I gave an overall 2 star. Here's why - there were pros and cons with this property. The Pros The property is in a great location. Right on the beach, open the sliding glass doors and walk right on the beach. The property is very clean, although a bit out dated, could use some fresh paint inside. Appliances worked great, refrigerator kept items very cold. There were umbrellas , chairs, grill (bring charcoal or pick up from local convenience store, which is close) . The Con There is a separate bedroom with full bathroom. This room was completely unusable. The smell in the room was like sewage and mold, you could not breath in the room. This was very unfortunate as we had another couple with us for a few days and they had to sleep in the room with the bunk beds. We did advise management and someone came and sprayed the room, which did nothing to solve the smell issue. So we paid for a three bedroom and not all three rooms were usable. So if you have three couples going, be aware of the outside bedroom smells extremely bad.

Overall we had a great time. There were beach toys/equipment for the kids. Lounge chairs and table to sit at. Perfect view of the water. Tabletop games and puzzles to play with. The only con was some of the beach equipment was weathered. Pricing was extremely reasonable. We will definitely stay again.

The property was clean and as advertised. Was perfect for our girls trip!! Kitchen was fully stocked with everything you need. We saw a bunch of little stingrays along the beach. We really enjoyed the patio and the view! Only thing we had an issue with was the sand had been washed away from the steps at the patio and was a little tricky getting down to the beach but otherwise it was perfect for our group.

We had a wonderful time here with our small children. The beach is lovely and we had perfect weather in late November. The house is very comfortable and clean with colorful tile work. There is lots of kitchenware and sand toys. Overall a fantastic stay.

We love the tile in this property, especially in the bathrooms. The kitchen is very well equipped, much better than most. The location right on the beach is perfect for us. Our only problem was that one day it ran out of water. In general, would highly recommend this property.

Overall, I recommend this vacation rental. Reviewer Comments: Very nice end unit condo directly on the water. The two king beds were comfortable. We didn't use the bunk beds. The kitchen didn't have any dishes that could go in the microwave- the plates were melamine - and there weren't any glass dishes to use. Besides that, the kitchen had everything we needed to cook, and a coffee pot and toaster. The bathrooms are gorgeous with large walk-in showers. The condo is really nice and clean, with great outdoor furniture as well. We were very happy and would definitely stay there again. Oceano is also very prompt with service requests and a great company to book with. We had an issue with the shower valve being stuck on and they arrived within about 20 minutes to fix it.

Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We have rented this home many, many times. The HVAC wasn't working and Oceano did a great job at getting a technician out to make the repair. However, the water heater wasn't working correctly and the kitchen and two bathrooms inside the unit only had lukewarm water. The outside bathroom water was warmer. Oceano had two repairmen out but the problem wasn't resolved. Hopefully they are able to rectify this before someone else has the same problem.

The back air conditioner went out and we called the Oceano office and they got someone out right away who fixed it. Unfortunately we were out of the unit when they arrived and several clothes items were missing when we returned.

Best place to stay in Los Conchas for beach access and fishing. Have rented before on second row. Worth renting right on the beach. Had a great time. Excellent property! Clean, updated, nothing negative about this one!

We enjoyed the property as we were on the beach. The property had some sort of a water leak while we were there so we had workers around the property the entire weekend. There wasn't any hot water. The property management company made arrangements for us to use another unit for showers. Just know that you are limited on the amount of water use for each person staying at the house.

We love the tile in this property, especially in the bathrooms. The kitchen is very well equipped, much better than most. The location right on the beach is perfect for us. Our only problem was that one day it ran out of water. In general, would highly recommend this property.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Very nice end unit condo directly on the water. The two king beds were comfortable. We didn't use the bunk beds. The kitchen didn't have any dishes that could go in the microwave- the plates were melamine - and there weren't any glass dishes to use. Besides that, the kitchen had everything we needed to cook, and a coffee pot and toaster. The bathrooms are gorgeous with large walk-in showers. The condo is really nice and clean, with great outdoor furniture as well. We were very happy and would definitely stay there again. Oceano is also very prompt with service requests and a great company to book with. We had an issue with the shower valve being stuck on and they arrived within about 20 minutes to fix it.

Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We have rented this home many, many times. The HVAC wasn't working and Oceano did a great job at getting a technician out to make the repair. However, the water heater wasn't working correctly and the kitchen and two bathrooms inside the unit only had lukewarm water. The outside bathroom water was warmer. Oceano had two repairmen out but the problem wasn't resolved. Hopefully they are able to rectify this before someone else has the same problem.

I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: There was bedbugs and cockroaches. Also the room smelt like sewer. The lamp was broken.

Apparently this area had a Hurricane in September and almost all the beachfront homes sustained damage. The resulting cleanup and repairs needed will take a long time. None of this was mentioned in the listing or mentioned during check in by the Property Management company Oceano. The result was 3 days of a dozen workers 50’ from our porch using the path directly in front of us and on the side of the unit as a construction road to haul materials to their work site which was directly next door 50’ away. The almost constant digging, backhoe motor, drilling pounding and constant chatter ruined what was supposed to be a relaxing laying in the sun, enjoying the porch getaway. We reported this to Oceano and they offer to move us,(after we had completely unpacked), but the other two units offered were not suitable. One unit just a few houses down had the same noise and activity problem, and the other was a two bedroom. With one queen bed and two twins. We rented three bedroom with two kings and two bunk beds. We required three bedrooms so the option they offered was not even close to suitable. The owners offered us $100 after we asked for a minimum 1 nights refund and Oceano offered nothing. After repeated emails with Oceano trying to appeal to their sense of decency and good customer service we gave up frustrated and angry. What a terrible experience mostly because of the attitude of the owner and Oceano. We are hoping VRBO will intercede and refund our money. Regards.

We enjoyed the property as we were on the beach. The property had some sort of a water leak while we were there so we had workers around the property the entire weekend. There wasn't any hot water. The property management company made arrangements for us to use another unit for showers. Just know that you are limited on the amount of water use for each person staying at the house.

Usually we go in October so it was a little more chilly for us going in March. We were pleasantly surprised to see all the upgrades to the property. Everything is always well maintained and the Oceano staff is very responsive to our suggestions and needs. Although we love this particular property (Casa de Juega) our family is growing and we are probably going to need a bigger place next time.

The house was very clean and updated, making it very comfortable. It is on the smaller end as far as space goes but the rooms are a good size. Plus...isn't the point to be outside on the beach and not sitting inside of a house:) Amazing experience

Reviewer Comments: We love our mexico trips and this condo is perfect for our family because we love to be right on the beach to enjoy every moment and not have to carry our stuff back and forth and just leave the door open to hear the waves crashing.

Best place to stay in Los Conchas for beach access and fishing. Have rented before on second row. Worth renting right on the beach. Had a great time. Excellent property! Clean, updated, nothing negative about this one!

Probably my most favorite place in Penasco! This area is peaceful, clean, not to crowded, and the house was so clean and well equipped. We had such an amazing time here, we will be going back.

The place was well-stocked and super clean. Had absolutely no issues. Check-in/out was a breeze. A nice place right on the beach…couldn’t have asked for more! Will definitely be returning.

The property was clean and as advertised. Was perfect for our girls trip!! Kitchen was fully stocked with everything you need. We saw a bunch of little stingrays along the beach. We really enjoyed the patio and the view! Only thing we had an issue with was the sand had been washed away from the steps at the patio and was a little tricky getting down to the beach but otherwise it was perfect for our group.

We had a wonderful time here with our small children. The beach is lovely and we had perfect weather in late November. The house is very comfortable and clean with colorful tile work. There is lots of kitchenware and sand toys. Overall a fantastic stay.

The kitchen didn't have any dishes that could go in the microwave- the plates were melamine - and there weren't any glass dishes to use. Besides that, the kitchen had everything we needed to cook, and a coffee pot and toaster. The bathrooms are gorgeous with large walk-in showers. The condo is really nice and clean, with great outdoor furniture as well. We were very happy and would definitely stay there again. Oceano is also very prompt with service requests and a great company to book with. We had an issue with the shower valve being stuck on and they arrived within about 20 minutes to fix it.

Loved the location and the place was a great family trip and everyone enjoyed it. host responded quickly on questions that I had , loved the views was nice to sit outside and have my coffee in the morning. air conditioner worked great as it was a hot weekend and rooms were clean.

Water can be low pressure and need to be mindful of use, septic systems, etc. Nothing major but just something to be mindful of.Highly recommend renting direct with Oceano! Javier was amazing at check in. He helped us out with great information and directions. House was incredible! They have bidets!! Surprised it took so long to realize the value on septic. Make sure to bring your own drinking water or plan on buying some there. Will stay again and again. Looking forward to our next stay.

We had a wonderful time here with our small children. The beach is lovely and we had perfect weather in late November. The house is very comfortable and clean with colorful tile work. There is lots of kitchenware and sand toys. Overall a fantastic stay.
