ok stay, no major complaints and no major compliments, just average.

Booked here for one night whilst going to see Pet Shop Boys at Warwick castle so this hotel was very convenient as easy to walk to train station to get train into Warwick. Looked clean in the room on first inspection but there were some minor issues such as slow running water in shower causing it to nearly overflow, cobwebs on ceiling, marks on walls and the tap in the bathroom was very wobbly. Just more attention to detail required as it was very good value at £76 for a double for one night. Better cleaning needed though. Overall the room was very good. Just a couple of things would have made it excellent. 1 No tea bags available in the room only coffee sachets. 2 Shower tray very slow to drain and on the verge of flooding the bathroom 3 only 1 set of towels available for 2 people. Didn’t realise until the next morning when had a shower so too late to contact anyone The room however was clean and comfortable. The bar below was lovely and the location great. Would stay again but will bring my own tea!!

The location of this ‘hotel’ was perfect for what we needed. However it just seemed a bit… cheap. There were scuff marks all over the walls, and a huge spider web in the corner. When we checked in, the bar staff seemed like we were being a bother. The building next door is under construction so we had men working feet away from the window every morning.

Our Hotel, at the heart of the buzzy centre of Leamington Spa, are above the picturesque Terrace Restaurant and Bar on the ground floor of Victoria Colonnade. This means that our guests can enjoy all-day dining on site, from morning coffee and cakes, through to gourmet dinners and evening drinks. At weekends, the Terrace Bar is a popular venue for live music, mostly mellow acoustic sounds and jazz, so we like our guests to be aware that there may be some music audible from their rooms until just after midnight on Fridays and Saturdays, however this has not proved to be a problem. The open-air section of the restaurant on the terrace beside the river closes at midnight but the Terrace Bar continues serving drinks until 2am.
