Parking was very easy and available across the street. Staff were very friendly and welcoming. Very informative of the area with recommendations for things to do and restaurants. Great location, close to Mansions, shops and water.

Suite was very good large and well presented, separate living area large comfortable bed and great large walk in shower, continental breakfast included was also good. The downside of our stay was room was up 2 flights of stairs and there is no elevator and there appeared to be only 1 or 2 staff members around and no staff after 8 pm and only a number to ring or text if there was a problem.

The hotel is about 1/2 a mile from the busy warf area but we didn’t mind the walk. There were plenty of shops and restaurants nearby. We enjoyed walking to the Cliff Walk from the hotel as well. We also enjoyed the complimentary home cooked breakfast each morning. Eating on your outdoor deck each morning was a serene way to start each day.

Parking was difficult. A few tight spaces adjacent to the hotel. If full, required to park across the street. When I went to park across the street there was an event and no available spaces. Waited until someone left. As to the room, the bathroom sink was not working, would not drain. Informed management and was told it would be fixed. It was not fixed. The bedroom had one window with a broken shade and the other was missing. Only three hangers in the small closet. No in room coffee makers. Thankfully I am in good shape as I was required to carry my large suitcases up to the third floor. Have no idea how an elderly person could manage this issue. Last but not least, at 2:30 in the morning the fire alarm went off. No staff on hand to inform guests on next steps. Guests all ended up in the first floor living room, unclear on what to do. The Newport Fire Department showed up to look into the matter and they were the ones to tell the guests that it was all clear to return to your room. Nobody from the hotel was there to assist guests or for that matter address questions from the Fire Marshal. When the alarm went off I called the hotel’s emergency number and got a recorded message saying that the office was closed and to leave a message. To pour salt on this wound , in the morning when I checked out, no apologies from the team managing the front desk. At a minimum I should have been offered a discount for all of this nonsense.

Small hotel spread across two buildings located a block off Bellevue Avenue and behind the Newport Art Museum. More of a B&B feel than a hotel. Room was spacious and bed comfortable. My room had a large well equipped bathroom with threshold-less shower and grab bars. Not the most soundproofed but the other guests were not noisy. Breakfast was lovely with multiple choices of fruit, cold items and a hot choice. Parking was a plus. Did not try walking down the hill to downtown but suspect it is a bit of a hike. Would stay here again.

We arrived early & were pleasantly surprised our room was already available. Staff were super friendly & helpful. Our room was very clean & quiet. The bed & linens were comfy. The breakfast was delicious. Highly recommend!

This hotel is not what we expected. The rooms are TINY so much so that we had no space to even open our suitcases without bumping into the door. The whole room needed a fresh coat of paint and the knob in the shower fell off every time you tried to turn it. Our room was on the ground floor and everyone walking by could see right in unless we kept the curtains shut at all times (which made it very dark). Breakfast was underwhelming. Definitely wouldn’t stay again. Especially for the price point. I will say, however, that it was very clean and the bed was comfortable.

We have stayed at The Attwater a few times.The positives are the location, the comfy bed and shower. The not so positives...room was not very clean with stained towels, broken lamp shades, broken light and dirty bathroom fan. I would not say this is a one time problem...the bathroom fan looked like it had not been touched in a long time and the rugs were stained, worn with rolled up edges. We did speak to the manager and she apologized but other than the common areas this hotel just looks tired and ready for a refresh!

This is the second time we have stayed at The Attwater. The service, cleanliness and location are excellent. Some of the carpets in the common areas need replacing. Our bathroom cabinet was pretty dinged up. Everything else was great! I would definitely stay there again

The property was very cute upon arrival. Historic building with some modern decor. Walking to front desk was immediately greeted by pleasant staff gracious to answer all questions Newport as well as make dinning recommendations. Rooms were spacious and clean. Quick walk to most locations even downtown. Breakfast was a big hit as well. Highly recommended.

Very friendly service, easy check in and very convenient location to downtown Newport. Very minor note, shower drain was clogged and bathroom vanity was broken/falling apart. Bed was comfortable and clean.

The Attwater is a beautiful boutique B&B in downtown Newport. Check in was easy and friendly. We got upgraded to the king suite which had 2 large rooms and a decent sized bathroom. Everything is clean and bright colors. A teapot and coffee are out all day which is a nice touch. Breakfast was a wonderful array of tapas style offerings. I would stay here again!

The Attwater has everything you could want in an inn - modern bathrooms and decor, comfortable bed, lovely breakfast, free parking, and it is within walking distance to shops and restaurants. Our spacious King suite (on the 3rd floor) had wood floors, a mini fridge, and a gas fireplace in a separate sitting area. The mansions, Cliff Walk, and Thames Street are a short drive away. (All are within walking distance too). The Inn keeper(s) do everything in their power to ensure check-in is easy and your stay is comfortable. Be sure to do the Ocean Drive loop and stop at Picnic or Cru Cafe for lunch.

A very quaint, unique property centrally located. We stayed in the urban beach house which was very nice with the exception of the noise level from the other rooms which cannot be mitigated in an older building.

Overall was a decent stay. Not particularly close to the downtown but we thought in looking at the map it was doing but when we were actually there, walking a mile each way when you are already walking a lot down turn wears on you. The building feels a bit cold, not as homey as a B and B. The a/c unit was a bit noisy at night and would wake us kicking on so we chose to not have it on the second night so would have preferred a quieter air option. The breakfast was not meant to be substantial but was just okay.

Place is super cute. Fantastic decor. Staff are friendly and accommodating. Rooms were rather small but very clean and comfortable. Walking distance to shopping, warf, and mansions. A little pricy but thats Newport. Only thing i would suggest for management is to replace stairway runners. These looked very worn. Overall excellent place.

enjoyed my stay. The room was spacious and clean. The bed was comfortable. I felt like i was staying in a home, not a hotel room. Loved the variety of breakfast items, the Chia seed pudding my favorite. Coffee was excellent offered all day a bonus. Home made cookie at night was a nice way to end the day. The staff was friendly and and there whatever you need. i look forward to staying there again. This is HOME.

Great location and nicely designed rooms with great beds. Opt for the larger suites as we chose a smaller King and regretted it because the bathroom was really small. Loved the breakfasts that are included.

This property was adorable, well kept and clean. We were upgraded for free upon our arrival to a king suite and it was perfect!! Peter was wonderful and filled with so much knowledge and personality. The area was perfect for walking to get something to eat, explore and central to the fun things Newport offers. The burgers and drinks at Joes were phenomenal, pasta beach was yummy (both gluten free friendly) and the breakfast at Attwater was so different and perfect. Very healthy!!!

Delightfully furnished property. We were upgraded to King Suite...very spacious. Breakfast very nice choices. A 12 minute walk to the waterfront area but there was also shopping and dining right around the corner. Our first visit to Newport. Great experience.

Just a 1 night jaunt to Newport and tried Attwater because of location and great reviews. Fine stay. Really great breakfast. Room (23) was very small with little room to move, but it served the purpose. Bathroom was small but shower was nice.

This is the fourth Lark hotel we have stayed at and the Attwater did not disappoint! Peter and the crew went out of their way to help us with some last minute changes to our reservation, as well as provide some great recommendations around town. We especially enjoyed the new sailing museum. Great breakfast in the morning and warm chocolate chip cookies in the afternoon were a special teat. The location is perfect, just a short 5-minute walk to the heart of Newport for shopping and dining, but far enough away to be a quiet escape. Will definitely be back the next time we are in Newport.

It is in a good location and the staff is friendly. I was surprised when I got a call asking when we would arrive. They were making sure we knew they closed at 5. I wasn’t aware of that but it wasn’t a big deal and they give a code to the front door to come in after hours. Breakfast was good. Overall good, we are just not used to not having any hotel staff in site. They were sure we had a contact number for that time

Parking was difficult. A few tight spaces adjacent to the hotel. If full, required to park across the street. When I went to park across the street there was an event and no available spaces. Waited until someone left. As to the room, the bathroom sink was not working, would not drain. Informed management and was told it would be fixed. It was not fixed. The bedroom had one window with a broken shade and the other was missing. Only three hangers in the small closet. No in room coffee makers. Thankfully I am in good shape as I was required to carry my large suitcases up to the third floor. Have no idea how an elderly person could manage this issue. Last but not least, at 2:30 in the morning the fire alarm went off. No staff on hand to inform guests on next steps. Guests all ended up in the first floor living room, unclear on what to do. The Newport Fire Department showed up to look into the matter and they were the ones to tell the guests that it was all clear to return to your room. Nobody from the hotel was there to assist guests or for that matter address questions from the Fire Marshal. When the alarm went off I called the hotel’s emergency number and got a recorded message saying that the office was closed and to leave a message. To pour salt on this wound , in the morning when I checked out, no apologies from the team managing the front desk. At a minimum I should have been offered a discount for all of this nonsense.

The Attwater was the perfect destination for our weekend getaway. The room was clean and comfortable and the staff were extremely welcoming and kind. The property is located in a very walkable area. You can easily get to downtown or the cliff walk within a 15 minute walk.

Overall was a decent stay. Not particularly close to the downtown but we thought in looking at the map it was doing but when we were actually there, walking a mile each way when you are already walking a lot down turn wears on you. The building feels a bit cold, not as homey as a B and B. The a/c unit was a bit noisy at night and would wake us kicking on so we chose to not have it on the second night so would have preferred a quieter air option. The breakfast was not meant to be substantial but was just okay.

This hotel is not what we expected. The rooms are TINY so much so that we had no space to even open our suitcases without bumping into the door. The whole room needed a fresh coat of paint and the knob in the shower fell off every time you tried to turn it. Our room was on the ground floor and everyone walking by could see right in unless we kept the curtains shut at all times (which made it very dark). Breakfast was underwhelming. Definitely wouldn’t stay again. Especially for the price point. I will say, however, that it was very clean and the bed was comfortable.

enjoyed my stay. The room was spacious and clean. The bed was comfortable. I felt like i was staying in a home, not a hotel room. Loved the variety of breakfast items, the Chia seed pudding my favorite. Coffee was excellent offered all day a bonus. Home made cookie at night was a nice way to end the day. The staff was friendly and and there whatever you need. i look forward to staying there again. This is HOME.

The Attwater is a beautiful boutique B&B in downtown Newport. Check in was easy and friendly. We got upgraded to the king suite which had 2 large rooms and a decent sized bathroom. Everything is clean and bright colors. A teapot and coffee are out all day which is a nice touch. Breakfast was a wonderful array of tapas style offerings. I would stay here again!

We liked that it was an easy walk to restaurants, shops, the Cliff Walk and mansions. It is located on a quiet side street and there was parking available. It is clean and thoughtfully decorated. The gentleman who checked us in was very friendly and helpful. We booked a cozy looking room that had a fireplace. We arrived early, but were in no rush and were told we would get a text when the room was ready. We did not get a text and had to go back to check. We were told we had been “upgraded” to a queen suite. It was not in the same building and did not have a fireplace. It was comfortable enough, but not what we had booked. Breakfast was a bit strange and not very good, so we did not go the second morning.

The Attwater is a lovely hotel. The rooms are nicely decorated and very spacious. We had a king suite. The water pressure in the shower was great and the towels were nice and fluffy. The beds were very comfortable. Breakfast was really good. They had a nice selection of warm and cold breakfast to choose from. The coffee and tea station was always available, which was nice. The staff was very, very helpful.

We had a nice long weekend at the hotel. The staff was friendly, the breakfasts were good, parking was free and very convenient. The location is a short walk to both restaurants and shops. My only recommendation to the hotel is to address the musty odor that is overwhelming when you walk into the lobby. Maybe consider a signature scent of some type? Everything was in order and kept, but the smell made me feel otherwise. There are some minor repairs to the room we were staying in that need addressing. The bathroom seemed a bit worn, otherwise good little hotel that is quiet.
